This guide will help you plan your kitchen remodel and avoid surprises during the remodeling process. BUILDING TRUST BLOG KITCHEN REMODEL COST Are you considering a kitchen remodel in South Carolina? Back to Blog 2023-08-14 Are you considering a kitchen remodel in South Carolina? If so, it's important to understand the cost involved. The scope of the remodel, what materials you chose, and current market conditions affect the final cost. This guide will help you plan your kitchen remodel and avoid surprises during the remodeling process. The kitchen is often referred to as the heart of your home, a place for making delicious meals and delightful memories. Because of the kitchen's central role in our homes, it is a popular area to remodel. Reasons for remodeling vary and include: Upgrade appearance Improve functionality & flow Update appliances, cabinets, or countertops Increase home value Increase energy efficiency Increase available storage Improve safety with updated wiring or plumbing The cost of a kitchen remodel in South Carolina depends on a variety of factors. The size of the kitchen, which materials and appliances chosen, and the professional services required all affect your bottom line. Establish a realistic budget is vital to the process. Otherwise, sticker shock may result after remodeling has started - something you definitely want to avoid. Factors that affect the cost of your kitchen remodel: Kitchen Size and Layout The size and layout are major factors impacting cost. Larger kitchens requires more materials and labor than smaller kitchens, so naturally small kitchen remodel costs will be lower than that of a larger kitchen. Also, if you plan to change the layout by moving walls, plumbing, or electrical systems, it will add to cost to the remodel. Cabinetry and Countertops Cabinets and countertops are major focal points in any kitchen remodel. One of the most popular tasks in any kitchen remodel is to replace kitchen cabinets. The cost of cabinets depends on the materials - laminate, wood, or custom-made. Choosing a complicated design or storage options can also add to the cost. Countertops come in a variety of materials. Choosing granite, quartz, or marble, which come in a variety of price points, will also affect the budget. Appliances and Fixtures Kitchen appliances and fixtures can vary in cost depending on your choice of style and quality. High-end appliances cost more, while standard or mid-range options can help you stay within an affordable budget. You may also want to consider how energy-efficient or functional appliances or fixtures will be. Also, how the look of the appliances will match the style of your new kitchen. Flooring and Backsplash Your choices for flooring include tile, hardwood, or vinyl. Which you choose will impact the cost of your remodel. The size of your kitchen and the complexity of installation will be also impact what you pay. Beyond flooring, backsplash materials and design will contribute to the total cost. Your options range from affordable subway tile to a more luxurious mosaic or natural stone. Lighting and Electrical Work An upgrade to your lighting fixtures or the addition of task lighting creates a functional and beautiful space. Consider the cost of the fixtures, wiring, and any necessary electrical work when planning your budget. Electrical changes such as adding outlets or rewiring, requires the expertise of a licensed electrician, which adds to the final cost. Labor and Professional Services The labor cost for a kitchen remodel is a significant part of any kitchen remodel. Hiring professional contractors, carpenters, plumbers, and electricians helps ensure the right outcome. Get several quotes from reputable professionals in South Carolina. That way you can compare prices and find the right balance between quality and affordability. A well-planned kitchen remodel can significantly enhance your home's value, functionality, and enjoyment for years to come. Remain focused on which elements of your kitchen remodel are most important to you. Consulting with local contractors and designers can provide the information you need and kitchen remodel ideas. They can provide valuable info on estimated costs specific to your project. By understanding the factors affecting the cost, you can make informed decisions. The result will be the kitchen of your dreams within your desired budget. Are you contemplating a kitchen remodel? What does it take to earn trust when clients are making one of the most expensive decisions of their lives? It's about showing up along the way, proving it step by step, and living out your values when things don't go perfectly. This is the foundation of Building Trust - and its the culture that carries Daniel Builders forward. - BEST RENOVATION METHOD - Building Trust Renovation Blog - South Carolina - Daniel Builders
