BTB: What factors make a commercial remodel successful? Tim: Good client/builder communication. Trust is huge. When trust is lost, everything is impacted. From a business standpoint, losing trust means you’re not likely to have repeat business. BTB: What are some of the major differences between a commercial remodel and a residential remodel? Tim: There are similarities, but differences might include the scale of work. As a homeowner, you have a different level of sensitivity than you would with a commercial building. BTB: Who do you interact with in your role? Tim: I interact with commercial architects, commercial designers, commercial real estate brokers, property managers, building owners, and end users. BTB: What is the competitive advantage of using Daniel Builders for commercial projects? Tim: Having residential knowledge and experience is an advantage, which usually comes with more attention to detail and more focus on personal relationships. If you can succeed in residential then commercial is less challenging, even though they are different. BTB: What excites you most about your role in the Commercial division? Tim: 1. Daniel Builders now has a blog, and you're reading the first post! Welcome! Glad you’re here. What to Expect How many beloved salespeople do you know? I mean people you really enjoy being around. I know what you're thinking. If you don't have to endure a salesperson, then try to get as far away from them as fast as you can. Well, Daniel Builders wants you to benefit from our approach to sales. Here are a few remodels that have a smaller scope of work. What Home Improvements Will You Make In 2020? These 7 Are Worth Considering. Take out a wall - An “open” floor plan might be simpler than you thought. The big question is Which walls are load bearing? Both load bearing and non-load bearing walls can be removed. Removing a non-load bearing wall is much easier. Either way taking out a wall has a dramatic impact on your home’s layout. Upgrade the windows - Specifically, consider new, dual paned windows. Window technology has really come a long way! New windows can improve your home’s appearance, lower energy cost, and reduce noise coming in from the outside. Plus, there’s potential for more natural light. Everyone likes that (vampires excluded). Outdoor Kitchen - The National Outdoor Kitchen and Fireplace Association estimates the average outdoor kitchen is between $12,000 and $15,000. If you're in a warm weather area, this can be money well spent. Bathroom 2.0 - Replace the vanity with a new model but keep the same footprint. Add a new mirror and faucet. Improve lightening and ventilation with new combination light and exhaust fan. Add a set of sconces on each side of the mirror or medicine cabinet. Update towel bars and cabinet hardware as well as toothbrush and toilet paper holders. Add matching shelves for your towels and toiletries. Switch out your showerhead with one of many amazing new options. Keep your towels toasty with a heated towel bar. Clear the Clutter - Built in bookshelves and organizing systems will make you feel like your home grew extra space. You can tailor your closet, office, pantry, or garage to fit your “stuff” needs. Exterior Improvement - Paint or power wash the exterior. Install a new garage door. Install a new front door. Paint or install new trim. Install new exterior hardware (door kick plate, mailbox, house numbers, etc. Prepare to Stay - Here are a few options for aging in place. Level all entry ways. No steps. Back to Blog 2017-01-20 Have you found the home you want to grow old in? Modify it to accommodate you as you age. How much thought have you given to your future living arrangements? For one of our customers the future had a sudden and unexpected twist which left him with a big decision to make. After a life altering injury his living arrangements needed to change. Where would he live? Fortunately, moving wasn't necessary, but modifying his house was. Daniel Builders designed and renovated a living environment to fit his level of physical ability. Renovations included widening doorways, replacing flooring with hard surface types, designing, and installing a curbless shower with grab bars, installing a wheelchair lift, and creating step-less entrances. At some point all of us need to evaluate our living arrangements due to age or injury. Assisted living facilities offer to meet long term physical needs when change becomes necessary. Problem is 1 in 5 Americans don't like the assisted living option, and prefer to age in their own homes. Universal Design (or UD) takes many forms , and ultimately addresses the desire to age in place . Universal Design creates accessible and accommodating living environments for those who otherwise would experience significant limitations living in their home. Elements of UD include maneuverability, ease of operation (specifically in the kitchen and bathroom), range of reach (ex. lowering countertops), and support (ex. grab bars). Due to our aging population, UD is rapidly becoming relevant for a growing number of people. New construction spec homes are even being designed based on UD principles. Back to Blog 2017-09-12 The forethought necessary to renovate and repair your home after storm damage has occurred. Here are 7 ways to approach storm damage to your home. Stay Safe - first & foremost keep yourself out of harm’s way. Climbing on your roof with a chainsaw is highly inadvisable. Damage to your home is far better than personal injury or death. Minimize Damage - Find a reputable tree arborist to remove fallen trees/heavy limbs from your home, immediately tarp the area, and remove valuable furniture from the area to minimize further water damage. Quick, temporary repairs prevent further damage until the major structural issues can be corrected by a contractor. Be Patient - Fixing true structural damage is a process that requires careful planning and craftsmanship. Making unwise decisions to “speed up the process” causes more time-consuming problems. Choose Your Contractor Wisely - Get