Unfortunately, the layout was completely compartmentalized and cramped. In particular the kitchen and master bathroom were barely functional, reading as afterthoughts compared to the grand architectural design throughout the rest of the home. The client’s vision was two-fold; open these spaces to more livable, realistic proportions and bring a decidedly modern and exciting flair to the aesthetic. Decisions were made to extend the footprint of the kitchen by 2 feet which would allow for a 9’x4’ central island and to widen an existing passthrough between the kitchen and great room so that the homeowners can view the lakeshore from their workspace. Flat panel custom cabinets in a combination of custom painted maple and stained sepele woods brought modern appeal without overwhelming the beautiful natural wood beams and soaring ceilings with skylights which are the intended focal points. In the master bath, the clients wanted something truly special. Together we created an open wet room concept for the shower and tub area, and continued the rich sepele wood cabinetry that is also featured in the kitchen and dining spaces. The mosaic feature wet room wall celebrates its unusual shape that is due to a low roof line in the home’s exterior. The random scatter homemade triangular tiles were plotted on the floor of the master bedroom one piece at a time so the client could visualize design before installation. It took and a lot of patience for the tile tradesmen to transfer the pattern and install the tile on the shower walls. Many homes in Greenville, SC are being remodeled, that’s because of the number of homes, especially around downtown Greenville that have reached the stage where they are ready to be remodeled. When does a home reach this point and become ready or “ripe” for a custom home remodel. No exact date exists. Some homes age gracefully, others start falling apart while still under construction. Most custom Home remodeling is more about upgrading than repairing. Like a refurbished iPhone, a well remodeled home will be in good working order for many years to come. Here are a few reasons to remodel older homes in Greenville, South Carolina: Home is Deteriorating Leaks, rot, termite damage, or damage from destructive forces of nature need to be addressed or they will only get worse. Should damage be addressed later than sooner, a major remodel will likely be necessary. You never truly know how bad or extensive the damage is until you start tearing into walls. Knowing a good realtor is helpful when projecting the worth of your home after a major remodel. More Space is Needed A growing family and recently acquired stuff have something in common. They both require space. How will you find more space? Options are limited. Storage units for the stuff sometimes makes sense, but not for putting family members in. Adding space to your home could be the right option. More Functional Space is Needed More space doesn’t always equate to more functional space. Functional spaces are rooms or areas designed with a specific purpose in mind, such as a home office, a kitchen, or a living room. When creating functional spaces everything is designed with the purpose of the room in mind. For example, designing a mudroom when need to have the function of taking off dirty clothes, washing hands, washing and folding clothes in mind. You Love Your Home’s Location Just about everything within a home can be designed the way you want it. Changing where the home is located is exponentially more difficult. There are times when a homeowner loves there location so much they stay put even while not being crazy about the house. You Know a Guy Not everyone who claims to possess high end remodeling abilities, can. Let’s face it remodeling projects can get highly complex, not to mention your home is at risk when you allow someone to start doing stuff they don’t know how to do. Always best to ensure you have a qualified remodeling contractor before starting a remodel. Once you do, then you have a fantastic reason to remodel. You Can Vacate or Tolerate Living Through A Home Remodel Your patience will likely be tried when you live in a home that “under construction”. Some mind more than others. If you possess a high degree of flexibility with this type of scenario then great, full steam ahead with your remodel. If having carpenters and construction debris in your home for months makes you high agitated to think about then you may want to reconsider your remodeling plans. The best scenario is always being able to vacate the home until the remodel is complete. Unfortunately, not everyone has this option. All Decision Makers Are Unified Starting a remodel without having consensus among married couples is a recipe for misery. Sorting out the differences is an awkward place for a remodel contractor. Don’t rely on them for marriage counseling. Family tension, frustration, and strife can sabotage a home remodel quicker than anything. It’s best to have everyone in agreement (fully in agreement) before considering a start date. You Are Financially Prepared Major custom remodels aren’t cheap and trying to “get a bargain” is a lost cause. Gambling with your home in this way is a bad idea. Poor craftsmanship and rework cost a lot! As a rule trying to find shortcuts to the home of your dreams is a bad idea. Major Home remodeling