Hard to believe we’re in the final hours of 2018. What was 2018 like for you? Reviewing a year is like a football coach reviewing game footage. You’re wiser, savvier for doing it. Forgetting 365 days would be a colossal waste. Customer reviews serve another purpose. They give future customers a good idea of what to expect. Daniel Builders created a Facebook post of a detached accessary dwelling unit (ADU) on Nov 16th. The post took on a life of its own generated over 2,000 likes and that number is still growing as of Nov 22nd. Why all the interest in accessory dwelling units, and specifically this tiny home? BUILDING TRUST BLOG ADU ARCHITECT Discussing tiny homes and ADUs with Billy Zion. < Back Will Cord 2023-11-22 Daniel Builders created a Facebook post of a detached accessary dwelling unit (ADU) on Nov 16th. The post took on a life of its own generated over 2,000 likes and that number is still growing as of Nov 22nd. Why all the interest in accessory dwelling units, and specifically this tiny home? The Building Trust blog asked that question, as well as a few others to the architect, Billy Zion of Zion Architects. Billy designed the tiny home in this Facebook post . As you’ll see ( or hear on the podcast ) Zion Architects is an excellent place to start a custom build whether it’s an accessory dwelling unit, guest house, pool house, or tiny home. Building Trust Blog (BTB): Thanks for sitting down to answer a few questions. To what do you attribute the popularity of tiny homes? Billy Zion (BZ): A lot has to do with the anticipated cost of being lower than a traditional home. Less square footage equates to a lower cost. Also, it takes less time to build a small home compared to building something that’s a few thousand square feet. The idea of being built quicker is attractive to people and the opportunity to utilize it sooner is also attractive. The tiny home movement began with these homes being mobile, which allowed people to relocate when they wanted, meaning it provided the flexibility to travel and live in different places. BTB: The one posted on the Daniel Builders Facebook page was a permanent structure, correct? BZ: Yes, that one was built on a permanent foundation, but tiny homes are often built with a mobile feature. BTB: You hear the names “ADU”, “guest house”, “pool house”, and “tiny home” being used interchangeably. Are there distinguishing features between them or are all those terms synonyms? If so, what are those distinguishing features? BZ: In a way they are all synonyms because they all refer to a smaller dwelling than what we are accustomed to living in. The tiny home movement began as the smallest version of those three. A true tiny home is 500-600 square feet or less. A detached ADU and guest house are probably more synonymous with each other. They tend to be closer to 1,000 square feet. ADUs and guest houses still offer the same amenities of a normal home with a kitchen, bedroom, bathroom, living space, etc. But as you get closer to that 1000 square feet size you really lose the mobility feature of a tiny home. BTB: How many of these smaller dwellings have you designed? BZ: This year I designed 4-5 different tiny homes and 3-4 detached ADUs. On average the tiny homes have been approximately 800 square feet and the detached ADUs, guest houses, and pool houses I’ve done tend to be 1000-1200 square feet. BTB: What are some of the challenges you encounter when designing and building these type of structures? BZ: Fitting everything into these smaller structures presents a few challenges. When a client is transitioning from a 3000-4000 square foot home they may not totally understand the adjustment required. They need help visualizing and experiencing what a smaller space feels like, and they can be a challenge. 3-D and 2-D drawings help them visualize the new space they want. Also site adapting is a challenge. In other words, making sure the home is best suited for where it's going to be built. Every city and town will have their own zoning rules so working through zoning requirements is another challenge. Weather, grading, neighborhood associations all factor in as well. Design and features tend look great on paper and tend to get people excited but additional modifications will inevitably be necessary depending on location. BTB: One of the challenges of building a detached ADU is designing it to match the home already existing on the property. Talk a little about that challenge. BZ: That’s right. Most people want the structure to match their existing home, not always the case, but most of the time it is. Review boards and HOAs have requirements regarding this issue as well. You want the new structure to “fit” what is already there. BTB: Daniel Builders is a licensed South Carolina builder, but the Facebook post generated interest from people living in other states. One gentleman from Arizona inquired about building there. We had to kindly decline. When it comes to you architectural work, what geographical limitations do you face? BZ: As a licensed architect I am NCARB certified which means my license is reciprocal in any state in America, as well as Canada, Mexico and Australia. BTB: Are you able to do all your work remotely? In other words, do everything from design a standpoint without meeting the client in person or doing