Identify the difference between Guide Design Build and Traditional Construction. BUILDING TRUST BLOG BEST RENOVATION METHOD Identify the difference between Guide Design Build and Traditional Construction. Back to Blog 2017-07-25 Identify the difference between Design-Build and Traditional Construction. Excerpt from FROM ATLANTA BUSINESS CHRONICLE; Read complete article here . The Problem is Ever Increasing Complexity By definition, design-build is a project delivery method in which one entity takes single-source responsibility for both design and construction. And to many owners, particularly those undertaking the biggest and most complex projects, it’s a godsend. Today’s buildings have more demands placed on them than ever before, meaning today’s projects are more complex than at any time in human history. With increasing specialization in everything from smart building technologies and HVAC setups to energy-efficiency and more, no design professional is an expert in every building element. It takes a robust, multi-disciplined team to get a project right. And therein lies the problem with general contracting. In the traditional general contracting method, owners first hire an architect, who designs the facility, then bid out construction work to contractors, often selecting the low bidder. As a result, there’s a lack of specialized construction expertise on the design team, leading to incomplete, unclear or impractical design specifications. These design challenges inherently cause expensive, time-consuming changes late in the project, conflicts between architect and contractor and, ultimately, increased owner risk. Building Innovation into Projects from the Start By contrast, design-build brings expert construction and trade professionals - who will ultimately be tasked with executing the designs - into the process from the start. These professionals aid the design team by evaluating designs for cost, schedule, constructability, and sustainability at the onset of a project. Specifications can be value engineered from the start. Cost overruns can be eliminated. And schedule can be streamlined. The process paves the way for all project parties, owner included, to work creatively as problem solvers. Innovation is now part of the project, and instead of being encumbered by complexity, owners can take advantage of emerging best practices and technologies. Operating as a cohesive unit from start to finish, the team - again, owner included - identifies better building methods, smarter technologies and best-value solutions. Reducing Uncertainty and Risk Design-build aligns all project parties on one team, eliminating disputes between architect and contractor for the owner to settle. With all project parties working together, the design is more robust and complete, requiring far fewer late-game changes on the job site. And the numbers bear this out. When compared with general contracting, design-build sees 11.4 percent less schedule growth and 5.2 percent less cost growth during construction. That means less uncertainty, fewer change orders and significantly reduced owner risk. Jody Luke Business Development Director, The Korte Company. The Korte Company, founded in 1958, is headquartered in St. Louis, Missouri with offices in Highland, Illinois; Norman, Oklahoma; and, Las Vegas, Nevada. The company manages more than $200 million in annual construction volume. Are you contemplating a major home renovation? - 2019 Bridge Award Winner - South Carolina - Daniel Builders
Presented annually to recognize excellence in craftsmanship and professionalism in the Home Building industry. In 2019 Daniel Builders won this award by opening these spaces to be more livable, and bring a decidedly modern and exciting flair to the aesthetic. 2019 2019 BRIDGE AWARD WINNER (250K - 500K) MODERN MINIMALIST KITCHEN Daniel Builders was named 2019 Bridge Award Winner for “Best Kitchen in a Full Home Remodel $250,000 - $500,000” for the “Beacon Drive” house. The Bridge Awards are presented annually by GBS Building Supply and produced by the Home Builders Association of Greenville to recognize excellence in craftsmanship and professionalism in the Home Building industry in the Upstate. "SO PROUD OF OUR TEAM! WE WANT TO BE THE MOST TRUSTED RENOVATION CONTRACTOR IN OUR SERVICE AREA, AND TAKING HOME A BRIDGE AWARD PUTS US AMONG THE MOST ELITE CONTRACTORS IN GREENVILLE." - DANIEL JACHENS, DANIEL BUILDERS This custom home built on the beautiful banks of Lake Keowee in the 1990s had a very dated interior. Unfortunately, the layout was