doesn’t happen overnight, or in a week, or even a few weeks. It’s a large investment in terms of money and time, lasting months. To summarize remodeling in Greenville, South Carolina is a big decision. Making the right decision happens when you consider the following questions: Is your home in need of major repair? How long do you plan to live in the home? Do you need more space? Do you love your home’s location, but not crazy about your home’s design and layout? "SUCH A UNIQUELY BEAUTIFUL BATHROOM THAT'S ADA COMPLIANT. THE WIFE LOVED THIS BATHROOM SO MUCH SHE JOKED HER HUSBAND WASN'T ALLOWED TO ENTER IT." - BOB CORD, DANIEL BUILDERS One of the primary goals driving this renovation was opening the floor plan to enhance the ability of the homeowners to age in place. With concerns for mobility in the future, the client requested an ADA roll-in shower and the removal of the water closet in favor of a more open plan. Opening walls and expanding the shower also helped meet a secondary goal to increase the natural light in what was originally a fairly dark space. An early idea was to add or enlarge windows, but this brought some challenges including the exterior look of the home, privacy, and use of the outdoor space. Instead, fewer walls, the addition of glass, and the combination of gorgeous, reflective marble with a delicate Schumacher wall covering accomplished a bright and elegant space. Finally, the custom vanity features a built-in mirror on the linen tower. This feature, combined with the recessed drawer stack and breakfront counter top allows the homeowner a small niche where she can sit to use the vanity while still maintaining the needed storage space within the cabinets. The design team worked to address every functional detail to provide for the client’s needs while also capturing a classic interior style that blends seamlessly with the original design of this beautiful southern home. BUILDING TRUST BLOG CONCRETE THINKING Concrete floors are an intriguing option when it comes for a custom renovation. < Back Will Cord 2021-08-25 Concrete floors are an intriguing option when it comes for a custom renovation. Despite being known as industrial flooring, concrete is gaining traction (yes that's a pun, couldn’t resist) in the residential realm. Here are 3 intriguing concrete flooring options for your home. Polished Concrete - First, let’s clarify what constitutes polished concrete. The starting point, as you would imagine, is a concrete slab. Through systematic grinding and polishing the slab is transformed into a lovely surface. That’s an oversimplified explanation, but polished concrete is distinct from a sealed slab. Sealed slabs require much less prep before applying an acrylic sealer. Unfortunately, sealed slabs don’t reach the same level of beauty and uniqueness as polished concrete. Getting there requires a combination of planetary grinders, diamond abrasives and chemicals such as densifiers and stain protector, which are used to progressively refine and polish the surface. That process continues until the right level of smoothness and gloss is reached. This form of flooring is surprisingly slip resistant - even when wet. For those wanting additional color options, polished concrete can be dyed or inlayed with an artistic design. As you can see, residential polished concrete options are customizable and limitless. Broadcast Resins Floors - Broadcast resin floors are a great combination of function, protection and aesthetics. After preparing the concrete substrate with diamond grinding or shot blasting (no acid etching here!), a resinous primer is applied, and the selected media is broadcasted into the wet primer. Wood chips are the selected media in this photo. Once the resin has cured, which only takes 4-8 hours, the excess media is removed, and a resinous grout coat is installed to cover the broadcasted material. Because these flooring systems have additional, non-resinous materials integrated into them, they are much thicker than a traditional “neat” resinous flooring system. This makes the floor more durable and impact resistant while also being slip and chemical resistant. Makes a really nice garage floor! Metallic Resinous Floors - Metallic resinous floors start with clear resins, then colored metallic powdered pigments are added to create an iridescent effect. This surface appears to have a unique depth and texture even though it's completely smooth and level. Depending on the desired effect, single or multiple colors can be added. The gloss level of the protective topcoat can be selected - matte, semigloss or gloss. Because of the artistic nature of the application, no two metallic floors are alike. Albert Einstein once asked: “ If a cluttered desk is a sign of a cluttered mind, of what, then, is an empty desk a sign of ?” That’s witty and humorous, but let’s face it, when it comes to your work you want more clarity and less clutter. That’s precisely what our team at Daniel Builders strives for in our quest to be a World Class organization. Field staff (carpenters and project managers) aren’t working from a desk, but they do have mobile offices. Their trucks and vans serve this purpose. Keeping tools safe, secure and easily accessible is essential to our Build processes. Here’s why we emphasize an organized and clean work vehicle: Saves Time - Time is