One of the most prestigious awards honoring South Carolina home building professionals. Daniel Builders won this award by creating this open layout, removing load bearing walls and creating a seamless flow between the entry, kitchen, dinette, and living area. 2020 2020 PINNACLE AWARD WINNER (100K - 200K) OPEN CONTEMPORARY KITCHEN Daniel Builders was named 2020 HBASC Pinnacle Award Winner for “Remodeling Project $100,000 - $199,999” for the “Chartwell Point” house. One of the most prestigious awards honoring South Carolina home building professionals. The Pinnacle Awards recognize the craftsmanship of the best home builders and remodelers in the Palmetto State. "THIS AWARD WAS A TRUE HONOR GIVEN THE LEVEL OF RENOVATION TALENT IN OUR STATE. WE STRIVE TO BE WORLD CLASS, AND THIS AWARD VALIDATES WE'RE MOVING IN THE RIGHT DIRECTION." - BOB CORD, DANIEL BUILDERS This gorgeous lakeside remodel began with an intent to open up the compartmentalized floor plan taking full advantage of the impressive view, as well as to enhance the character of the home through unique architectural features and high-end finishes. The Daniel Builders design team and homeowner collaborated to concept an open layout, removing load bearing walls and creating a seamless flow between the entry, kitchen, dinette, and living area. Large sliding doors surrounded by new, custom windows and an arched transom maximize the lake view and modernize the aesthetic. These additions, along with large windows in the kitchen bring substantially more natural light into the home than existed before. The kitchen features approximately a hundred square feet of counter-to-ceiling glass tile backsplash and a 5’x9’ seamless island countertop of Skara Brae Polished Cambria. The living area boasts a custom fireplace with painted wainscoting and a Cambria surround. Overhead the vaulted ceiling is detailed with Timber Truss Beams that draw the eye to appreciate this focal point in the space. Nine hundred square feet of LVP flooring unifies the different spaces as a whole and the custom rail and wrought iron baluster design provides a beautiful anchor between the different living areas. No detail was too small nor left untouched in fulfilling our client’s vision for this lakeside retreat. Back to Blog 2023-12-30 2023 is slowing to a halt and that’s an opportunity to reflect on what just happened over the last 12 months. And a lot happened! Here are seven highlights from an action packed 2023 at Daniel Builders. 1. Built to Last - April marked the completion of multi month remodel of a historic home within walking distance of downtown Pendleton, SC. Every square inch of the home was included in the scope of work as a century old home was refurbished to last another century. Only studs were showing once demo was complete, and some of those were even replaced. The big reveal took place during a summer celebration as numerous friends and family gathered to see the transformed home. A delightful time enjoyed by all! The two photos below provide only a glimpse of how massive the transformation was, but you can get the full scoop, including videos, on our website or hear the client's perspective in this video testimonial . 2. Go Small, Go Viral - For the first time Daniel Builders had a social media post go viral . A detached Accessory Dwelling Unit (ADU) was at the center of all the attention. Only 350 square feet, and constructed in the backyard of a Greenville residence, this tiny home had a sizable impact. And as these photos show, its hard not to love this small dwelling! 3. Super-Sized Addition - From small and detached to large and attached we wrapped up an ADU of another type this year. This one in the heart of downtown Greenville, a place where many are search for suitable living space. Finding it was easy for these clients. Instead of moving out they added on. The outcome was stunning! Below is the before shot and here is what it turned into. The drone shot with Greenville's downtown in the skyline is must see, probably our best photo of the year! 4. Photogenic Kitchen - Our current Build Director, Sean Harvey, Project Managed this kitchen remodel. He also has the unique distinction of being the photographer. Sean isn't a professional photographer (though he may aspire to be), but this kitchen didn't need professional photography. As you can see the beauty and design shine through regardless of who is snapping the photo. 5. Attic Living - When was the last time you discovered something valuable about your home? In 2023 we helped clients discover a beautiful room above their heads. Once an unappealing storage area, this attic space turned into something truly inviting. And to think it was always there the whole time, just under the roof. 6. Artistic Flair - We learn so much about our clients during the Design phase of our process. For example some have a real artistic flair when it comes to create a design for their home. Such was the case for these clients. In 2023 their design input resulted in a decorative custom rail and an inspiring doorway. Listen as they tell their remodeling story on the Ready, Set, Renovate podcast! 7. Building a Bridge Collection - One memorable evening of 2023 was the night we took home eight Bridge Awards. That was a first! See the complete list and read about those projects here . - BIG ASK - Building Trust Renovation Blog - South Carolina - Daniel Builders