completely compartmentalized and cramped. In particular the kitchen and master bathroom were barely functional, reading as afterthoughts compared to the grand architectural design throughout the rest of the home. The client’s vision was two-fold; open these spaces to more livable, realistic proportions and bring a decidedly modern and exciting flair to the aesthetic. Decisions were made to extend the footprint of the kitchen by 2 feet which would allow for a 9’x4’ central island and to widen an existing passthrough between the kitchen and great room so that the homeowners can view the lakeshore from their workspace. Flat panel custom cabinets in a combination of custom painted maple and stained sepele woods brought modern appeal without overwhelming the beautiful natural wood beams and soaring ceilings with skylights which are the intended focal points. In the master bath, the clients wanted something truly special. Together we created an open wet room concept for the shower and tub area, and continued the rich sepele wood cabinetry that is also featured in the kitchen and dining spaces. The mosaic feature wet room wall celebrates its unusual shape that is due to a low roof line in the home’s exterior. The random scatter homemade triangular tiles were plotted on the floor of the master bedroom one piece at a time so the client could visualize design before installation. It took and a lot of patience for the tile tradesmen to transfer the pattern and install the tile on the shower walls. Back to Blog 2023-09-25 https://www.youtube.com/watch?v=MEMRWB-30gw At Daniel Builders we have a blueprint for Building Trust. We're not the remodeling contractor everyone chooses, but we want to be the remodeling contractor everyone trusts. If you’ve seen our trucks, you know “Building Trust” is our tagline. Perhaps that sounds like abstract marketing gibberish, but for us it's a very practical pursuit. We're so serious about trust that we've identified five components to building it - Honesty, Communication, Connection, Commitment, and Competence. In this episode of Ready, Set, Renovate we focus on competence, which is defined as an ability to do something successfully or efficiently. To illustrate consider how much you trust a pizza place that makes wonderful pizza. Probably enough to return the next time you want pizza. As a remodeling contractor the same principle applies. We’ve seen clients return for two, three, even four more remodels. On this episode you'll hear from Sean Harvey (Build Director) and Sam Parkinson (Project Manager). Both started with Daniel Builders as carpenters and came up through the ranks. They reached their current roles in large part by being competent carpenters. How did they develop this competence? As you’ll hear Sean and Sam took different paths. One took a traditional approach, while the other learned much under the tutelage of YouTube. It’s a content rich conversation on carpentry competence. Are you considering a remodel, and looking for a trustworthy contractor? - CONCRETE THINKING - Building Trust Renovation Blog - South Carolina - Daniel Builders
Concrete floors are an intriguing option when it comes for a custom renovation. BUILDING TRUST BLOG CONCRETE THINKING Concrete floors are an intriguing option when it comes for a custom renovation. Back to Blog 2021-08-25 Concrete floors are an intriguing option when it comes for a custom renovation. Despite being known as industrial flooring, concrete is gaining traction (yes that's a pun, couldn’t resist) in the residential realm. Here are 3 intriguing concrete flooring options for your home. Polished Concrete - First, let’s clarify what constitutes polished concrete. The starting point, as you would imagine, is a concrete slab. Through systematic grinding and polishing the slab is transformed into a lovely surface. That’s an oversimplified explanation, but polished concrete is distinct from a sealed slab. Sealed slabs require much less prep before applying an acrylic sealer. Unfortunately, sealed slabs don’t reach the same level of beauty and uniqueness as polished concrete. Getting there requires a combination of planetary grinders, diamond abrasives and chemicals such as densifiers and stain protector, which are used to progressively refine and polish the surface. That process continues until the right level of smoothness and gloss is reached. This form of flooring is surprisingly slip resistant - even when wet. For those wanting additional color options, polished concrete can be dyed or inlayed with an artistic design. As you can see, residential polished concrete options are customizable and limitless. Broadcast Resins Floors - Broadcast resin floors are a great