limited, and few things are more frustrating than searching for a missing tool. Looking for lost items is time consuming. A carpenter who’s able to access the right tool precisely when needed is utilizing time wisely. Afterall, carpenters are paid for their carpentry skills, not their ability to locate missing tools. Reduces Frustration - Complex Design-Build renovation projects are challenging enough. Adding additional aggravation is the last thing that's needed. Lost tools and an inefficient workspace will intensify frustration, not reduce it. Keeps Everyone Safe - Driving a vehicle full of tools is hazardous. Think about it, you have a vehicle full of potentially dangerous projectiles. Slamming the breaks will launch those projectiles if they’re not secured in their appropriate place. Keep those tools buckled up! Communicates Excellence - Being World Class is not just about what you produce, it’s also how you produce it. World Class workspaces are organized and focused. Your appearance and presentation are always communicating something, for better or worse. A disorganized vehicle reflects poorly on the brand you represent. Maximizes Tool Longevity - Keeping tools organized, easily accessible and safely secured translates to fewer damaged tools. In return they’ll serve you well for years to come. Allowing them to bounce in a truck bed or the back of a van reduces their usefulness over the long haul. Maintaining a clean and organized vehicle requires extra effort and focus, at least initially. Disclaimer: What you're about to read has nothing to do with renovations. Still, if an award was given for our “Most Significant” blog post, this one would win by far. I’m sure you've our society has become increasingly panic-stricken. The news networks rarely tell us anything calming or good, and social media thrives on deception. All this bad news begs the question: Is good news out there? The answer is yes. Good still happens in our American culture. And it's worth finding. You need to know where to look though, or face being swept away by a tidal wave of negativity. So where is the good news? At Daniel Builders we recognize truly good news starts with God. He is doing good right now in our community, even as much of it goes largely unrecognized. The few recognizing this goodness are often at “rock bottom”. They have exhausted just about every option, but one -The Haven of Rest. The Haven specializes in helping people at rock bottom, and they frequently see God demonstrate amazing goodness. Recently, I sat down with Stu Butler, executive director of the Haven of Rest in Anderson. What he said is worth sharing. Will: Who comes to the Haven of Rest for help? Stu: Men and women struggling with a life dominating problem. Let me read you our Mission statement. The Haven of Rest exists to see those with life dominating problems rescued, restored and released while experiencing the love of the Lord Jesus Christ as commanded in the Great Commission of Matt 28:18-20. Will: What does getting help look like for someone struggling with a live dominating problem? Stu: We don’t advertise. We don’t have to advertise. Most people end up here by word of mouth. We have five pillars. Food. Shelter. Clothing. Christian Love. Biblical Guidance. If a person’s stomach is inside out from hunger, they can’t really listen very well. Or if someone is physically exhausted and they just need to lay down a while we can meet that need. So, we start by meeting basic needs, but that’s not where we stop. Will: What motivates you? Stu: The love of Christ, what He has done for me and what I see Him doing in other people’s lives. We see God doing miracles here every day and that is not only motivational but inspirational as well. I am motivated to leave things better than I found them. That is something that my dad taught me and it has stuck with me all these years. He did that and his legacy still lives on even though he passed away two years ago at age 92. I want to follow in my Father’s footsteps – both my earthly father and my heavenly Father. I want to leave a legacy that is larger than me and will last longer than me. Will: Have you seen an increase or decrease in desperate, “rock bottom” people? Stu: Unfortunately, we have seen an increase. Material poverty has been around for a long time but we also see spiritual poverty and relational poverty. Technology has connected us but also disconnected us and that creates relational poverty. So, we are ministering to men and women dealing with that as well. Interestingly in our low-tech ministry centers our men and women are forced to talk and to relate to one another. That can be a slow process at first, but they can learn to relate to their fellow sojourners and that is a great thing. If they can learn to relate to and love their fellow man who they have seen it helps them to see God who they have not seen. Will: How will the Haven continue seeing God at work? Stu: We stand on the truth and the basics, as long as we do that we will grow and see God at work. As we are faithful to God, He is faithful to us and gives us fruit for our labors. This is a faith ministry and what we have found is that God honors faith because faith honors God. We are so thankful for the support of the community, support which we depend on because we do not receive government funding for our