Get these answers before starting a custom renovation. BUILDING TRUST BLOG BIG ASK Ask these questions before starting a custom renovation. Back to Blog 2018-08-22 Ask the right questions before starting a custom renovation. “If I had an hour to solve a problem and my life depended on the solution, I would spend the first 55 minutes determining the proper question to ask, for once I know the proper question, I could solve the problem in less than 5 minutes.” - Albert Einstein. Identifying a renovation contractor who “best fits” you and your project is a problem-solving process. Simplifying the process requires asking good questions. And not just your questions, but questions the contractor asks as well. You, as a customer, ultimately want to know “Am I getting value worth my money?”, while the contractor (at least a reputable one) wants to know, “Am I getting money worth my value?” A “fit” happens when both sides can confidently answer “yes”. Here are 5 questions to ask and answer before moving forward with a renovation. How long will I live in the house I’m renovating? If you’re planning to move within 2 years a major renovation probably wouldn’t make sense. You’re not likely to recoup money invested. How does the renovation process differ from contractor to contractor? Every contractor is different. Knowing how long a renovation takes, the disruption it causes, how and when selections are made, how change orders are processed, the warranties offered, and other details about the process will help you match yourself with the right contractor. How much will I spend? This may be the most important question you answer. Coming up with a range is good, but a fixed price is best. You may need to be educated on how much things cost, but don’t make an impulse decision. Know your spending limits. Where do I need help clarifying and describing the renovation I want? If you need assistance, a design build approach gives you the best idea of what you’ll receive before actually starting construction. What are reasonable expectations about service and responsiveness? Expecting daily updates is likely overkill, but not hearing from your contractor in several days is not good. Weekly communication should be the expectation. Always wise to stay up to date with your renovation. These are just a few questions, and they can vary. Just don’t miss an opportunity to ask. Be professional, be specific, be straightforward, but always ask. The big question is: What will you ask when your renovation depends on it? For questions that can help you find a reputable contractor, check out this post. Are you contemplating a major home renovation? - BEST RENOVATION METHOD - Building Trust Renovation Blog - South Carolina - Daniel Builders
Identify the difference between Guide Design Build and Traditional Construction. BUILDING TRUST BLOG BEST RENOVATION METHOD Identify the difference between Guide Design Build and Traditional Construction. Back to Blog 2017-07-25 Identify the difference between Design-Build and Traditional Construction. Excerpt from FROM ATLANTA BUSINESS CHRONICLE; Read complete article here . The Problem is Ever Increasing Complexity By definition, design-build is a project delivery method in which one entity takes single-source responsibility for both design and construction. And to many owners, particularly those undertaking the biggest and most complex projects, it’s a godsend. Today’s buildings have more demands placed on them than ever before, meaning today’s projects are more complex than at any time in human history. With increasing specialization in everything from smart building technologies and HVAC setups to energy-efficiency and more, no design professional is an expert in every building element. It takes a robust, multi-disciplined team to get a project right. And therein lies the problem with general contracting. In the traditional general contracting method, owners first hire an architect, who designs the facility, then bid out construction work to contractors, often selecting the low bidder. As a result, there’s a lack of specialized construction expertise on the design team, leading to incomplete, unclear or impractical design specifications. These design challenges inherently cause expensive, time-consuming changes late in the project, conflicts between architect and contractor and, ultimately, increased owner risk. Building Innovation into Projects from the Start By contrast, design-build brings expert construction and trade professionals - who will ultimately be tasked with executing the designs - into the process from the start. These professionals aid the design team by evaluating designs for cost, schedule, constructability, and sustainability at the onset of a project. Specifications can be value engineered from the start. Cost overruns can be eliminated. And schedule can be streamlined. The process paves the way for all project parties, owner included, to work creatively as problem solvers. Innovation is now part of the project, and instead of being encumbered by complexity, owners can take advantage of emerging best practices and technologies. Operating as