BUILDING TRUST BLOG HOME REMODELING OPTIONS Here are ways to increase livable space within your home. < Back Will Cord 2023-11-04 Daniel Builders has added square footage to many homes in the Upstate of South Carolina over the last 18+ years. The location of projects range from Anderson to Seneca to Greenville, South Carolina. These projects share one thing in common: they all require a budget. Budget is the biggest factor for determining what can and cannot be accomplished. Fortunately, there are a multitude of options (we’ll touch on a few here) to accommodate different budget ranges. The Design Team at Daniel Builders works close with Billy Zion , the principal architect at Zion Architects. Billy looks at the space within a home analytically, creatively and with functionality in mind. According to Billy, “Careful attention to existing walls and adjacent interior spaces. Other considerations include exterior mass, scale, and connection is necessary to ensure an addition looks and feels congruent with the existing home and not inconsistent.” Side note, speaking with a Project Guide at Daniel Builders is a great place to start the budget discussion and move your project forward into the Design phase. Here are ways to increase livable space within your home. Traditional Home Addition Naturally, this is what comes to mind when discussing a home addition. These additions are built on to your home from the outside. A master bedroom suite addition (adding a bedroom with an adjacent bathroom) is a popular example. Adding this type of space to your home causes minimal disruption to your daily life during the Build phase. This because the work is happening outside your current living space. No change in routine is necessary. To make room for a traditional addition some part of your existing landscape will be sacrificed. Detached Accessary Dwelling Units (ADUs) The Rise of ADUs , a blog written earlier this year, has great content on ADUs. The type of ADU we’re discussing is detached or outside the existing walls of your home. Think Tiny Home. The process for building one of these is very similar to building a custom home, just on much smaller scale. The bottom line is a detached ADU, such as the one our team built pictured above, adds livable space. Adding to your home doesn’t always require adding a completely new structure, as in the case of a traditional home addition or detached accessary dwelling unit. A less expensive approach (generally speaking) won’t require a separate structure. You can, instead, convert unused space in your home into living space. Here are common ways to utilize space already nder your roof. Attic Conversions What is above your ceiling? There are a variety of ways to utilize this space. The preceding photos show one example of an attic transformed by Daniel Builders and how it went from a utilitarian storage area to a very lovely living space. Structural qualifications and code approval are challenges associated with an attic conversion. Roof trusses in this area present additional challenges but doesn’t need to derail your attic conversion. Garage Conversions Remodeling a garage into livable space requires electrical modifications, insulation, and windows. Insulation keeps the area from being too drafty during the cold months or sweltering heat in the summer. Plus, well insulated walls minimize noise, and that translates to more peace, privacy, and quiet for you and your family. Windows are another big consideration. Garage conversions commonly begin with no windows, but building codes require them when converting your garage into a livable space. Windows have an added benefit of bringing beautiful natural light and good ventilation into the converted space. Plus, they help keep energy costs manageable. Basement Conversions Another direction you can go in your quest for more space is down. Does your home have an unfinished basement? If so, this is a great option for adding on. This is not to say you can’t build down without one, but the cost becomes exponentially more costly when no basement is there to begin with. Using an attic, basement, or garage may trigger new storage challenges. Possible solutions are a shed, storage unit, or just getting rid of stuff. Something else to keep in mind as you go through this process is your homeowner’s insurance. Adding livable space will require added coverage, and that’s something you’ll want should anything happen to your newfound space! Concrete floors are an intriguing option when it comes for a custom renovation. BUILDING TRUST BLOG CONCRETE THINKING Concrete floors are an intriguing option when it comes for a custom renovation. < Back Will Cord 2021-08-25 Concrete floors are an intriguing option when it comes for a custom renovation. Despite being known as industrial flooring, concrete is gaining traction (yes that's a pun, couldn’t resist) in the residential realm. Here are 3 intriguing concrete flooring options for your home. Polished Concrete - First, let’s clarify what constitutes