This kitchen remodel offers some ideas! “A place for everything and everything has its place” is a proverb some say originated in the 17th century. It’s the perfect proverb for someone designing a custom kitchen pantry. In this award-winning kitchen remodel , Daniel Builders partnered with Carolina Closets to create a pantry characterized by order and accessibility. Lindsey Johnson is the design consultant from Carolina Closets who contributed to this kitchen’s transformation story. Because the best kitchen makeovers have a cohesive aesthetic, the pantry is worth highlighting. You wouldn’t know based on the photo below, but it’s hidden in plain view! Thanks to the Woodshop , the hidden pantry door blends seamlessly into the custom cabinetry. One of the challenges of any remodel is space planning. Daniel Builders has reconfigured countless kitchens so space is allocated to the client’s liking. While this project was being designed, the Daniel Builders team reworked portions of the floor plan to achieve better flow and functionality. The existing home had an 18-foot covered exterior entryway with flower beds on either side of the front door, but the flowerbeds were in an unusual place…under the roof! All in all, the space on either side of the entryway was completely wasted! The Daniel Builders design team repurposed 9 feet of the entryway into a hidden pantry and laundry room. They identified areas to demo (indicated in red below) to create the new hidden pantry floor plan. The walk-in pantry dimensions are approximately 5.5’ wide by 8’ deep. A window was also added to allow natural light to stream in. Once the walls were in place, the team knew they needed a pantry design expert to organize the space, and that’s when Lindsey Johnson with Carolina Closets got involved. If you’re looking for kitchen pantry organization ideas, Lindsey creates the perfect strategy to incorporate pantry inserts, organizers, and shelving systems. A few features of this hidden pantry include: 1. Adjustable shelves – great for cookbooks, small appliances, and food 2. Vertical dividers – great for pans, cutting boards, and serving platters 3. Wire baskets – great for snacks or vegetables 4. Drawers – great for serving utensils and food 5.   • Traditional ADA Bathroom Verdae - South Carolina - Daniel Builders

    ADA shower in master bathroom was part of an extensive renovation which aging in place as a key consideration for this project that garnered a Bridge Award for the highest degree of difficulty. TRADITIONAL ADA BATHROOM Verdae 2022 Bridge Award Bathroom One of the primary goals driving this renovation was opening the floor plan to enhance the ability of the homeowners to age in place. With concerns for mobility in the future, the client requested an ADA roll-in shower and the removal of the water closet in favor of a more open plan. Opening walls and expanding the shower also helped meet a secondary goal to increase the natural light in what was originally a fairly dark space. An early idea was to add or enlarge windows, but this brought some challenges including the exterior look of the home, privacy, and use of the outdoor space. Instead, fewer walls, the addition of glass, and the combination of gorgeous, reflective marble with a delicate Schumacher wall covering accomplished a bright and elegant space. Finally, the custom vanity features a built-in mirror on the linen tower. This feature, combined with the recessed drawer stack and breakfront counter top allows the homeowner a small niche where she can sit to use the vanity while still maintaining the needed storage space within the cabinets. The design team worked to address every functional detail to provide for the client’s needs while also capturing a classic interior style that blends seamlessly with the original design of this beautiful southern home. Modify it to accommodate you as you age. How much thought have you given to your future living arrangements? For one of our customers the future had a sudden and unexpected twist which left him with a big decision to make. After a life altering injury his living arrangements needed to change. Where would he live? Fortunately, moving wasn't necessary, but modifying his house was. Daniel Builders designed and renovated a living environment to fit his level of physical ability. Renovations included widening doorways, replacing flooring with hard surface types, designing, and installing a curbless shower with grab bars, installing a wheelchair lift, and creating step-less entrances. At some point all of us need to evaluate our living arrangements due to age or injury. Assisted living facilities offer to meet long term physical needs when change becomes necessary. Problem is 1 in 5 Americans don't like the assisted living option, and prefer to age in their own homes. Universal Design (or UD) takes many forms , and ultimately addresses the desire to age in place . Universal Design creates accessible and accommodating living environments for those who otherwise would experience significant limitations living in their home. Elements of UD include maneuverability, ease of operation (specifically in the kitchen and bathroom), range of reach (ex. lowering countertops), and support (ex. grab bars). Due to our aging population, UD is rapidly becoming relevant for a growing number of people. New construction spec homes are even being designed based on UD principles. Loved ones' faces and helping hands probably come to mind. Hurricane Helene taught us two things: 1) Compassion thrives in crisis. 