THE BUILD PROCESS: WHAT TO EXPECT DURING A HOME REMODEL FROM DEMO TO COMPLETION

HOW FAMILIAR ARE YOU WITH THE CONCEPT OF A CRITICAL PATH?

The critical path is an important sequence of steps to managing a successful build project, whether new construction or remodeling.  Nothing has a bigger impact on the timeline of a renovation! No one understands the need for a critical path better than Sam Parkinson. Speaking of paths, in the episode above, you'll hear about Sam's path to his current role as Build Director at Daniel Builders. To shorten a long story, he landed in a role where he clearly demonstrates the ability to excel.

When it comes to custom remodeling, clear direction is essential. Floor plans, elevations, and renderings are just ideas on a piece of paper without the competence of a Project Manager. Things have to happen in the right order so the job can end on time, and that's where a great project manager excels. That's why our PMs follow a critical path for every project they manage. Updates and active maintenance are necessary as unexpected circumstances arise.

WHAT IS THE SEQUENCE OF STEPS FOR A CUSTOM REMODEL?

That sequence goes in this order: preconstruction, project handoff, project start, demolition, framing, rough-in, drywall, finishes, project completion. Here is a closer look at what those phases entail. 

PRECONSTRUCTION: PLANNING THE BUILD

Preconstruction is step one of the build process and this phase pertains to the initial meetings between a client and contractor.  Based on the Daniel Builders approach (which is known as a Guide Design Build) a project guide will meets a client at their home for a Project Vision Meeting.  From that meeting, the client will be informed of cost ranges, timelines, and next steps.  Once a client has the necessary clarity to enter a comprehensive Design phase, they work with the Design team to determine the floor plan, fixtures, and finishes.

FROM DESIGN TO BUILD: PROJECT HANDOFF

This is where the project transitions from concept to clarity. Once Design work has been completed, the project is passed to the Build team during a handoff meeting. The Build team ensures they understand the expectations, and logistics are discussed with the client prior to moving into the next phase of the build process.

PROJECT START: BRINGING THE PLANS TO LIFE

 A Project Manager is assigned, and the Build team mobilizes and goes onsite to begin construction.

DEMOLITION: MAKING WAY FOR WHAT'S NEXT

Perhaps the name “home demolition” is misleading and prone to trigger anxiety that your entire home will be demolished.  Don’t fear.  Demolition starts with a strategy that is focused only on certain areas of your home. To make way for the new, the old must be removed.  As Sam highlights in the podcast conversation, demolition always produces some degree of messiness.  Managing the mess is where good contractors excel. Demo may also reveal conditions that were previously hidden behind walls or beneath other materials, like rot or termite damage. Our team evaluates these discoveries and makes any necessary adjustments while keeping the project’s design, structural requirements, and long-term performance in focus.

FRAMING: BUILDING THE STRUCTURE

Once the early construction work is complete, the project begins to take shape through structural framing. This stage establishes the framework of the renovated space, including walls, openings, ceilings, and rooflines. For an addition, framing may create an entirely new portion of the home. Within an existing structure, it may involve removing, relocating, or rebuilding walls to support a more functional layout.

Remodeling requires our team to work within the conditions of an existing structure, so the framing timeline can vary significantly from one project to another. A straightforward adjustment may take only a few days, while extensive structural changes may require several weeks. The condition of the home, complexity of the design, and amount of restructuring involved all influence the length of this phase.

Once framing is complete, the team begins drying in the structure. This typically includes installing the roof and closing the exterior openings to help protect the interior from weather. Reaching this milestone allows the next phases of construction to move forward within a more secure and protected environment.

ROUGH-IN: INSTALLING THE SYSTEMS BEHIND THE WALLS

With the structure established, work begins on the systems that will operate behind the finished surfaces. During the rough-in phase, trade contractors install the project’s plumbing, electrical wiring, heating and cooling components, and other mechanical systems.

Although much of this work will eventually be concealed, it plays an essential role in how the renovated space functions. Plumbing lines must correspond with the locations of sinks, tubs, showers, and appliances. Electrical wiring must support the lighting plan, outlets, switches, and equipment. HVAC components must also be positioned to provide effective airflow and consistent comfort.

Coordination is especially important during this stage. Each system must fit within the framing without interfering with another trade or compromising the design. Completing this work carefully helps ensure that the visible features installed later operate as intended.

DRYWALL: DEFINING THE SPACE

After the work inside the walls has been completed and the necessary inspections have taken place, drywall installation begins. Drywall is hung over the framing, then finished to create smooth walls and ceilings.

This phase creates one of the most noticeable visual changes during construction. Until this point, clients can see through walls and into the framework of the project. Once the drywall is installed, individual rooms become more clearly defined, and the proportions of the new layout are easier to understand.

Drywall installation also prepares the space for paint, trim, cabinetry, and the other materials that will give the renovation its finished appearance. Proper installation and finishing are important, as the quality of this work affects the surfaces visible throughout the completed home.

FINISHES: BRINGING THE DESIGN TO LIFE

The finishes phase is where the design becomes tangible. Flooring, cabinetry, tile, countertops, glass, lighting, plumbing fixtures, and other interior details are installed throughout the space. Each selection introduces another layer of color, texture, function, and character to the renovation.

Installation follows a carefully coordinated sequence. Cabinetry establishes the foundation for countertops and hardware. Tile must be precisely laid to create clean transitions and consistent patterns. Countertops are measured and fabricated to fit the completed cabinetry, while decorative lighting, plumbing fixtures, and glass are installed as the space nears completion. Careful scheduling helps protect finished materials and allows each trade to complete its work accurately.

Craftsmanship becomes especially visible during this phase. Precise cabinetry installation, aligned tile, clean trim work, and properly placed fixtures create a sense of cohesion throughout the home. These individual elements should not feel separate from one another. Together, they should reflect the original design vision while supporting the way the client intends to live in the space.

As the final materials are installed, the renovation begins to look and feel complete. The plans and selections developed earlier in the process are transformed into a finished environment that feels intentional, functional, and distinctly connected to the homeowner.

PROJECT COMPLETION: THE FINAL WALKTROUGH

Before the renovation is considered complete, our team performs a final inspection and addresses any remaining details. We then walk through the finished project with the client, review the completed spaces, and provide an opportunity to ask questions.

The walkthrough is more than a final look at the renovation. It is an important part of ensuring the client understands the completed work and feels confident moving back into the space. Depending on the project, we may also mark the occasion with a celebration recognizing the completion of the renovation and the collaboration that made it possible.

A successful renovation is built through a carefully managed sequence of decisions, skilled trades, and detailed work. From structural framing and mechanical systems to drywall installation and interior details, each phase supports the quality and performance of the finished space.
