BUILDING TRUST BLOG ACCESSORY DWELLING UNIT Call it a Guest House, Granny Flat or Tiny Home. < Back Will Cord 2021-01-26 They are known by many names. Guest House, Granny Flat, In-Law Suite, and Garage Apartment are a few. Officially, they are designated Accessary Dwelling Units or ADUs. ADUs can be inside, attached or completely detached from a single-family home. Many find this living arrangement beneficial, including multigenerational households , individuals needing care, live-in aides, remote workers seeking a designated workspace , those who host long term guests, or even empty nesters renting their home. Here are 5 types of ADUs. Detached New Construction - Think cottage or pool house. Zoning and permitting are often the biggest challenge for this ADU. Many governing municipalities don’t want them on your property. Once you get past that red tape, there’s another hurdle - Price. Designing and building a normal size house (1500 - 2000sq ft) is a far better value (more bang for your buck) than a small custom house (900sq ft or less). Less expensive alternatives, such as shipping containers , are fun to explore but present other challenges. Privacy is the biggest benefit of this ADU. Garage Apartment - Permitting isn’t as much of an issue if the garage is attached. If detached, then the same zoning and permitting issues apply as discussed in #1 . Expense for this type of project go way down if you already own a garage. Finishing off the room over your existing garage is a great way to utilize space you already have, without adding to your home’s footprint. Storage is the biggest advantage of a garage apartment. No other ADU comes with a full-size garage. Addition or Bump Out - Our Design-Build team recently completed one of these, and the process was extremely straightforward and smooth. Additions don’t have the same permitting hurdles as detached dwellings. Plus, they can bring a higher ROI should you decide to move. Just remember, recouping 100% or more on any renovation investment is never likely. Basement Conversion - This ADU has multiple advantages. Obviously, you need to start with a basement, not everyone has one. If you have one, supplying water and power won’t be a problem because it’s already available in the home. Also, expect lower energy bills because the space is regulated by the earth’s temperature. A basement ADU can easily be reverted or reintegrated into the primary dwelling should you or the next homeowner no longer want it. Ceiling height is a potential downside. Basement ceilings are typically under 7’. And for privacy’s sake, you’ll want to create your own exterior door, which can easily be a $10K expense. Internal (non-basement) ADU - Examples include converting an attic or entire floor in a multi-story house to an ADU. External doors may or may not be necessary. The potential for overcrowding is high with this option, which would lead to a major loss of privacy. A good Design-Build team won't let that happen. I know what you're thinking. If you don't have to endure a salesperson, then try to get as far away from them as fast as you can. Well, Daniel Builders wants you to benefit from our approach to sales. Obviously, not every conversation leads to project agreement, but every interaction is an opportunity to impart value. Which is also our approach to this blog. Post real value content. "How does that make you feel?" Asking this age-old psychiatric question is highly recommended as you consider ways to improve the space where you live. A few days ago, I came across these 7 décor characteristics that influence your emotions and wanted to share them with you. The Color of Your World In the early 1800s, Johann Wolfgang von Goethe proposed colors affect the human psyche in his book Theory of Colours . Although his interpretation of certain colors was not entirely accurate, his theory was confirmed through recent studies and experiments. Today, we know colors affect us on a psychological level. Here are some color correlations: Red - passion, warmth, intimacy Orange - energy, innovation Yellow - joy, creativity Green - relaxation, naturally soothing Blue - calming, refreshing Purple - luxury, sophistication Gray - relaxation, peacefulness Brown - relaxation, calmness, connection to nature Black - boldness, power White - cleanliness, purity, sterility Bringing Nature Indoors While there's nothing wrong with filling your home with modern conveniences, too much may leave the living space feeling sterile or impersonal. Such environments do little to reduce stress and feelings of anxiety. Psychologists recommend adding elements of nature to your environment to counteract a space that feels sterile. Bringing potted plants inside, keeping a bouquet of