Our goal was to create parallel lines with 3’’ tongue and grove across each ceiling plane, while also accounting for variance of existing structure. Shadow lines in the trim were utilized to create intentional reveals throughout the ceiling, and the ceiling was scribed to the existing fireplace. Back to Blog 2020-06-11 Meet two integral people on the Daniel Builders Design Team. Billy Zion and Andy DeLeonardis. We’d like to introduce our Design manager Andy DeLeonardis and in-house architect Billy Zion. In this interview with The Building Trust Blog they share some great Design-Build insight. Andy DeLeonardis, Design Manager Billy Zion, Architect BTB: What is the purpose of a Design team? Andy: We ultimately make the renovation process more efficient and less costly. Our Design team clarifies a myriad of unknowns, so the Build phase is straightforward and stress free. The mission is accomplished when everyone understands and shares the same expectations. Billy: Definitely agree! The Design Team is vital because it opens the line of communication between Designer and Builder very early in the process. This ensures the owner’s vision is properly documented and clarified to help eliminate surprises, disappointments, or budget overages later on. BTB: Couldn’t a client just start with an architect, then find an interior designer, then submit everything to multiple Builders for competitive bids? Andy: They absolutely could, but getting all three together at the start has far greater benefit. Finger pointing is less likely when they're all on the same team, not to mention the client can determine cost much sooner. Billy: Our Design Team has a unique bond and a creative culture that cannot be replicated by hiring separate professionals who work outside of a cohesive team. BTB: What type of projects require a Design? Billy: I would argue all require some form of Design. Building without a plan or a purpose can/will produce results that look unprofessional and “pieced-together”. Smaller projects like powder rooms or laundry rooms may not require as many drawings as a new home or a large addition, but every square foot needs to be carefully planned so fixtures and appliances and finishes are efficiently located/arranged. Our Design Process ensures the owner’s vision is maintained and the end product will look intentional and well-crafted. BTB: How long does the Design Process take? Andy: Average is around 6 - 8 weeks but the size and complexity of a renovation obviously factor in. Billy: Not long enough :) BTB: How do you guide clients through Design decisions? Andy: Pictures, visits to showrooms, previous project examples, etc. We utilize several methods to determine the final selections for a project… lots of discussion about how to incorporate the style of selections with existing home design and areas that are being renovated. Billy: Visualizing the end result is crucial. We use 3D rendering to show the owner several realistic images during the Design Process to help them decide which designs will look the best within their context. These images ensure we envision what the client envisions. BTB: Can a client change the design once construction starts? Andy: Of course, but we try to help clients clarify everything on the front end. Our Design process is pretty thorough, so the client has an opportunity to make changes before moving into the Build phase. Billy: I usually tell clients the Design Process never ends (I know Builders hate that). Changes during construction come at a cost, but sometimes the best ideas don’t show up until walls start forming spaces. BTB: How does having an architect (Billy Zion) on staff help the Design Process? Andy: Billy has helped us reach a whole new level of efficiency. He’s an expert in architecture, but he's also a true team player. Billy is always accessible and responsive. He gives the insight and feedback we need to keep projects moving forward. Billy: More communication and more understanding of each person’s role... Bridging the gap between Designer and Builder. The Architect and Builder are constantly communicating and learning from one another so that the Design Process can be streamlined to move projects from concept to construction more quickly than conventional design/bid/build. Knowing what the Builder needs to begin construction, the Architect can be sure no time is wasted producing unnecessary documents. BTB: What is the coolest project you ever designed? Billy: Probably the BBQ restaurant I designed a few years ago. I love the process of creating…. and eating good BBQ so being able to work with the owner to create a building designed specifically for cooking, serving, and enjoying pulled pork and chicken and ribs really made my mouth water. Even though it was a new build, the building design was based on local barn vernacular, so the end result was a clean, modern BBQ joint inside of a familiar, rustic shell. BTB: What is the best part of your job? Billy: Riding my bike to work and kicking David Bass (Production Super) out of his office :) Seriously…. I enjoy working with like-minded Christian men and women who are truly here to serve God by serving others. The existing archways were squared off, and the compartmentalized floor plan was opened to create better flow for entertaining. The project scope impacted every room, including the foyer, kitchen, great room, living room, 5.5 baths, 5 bedrooms, and music room. The show-stopping kitchen includes a 12-foot island, custom metal hood vent, coffee bar, and handcrafted herringbone pantry door. A beautiful bar area