BUILDING TRUST BLOG BIG ASK Ask these questions before starting a custom renovation. < Back Will Cord 2018-08-22 Ask the right questions before starting a custom renovation. “If I had an hour to solve a problem and my life depended on the solution, I would spend the first 55 minutes determining the proper question to ask, for once I know the proper question, I could solve the problem in less than 5 minutes.” - Albert Einstein. Identifying a renovation contractor who “best fits” you and your project is a problem-solving process. Simplifying the process requires asking good questions. And not just your questions, but questions the contractor asks as well. You, as a customer, ultimately want to know “Am I getting value worth my money?”, while the contractor (at least a reputable one) wants to know, “Am I getting money worth my value?” A “fit” happens when both sides can confidently answer “yes”. Here are 5 questions to ask and answer before moving forward with a renovation. How long will I live in the house I’m renovating? If you’re planning to move within 2 years a major renovation probably wouldn’t make sense. You’re not likely to recoup money invested. How does the renovation process differ from contractor to contractor? Every contractor is different. Knowing how long a renovation takes, the disruption it causes, how and when selections are made, how change orders are processed, the warranties offered, and other details about the process will help you match yourself with the right contractor. How much will I spend? This may be the most important question you answer. Coming up with a range is good, but a fixed price is best. You may need to be educated on how much things cost, but don’t make an impulse decision. Know your spending limits. Where do I need help clarifying and describing the renovation I want? If you need assistance, a design build approach gives you the best idea of what you’ll receive before actually starting construction. What are reasonable expectations about service and responsiveness? Expecting daily updates is likely overkill, but not hearing from your contractor in several days is not good. Weekly communication should be the expectation. Always wise to stay up to date with your renovation. These are just a few questions, and they can vary. Just don’t miss an opportunity to ask. Be professional, be specific, be straightforward, but always ask. The big question is: What will you ask when your renovation depends on it? Disclaimer: What you're about to read has nothing to do with renovations. Still, if an award was given for our “Most Significant” blog post, this one would win by far. I’m sure you've our society has become increasingly panic-stricken. The news networks rarely tell us anything calming or good, and social media thrives on deception. All this bad news begs the question: Is good news out there? The answer is yes. Good still happens in our American culture. And it's worth finding. You need to know where to look though, or face being swept away by a tidal wave of negativity. So where is the good news? At Daniel Builders we recognize truly good news starts with God. He is doing good right now in our community, even as much of it goes largely unrecognized. The few recognizing this goodness are often at “rock bottom”. They have exhausted just about every option, but one -The Haven of Rest. The Haven specializes in helping people at rock bottom, and they frequently see God demonstrate amazing goodness. Recently, I sat down with Stu Butler, executive director of the Haven of Rest in Anderson. What he said is worth sharing. Will: Who comes to the Haven of Rest for help? Stu: Men and women struggling with a life dominating problem. Let me read you our Mission statement. The Haven of Rest exists to see those with life dominating problems rescued, restored and released while experiencing the love of the Lord Jesus Christ as commanded in the Great Commission of Matt 28:18-20. Will: What does getting help look like for someone struggling with a live dominating problem? Stu: We don’t advertise. We don’t have to advertise. Most people end up here by word of mouth. We have five pillars. Food. Shelter. Clothing. Christian Love. Biblical Guidance. If a person’s stomach is inside out from hunger, they can’t really listen very well. Or if someone is physically exhausted and they just need to lay down a while we can meet that need. So, we start by meeting basic needs, but that’s not where we stop. Will: What motivates you? Stu: The love of Christ, what He has done for me and what I see Him doing in other people’s lives. We see God doing miracles here every day and that is not only motivational but inspirational as well. I am motivated to leave things better than I found them. That is something that my dad taught me and it has stuck with me all these years. He did that and his legacy still lives on even though he passed away two years ago at age 92. I want to follow in my Father’s footsteps – both my earthly father and my heavenly Father. I want to leave a legacy that is larger than me and will last longer than me. Will: Have you seen an increase or decrease in desperate, “rock bottom” people? Stu: Unfortunately, we have seen an increase. Material poverty has been around for a long time but we also see spiritual poverty and relational poverty. Technology has connected us but also disconnected us and that creates relational poverty. So, we are ministering to men and women dealing with that as well. Interestingly in our low-tech ministry centers our men and women are forced to talk and to relate to one another. That can be a slow process at first, but they can learn to relate to their fellow sojourners and that is a great thing. If they can learn to relate to and love their fellow man who they have seen it helps them to see God who they have not seen. Will: How will the Haven continue seeing God at work? Stu: We stand on the truth and the basics, as long as we do that we will grow and see God at work. As we are faithful to God, He is faithful to us and gives us fruit for our labors. This is a faith ministry and what we have found is that God honors faith because faith honors God. We are so thankful for the support of the community, support which we depend on because we do not receive government funding for our programs. May God grant us all an ability to recognize His good news. - Traditional ADA Bathroom Verdae - South Carolina - Daniel Builders