a cohesive unit from start to finish, the team - again, owner included - identifies better building methods, smarter technologies and best-value solutions. Reducing Uncertainty and Risk Design-build aligns all project parties on one team, eliminating disputes between architect and contractor for the owner to settle. With all project parties working together, the design is more robust and complete, requiring far fewer late-game changes on the job site. And the numbers bear this out. When compared with general contracting, design-build sees 11.4 percent less schedule growth and 5.2 percent less cost growth during construction. That means less uncertainty, fewer change orders and significantly reduced owner risk. Jody Luke Business Development Director, The Korte Company. The Korte Company, founded in 1958, is headquartered in St. Louis, Missouri with offices in Highland, Illinois; Norman, Oklahoma; and, Las Vegas, Nevada. The company manages more than $200 million in annual construction volume. Are you contemplating a major home renovation? At Daniel Builders we have a blueprint for Building Trust. We're not the remodeling contractor everyone chooses, but we want to be the remodeling contractor everyone trusts. BUILDING TRUST BLOG COMPETENT CARPENTERS Sean Harvey & Sam Parkinson discuss our blueprint for Building Trust. Back to Blog 2023-09-25 https://www.youtube.com/watch?v=MEMRWB-30gw At Daniel Builders we have a blueprint for Building Trust. We're not the remodeling contractor everyone chooses, but we want to be the remodeling contractor everyone trusts. If you’ve seen our trucks, you know “Building Trust” is our tagline. Perhaps that sounds like abstract marketing gibberish, but for us it's a very practical pursuit. We're so serious about trust that we've identified five components to building it - Honesty, Communication, Connection, Commitment, and Competence. In this episode of Ready, Set, Renovate we focus on competence, which is defined as an ability to do something successfully or efficiently. To illustrate consider how much you trust a pizza place that makes wonderful pizza. Probably enough to return the next time you want pizza. As a remodeling contractor the same principle applies. We’ve seen clients return for two, three, even four more remodels. On this episode you'll hear from Sean Harvey (Build Director) and Sam Parkinson (Project Manager). Both started with Daniel Builders as carpenters and came up through the ranks. They reached their current roles in large part by being competent carpenters. How did they develop this competence? As you’ll hear Sean and Sam took different paths. One took a traditional approach, while the other learned much under the tutelage of YouTube. It’s a content rich conversation on carpentry competence. Are you considering a remodel, and looking for a trustworthy contractor? Recapping 2021 with Before & After images. BUILDING TRUST BLOG 2021 PROJECT PORTFOLIO Recapping 2021 with Before & After images. Back to Blog 2021-12-30 What a year! Here are a few 2021 milestones and memories from our team. Recapping 2021 with Before & After images. We completed a Historic Renovation in Downtown Anderson. The building is located at 106 Benson Street and now the site of Katharine Marie Bridal . It was originally constructed in the early 1900s and has been beautifully preserved. Now it's another great reason to come to downtown Anderson, SC . Here's the Before & After This "Before" image goes back to the early 1900s: Then fast-forward to 2021 for the "After": We didn't go looking for historic renovations, they just seemed to find us in 2021. Fortunately, we turned out to be pretty good at them. In the summer we completed the renovation of a 120+ year old home. Here's the video recap of that project . Another area where we expanded our ability was in the realm of 3D Renderings. This year we actually created quite an extensive library of these virtual renderings. Here's an example from a bathroom renovation and how we transitioned from before the project began: To the rendering: To reality: In 2021 we saw Lazy Susan and Blind Corner Cabinets reinvent themselves: Every year we capture some stunning "Before & After" photos. This year we went to a whole new level. Before: After: We don't typically build furniture, but this renovation required custom bunk beds for visiting grandchildren. So, here's what we did: In 2021 we added more talent to our already talented team. These folks are definitely gifted, but even better at Building Trust: Thank you for your connection to the DB team. We are grateful to all who helped us fill 2021 with positive memories and milestones. Now on to 2022! Happy New Year! Are you contemplating a major home renovation? - RENOVATE YOUR PURCHASE - Building Trust Renovation Blog - South Carolina - Daniel Builders