was constructed beside the kitchen. The formal living room became an exquisite dining room featuring craftsman-built wainscoting. The existing dining room was converted to a music room with floor-to-ceiling mirrors. In addition to the work on both floors of the home’s interior, the project included a new screened porch, a detached garage conversion, an outdoor pavilion, and a completely redesigned landscape, adding 738 square feet of living space and 1248 square feet of outdoor space to the home’s existing footprint. Notable features of the exterior spaces include the outdoor kitchen & outdoor dining area. The screened porch features a retractable vinyl enclosure, two in-ceiling heaters, Ipe wood decking, and multi-slide pocketing doors. The detached garage was transformed into a pool house, including a kitchenette and full bath. 2023 is slowing to a halt and that’s an opportunity to reflect on what just happened over the last 12 months. And a lot happened! Here are seven highlights from an action packed 2023 at Daniel Builders.  BUILDING TRUST BLOG 2023 PROJECT PORTFOLIO Highlights from an action packed 2023. Back to Blog 2023-12-30 2023 is slowing to a halt and that’s an opportunity to reflect on what just happened over the last 12 months. And a lot happened! Here are seven highlights from an action packed 2023 at Daniel Builders. 1. Built to Last - April marked the completion of multi month remodel of a historic home within walking distance of downtown Pendleton, SC. Every square inch of the home was included in the scope of work as a century old home was refurbished to last another century. Only studs were showing once demo was complete, and some of those were even replaced. The big reveal took place during a summer celebration as numerous friends and family gathered to see the transformed home. A delightful time enjoyed by all! The two photos below provide only a glimpse of how massive the transformation was, but you can get the full scoop, including videos, on our website or hear the client's perspective in this video testimonial . 2. Go Small, Go Viral - For the first time Daniel Builders had a social media post go viral . A detached Accessory Dwelling Unit (ADU) was at the center of all the attention. Only 350 square feet, and constructed in the backyard of a Greenville residence, this tiny home had a sizable impact. And as these photos show, its hard not to love this small dwelling! 3. Super-Sized Addition - From small and detached to large and attached we wrapped up an ADU of another type this year. This one in the heart of downtown Greenville, a place where many are search for suitable living space. Finding it was easy for these clients. Instead of moving out they added on. The outcome was stunning! Below is the before shot and here is what it turned into. The drone shot with Greenville's downtown in the skyline is must see, probably our best photo of the year! 4. Photogenic Kitchen - Our current Build Director, Sean Harvey, Project Managed this kitchen remodel. He also has the unique distinction of being the photographer. Sean isn't a professional photographer (though he may aspire to be), but this kitchen didn't need professional photography. As you can see the beauty and design shine through regardless of who is snapping the photo. 5. Attic Living - When was the last time you discovered something valuable about your home? In 2023 we helped clients discover a beautiful room above their heads. Once an unappealing storage area, this attic space turned into something truly inviting. And to think it was always there the whole time, just under the roof. 6. Artistic Flair - We learn so much about our clients during the Design phase of our process. For example some have a real artistic flair when it comes to create a design for their home. Such was the case for these clients. Know the time it takes to renovate. BUILDING TRUST BLOG GOOD TIMING How to shorten your renovation timeline. Back to Blog 2018-02-13 Renovations can be unpredictable. Each is unique and creating a realistic timeline is part science, part art. One thing is certain: Accurate renovation timelines are based on careful legwork, not guesswork. How can you shorten your renovation timeline? Pay attention to small promises. Little things like arriving on time, receiving references when promised, and getting a follow-up call when scheduled all indicate how a contractor manages time, and ultimately how well he’ll manage your project. Speaking of references, check them. They, combined with online reviews help you evaluate a contractor’s promise keeping ability. Sometimes more in-depth information is available in the form of customer surveys . A track record of fulfilling promises (both large and small) indicates an ability to keep a project running on time. Seek “bad news” sooner than later. Large problems are avoided if they’re addressed early. For example, hearing about a delay a week before it happens creates a much smaller dilemma than finding out moments before it happens. What if out of town guests are coming and you need this step complete before their arrival? Suddenly making adjustment for everything else becomes significantly more difficult. Clarify the scope of work. Or maybe a better way to say this is Identify Your Assumptions . A detailed scope of work clarifies expectations for both customer and contractor. Know what is included and not included in your renovation. Forming a reasonable timeline is possible once expectations are clear. Without a detailed scope, assumptions eventually lead to confusion, frustration, inefficiency