a site visit? BZ: Covid made remote designs more of the norm. I prefer doing a site visit if possible. So being completely detached is difficult, but not impossible. BTB: The big question on everyone’s mind is how much do these small dwellings cost? How do you approach the cost issue when designing a tiny home or detached ADU? BZ: First, the price hinges a lot on how many people will be living in the home and their ages. I also gauge what amenities the client wants. Do they want high end finishes? Clients typically come to us with a budget in mind. A lot of customization will go into the cabinetry given the size challenges. Price is really all over the map. I’d say the lower end is $100-$200 and the high end is $700K and up. Knowing the amenities and how many plan to live in the and then having a budget to work with is the best way to design a small dwelling. BTB: What is the best way for someone to contact you? BUILDING TRUST BLOG GIVING TUESDAY SPOTLIGHT Daniel Jachens, Daniel Builders Co-founder, shares about a team mission trip to Guatemala. < Back Will Cord 2024-12-02 Daniel Jachens, Co-founder of Daniel Builders, shares about a recent mission trip where the team partnered with Prince of Peace Church to assist Camp Mahanaim in Puerto San Jose, Guatemala. How is Daniel Builders ministering in Guatemala? Daniel Builders has made one to two trips a year to foster a relationship with Prince of Peace Church and has headed up the construction portion of their Guatemala ministry for 8 years. How did Daniel Builders choose Guatemala as the destination for generous giving and initially connect with Prince of Peace Church? We traveled to Guatemala about 8 years ago to explore several different ministry opportunities. We felt a strong need to serve Puerto San Jose and partner with Prince of Peace Church. The church had a vision to build Camp Mahanaim and owned the property for about 15 years before our arrival. At the time, they did not have the funds or resources to make it happen. God worked to fulfill both their vision and our desire to help! How does Prince of Peace Church use Camp Mahanaim to serve the community? They have hosted several camps and use the facility to reach the young people for Christ. They would also like to rent the facility to other church groups. Can you tell us more about the specific project or projects your team worked on during the trip? Over the years, we have learned how to do many different things that we are not accustomed to in the States. Being in another country where things are done much differently, we always tend to learn a lot! We have dug foundations, hand-mixed concrete for large areas, cut down trees with machetes, coated walls with stucco, and laid a lot of block! We've also performed plumbing and electrical work. On our last trip, our main focus was painting. What were the primary goals you aimed to achieve during this trip? Our goal on this last trip was to get the camp ready for the first real camp session. This included painting, cleaning, and setting up beds for the campers. What was the reaction of the local community to your team's efforts? The church and community are so welcoming and loving to us each time we visit. It is a true pleasure to be able to go and serve. They have become family to several who go regularly. How do you measure the success of this trip? Did it meet your expectations? It is hard to measure, but we did what we came to do. Whenever you go on a trip like this, it is important to be flexible as far as schedule and daily tasks. As participants in what the community is already doing, we do not want to act like the boss or take control. Can you share a story or moment from the trip that has stuck with you and why it’s meaningful? There are many, but one of the most memorable things from this last trip happened as we were getting ready for the camp to start. I drove the 12-passenger van to pick up the kids to bring them to the camp. We packed in way too many, and there was luggage everywhere! To see the excitement on their faces and learn that this was the first time that many of these 15 and 16-year-olds had been away from home. .. it was an amazing opportunity to impact these young people! During that weekend, about a dozen of them gave their lives to Christ, and it was neat to see God work! How can others in the construction industry contribute to similar charitable efforts? There are many opportunities to get involved in a ministry and so many places that need help. I would encourage anyone to pick a spot or ministry and devote your resources to that cause! How has this experience shaped your view of the construction industry's potential to make a difference globally? There have been so many benefits to employees and seeing relationships grow. It is hard but worth it! God has blessed our lives significantly through this ministry. Though it's our desire to go and give, most often, it's actually us who receive the blessing. I think that God can use all our gifts and talents. If we were to really use the potential that God has given us, wow, it would be amazing to see the difference that could occur in our world! BUILDING TRUST BLOG BREATHABILITY Let your home breath while being energy efficient. < Back Will Cord 2022-03-31 Professional opinion among contractors can vary when