Transform any home despite a low housing inventory. BUILDING TRUST BLOG RENOVATE YOUR PURCHASE Transform any home despite a low housing inventory. Back to Blog 2022-05-31 When housing inventory is low you still have an option to transform any home with a Guide Design Build renovation. Housing Inventory in our area (Upstate of South Carolina) is limited and disappears quick. Homes sell almost as soon as they hit the market, sometimes within hours of being listed. People are moving here in droves and they’re coming from all over the country! Finding and buying a home in this area requires quick decision making. Finding that “perfect” home is not likely in these market conditions. Fortunately, you can renovate almost any home into a space you’ll love. Although there are a few basic questions to answer before purchasing a home you’re planning to immediately renovate. Will renovation work price me out of the neighborhood? Just about every home can be renovated (some should be torn down and built from scratch), but just because you can renovate doesn’t mean you always should. Investing too much in a home might be a really bad financial decision. For example, purchasing a $350K home and then spending $300K in renovation work is bad idea when homes in the neighborhood are valued under $400K. Recouping that difference is highly unlikely. Especially if you plan to make another move within 5 years. However, we realize more than financial factors go into a decision to renovate. Will the home’s basic layout stay intact? Moving a kitchen to another part of the home is far more expensive than renovating a kitchen in its current location. Walls can be moved, and rooms enhanced, but completely scraping the general layout (especially as it pertains to plumbing) will drive up cost. Far better to purchase a home where changing the basic layout isn’t necessary. How old is the home? Older homes may be built to stand the test of time, but eventually the 2ndLaw of Thermodynamics and new building codes catch up. Figure out what type of toll time has taken on a home before purchasing it. Home inspectors can help you pinpoint what repair work is need, and sometimes a homeowner may correct before closing. Who was the builder? Every builder has a reputation, and usually with good reason. It’s hard to hide poor quality, at least for long. Knowing who built the home is a good point of reference when trying to anticipate issues that might arise. Are you considering an addition? You may want to add on to a home your purchasing, but to automatically assume you can, would be a mistake. You’ll need a plat to determine setbacks and whether adding on is even possible. Plus, septic system codes impact whether an addition is feasible. Is the electrical system in good condition? It’s a major expense if it isn’t, and wiring is hidden so this expense doesn’t address any aesthetic concerns you have. Qualified electricians are a great resource! Is ceiling height a pain point? Changing a ceiling height isn’t easy or cheap. Transforming an 8 foot ceiling to a 12 foot ceiling is doable (again, almost everything is doable when renovating a home) but not necessarily advisable. Maintaining the current ceiling height will allow you to stretch your renovation budget further. So, you can turn your focus to renovating other aspects of the home. To summarize, buying home is a big decision and even bigger when you plan to renovate as soon as you purchase. Answering the questions above will ensure your vision for renovating is on the right track. Even an unlimited budget requires wise decision making. Your home is an important place, but wastefulness just leads to regret. Our Project Guides will figure out how to fulfill your renovation expectations within your scope, budget, and timeline. Or we’ll acknowledge we can’t. Are you purchasing a home and want to explore renovation ideas with our team? Are you contemplating a major home renovation? - SHK RENOVATION CLASS - Building Trust Renovation Blog - South Carolina - Daniel Builders
Renovate the easy way or by enrolling in a SHK class. BUILDING TRUST BLOG SHK RENOVATION CLASS Renovate the easy way or by enrolling in a SHK class. Back to Blog 2018-11-12 Renovation lessons learned the hard way aren't necessary for anyone to go through. There are plenty of renovation horror stories to learn from. I’m taking a risk here, but it’s worth taking. This blog is meant to warn you. Stay away from the SHK renovation process, and if you've already started, RUN! Never subject yourself to that kind of experience. Customers from the SHK tell us (and quite frequently) how much they regret trying to renovate their home that way. Every single customer of the SHK acknowledges it was not worth it. Full disclosure, the SHK is not some up and coming competitor. Instead, it’s a very costly experience better known as the School of Hard Knocks. Graduates of this “school” come to Daniel Builders after learning valuable renovation lessons the hard way. They all say the same thing, “I had no idea how much time, money and hardship my renovation would cost.” Ironically, the school appeals most to those seeking to save time, money, and hardships. Attending the SHK isn’t necessary. In fact, it’s the only school that truly pays to skip. So how does one avoid learning the lessons the hard way? Short answer: Identify SHK renovators before it’s too late. *Note: A 2015 Houzz showed the top 3 renovation challenges were: Finding the right service provider. Finding the right products and materials. Staying on budget. Really all 3 get resolved by choosing the right service provider.) The SHK renovator typically does minimal upfront legwork prior to starting a project. Time is money, and