DANIEL BUILDERS OFFICE

In 2019, Daniel Builders purchased a building in Anderson that had been largely neglected and needed significant work. The roof was caving in, the building smelled like mildew and mold, and the interior was in poor condition. Graffiti covered the walls, and years of exposure and neglect had left much of the building unusable.

The property needed extensive work, but the building presented an opportunity for Daniel Builders. Instead of starting from scratch, the company saw the potential to rework the existing structure to meet its needs. The renovation turned the building into Daniel Builders’ Anderson corporate office and gave the property a practical new purpose.

The completed office included multiple private offices, conference rooms, a large storage area, and a spacious rear deck. It became a place where Daniel Builders’ projects take shape, from meetings and planning to day-to-day company operations. For the next several years, the building served as the company’s Anderson headquarters.

Seven years later, Daniel Builders is expanding the property. This time, the project involves the neighboring building.

SCALING FOR GROWTH

As Daniel Builders has grown, space in the existing office has become increasingly limited. The existing office only has two meeting areas, which is challenging for the company’s six departments. The current renovation will connect the neighboring building with the existing headquarters. Rather than functioning as two independent buildings, the goal is to create a larger, connected workplace that meets the company’s current needs.

PROJECT DESIGN

The addition will include private office space, bathrooms, open areas for client meetings, and gathering spaces. One of the private offices will give Billy Zion, the owner of Zion Architects, a dedicated place to meet with clients. Daniel Builders and Zion Architects collaborate on numerous projects, so having space for those meetings within the expanded office makes sense for the current workflow.

At the far end of the neighboring building, a large open area will provide a direct connection to the existing Daniel Builders office. The open floor plan will provide flexibility for client meetings and company gatherings. Additional private offices and bathrooms will support day-to-day needs. The materials and finishes will give the building a unique character that combines form with function.

One of the more distinctive design features will be a glass garage door along the side of the building. When opened, the door will connect the interior directly to a courtyard and patio, creating a multi-use area for gatherings and a more natural connection with the outdoors.

The basement will feature stained concrete flooring, incorporating the existing material into the finished space.

The two buildings will also be joined through their outdoor spaces. The existing deck will connect to a new deck on the neighboring building, extending across both buildings to create a larger area for meetings and gatherings.

PROJECT SCOPE & TIMELINE

Before the new office space can come together, much of the neighboring building needs to be rebuilt. Years of exposure and deterioration left the roof system and flooring in poor condition, requiring both to be removed. The exterior walls remain, but nearly everything inside must be stripped back to prepare the building for its next phase.

Construction will start with pouring new concrete for the basement. Then, framing can begin. The current goal is to complete the roof by October. The remaining work will progress as the architectural drawings are finalized.

Daniel Jachens, cofounder of Daniel Builders, is overseeing the renovation. He has been closely involved in the project from the original office renovation to the current expansion. The work exemplifies Daniel Builders’ focus on function and connection: transforming spaces to support end use and, ultimately, relationships.

PROJECT UPDATES

Together, these features will give the Daniel Builders and Zion Architects teams more room to work, meet with clients, and collaborate. Once complete, the expanded office will be a welcome addition to the company’s Anderson headquarters. Stay tuned for updates as the project progresses!