ADA shower in master bathroom was part of an extensive renovation which aging in place as a key consideration for this project that garnered a Bridge Award for the highest degree of difficulty. TRADITIONAL ADA BATHROOM Verdae 2022 Bridge Award Bathroom One of the primary goals driving this renovation was opening the floor plan to enhance the ability of the homeowners to age in place. With concerns for mobility in the future, the client requested an ADA roll-in shower and the removal of the water closet in favor of a more open plan. Opening walls and expanding the shower also helped meet a secondary goal to increase the natural light in what was originally a fairly dark space. An early idea was to add or enlarge windows, but this brought some challenges including the exterior look of the home, privacy, and use of the outdoor space. Instead, fewer walls, the addition of glass, and the combination of gorgeous, reflective marble with a delicate Schumacher wall covering accomplished a bright and elegant space. Finally, the custom vanity features a built-in mirror on the linen tower. This feature, combined with the recessed drawer stack and breakfront counter top allows the homeowner a small niche where she can sit to use the vanity while still maintaining the needed storage space within the cabinets. The design team worked to address every functional detail to provide for the client’s needs while also capturing a classic interior style that blends seamlessly with the original design of this beautiful southern home. BUILDING TRUST BLOG HOME REMODELING OPTIONS Here are ways to increase livable space within your home. < Back Will Cord 2023-11-04 Daniel Builders has added square footage to many homes in the Upstate of South Carolina over the last 18+ years. The location of projects range from Anderson to Seneca to Greenville, South Carolina. These projects share one thing in common: they all require a budget. Budget is the biggest factor for determining what can and cannot be accomplished. Fortunately, there are a multitude of options (we’ll touch on a few here) to accommodate different budget ranges. The Design Team at Daniel Builders works close with Billy Zion , the principal architect at Zion Architects. Billy looks at the space within a home analytically, creatively and with functionality in mind. According to Billy, “Careful attention to existing walls and adjacent interior spaces. Other considerations include exterior mass, scale, and connection is necessary to ensure an addition looks and feels congruent with the existing home and not inconsistent.” Side note, speaking with a Project Guide at Daniel Builders is a great place to start the budget discussion and move your project forward into the Design phase. Here are ways to increase livable space within your home. Traditional Home Addition Naturally, this is what comes to mind when discussing a home addition. These additions are built on to your home from the outside. A master bedroom suite addition (adding a bedroom with an adjacent bathroom) is a popular example. Adding this type of space to your home causes minimal disruption to your daily life during the Build phase. This because the work is happening outside your current living space. No change in routine is necessary. To make room for a traditional addition some part of your existing landscape will be sacrificed. Detached Accessary Dwelling Units (ADUs) The Rise of ADUs , a blog written earlier this year, has great content on ADUs. The type of ADU we’re discussing is detached or outside the existing walls of your home. Think Tiny Home. The process for building one of these is very similar to building a custom home, just on much smaller scale. The bottom line is a detached ADU, such as the one our team built pictured above, adds livable space. Adding to your home doesn’t always require adding a completely new structure, as in the case of a traditional home addition or detached accessary dwelling unit. A less expensive approach (generally speaking) won’t require a separate structure. You can, instead, convert unused space in your home into living space. Here are common ways to utilize space already nder your roof. Attic Conversions What is above your ceiling? There are a variety of ways to utilize this space. The preceding photos show one example of an attic transformed by Daniel Builders and how it went from a utilitarian storage area to a very lovely living space. Structural qualifications and code approval are challenges associated with an attic conversion. Roof trusses in this area present additional challenges but doesn’t need to derail your attic conversion. Garage Conversions Remodeling a garage into livable space requires electrical modifications, insulation, and windows. Insulation keeps the area from being too drafty during the cold months or sweltering heat in the summer. Plus, well insulated walls minimize noise, and that translates to more peace, privacy, and quiet for you and your family. Windows are another big