2) Right relationships foster resiliency. In the storm's aftermath, the Daniel Builders team supported old friends and forged new relationships. In this episode, we acknowledge the hardships caused by Helene, while also celebrating relationships forged by the storm. One of our old friends is Larry Gluck. He describes how Hurricane Helene impacted his home in the Cliffs at Keowee Vineyards. While a custom build is complex, a custom rebuild presents its own unique challenges. Larry details a few of these challenges in his story. As Daniel Builders sought vendors to assist with the custom finishes of the Gluck home, we forged a new relationship with Tidewater Lumber and Mouldings. BUILDING TRUST BLOG LAWS OF THE UNIVERSE The ground rules of a Guide Design Build custom renovation. < Back Will Cord 2018-01-01 The ground rules of a Guide Design Build custom renovation. Production Don't be hurt by a little dirt . Work sites can get messy. Keep in mind it is a WORKSPACE, and some dust & debris is expected. Trades and carpenters are responsible to maintain a level of cleanliness, organization, and safety, but deep cleaning and detailing happens after the work is complete. Stick to the scope . Existing imperfections not addressed in the scope of work will still exist at the end of a renovation. Examples include: Trim not replaced or painted will still have old paint & stain imperfections. Foundation problems will negatively impact a new renovation potentially causing floors not to be level and walls out of square. Marginal electrical and plumbing won’t improve unless included in the renovation scope. Acknowledge the unknown . There is no way to know for certain what is inside existing walls, ceilings, and floors until they are open and exposed. See colors change . Paint & stain colors appear different based on lighting, surface type, material type (wood, brick, Hardie plank, etc.) and even angle of viewing. Give up match making . Matching an existing stain perfectly is impossible. Blend in, but not seamlessly . Seams are part of a countertop hard surfaces. They can blend into the surface but can not be completely invisible. Scheduling Anticipate inactivity . Sometimes on-site physical activity slows to a halt, and that doesn't always indicate a scheduling delay. Actual delays (those that push back the project end date) will be communicated by the Project Manager. Permit a permitting delay . Local permitting and inspection offices operate on a schedule outside the General Contractor’s control, which may contribute to scheduling delays. Weather the storms . Poor weather negatively impacts a renovation schedule. Specialize in patience when special ordering . Special orders have been known to create scheduling delays. Delivery and product condition of a special-order impact when it can be installed. Expect a variety of inspectors . Different code inspectors interpret codes differently. Sometimes satisfying a particular inspector requires extra time, effort, and possibly, unexpected modifications. Stay ahead of invoicing . Invoices are issued prior to milestones, but due at the milestone. This form of proactive scheduling keeps your project moving efficiently. Communication Pinpoint your project point person . Communicating directly with trades can unknowingly complicate a renovation. Keep communication channels clear and current with an appropriate point person, or Project Manager. Get routine updates . Expect (at minimum) weekly written updates from your Project Manager. Anything longer and small problems grow into large problems. Don't let concerns linger . Immediately notify your Project Manager if you see a problem. If your concerns go unresolved, notify the Production Superintendent. If still unresolved, go to the business Owners. Unresolved concerns break down trust, and makes for a miserable experience. Communicate what you don't appreciate . Trades and carpenters are meant to uphold the values of your General Contractor. When that doesn't occur a project manager needs to be notified. Renovation teams are only as strong as their weakest link, so definitely communicate if someone acts "out of character" with the business. Make progress accessible . Communicate any special instructions for gaining access to the work site throughout the day. An extra set of keys or lock box is helpful. Being unable to access all aspects of a job site creates production delays. Help them help you . Communicate any unique needs involving pets, noise, dust, etc. prior to the renovation. This info keeps everyone safe and comfortable throughout construction. Outline the "off limits" . Communicate areas not suitable for dumpsters, parking, portable toilet, and staging materials prior to the start of the project. The less time spent moving stuff means more time spent being productive. Minimize outside damage . Communicate any special landscaping needs outside your home. Unfortunately, the layout was completely compartmentalized and cramped. In particular the kitchen and master bathroom were barely functional, reading as afterthoughts compared to the grand architectural design throughout the rest of the home. The client’s vision was two-fold; open these spaces to more livable, realistic proportions and bring a decidedly modern and exciting flair to the aesthetic. Decisions were made to extend the footprint of the kitchen by 2 feet which would allow for a 9’x4’ central island and to widen an existing passthrough between the kitchen and great room so that the homeowners can view the lakeshore from their workspace. Flat panel custom cabinets in a combination of custom painted maple and stained sepele woods brought modern appeal without overwhelming the beautiful natural wood beams and soaring ceilings with skylights which are the intended focal points. In the master bath, the clients wanted something truly special. Together we created an open wet room concept for the shower and tub area, and continued the rich sepele wood cabinetry that is also featured in the kitchen and dining spaces. The mosaic feature wet room wall celebrates its unusual shape that is due to a low roof line in the home’s exterior. The random scatter homemade triangular tiles were plotted on the floor of the master bedroom one piece at a time so the client could visualize design before installation. It took and a lot of patience for the tile tradesmen to transfer the pattern and install the tile on the shower walls.