and delay. Not to mention, contractors can be held accountable when a clear scope is created and communicated in writing before construction. Make selections before construction. Deciding on the right fixtures, hardware, flooring, paint colors, etc can take time, but should never interfere with construction. Making these decisions during construction only bogs down the construction schedule. Get the drawings. Putting a well-crafted design or drawing on paper helps you and your contractor share the same vision for your renovation. Otherwise, you may visualize one thing and your contractor something entirely different. Don’t rely on your contractor to guess what you’re thinking. Inevitably, this leads to inefficiency and an unreliable timeline. Establish a fixed price. This may sound obvious, but starting a project based only on estimates is far too common, just like the delays they cause. Your goal as a homeowner is to eliminate unexpected costs. To be clear, not every uncertainty can be eliminated. What you find once you start tearing down walls is really anyone’s guess. The point is stopping a project because of cost will destroy a timeline. Know what you’ll pay before you start. Know the change order process. You as a customer may decide to increase the scope of your renovation during construction. This happens frequently, but an unclear change order process can lead to huge delays. Have your contractor clarify his/her change order process before moving into construction. Good contractors anticipate your questions/concerns in each of these areas and offer established processes for you to follow. As you consider your next renovation, save yourself time (and needless frustration) with an accurate project timeline, not based on guesswork. Back to Blog 2024-12-02 Daniel Jachens, Co-founder of Daniel Builders, shares about a recent mission trip where the team partnered with Prince of Peace Church to assist Camp Mahanaim in Puerto San Jose, Guatemala. How is Daniel Builders ministering in Guatemala? Daniel Builders has made one to two trips a year to foster a relationship with Prince of Peace Church and has headed up the construction portion of their Guatemala ministry for 8 years. How did Daniel Builders choose Guatemala as the destination for generous giving and initially connect with Prince of Peace Church? We traveled to Guatemala about 8 years ago to explore several different ministry opportunities. We felt a strong need to serve Puerto San Jose and partner with Prince of Peace Church. The church had a vision to build Camp Mahanaim and owned the property for about 15 years before our arrival. At the time, they did not have the funds or resources to make it happen. God worked to fulfill both their vision and our desire to help! How does Prince of Peace Church use Camp Mahanaim to serve the community? They have hosted several camps and use the facility to reach the young people for Christ. They would also like to rent the facility to other church groups. Can you tell us more about the specific project or projects your team worked on during the trip? Over the years, we have learned how to do many different things that we are not accustomed to in the States. Being in another country where things are done much differently, we always tend to learn a lot! We have dug foundations, hand-mixed concrete for large areas, cut down trees with machetes, coated walls with stucco, and laid a lot of block! We've also performed plumbing and electrical work. On our last trip, our main focus was painting. What were the primary goals you aimed to achieve during this trip? Our goal on this last trip was to get the camp ready for the first real camp session. This included painting, cleaning, and setting up beds for the campers. What was the reaction of the local community to your team's efforts? The church and community are so welcoming and loving to us each time we visit. It is a true pleasure to be able to go and serve. They have become family to several who go regularly. How do you measure the success of this trip? Did it meet your expectations? It is hard to measure, but we did what we came to do. Whenever you go on a trip like this, it is important to be flexible as far as schedule and daily tasks. As participants in what the community is already doing, we do not want to act like the boss or take control. Can you share a story or moment from the trip that has stuck with you and why it’s meaningful? There are many, but one of the most memorable things from this last trip happened as we were getting ready for the camp to start. I drove the 12-passenger van to pick up the kids to bring them to the camp. We packed in way too many, and there was luggage everywhere! To see the excitement on their faces and learn that this was the first time that many of these 15 and 16-year-olds had been away from home. .. it was an amazing opportunity to impact these young people! During that weekend, about a dozen of them gave their lives to Christ, and it was neat to see God work! How can others in the construction industry contribute to similar charitable efforts? There are many opportunities to get involved in a ministry and so many places that need help. I would encourage anyone to pick a spot or ministry and devote your resources to that cause! How has this experience shaped your view of the construction industry's potential to make a difference globally? There have been so many benefits to employees and seeing relationships grow. It is hard but worth it! God has blessed our lives significantly through this ministry. Though it's our desire to go and give, most often, it's actually us who receive the blessing. I think that God can use all our gifts and talents. Back to Blog 2020-05-08 Daniel Builders doesn't provide free estimates but here is valuable info about the cost of a custom renovation. You may have heard the rumor about us: it's true, at least for the most part. Daniel Builders doesn’t give free estimates. Although here's an exception for you, our faithful blog audience. 