consideration. Garage conversions commonly begin with no windows, but building codes require them when converting your garage into a livable space. Windows have an added benefit of bringing beautiful natural light and good ventilation into the converted space. Plus, they help keep energy costs manageable. Basement Conversions Another direction you can go in your quest for more space is down. Does your home have an unfinished basement? If so, this is a great option for adding on. This is not to say you can’t build down without one, but the cost becomes exponentially more costly when no basement is there to begin with. Using an attic, basement, or garage may trigger new storage challenges. Possible solutions are a shed, storage unit, or just getting rid of stuff. Something else to keep in mind as you go through this process is your homeowner’s insurance. Adding livable space will require added coverage, and that’s something you’ll want should anything happen to your newfound space! Ask your renovation contractor these seven questions. BUILDING TRUST BLOG CONTRACTOR QUESTIONS 7 questions for evaluating a renovation contractor. < Back Will Cord 2017-06-27 Be prepared to speak with your renovation contractor prior to a face-to-face meeting. Great questions to ask a GC before starting a custom renovation. Hiring a renovation contractor is a major investment. As with any investment, you must determine cost (not to be confused with price; more on that difference here), and value. This info can be acquired by asking your contractor the right questions. Here are 7 questions for evaluating a renovation contractor. Are reviews and references available? Avoid making mistakes others have already made. Instead, listen to their feedback. This feedback is available in the form of reviews and references. Reviews can often be found by doing a simple online search. Houzz, Guild Quality and Angie’s List are places to look. Anything you can learn about the contractor’s track record is beneficial. Before getting too serious with a contractor (especially when a large project is at stake), request references. A reference typically has favorable feedback, but pay close attention when speaking with references. Obviously, a contractor will provide positive references who say nice things about their work. Which is helpful (identifying strengths), but you’ll also want to identify “red flags”, or areas where the contractor could improve. Asking a reference appropriate question will help you figure out those details. Ask specifically what matters most to you (ie. your interest in quality, communication, timeliness, safety, etc). Bottom line: Word of mouth feedback can take the form of reviews and references and is still a great method for assessing a contractor. Do you provide a detailed scope, appropriate renderings/drawings, guaranteed cost and clear payment schedule? Red flags should fly up if any of these are missing. Detailed scopes and renderings provide a clear idea of what to expect. As opposed to being unpleasantly surprised by getting less than you expected. Don’t just “hope” you and your contractor share the same expectations. Get clear documentation and renderings before construction moves forward. Bottom line: Clear, documented expectations ensure you and your contractor are on the “same page”. How long is your craftsmanship warrantied? Move quickly away from the contractor who offers no warranty. A contractor unwilling to warranty his work likely has little confidence in the quality of his craftsmanship. Or, he sees little value in customer service. Neither scenario is good. Don’t fall victim to a disappearing contractor. His role after the renovation is every bit as important as his role during it. Should simple questions or major issues arise, you’ll want a contractor who is responsive to your concerns. Bottom line: The best contractors stand behind their work for years to come and beyond . Will you provide a copy of your insurance and contractor’s license? Many “would be” contractors attempt to skip this requirement, and consequences can be devastating. Some of the potential problems include investigations, fraud, and liability disputes. Instead, protect your investment (ie. value) by hiring someone who is operating legally. Plus, you can be assured any person trying to circumvent the law is likely to take advantage of you as well. Bottom line: Don’t entrust your home to a contractor breaking the law . What is your process for handling change orders? Changing your mind or encountering unforeseen problems during a renovation can be costly, but it happens. Knowing the change order process upfront can really protect your budget. (No renovation is worth bankruptcy.) A contractor who says, “Let’s worry about change orders when they happen,” is really saying, “I don’t have a process. “Bottom line: A clear change order process prevents the homeowner from feeling trapped when unforeseen expenses escalate. How frequently will a dedicated project manager communicate with me throughout the project? “I can’t get my contractor to call me back,” is a far-too-frequent complaint among homeowners working with contractors. This is a great topic to discuss as you speak with references. Before starting a project make sure you 1) meet the project manager assigned to you and 2) receive an overview of the communication process. Otherwise, your renovation might cost you significant confusion, frustration and lost time. Bottom line: Know the plan for communication before construction begins . How do you resolve disagreements? Granted this is a bold question to ask and may cause a slight bit of awkwardness. However, that’s a small price compared to a project gridlocked by a disagreement.