flowers on a table, and hanging paintings of outdoor scenes will help create a relaxed and welcoming environment. Clear the Clutter Clearing clutter is one of the most basic things you can do to improve a room’s vibe. We tend to let things pile up here and there. These eyesores affect our stress levels. You may not consciously be aware of it, but seeing clutter can cause you to tense up and feel anxious. Adding a cabinet space enhances the atmosphere and provide a place for storing papers, books, and other items. Increase Natural Sunlight The amount of natural light a room receives will also affect your mental state. Depending on how a home is situated, some rooms receive very little sunlight. Adding skylights can help, but there are also cheaper options. Try adding mirrors to the room, placing them at angles to capture the sun's rays. A mirror’s reflection also helps make a room look bigger. Add the Illusion of Space Rooms that are smaller and more confining can either be cozy or suffocating. If the room makes you feel claustrophobic, try to create more room. As previously mentioned, mirrors can add dimension to the room. Additionally, look for ways to leave the center of the room empty. Invest in New Furniture If you're a crafty person, you might build your own tables or a chair from reclaimed wood. This brings your personal style to a room and promotes a more welcoming vibe. If your sofa and chairs don't help you feel relaxed, consider selling them and buying something a little different. Your home should be a place to relax and unwind, so keep that in mind, when shopping for new furniture. Paying closer attention to how your room makes you feel enables you to create a happier environment. Some have a super straight forward Scope of Work, which means the remodeling process is different.   • 2022 Preservation Honor Award Winner - South Carolina - Daniel Builders

    Daniel Builders recognized with a state honor by Preservation South Carolina for an historic renovation of a commercial building in downtown Anderson SC. 2022 2022 PRESERVATION HONOR AWARD WINNER HISTORIC BRIDAL BOUTIQUE Daniel Builders was named 2022 Preservation Honor Award Winner for their "East Benson Street" commercial renovation. A South Carolina Preservation Honor Award celebrates successful and exemplary historic preservation projects around the Palmetto State. Any individual, organization, government agency, or business involved in the preservation of historic buildings, structures, or sites (including archaeological sites, cemeteries, and landscapes) in the state are eligible to receive an Honor Award for a historic preservation project. "THIS BUILDING IS SO FULL OF HISTORY. WE WERE HONORED TO BE TASKED WITH RESTORING ITS ORIGINAL BEAUTY AND CHARM." - BOB CORD, DANIEL BUILDERS In the Fall of 2020, Daniel Builders assisted Danny Walker, a local businessman, with the rehabilitation of 106 East Benson Street, a commercial building on Anderson’s public square. Anderson’s downtown is primarily comprised of late 19th century brick commercial buildings, many of which have undergone unsympathetic renovations which have altered or destroyed their architectural integrity. This building was one of the most altered, the late Victorian ornamentation had been completely removed from the building and the entire façade, including the windows, was covered in grey painted stucco. The interior had also been obscured by vinyl floors and dropped ceilings hiding the original wood floors and beadboard ceilings. The building had sat vacant for years as an overlooked gap in the city’s historic streetscape, and while this rehabilitation could have retained the poorly planned changes the owner inherited, he decided to do more and take the building back to its former appearance. Historic images of the block allowed the team including Preservation South and Daniel Builders to identify the building’s remaining original features as well as other facades in the vicinity that retain those elements for replication as part of a tax credit rehabilitation. On the interior, additions were removed and the original floors were refinished, the plaster walls were repaired and the beadboard ceilings were patched and painted. The largest changes took place on the exterior, the later stucco façade was removed exposing the original brick and former window openings. The missing tin window hoods and parapet cornice were measured from other surviving examples and recreated using modern materials. The storefront was recreated based on historic images and the entire building was repainted in a more appropriate scheme that incorporated one of the tenant’s colors. The building now houses Katharine Marie Bridal on the first floor and a co-working space on the second.     