it comes to building a home so it can “breathe.” From the house wrap used, to the type of window sealant, to caulks, siding types and even how a house is painted, there are a number of choices that impact the breathability of your home. The trade off of sealing your home too much. Homes need to breath. How much air flow should be allowed through the exterior envelope of your home? Making your home "airtight" can lead to poor ventilation, unless mechanical systems are installed to force fresh air throughout the structure. On the other end of the spectrum too much natural, or passive, ventilation makes your home energy inefficient . Everyone can agree on one thing, fresh air is essential to a healthy home. Without it you can expect problems. Here are 7 of them: Air Pollutants - ventilation keeps volatile organic compounds and gases such as carbon monoxide and radon, from building up. Plus, good ventilation lessens the impact of 2nd hand smoke. Uncomfortable Interior - A home that doesn’t have fresh air circulating can feel damp and stuffy. That’s great if you’re building a sauna, but not so good if you want a tranquil place to crash after an exhausting day at work. Rot/Pests - Speaking of moisture, keeping it outside has additional benefit. Your home won’t be eaten alive by rot! The building materials in your home last longer when they are able to dry rapidly. (*Note - water entering your home is inevitable. You just need it to dry rapidly, and definitely not build up.) A good circulation of fresh air keeps humidity at an optimal level. Pests aren't attracted to a low moisture environment, which means they won't take up residence in your home. And that’s a good thing! Poor Health - Health issues like dry throat and eyes, concentration disorders, fatigue, headaches, shortness of breath, poor sleep and dizziness can be triggered by poor ventilation. Yikes! Sounds like the end of a pharmaceutical commercial. Mold & Mildew - In addition to being unsightly, mold can also be a serious threat to your health. Either way mold and mildew are unwelcome guests in your home. Fresh air circulating through your home prohibits mold from getting the moisture it needs to survive. Odor - Yes, odor can be masked, but purchasing an abundance of candles and air fresheners isn’t the solution when it’s a ventilation issue. Removing foul odors is always the better option. Additional Expense - Fixing an overly sealed home can be costly, not to mention fixing the damage caused by moisture. An HVAC system upgrade might be necessary. Air that doesn’t naturally circulate through a home requires a mechanical system to move it through. That might be the best long-term option for your home, but it is an added expense in the short term. Your home is a system made up of multiple parts. Each part impacts the overall health of your home. Making this system more robust is a challenge that Daniel Builders is uniquely suited to perform. - Modern Minimalist Kitchen Keowee Key - South Carolina - Daniel Builders
Home has a mid-century modern flair with recent renovations to the kitchen, breakfast nook, master bathroom and guest bathroom. MODERN MINIMALIST KITCHEN Keowee Key, Lake Keowee 2019 Bridge Award Bathroom Kitchen Multi Room This custom home built on the beautiful banks of Lake Keowee in the 1990s had a very dated interior. Unfortunately, the layout was completely compartmentalized and cramped. In particular the kitchen and master bathroom were barely functional, reading as afterthoughts compared to the grand architectural design throughout the rest of the home. The client’s vision was two-fold; open these spaces to more livable, realistic proportions and bring a decidedly modern and exciting flair to the aesthetic. Decisions were made to extend the footprint of the kitchen by 2 feet which would allow for a 9’x4’ central island and to widen an existing passthrough between the kitchen and great room so that the homeowners can view the lakeshore from their workspace. Flat panel custom cabinets in a combination of custom painted maple and stained sepele woods brought modern appeal without overwhelming the beautiful natural wood beams and soaring ceilings with skylights which are the intended focal points. In the master bath, the clients wanted something truly special. Together we created an open wet room concept for the shower and tub area, and continued the rich sepele wood cabinetry that is also featured in the kitchen and dining spaces. The mosaic feature wet room wall celebrates its unusual shape that is due to a low roof line in the home’s exterior. The random scatter homemade triangular tiles were plotted on the floor of the master bedroom one piece at a time so the client could visualize design before installation. It took and a lot of patience for the tile tradesmen to transfer the pattern and install the tile on the shower walls. Previous Next Back to Projects Gallery