22 average job costs to serve as rough estimates. *Disclaimer Regarding Estimates* Estimates are merely a point of reference or ‘idea of cost’. Starting your custom renovation after seeing a free estimate is a grave mistake. Much like rolling dice with your home on the line. Why would you? Here are 7 steps to reaching a Fixed Cost Quote. Start with an average cost. A phone conversation or referencing the above link is typically all it takes. Again, this is only an idea of cost and NOT a quote. Nor is it reason to skip steps 2-7 and move directly into construction. The purpose is to educate and prevent future sticker shock. Share your Project Vision in detail . Articulate a transformation you envision and show the space you want renovated. Expect active listening and questions from your contractor, while he takes pictures, measurements, and notes. A good renovation contractor also serves as a renovation consultant, providing you valuable insights and info. Get a Target Investment Range (or TIRe). After your in-home meeting, make sure your vision is captured in writing and you receive a customized TIRe. Not a guesstimate or even an estimate, but a reliable price range unique to your custom renovation. That process requires effort and expertise from your contractor but puts you one step closer a Fixed Cost. Go through Design. The design phase can take 4 to 12 weeks depending on your project. The goal of design is to eliminate unknowns. A good Design process clarifies the scope, identifies all selections, and ultimately provides a fixed cost (5-7). Receive a Detailed Scope of Work. Assuming everyone is on the same page (when an actual page doesn’t exist) means a big-time train wreck is coming. Get everything in writing, especially what will and won't be included in the scope. Identify ALL Selections . A good contractor helps you select all finishes and fixtures before asking you to sign an agreement to build. “We’ll figure it out as go” approach leads to “This is costing way more than I expected.” Never something you want to say when your house is under construction. Agree to a Fixed Cost. Receiving a Fixed Cost Quote is now possible. You’ve taken all the necessary steps to eliminate unknowns, pinpoint exactly what you pay, and move into construction with confidence. Beware of giving your $100K renovation to someone based on a ‘free’ estimate. Going that route is like walking deep into dark woods at midnight to investigate suspicious sounds. Back to Blog 2021-06-15 You probably noticed homes are selling for significantly more now than a year ago. The Building Trust Blog interviews mortgage lender James Anderson on the topic of soaring home prices. As a homeowner this is great news, but not-so-good-news if you’re trying to purchase (much less find) your dream home. Homes are disappearing from the market at sonic speed, or at least faster than many would-be home buyers can even compose an offer. The good news is you have options and equity to Design-Build renovate your current home into a dream home. Recently, the Building Trust Blog (BTB) reached out to respected mortgage lender, James Anderson (JA) to get his take on what's happening. BTB: How much longer can we expect to see these “historically low" rates? JA: There is not a crystal ball in my office, but it is clear they won’t last forever. Inflation will eventually catch up to the bond markets, and then mortgage rates will follow. BTB: How frequently do rates change? Are you seeing significant volatility day to day? JA: Mortgage rates can change at any time. Until a loan is locked, there is no guarantee. Many times, they can move up or down several times during the day. Some days are fairly quiet, and we can see stable rates for a week or more, but then it can change on a dime. Typically rates creep DOWN and shoot UP very quickly. BTB: With home values on the rise, would you recommend starting a renovation now? A historic home near downtown Pendleton South Carolina was completely remodeled by Daniel Builders with materials reused from the original home. TRADITIONAL INTERIOR Pendleton Bathroom Kitchen Whole Home This home was originally constructed over 100 years ago. Daniel Builders performed a full remodel of this beautiful historic home utilizing a Guide-Design-Build process. The house was stripped down to the studs and expanded with a two-story addition, resulting in an increase of total living space from 2,200 square feet to 3,900 square space. The remodel incorporated many reclaimed materials to achieve a finished product that harkens back to the home’s original construction. The beam and mantle in the living room were crafted from old framing materials, while the wainscoting in the dining room was made from reclaimed paneling salvaged from the old addition that was demolished. The ceiling and fireplace in the master bedroom were also constructed using reused materials. Attention to detail and commitment to maintaining the original character is immediately evident upon entering the home. The additional square footage (1700 square feet) enhances functionality while bolstering the home’s historic charm.