combination of function, protection and aesthetics. After preparing the concrete substrate with diamond grinding or shot blasting (no acid etching here!), a resinous primer is applied, and the selected media is broadcasted into the wet primer. Wood chips are the selected media in this photo. Once the resin has cured, which only takes 4-8 hours, the excess media is removed, and a resinous grout coat is installed to cover the broadcasted material. Because these flooring systems have additional, non-resinous materials integrated into them, they are much thicker than a traditional “neat” resinous flooring system. This makes the floor more durable and impact resistant while also being slip and chemical resistant. Makes a really nice garage floor! Metallic Resinous Floors - Metallic resinous floors start with clear resins, then colored metallic powdered pigments are added to create an iridescent effect. This surface appears to have a unique depth and texture even though it's completely smooth and level. Depending on the desired effect, single or multiple colors can be added. The gloss level of the protective topcoat can be selected - matte, semigloss or gloss. Because of the artistic nature of the application, no two metallic floors are alike. Each is an original masterpiece. Special thanks to Derek Zearley of Zefco for providing insights and info for this blog. - WELLNESS BY DESIGN - Building Trust Renovation Blog - South Carolina - Daniel Builders
Incorporate these features in a renovation for your health's sake. BUILDING TRUST BLOG WELLNESS BY DESIGN Incorporate these features in a renovation for your health's sake. Back to Blog 2021-11-30 Can renovating your home be beneficial to your health? Renovate your home to have maximum health benefits with air purification systems, soundproofing and water purification systems. Yes, it absolutely can be. During a renovation's Design phase, you have an opportunity to be intentional with options and features that have a positive impact on your overall well-being. Afterall, your home is meant to be a place where you sleep soundly ( when your body naturally heals itself ), think clearly, and even exercise effectively. Here are 8 ways to Design-Build a physically and mentally restorative environment. Air Purification - Clean air is essential to a robust respiratory system. When it comes to air purification systems there are numerous options from stand-alone systems to a complete overhaul of your home’s existing HVAC . Soundproofing - Noise compounds stress levels, especially when you’re trying to rest. Even those little annoying noises need to disappear while you unwind. There are several sound reducing techniques that can be incorporated into your renovation, ranging from sound dampening panels to additional layers of drywall to wall hangings . Simple Uncluttered Layout - Albert Einstein famously asked, "If a cluttered desk is a sign of a cluttered mind, of what, then, is an empty desk a sign?" Precisely! When designing your home to be a sanctuary of mental well-being, the goal is unencumbering your mind. Keep the layout functional, where storage is easily accessible. Water Purification Systems - A whole home system is the idea here, not just purification of drinking water, which definitely benefits health. Removing chemicals and heavy metals from the entire water supply will reduce skin irritants and result in cleaner dishes. Plus, the buildup of limescale and other mineral deposits won’t occur. Home Gyms - Exercise is obviously a great way to keep your body robust. Having a gym in your home means the stress of rushing to and from a gym is eliminated. Plus, perusing Pinterest for home gym Design ideas is a ton of fun. Basements, garages, and attics can all be converted into a home gym. Home Sauna and Steam Room - Sweat those heavy metals out of your body. Saunas and Steam rooms can be incorporated into your bathroom Design. Trying to decide between the two? Both offer numerous health benefits. For example a sauna can help with skin problems and a steam room clears congestion. Hydrotherapy Tubs - Having an on-call masseuse is the ideal scenario. Unfortunately, for most that’s outside the realm of possibility. A Hydrotherapy tub is much more realistic method for obtaining many of the same benefits (reducing muscle tension, relieving pain, rehabilitating injured muscles, boosting the immune system, encouraging detoxification, relieving stress, etc.). Calming Paint Colors - The color of your walls influence how you feel. Blues, Grays and Tans are a few stress reducing colors . Are you able to retreat to restorative environment? We would love to speak with you further about a Design-Build renovation to create one.
