Loved ones' faces and helping hands probably come to mind. Hurricane Helene taught us two things: 1) Compassion thrives in crisis. 2) Right relationships foster resiliency. In the storm's aftermath, the Daniel Builders team supported old friends and forged new relationships. In this episode, we acknowledge the hardships caused by Helene, while also celebrating relationships forged by the storm. One of our old friends is Larry Gluck. He describes how Hurricane Helene impacted his home in the Cliffs at Keowee Vineyards. While a custom build is complex, a custom rebuild presents its own unique challenges.     Full bathroom remodel with ADA roll in shower awarded the Bridge Award by the Greenville Home Builders Association for the highest degree of difficulty to build. 2022 2022 BRIDGE AWARD WINNER (100K - 200K) TRADITIONAL ADA BATHROOM Daniel Builders was named 2022 Bridge Awards Winner for “Highest Degree of Difficulty in a Partial Home Remodel $100K-$200K” for the “Ruskin Square” house. The Bridge Awards are presented annually by GBS Building Supply and produced by the Home Builders Association of Greenville to recognize excellence in craftsmanship and professionalism in the Home Building industry in the Upstate. "SUCH A UNIQUELY BEAUTIFUL BATHROOM THAT'S ADA COMPLIANT. THE WIFE LOVED THIS BATHROOM SO MUCH SHE JOKED HER HUSBAND WASN'T ALLOWED TO ENTER IT." - BOB CORD, DANIEL BUILDERS One of the primary goals driving this renovation was opening the floor plan to enhance the ability of the homeowners to age in place. With concerns for mobility in the future, the client requested an ADA roll-in shower and the removal of the water closet in favor of a more open plan. Opening walls and expanding the shower also helped meet a secondary goal to increase the natural light in what was originally a fairly dark space. An early idea was to add or enlarge windows, but this brought some challenges including the exterior look of the home, privacy, and use of the outdoor space. Instead, fewer walls, the addition of glass, and the combination of gorgeous, reflective marble with a delicate Schumacher wall covering accomplished a bright and elegant space. Finally, the custom vanity features a built-in mirror on the linen tower. This feature, combined with the recessed drawer stack and breakfront counter top allows the homeowner a small niche where she can sit to use the vanity while still maintaining the needed storage space within the cabinets. The design team worked to address every functional detail to provide for the client’s needs while also capturing a classic interior style that blends seamlessly with the original design of this beautiful southern home. BUILDING TRUST BLOG RENOVATE YOUR PURCHASE Transform any home despite a low housing inventory. < Back Will Cord 2022-05-31 When housing inventory is low you still have an option to transform any home with a Guide Design Build renovation. Housing Inventory in our area (Upstate of South Carolina) is limited and disappears quick. Homes sell almost as soon as they hit the market, sometimes within hours of being listed. People are moving here in droves and they’re coming from all over the country! Finding and buying a home in this area requires quick decision making. Finding that “perfect” home is not likely in these market conditions. Fortunately, you can renovate almost any home into a space you’ll love. Although there are a few basic questions to answer before purchasing a home you’re planning to immediately renovate. Will renovation work price me out of the neighborhood? Just about every home can be renovated (some should be torn down and built from scratch), but just because you can renovate doesn’t mean you always should. Investing too much in a home might be a really bad financial decision. For example, purchasing a $350K home and then spending $300K in renovation work is bad idea when homes in the neighborhood are valued under $400K. Recouping that difference is highly unlikely. Especially if you plan to make another move within 5 years. However, we realize more than financial factors go into a decision to renovate. Will the home’s basic layout stay intact? Moving a kitchen to another part of the home is far more expensive than renovating a kitchen in its current location. Walls can be moved, and rooms enhanced, but completely scraping the general layout (especially as it pertains to plumbing) will drive up cost. Far better to purchase a home where changing the basic layout isn’t necessary. How old is the home? Older homes may be built to stand the test of time, but eventually the 2ndLaw of Thermodynamics and new building codes catch up. Figure out what type of toll time has taken on a home before purchasing it. Home inspectors can help you pinpoint what repair work is need, and sometimes a homeowner may correct before closing. Who was the builder? Every builder has a reputation, and usually with good reason. It’s hard to hide poor quality, at least for long. Knowing who built the home is a good point of reference when trying to anticipate issues that might arise. Are you considering an addition? You may want to add on to a home your purchasing, but to automatically assume you can, would be a mistake. You’ll need a plat to determine setbacks and whether adding on is even possible. Plus, septic system codes impact whether an addition