programs. May God grant us all an ability to recognize His good news. The Building Trust Blog interviews mortgage lender James Anderson on the topic of soaring home prices. As a homeowner this is great news, but not-so-good-news if you’re trying to purchase (much less find) your dream home. Homes are disappearing from the market at sonic speed, or at least faster than many would-be home buyers can even compose an offer. The good news is you have options and equity to Design-Build renovate your current home into a dream home. Recently, the Building Trust Blog (BTB) reached out to respected mortgage lender, James Anderson (JA) to get his take on what's happening. BTB: How much longer can we expect to see these “historically low" rates? JA: There is not a crystal ball in my office, but it is clear they won’t last forever. Inflation will eventually catch up to the bond markets, and then mortgage rates will follow. BTB: How frequently do rates change? Are you seeing significant volatility day to day? JA: Mortgage rates can change at any time. Until a loan is locked, there is no guarantee. Many times, they can move up or down several times during the day. Some days are fairly quiet, and we can see stable rates for a week or more, but then it can change on a dime. Typically rates creep DOWN and shoot UP very quickly. BTB: With home values on the rise, would you recommend starting a renovation now? JA: If you like your location/neighborhood but want some better options and functions in the dwelling- renovation is a great option. Yes, now is a great time to add value to your property. BTB: When it comes to investing in your home, which is the better option a Renovation Loan or Cash Out Refinance? Why? JA: Both are great options depending on each individual case. The main reason for the renovation loan is to tap into the future equity once the project is complete. The budget and scope of work will also drive the decision for which financial path. BTB: What makes a mortgage lender elite? Truly beneficial to the client? JA: Many banks “say” they offer construction and renovation products, but the execution of the product and program is severely lacking. BUILDING TRUST BLOG CONSIDER THE COST Beware of evaluating the cost of a custom renovation solely on the price you're quoted. < Back Will Cord 2017-01-06 Renovation problems can be avoided if identified soon enough. Ever avoid a big problem by heeding a simple warning or applying a small bit of knowledge? Sometimes that’s all it takes. Renovation problems are no different. They can be avoided if identified soon enough. Here's one big renovation pitfall to avoid. Renovation Pitfall #1 : Confusing Cost with Price Getting multiple quotes for a renovation project is wise. But why? Many would say to compare cost. To illustrate consider the following multiple-choice question. Suzanne is planning a master bathroom renovation. She articulates a clear scope to three different contractors. Her scope includes installing a new tub, countertops, toilet, tile flooring/shower surround, lights, sink and lighting fixtures. She has made all her selections. Each contractor agrees to quote her project. Which contractor will cost Sally the least? A) Contractor Buck’s quote: $9.5K B) Contractor Joe’s quote: $8K C) Contractor Mike’s quote: $12K D) The lowest cost cannot be determined. (Note: A, B & C are all quotes. No estimates. A quote won’t tell you everything but is much more reliable than an estimate. The problem with estimates is they fluctuate in price, and usually in an upward direction.) Correct answer is D! Contractor Joe appears to cost the least. Does he? Here's one possible scenario where he doesn't. Say Suzanne chooses Joe at $8K. Three weeks into the project Joe doesn’t seem really focused on details, or cleanliness, or showing up when scheduled (or at all). Suzanne still feels progress is being made and justifies choosing Joe based on how much she’s “saving”. Joe finally completes the projects, taking 38 days longer than he originally said. Suzanne is just happy to have her bathroom project finished.Unfortunately, the real problems are about to start. Three months later a tile falls from Suzanne’s shower wall and shatters at her feet while she’s taking a shower. Suzanne immediately notices other wall tile are loose. For 2 weeks she attempts to contact Joe, calling him 6 times before he finally calls back. Joe doesn’t sound really positive and finally concedes, “Laying tile really isn’t my specialty. I just did it myself on your project to keep cost down. Really don’t know what to tell you.” Suzanne wants to waste no more time. She hires the most reputable tile installer she can find. He tears out and lays all new tile, both floor and shower surround. His charge: $5.3K. Suzanne’s bathroom renovation cost has risen to $13.3K, and she’s paying significantly more in terms of lost time and intense frustration. Here’s the point. Delays, subpar craftsmanship, poor communication, and no warranty all contribute to your bottom-line cost. Yes, compare multiple quotes, but don’t stop there. Also compare the contractors who give them by requesting references. Look for a track record of prompt & clear communication, excellence in design & craftsmanship, clean & safe job sites, detailed scopes & guaranteed costs, satisfaction guarantee, and warrantied work.