polished concrete. The starting point, as you would imagine, is a concrete slab. Through systematic grinding and polishing the slab is transformed into a lovely surface. That’s an oversimplified explanation, but polished concrete is distinct from a sealed slab. Sealed slabs require much less prep before applying an acrylic sealer. Unfortunately, sealed slabs don’t reach the same level of beauty and uniqueness as polished concrete. Getting there requires a combination of planetary grinders, diamond abrasives and chemicals such as densifiers and stain protector, which are used to progressively refine and polish the surface. That process continues until the right level of smoothness and gloss is reached. This form of flooring is surprisingly slip resistant - even when wet. For those wanting additional color options, polished concrete can be dyed or inlayed with an artistic design. As you can see, residential polished concrete options are customizable and limitless. Broadcast Resins Floors - Broadcast resin floors are a great combination of function, protection and aesthetics. After preparing the concrete substrate with diamond grinding or shot blasting (no acid etching here!), a resinous primer is applied, and the selected media is broadcasted into the wet primer. Wood chips are the selected media in this photo. Once the resin has cured, which only takes 4-8 hours, the excess media is removed, and a resinous grout coat is installed to cover the broadcasted material. Because these flooring systems have additional, non-resinous materials integrated into them, they are much thicker than a traditional “neat” resinous flooring system. This makes the floor more durable and impact resistant while also being slip and chemical resistant. Makes a really nice garage floor! Metallic Resinous Floors - Metallic resinous floors start with clear resins, then colored metallic powdered pigments are added to create an iridescent effect. This surface appears to have a unique depth and texture even though it's completely smooth and level. Depending on the desired effect, single or multiple colors can be added. The gloss level of the protective topcoat can be selected - matte, semigloss or gloss. Because of the artistic nature of the application, no two metallic floors are alike. BUILDING TRUST BLOG RENOVATE YOUR PURCHASE Transform any home despite a low housing inventory. < Back Will Cord 2022-05-31 When housing inventory is low you still have an option to transform any home with a Guide Design Build renovation. Housing Inventory in our area (Upstate of South Carolina) is limited and disappears quick. Homes sell almost as soon as they hit the market, sometimes within hours of being listed. People are moving here in droves and they’re coming from all over the country! Finding and buying a home in this area requires quick decision making. Finding that “perfect” home is not likely in these market conditions. Fortunately, you can renovate almost any home into a space you’ll love. Although there are a few basic questions to answer before purchasing a home you’re planning to immediately renovate. Will renovation work price me out of the neighborhood? Just about every home can be renovated (some should be torn down and built from scratch), but just because you can renovate doesn’t mean you always should. Investing too much in a home might be a really bad financial decision. For example, purchasing a $350K home and then spending $300K in renovation work is bad idea when homes in the neighborhood are valued under $400K. Recouping that difference is highly unlikely. Especially if you plan to make another move within 5 years. However, we realize more than financial factors go into a decision to renovate. Will the home’s basic layout stay intact? Moving a kitchen to another part of the home is far more expensive than renovating a kitchen in its current location. Walls can be moved, and rooms enhanced, but completely scraping the general layout (especially as it pertains to plumbing) will drive up cost. Far better to purchase a home where changing the basic layout isn’t necessary. How old is the home? Older homes may be built to stand the test of time, but eventually the 2ndLaw of Thermodynamics and new building codes catch up. Figure out what type of toll time has taken on a home before purchasing it. Home inspectors can help you pinpoint what repair work is need, and sometimes a homeowner may correct before closing. Who was the builder? Every builder has a reputation, and usually with good reason. It’s hard to hide poor quality, at least for long. Knowing who built the home is a good point of reference when trying to anticipate issues that might arise. Are you considering an addition? You may want to add on to a home your purchasing, but to automatically assume you can, would be a mistake. You’ll need a plat to determine setbacks and whether adding on is even possible. Plus, septic system codes impact whether an addition is feasible. Is the electrical system in good condition? It’s