is feasible. Is the electrical system in good condition? It’s a major expense if it isn’t, and wiring is hidden so this expense doesn’t address any aesthetic concerns you have. Qualified electricians are a great resource! Is ceiling height a pain point? Changing a ceiling height isn’t easy or cheap. Transforming an 8 foot ceiling to a 12 foot ceiling is doable (again, almost everything is doable when renovating a home) but not necessarily advisable. Maintaining the current ceiling height will allow you to stretch your renovation budget further. So, you can turn your focus to renovating other aspects of the home. To summarize, buying home is a big decision and even bigger when you plan to renovate as soon as you purchase. Answering the questions above will ensure your vision for renovating is on the right track. Even an unlimited budget requires wise decision making. "THIS PROJECT PRESENTED SIGNIFICANT CHALLENGES FOR OUR TEAM. SO MUCH OF THE ORIGINAL STRUCTURE WAS POORLY CONSTRUCTED. THE MORE WE DEMOED, THE MORE WE REALIZED WE NEEDED TO DEMO UNTIL WE NEARLY HAD A BLANK CANVAS. GETTING THE PROJECT TO AN AWARD-WINNING LEVEL IS A LOT OF VALIDATION FOR OUR TEAM." - BOB CORD, DANIEL BUILDERS At the project kick-off, the client sincerely asked, “Is this not the ugliest house you’ve ever seen?” They went on to describe their vision for their home which included a more modern feel, higher ceilings, more natural light, space to entertain friends and family and to be able to see straight through the entrance of the house to beautiful Lake Keowee. The original home had low ceilings, dark wood paneling on the walls and several small rooms that made entertaining very difficult. The clients desired a more modern look on the exterior which we achieved by raising the roof, adding some architectural interest at the entry, painting the stone and using a composite material on some of the siding and decking to give a wood look without the added maintenance. Some unique features of the inside of the house included: a vaulted ceiling with timber beams, wood slat wall in the bar area, a hidden pantry entrance in the kitchen, a Zen-like shower with loose stones in one master bath and tile slat walls and a walnut floating vanity in the other. Wood beams in the ceilings highlighted the drastic change in ceiling height as did the new clerestory windows. This home went from being a dark and dreary 1970’s ranch to a sleek contemporary lake home filled with lots of natural light and wood elements, reminding you that it is a lake house after all and it’s ALL about that VIEW!! If you’re wondering where to start your remodel, Vicki provides valuable insight on the beginning of the process! BUILDING TRUST BLOG START YOUR REMODEL Wondering where to start your remodel? < Back Will Cord 2024-06-07 At Daniel Builders we’re fortunate to have great employees who understand a simple principle: successful remodels require careful planning and communication. In this blog you’ll meet Vicki Jordan, the first point of contact with our prospective clients. If you’re wondering where to start your remodel, Vicki provides valuable insight on the beginning of the process! Building Trust Blog (BTB): How are phone conversations between a general contractor and prospective clients typically arranged? Vicki: People start the process via our website, by going to the Getting Started form . Once that form is completed, I email them and set up a time for our initial phone call. BTB: What conversation topics are discussed during the initial phone call? Vicki: We discuss their project ideas based on the overview they provide via the Getting Started form . During the first phone call, we clarify a few important details including the scope of work. It’s very conversational. The prospective client may be interested in a home addition, a basement conversion, a home remodel, or a commercial remodel. We’ve also helped clients who wanted to build an accessory dwelling unit / tiny house in their backyard! BTB: How do you determine who is a good fit for the Daniel Builders remodeling process? Vicki: We value our process and have seen it produce many successful remodels and additions. If someone sees the benefit of our process, it’s a good indicator they’re the right fit for Daniel Builders. If someone attempts to eliminate steps in our process, another general contractor is likely a better fit for them. BTB: Are you saying Daniel Builders won’t ever modify their remodeling process? Vicki: Not at all. We can and do make special arrangements for our clients. Time constraints are one of the most common accommodations we make. For example, we have planned remodeling projects around a client’s surgery to ensure that they could recover without construction noise. A second accommodation we often make is the meeting format. While we prefer face-to-face contact for its relational value, we serve many clients who remodel a local property while living in another area of the country. In these situations, we provide updates via email and video conferencing. We also provide photos via our online platform so the client can stay informed of our team’s real-time progress. In these instances, it’s best when the client is very responsive and available throughout the remodeling process. BTB: What other topics are discussed during the initial call? Vicki: I ask