references, read reviews, and ask the 7 interview questions . Stay Local - Local contractors understand local permitting laws, and their reputation isn't a major mystery if they've been in the area for a while. Plus, they're less likely to skip town without warning. Get Everything in Writing - Verbal agreements don’t mean much until they’re in writing. Written agreements not only protect against fraud, but they also minimize disputes and misunderstandings regarding project expectations. Meet Project Manager - Meeting face to face with your “point person” (ie. person responsible for completing your repairs) ensures A) you're communicating with the right person and B) you're comfortable with this person being in and around your home once the project is underway. Soon the heavy cooking/entertaining holidays of Thanksgiving and Christmas will be here. And they will reveal much (good, bad, and ugly) about your kitchen. It's the perfect time to evaluate and move toward a more functional and inspirational kitchen space. Here are 5 areas where your kitchen can work better for you. Island - Workstation - From a functional standpoint, the island is your kitchen’s greatest asset. Why? An island has all the functional elements - countertop space, storage, and appliance options. Plus, you have 360-degree access to all of it. You’re basically adding a whole new dimension of functionality. As for inspiration, the island is a perfect area for displaying what inspires you to cook, like your favorite cookbooks. Cabinetry - Work Clutter Free - Kitchen space is prime real estate and good cabinetry ensures you don’t waste any of it. Focus your spending here. And if you insist on cutting corners with cabinetry, then do so with an appliance garage. One of the most effective ways to utilize corner space! Appliances - Work toward Reliability - Literally countless gimmicks will temp you to make an impulse buy. Don’t take the bait. Your design (#5) should be guiding you through appliance selection long before you hit the showroom floor. Remember reliability is your highest priority and having a strong warranty a close second. As for the endless features? You can educate yourself first online. As for inspiration, appliances make a great supporting cast for beautiful kitchens. Layout - Make it Work - What is your cooking style? Gourmet chef or microwave warrior? Do you entertain? Do you want others “hanging out” in your kitchen? Or is it your exclusive domain? Concrete floors are an intriguing option when it comes for a custom renovation. BUILDING TRUST BLOG CONCRETE THINKING Concrete floors are an intriguing option when it comes for a custom renovation. Back to Blog 2021-08-25 Concrete floors are an intriguing option when it comes for a custom renovation. Despite being known as industrial flooring, concrete is gaining traction (yes that's a pun, couldn’t resist) in the residential realm. Here are 3 intriguing concrete flooring options for your home. Polished Concrete - First, let’s clarify what constitutes polished concrete. The starting point, as you would imagine, is a concrete slab. Through systematic grinding and polishing the slab is transformed into a lovely surface. That’s an oversimplified explanation, but polished concrete is distinct from a sealed slab. Sealed slabs require much less prep before applying an acrylic sealer. Unfortunately, sealed slabs don’t reach the same level of beauty and uniqueness as polished concrete. Getting there requires a combination of planetary grinders, diamond abrasives and chemicals such as densifiers and stain protector, which are used to progressively refine and polish the surface. That process continues until the right level of smoothness and gloss is reached. This form of flooring is surprisingly slip resistant - even when wet. For those wanting additional color options, polished concrete can be dyed or inlayed with an artistic design. As you can see, residential polished concrete options are customizable and limitless. Broadcast Resins Floors - Broadcast resin floors are a great combination of function, protection and aesthetics. After preparing the concrete substrate with diamond grinding or shot blasting (no acid etching here!), a resinous primer is applied, and the selected media is broadcasted into the wet primer. Wood chips are the selected media in this photo. Once the resin has cured, which only takes 4-8 hours, the excess media is removed, and a resinous grout coat is installed to cover the broadcasted material. Because these flooring systems have additional, non-resinous materials integrated into them, they are much thicker than a traditional “neat” resinous flooring system. This makes the floor more durable and impact resistant while also being slip and chemical resistant. Makes a really nice garage floor! Metallic Resinous Floors - Metallic resinous floors start with clear resins, then colored metallic powdered pigments are added to create an iridescent effect. This surface appears to have a unique depth and texture even though it's completely smooth and level. Depending on the desired effect, single or multiple colors can be added. The gloss level of the protective topcoat can be selected - matte, semigloss or gloss. Because of the artistic nature of the application, no two metallic floors are alike. Lakefront home on Lake Hartwell features 4 gable roof lines that all meet at a central peak in the center of the living area and paralleled by interior ceiling planes with 3’’ tongue and grove across each ceiling plane, while also accounting for variance of existing structure. TRADITIONAL OPEN CONCEPT Lake Hartwell 2022 Bridge Award Kitchen Multi Room This lakefront home features 4 gable roof lines that all meet at a central peak in the center of the living area. Our goal was to create parallel lines with 3’’ tongue and grove across each ceiling plane, while also accounting for variance of existing structure. Shadow lines in the trim were utilized to create intentional reveals throughout the ceiling, and the ceiling was scribed to the existing fireplace.