here’s a story line illustrating how both are easily lost in large quantities during a renovation. See if it sounds familiar. Homeowner seeks contractor for a major renovation project. Homeowner finds contractor A online and contacts him based on multiple online reviews from past customers who speak highly about Contractor A’s ability to provide an excellent renovation experience. Customer meets Contractor A and likes him even more. Customer feels very confident contactor A is competent and will deliver a high quality/low frustration renovation. Yet, homeowner decides to shop for a lower price. And he finds contractor B. Contractor B says he can do everything Contractor A, but at a price the homeowner wants to hear. So, the homeowner moves forward with contractor B. Fast forward 3 months. Homeowner’s expectations are shattered. Contractor B’s actual price escalates well beyond his estimates, while his level of quality and service decline. Homeowner fires Contractor B, loses money, and tries to figure out how to start over. Hopefully, these valuable lessons were truly learned and the homeowner never re-enrolls in the SHK, or the cycle is certain to repeat itself. No major renovation should start without first doing major legwork. Good contractors realize this and plan accordingly in 3 areas. Before anyone swings a hammer there should be real clarity on the scope of work and price. Here are 3 deliverables you need before beginning a major renovation. Design - creating your design with the help of a designer or architect ensures your finished project looks like what you want. Plus, this process uncovers new design options, as well as products the homeowner never knew existed. Detailed Scope - take time with your contractor to spell out the full and detailed scope of work, making all selections. Doing this legwork before starting shows you exactly what you’re paying for. Nobody wants to get less than what they expect. A detailed scope ensures you won’t. Fixed Cost - Cost surprises are rarely positive. When was the last time someone heard, “Your project is going to cost a few thousand less than we estimated?” Doesn’t happen. You no longer need to estimate when you have a clear design and detailed scope (including selections). You can have a fixed cost at the start. Are you contemplating a major home renovation? - 2022 Preservation Honor Award Winner - South Carolina - Daniel Builders
Daniel Builders recognized with a state honor by Preservation South Carolina for an historic renovation of a commercial building in downtown Anderson SC. 2022 2022 PRESERVATION HONOR AWARD WINNER HISTORIC BRIDAL BOUTIQUE Daniel Builders was named 2022 Preservation Honor Award Winner for their "East Benson Street" commercial renovation. A South Carolina Preservation Honor Award celebrates successful and exemplary historic preservation projects around the Palmetto State. Any individual, organization, government agency, or business involved in the preservation of historic buildings, structures, or sites (including archaeological sites, cemeteries, and landscapes) in the state are eligible to receive an Honor Award for a historic preservation project. "THIS BUILDING IS SO FULL OF HISTORY. WE WERE HONORED TO BE TASKED WITH RESTORING ITS ORIGINAL BEAUTY AND CHARM." - BOB CORD, DANIEL BUILDERS In the Fall of 2020, Daniel Builders assisted Danny Walker, a local businessman, with the rehabilitation of 106 East Benson Street, a commercial building on Anderson’s public square. Anderson’s downtown is primarily comprised of late 19th century brick commercial buildings, many of which have undergone unsympathetic renovations which have altered or destroyed their architectural integrity. This building was one of the most altered, the late Victorian ornamentation had been completely removed from the building and the entire façade, including the windows, was covered in grey painted stucco. The interior had also been obscured by vinyl floors and dropped ceilings hiding the original wood floors and beadboard ceilings. The building had sat vacant for years as an overlooked gap in the city’s historic streetscape, and while this rehabilitation could have retained the poorly planned changes the owner inherited, he decided to do more and take the building back to its former appearance. Historic images of the block allowed the team including Preservation South and Daniel Builders to identify the building’s remaining original features as well as other facades in the vicinity that retain those elements for replication as part of a tax credit rehabilitation. On the interior, additions were removed and the original floors were refinished, the plaster walls were repaired and the beadboard ceilings were patched and painted. The largest changes took place on the exterior, the later stucco façade was removed exposing the original brick and former window openings. The missing tin window hoods and parapet cornice were measured from other surviving examples and recreated using modern materials. The storefront was recreated based on historic images and the entire building was repainted in a more appropriate scheme that incorporated one of the tenant’s colors. The building now houses Katharine Marie Bridal on the first floor and a co-working space on the second.
