We won’t attempt to delve into the societal/political/pandemic issues, but we do have some pretty clear ideas regarding residential renovations in the new year. Much of what is coming in 2021 is related to the new “way-of-life” that developed in 2020, a year many spent indoors. Daniel Builders has no crystal ball, and we’re not interested in endless speculation. Fortunately, crystal balls aren’t necessary. In 2021 these 7 aspects of your home will take on even greater significance. Adding Closet and Cabinetry Space - Clutter can become depressing quick. Especially if you’re looking at it all day every day. The goal is having the optimal amount of storage space to keep your home clutter-free. Cabinetry can be added to otherwise “dead” space and there are literally endless ways to upgrade your closet . Enhancing the RESTroom - More commonly known as the Bathroom, which is meant to be a place to escape, relax and recharge . And with the stress of this past year, such a room is even more vital to your home renovation. Taking walls down - Opening up your home (ie. removing walls) will continue to be trend in 2021. The non-load-bearing walls in your home typically are not difficult to remove . Something to keep in mind when your renovation includes the walls of a closet. Creating a Productive Sanctuary - Home gyms and home office renovation projects are more common now more than ever. BUILDING TRUST BLOG 2025 PORTFOLIO: PROJECT HIGHLIGHTS FROM THE PAST YEAR As 2025 draws to a close, let's recap a few memories and milestones! Back to Blog 2026-01-02 What a year! We’re grateful for these 2025 memories and milestones! This year, we welcomed Aerika to our administrative staff and Brooks to our Design team. We welcomed AJ, Chad, Ethan, Jacob, Jeff, Junior, Jordan, and Whitney to the Build team. Andy joined our Commercial Division as Superintendent, and Sam assumed the role of Build Director. We’re so grateful for each person on our team and God’s continued blessing of company growth! The largest project we completed this year was a walk-out basement remodel and addition in Clemson. The basement mother-in-law suite features a kitchen, living room, dining room, fireplace, two bedrooms, bathroom, and walk-in closet. The addition includes two children’s rooms and a bathroom. Our second-largest project was a multi-room remodel in Anderson. We enclosed a portion of the porch to expand the kitchen, pantry, and dining area to better equip the home for entertaining. The remodel also included a staircase, laundry area, master bathroom, master closet, and guest bathrooms. To learn more about this project, check out the “Home for the Holidays” tour and client interview on our blog! Other projects completed in 2025 include additions, bathrooms, and kitchens. This two-story screened porch addition in Anderson includes a gorgeous tongue-and-groove pine ceiling, a slanted wall to capture the backyard view, a storage area for lawn maintenance equipment, and a hallway that connects the outdoor space to the main house. This kitchen in Simpsonville features quartz countertops, maple full-access cabinets, appliance garages, and a custom wine rack to keep everything beautifully organized: This master bathroom in Belton features a freestanding tub, a curbless shower, LED mirrors to prevent fogging, and statement tile. For a client in Anderson, we converted unused attic space into a guest bathroom and installed a luxurious steam shower in the master bathroom. For more information about steam showers, check out the “April Showers” episode on our blog! Our commercial division continued to expand through office upfits in Anderson and Greenville. We partnered with Zion Architects to restore the historic Pelzer Community Center, a project that will continue in 2026. Know the time it takes to renovate. BUILDING TRUST BLOG GOOD TIMING How to shorten your renovation timeline. Back to Blog 2018-02-13 Renovations can be unpredictable. Each is unique and creating a realistic timeline is part science, part art. One thing is certain: Accurate renovation timelines are based on careful legwork, not guesswork. How can you shorten your renovation timeline? Pay attention to small promises. Little things like arriving on time, receiving references when promised, and getting a follow-up call when scheduled all indicate how a contractor manages time, and ultimately how well he’ll manage your project. Speaking of references, check them. They, combined with online reviews help you evaluate a contractor’s promise keeping ability. Sometimes more in-depth information is available in the form of customer surveys . A track record of fulfilling promises (both large and small) indicates an ability to keep a project running on time. Seek “bad news” sooner than later. Large problems are avoided if they’re addressed early. For example, hearing about a delay a week before it happens creates a much smaller dilemma than finding out moments before it happens. What if out of town guests are coming and you need this step complete before their arrival? Suddenly making adjustment for everything else becomes significantly more difficult. Clarify the scope of work. Or maybe a better way to say this is Identify Your Assumptions . A detailed scope of work clarifies expectations for both customer and contractor. Know what is included and not included in your renovation. Forming a reasonable timeline is possible once expectations are clear. Without a detailed scope, assumptions eventually lead to confusion, frustration, inefficiency and delay. Not to mention, contractors can be held accountable when a clear scope is created and communicated in writing before construction. Make selections before construction. Deciding on the right fixtures, hardware, flooring, paint colors, etc can take time, but should never interfere with construction. Making these decisions during construction only bogs down the construction schedule. Get the drawings. Putting a well-crafted design or drawing on paper helps you and your contractor share the same vision for your renovation. Otherwise, you may visualize one thing and your contractor something entirely different. Don’t rely on your contractor to guess what you’re thinking. Inevitably, this leads to inefficiency and an unreliable timeline. Establish a fixed price. This may sound obvious, but starting a project based only on estimates is far too common, just like the delays they cause. Your goal as a homeowner is to eliminate unexpected costs. To be clear, not every uncertainty can be eliminated. What you find once you start tearing down walls is really anyone’s guess. The point is stopping a project because of cost