a major expense if it isn’t, and wiring is hidden so this expense doesn’t address any aesthetic concerns you have. Qualified electricians are a great resource! Is ceiling height a pain point? Changing a ceiling height isn’t easy or cheap. Transforming an 8 foot ceiling to a 12 foot ceiling is doable (again, almost everything is doable when renovating a home) but not necessarily advisable. Maintaining the current ceiling height will allow you to stretch your renovation budget further. So, you can turn your focus to renovating other aspects of the home. To summarize, buying home is a big decision and even bigger when you plan to renovate as soon as you purchase. Answering the questions above will ensure your vision for renovating is on the right track. Even an unlimited budget requires wise decision making. Precautionary steps taken by Daniel Builders to minimize the spread of disease spread by airborne transmission. At Daniel Builders we aren’t health professionals, but here are 6 common sense ways to protect your respiratory health during a renovation. Dust & Particle Containment - Once you begin tearing down walls and ripping up floors the air inside your home becomes filled with all types of particles. Containing these particles is accomplished by putting up temporary barriers such as Zip Walls . Air Purification Equipment - Where will these airborne particles ultimately go? This is where having the right equipment such as BuildClean is important. A home normally has approximately 100K particles (larger than .5 micrometer) per cubic square foot of air. Whereas a home under construction has anywhere between 500K - 1M particles. HVAC - Change HVAC filters throughout the project and then once it’s complete. Air Out Building Materials - Before installing materials with high VOC (volatile organic compounds) levels such as carpets make sure they have time to first “air out” in a well-ventilated area. And if possible, keep windows open during installation. This reduces the risk of VOC when levels at they’re at their highest. Keep Paint Sealed - Be sure to keep paint cans and paint thinners sealed when not in use. Good Ventilation - The goal is to get clean/fresh air into your lungs. This is only possible if fresh air is circulating throughout your home. You're probably aware of the huge push to make buildings as energy efficient as possible. Here are seven highlights from an action packed 2023 at Daniel Builders. And a lot happened! Here are seven highlights from an action packed 2023 at Daniel Builders. 1. Built to Last - April marked the completion of multi month remodel of a historic home within walking distance of downtown Pendleton, SC. Every square inch of the home was included in the scope of work as a century old home was refurbished to last another century. Only studs were showing once demo was complete, and some of those were even replaced. The big reveal took place during a summer celebration as numerous friends and family gathered to see the transformed home. A delightful time enjoyed by all! The two photos below provide only a glimpse of how massive the transformation was, but you can get the full scoop, including videos, on our website or hear the client's perspective in this video testimonial . 2. Go Small, Go Viral - For the first time Daniel Builders had a social media post go viral . A detached Accessory Dwelling Unit (ADU) was at the center of all the attention. Only 350 square feet, and constructed in the backyard of a Greenville residence, this tiny home had a sizable impact. And as these photos show, its hard not to love this small dwelling! 3. Super-Sized Addition - From small and detached to large and attached we wrapped up an ADU of another type this year. This one in the heart of downtown Greenville, a place where many are search for suitable living space. Finding it was easy for these clients. Instead of moving out they added on. The outcome was stunning! Below is the before shot and here is what it turned into. The drone shot with Greenville's downtown in the skyline is must see, probably our best photo of the year! 4. Photogenic Kitchen - Our current Build Director, Sean Harvey, Project Managed this kitchen remodel. He also has the unique distinction of being the photographer. Sean isn't a professional photographer (though he may aspire to be), but this kitchen didn't need professional photography. As you can see the beauty and design shine through regardless of who is snapping the photo. 5. Attic Living - When was the last time you discovered something valuable about your home? In 2023 we helped clients discover a beautiful room above their heads. Once an unappealing storage area, this attic space turned into something truly inviting. And to think it was always there the whole time, just under the roof. 6. Artistic Flair - We learn so much about our clients during the Design phase of our process. For example some have a real artistic flair when it comes to create a design for their home. Such was the case for these clients.