Full bathroom remodel with ADA roll in shower awarded the Bridge Award by the Greenville Home Builders Association for the highest degree of difficulty to build. 2022 2022 BRIDGE AWARD WINNER (100K - 200K) TRADITIONAL ADA BATHROOM Daniel Builders was named 2022 Bridge Awards Winner for “Highest Degree of Difficulty in a Partial Home Remodel $100K-$200K” for the “Ruskin Square” house. The Bridge Awards are presented annually by GBS Building Supply and produced by the Home Builders Association of Greenville to recognize excellence in craftsmanship and professionalism in the Home Building industry in the Upstate. "SUCH A UNIQUELY BEAUTIFUL BATHROOM THAT'S ADA COMPLIANT. THE WIFE LOVED THIS BATHROOM SO MUCH SHE JOKED HER HUSBAND WASN'T ALLOWED TO ENTER IT." - BOB CORD, DANIEL BUILDERS One of the primary goals driving this renovation was opening the floor plan to enhance the ability of the homeowners to age in place. With concerns for mobility in the future, the client requested an ADA roll-in shower and the removal of the water closet in favor of a more open plan. Opening walls and expanding the shower also helped meet a secondary goal to increase the natural light in what was originally a fairly dark space. An early idea was to add or enlarge windows, but this brought some challenges including the exterior look of the home, privacy, and use of the outdoor space. Instead, fewer walls, the addition of glass, and the combination of gorgeous, reflective marble with a delicate Schumacher wall covering accomplished a bright and elegant space. Finally, the custom vanity features a built-in mirror on the linen tower. This feature, combined with the recessed drawer stack and breakfront counter top allows the homeowner a small niche where she can sit to use the vanity while still maintaining the needed storage space within the cabinets. The design team worked to address every functional detail to provide for the client’s needs while also capturing a classic interior style that blends seamlessly with the original design of this beautiful southern home. BUILDING TRUST BLOG BENEFICIAL FAILURES Allow us to share what we learned through failure. < Back Will Cord 2019-04-16 Becoming a sought after renovation contractor didn't happen instantly for Daniel Builders. There were some hard lessons we learned and willingly share. You’re the beneficiary of our failure. “I didn’t fail. I just found 2000 ways not to make a lightbulb.” - Thomas Edison. Call it what you want, but these 7 things we got wrong. We could deny getting it wrong, but what good is that? Owning failure has much greater benefit for you, our target market, to reap. Greater value comes to you because of lessons failure taught us. Here’s where we failed and found a better way. Pricing Failure - More than once we paid dearly for underquoted projects. Quoting errors revealed our great need for a design build process. It was obvious. When you carefully design and clearly scope a project (making all selections upfront), pricing is accurate - even the very best "educated guesses" aren't as accurate. Implementing the design build process gave our business long term stability. After all, what good is a lifetime warranty when a business doesn't survive? Identity Failure - We tried to be a “do it all” contractor. Any project, regardless of size, scope, or budget, we tried to make work. Big fail. This approach gave us no identity. No focus. No niche. Our customer base showed us we have a strength – renovations. Design build renovations became our exclusive niche. We no longer try to do it all. Instead, you now have a highly specialized renovation contractor. Communication Failure - Verbal communication is one of our strengths, but it created a problem. We relied too heavily on it. Important details were being communicated in conversation but forgotten. Who remembers all conversations perfectly? Not us. Not our customers. We made follow-up emails mandatory after important conversations. Now the phrase “I thought you said….” isn’t necessary because it's in writing. Finishing Failure - Who wants to live in a home continually “under construction”? A good renovation contractor wants your project finished as much as you do. “Project dribble” is phrase we coined to describe the plethora of little issues that keep projects from finishing on time. Eventually dribble got our full attention, and we found proactive was to prevent it. So, your estimated date of completion isn't delayed by dribble. Lead Generation Failure - We used Service Magic, a lead generation company, in the early days of our business. Big mistake. It didn't take long to figure out you, our customers, are the best referral partners. That shouldn’t be a shocker.