will destroy a timeline. Know what you’ll pay before you start. Know the change order process. You as a customer may decide to increase the scope of your renovation during construction. This happens frequently, but an unclear change order process can lead to huge delays. Have your contractor clarify his/her change order process before moving into construction. Good contractors anticipate your questions/concerns in each of these areas and offer established processes for you to follow. As you consider your next renovation, save yourself time (and needless frustration) with an accurate project timeline, not based on guesswork. Back to Blog 2022-05-31 When housing inventory is low you still have an option to transform any home with a Guide Design Build renovation. Housing Inventory in our area (Upstate of South Carolina) is limited and disappears quick. Homes sell almost as soon as they hit the market, sometimes within hours of being listed. People are moving here in droves and they’re coming from all over the country! Finding and buying a home in this area requires quick decision making. Finding that “perfect” home is not likely in these market conditions. Fortunately, you can renovate almost any home into a space you’ll love. Although there are a few basic questions to answer before purchasing a home you’re planning to immediately renovate. Will renovation work price me out of the neighborhood? Just about every home can be renovated (some should be torn down and built from scratch), but just because you can renovate doesn’t mean you always should. Investing too much in a home might be a really bad financial decision. For example, purchasing a $350K home and then spending $300K in renovation work is bad idea when homes in the neighborhood are valued under $400K. Recouping that difference is highly unlikely. Especially if you plan to make another move within 5 years. However, we realize more than financial factors go into a decision to renovate. Will the home’s basic layout stay intact? Moving a kitchen to another part of the home is far more expensive than renovating a kitchen in its current location. Walls can be moved, and rooms enhanced, but completely scraping the general layout (especially as it pertains to plumbing) will drive up cost. Far better to purchase a home where changing the basic layout isn’t necessary. How old is the home? Older homes may be built to stand the test of time, but eventually the 2ndLaw of Thermodynamics and new building codes catch up. Figure out what type of toll time has taken on a home before purchasing it. Home inspectors can help you pinpoint what repair work is need, and sometimes a homeowner may correct before closing. Who was the builder? Every builder has a reputation, and usually with good reason. It’s hard to hide poor quality, at least for long. Knowing who built the home is a good point of reference when trying to anticipate issues that might arise. Are you considering an addition? You may want to add on to a home your purchasing, but to automatically assume you can, would be a mistake. You’ll need a plat to determine setbacks and whether adding on is even possible. Plus, septic system codes impact whether an addition is feasible. Is the electrical system in good condition? It’s a major expense if it isn’t, and wiring is hidden so this expense doesn’t address any aesthetic concerns you have. Qualified electricians are a great resource! Is ceiling height a pain point? Changing a ceiling height isn’t easy or cheap. Transforming an 8 foot ceiling to a 12 foot ceiling is doable (again, almost everything is doable when renovating a home) but not necessarily advisable. Maintaining the current ceiling height will allow you to stretch your renovation budget further. So, you can turn your focus to renovating other aspects of the home. To summarize, buying home is a big decision and even bigger when you plan to renovate as soon as you purchase. Answering the questions above will ensure your vision for renovating is on the right track. Even an unlimited budget requires wise decision making. Kitchen, dining area and living area no longer separated by walls: In one of the more established neighborhoods of Greenville, Daniel Builders is performing a major renovation. The scope of work encompasses just about every aspect of the home, including removal of a few interior walls. Speaking of wall removal, that’s what frequently happens during major renovations. Here are 7 questions to answer before bidding farewell to an interior wall. Once a wall is gone, what separates one area of your home from another? A permanent feature like a kitchen island or furniture pieces are two options. A good designer will create a fluid transition from room to room and prevent your home from feeling like one, giant box. What is inside the wall? Electrical wiring, plumbing and duct work must be considered. A wall containing these items is likely still removable, but to reroute wiring/plumbing/duct requires creativity. And should be figured out before wall meets sledgehammer. Plus, for your own safety, never destroy a wall without knowing what’s inside. Is the wall load bearing? Load bearing walls are removable, but other structural elements need to be installed. Laminated Veneer Lumber (LVL) beams are good options for carrying the load. Consulting a Structural Engineer is always wise and can prevent significant damage to your home. What finished flooring will be installed? A patchwork of missing flooring (as shown in the photo below) can be problematic, although you do have some options. Although some types of flooring can be patched, in many cases replacing a “patch” is not recommended. Especially when you have different types of floors (like carpet and hardwood) on either side of the wall. If possible, plan to put down all new flooring. This is the best way to ensure a seamless look. Will you be able to ward clutter? There is an advantage to keeping your home compartmentalized, particularly if you tend to be messy. Unfortunately, clutter is much more visible when walls no longer block the view. Are you willing to banish your current wall decor? Fewer walls mean less space to hang decorative displays and artwork. Sacrificing wall decor is a big deal and should definitely be considered, especially when your favorite artwork can no longer be displayed. Do you need the entire wall removed, or will a modified opening suffice? Yes, you can have it both ways and sometimes that is your best option. This design avoids a suffocating compartmentalization of your home, yet still achieves a clear delineation from room to room. Here’s an example from one of our renovations.