about past remodeling experiences, expectations, and budget. Quoting happens later in our process, but I can provide a benchmark for a particular area of the home – general bathroom remodel cost or kitchen remodel cost, for example. I also ask how they heard about Daniel Builders. BTB: How long does this initial conversation typically last? Vicki: Somewhere between 15 to 30 minutes. BTB: What happens after your conversation? Vicki: If a project seems like the right fit for both parties, I schedule a Project Vision Meeting (PVM). I also send a survey to the client to help our design team better understand their preferences. During the PVM meeting, one of our team members (a Project Guide) visits the client at their home for about an hour, maybe two, depending on the size of the remodel. BTB: Then what happens? Vicki: A week or two after the PVM, the client will receive a broad scope of work and a range of cost for the project. If the client is comfortable with the scope of work and projected range, they sign a Design agreement and move into our Design phase. BTB: How long does the Design process take? Vicki: It depends on the scope, complexity of the remodel, and the client’s availability to make selections and decisions. It can be anywhere from a month to four months. When Design is complete, the client receives a detailed scope of work, architectural drawings (if necessary), a complete list of all the selections, and a fixed price quote. At this point, the client signs a Build agreement and moves into the Build phase. Much effort goes into the Design process, so the client can know exactly what they are getting. Clarity for everyone involved is important to eliminate surprises during Build. This approach is all part of how we’re Building Trust. BTB: What is best part of your role? Vicki: I enjoy getting to know our clients, hearing their stories, and learning about their passions. I especially love explaining how we build trust through our workmanship warranty and weekly updates. Clients find our responsiveness very reassuring, especially clients who don’t live at the property full-time. For clients who plan to reside at the site during the remodel, I enjoy assuring them that our team is sensitive and respectful of their privacy, especially when it comes to aging parents and young children. We truly value client feedback that discusses not just the quality of our work but the relationships we have built and how our clients felt while interacting with our team. On this episode of Ready, Set, Renovate! Hailey Evans shares how she worked hard to keep her custom home from turning into a contractor horror story. She and her builder (not Daniel Builders) thought they had a good idea how everything would go, but those expectations changed radically after a few months of building, and not for the better. Issues surrounding COVID only added to the difficulties. Being a “can-do” person, Hailey rolled up her sleeves and became the self-appointed project manager for her custom home.   • Renovating Historic Bridal Boutique - South Carolina - Daniel Builders

    This downtown building over a century old is renovated back to its original glory during a Daniel Builders historic renovation project. HISTORIC BRIDAL BOUTIQUE Anderson, SC 2022 Preservation Honor Award Exterior Upgrade Interior Renovation Retail Spaces In the Fall of 2020, Daniel Builders assisted Danny Walker, a local businessman, with the rehabilitation of 106 East Benson Street, a commercial building on Anderson’s public square. Anderson’s downtown is primarily comprised of late 19th century brick commercial buildings, many of which have undergone unsympathetic renovations which have altered or destroyed their architectural integrity. This building was one of the most altered, the late Victorian ornamentation had been completely removed from the building and the entire façade, including the windows, was covered in grey painted stucco. The interior had also been obscured by vinyl floors and dropped ceilings hiding the original wood floors and beadboard ceilings. The building had sat vacant for years as an overlooked gap in the city’s historic streetscape, and while this rehabilitation could have retained the poorly planned changes the owner inherited, he decided to do more and take the building back to its former appearance. Historic images of the block allowed the team including Preservation South and Daniel Builders to identify the building’s remaining original features as well as other facades in the vicinity that retain those elements for replication as part of a tax credit rehabilitation. On the interior, additions were removed and the original floors were refinished, the plaster walls were repaired and the beadboard ceilings were patched and painted. The largest changes took place on the exterior, the later stucco façade was removed exposing the original brick and former window openings. The missing tin window hoods and parapet cornice were measured from other surviving examples and recreated using modern materials. The storefront was recreated based on historic images and the entire building was repainted in a more appropriate scheme that incorporated one of the tenant’s colors. The building now houses Katharine Marie Bridal on the first floor and a co-working space on the second. Previous Next Back to Projects Gallery