Have a question about your renovation? Daniel Builders has answers. How much does a bathroom remodel cost or kitchen remodel cost? UNLOCKING THE ANSWERS FREQUENTLY ASKED QUESTIONS Finding the right answers is clarifying! This is especially true before your home undergoes a major transformation. We recognize the investment you're about to make is significant. Time, money and ultimately your home is at stake. Here are Frequently Asked Questions to help you Design-Build your custom renovation with eyes wide open. QUESTION: What is a realistic timeline to renovate (not an HGTV one)? Timeline depends largely on a project’s scope. Larger, more complex projects require more time to design and build. Here are a few reasonable timeline expectations. Custom kitchens or bathrooms generally take 4-6 weeks to design. Whole house renovation can take up to 6 months to design depending of complexity. A custom home can take 4-10 months. Once design is complete, production starts. A custom kitchen or custom bathroom timeline may take up to 8 weeks build. Obviously, smaller bathrooms take less, likely to be around 4 weeks. A whole home renovation requires 6-10 months to build. And a new custom home can take over a year to build. As you go through our design process, the Build timeline will become clear. QUESTION: What size/scope of project requires me to move out of my house during renovations? Being out of your home during a renovation is always beneficial, and sometimes absolutely necessary. Such is the case when a home is completely gutted. Though a vacant home is optimal, we understand vacating your home is not always feasible. Our team minimizes interruption to your family and home life when renovating an occupied home. QUESTION: What are some main influences on the total cost of a project? To rephrase the question, what causes renovation sticker shock? Our renovation process starts with a price range, known as a TIRe (Target Investment Range). Staying within this range requires 1) you add nothing more to the original scope and 2) you monitor how selections (ex. Fixtures and Flooring) impact overall price. Choosing high end selections will make your price go up. The last thing anyone wants is to be sticker shocked. QUESTION: What is a TIRe? A Target Investment Range is the projected range of cost for your custom renovation. A TIRe is developed based on communication during a Project Vision Meeting. The TIRe is neither an estimate nor quote. A fixed price quote will be determined once Design is complete. A client must communicate the level of finish they seek for a TIRe to be accurate. Our team provides a Project Guide (staff member) to help the client articulate an overall project vision. QUESTION: What is a fixed price quote? A fixed price is the sum of what a client pays for their project. This sum will only change if a client initiates a 1) change order or 2) existing damage (such as significant rot) is uncovered during the renovation. We do not break down cost, nor do we use the cost-plus method. Instead, we provide a lump sum amount so clients know exactly how much they will spend. Line item pricing is unproductive and inaccurate for a large remodel because each line item impacts all other line items. For example, you cannot negotiate an automobile price based on the line item cost of a steering wheel or seat belt. QUESTION: How much do renovations cost? Short answer - A lot! Most Design-Build residential renovations are only worth doing if you plan stay in your home for a long period of time. You will never recoup your full investment in the short term, if ever. Which is why we customize each renovation to a client’s unique expectations. QUESTION: Can I finance my renovation? Yes, we can put you in touch with lenders who assist residential renovations. QUESTION: With so many contractor horror stories, why should I trust Daniel Builders? We are not perfect, and we do make mistakes, however, what sets us apart is our track record for resolving problems and owning mistakes. We take a proactive approach to building trust. Keeping appointments and responsive communication is vital to our process, and ensures you have a positive experience. At each phase of your renovation you will have the opportunity to ask questions and let us know where further clarification is needed. Be upfront with your concerns from the first phone conversation, and at the Project Vision Meeting. It is important we dialogue about what matters most to you, and you make an informed/confident decision. QUESTION: What do I do if I am not happy with someone on the Daniel Builders' team? Voice your concerns immediately. The sooner we know the quicker we can resolve your concern. Communicate the problem via email to your Design manager, Production manager or Project manager. Client to Contractor communication is as important as Contractor to Client communication. We wish to know exactly what your expectations are. QUESTION: Will the project schedule be communicated? At the end of Design, you will receive a proposed start and finish date as well as weekly updates during Build. QUESTION: Will someone be working onsite everyday during the remodel? Some days, no one will be onsite. This does not indicate a day in your remodel. Even when no one is on the job site your project manager is still accessible during normal business hours. As a client you will receive a project timeline and projected completion date. Delays will be proactively communicated. QUESTION: When will I be expected to pay for my project? A progress payment schedule is provided when you sign an Agreement to Build. Invoices are generally issued at the point of rough-in inspection, the start of cabinetry and the final walk-through.
