This kitchen remodel offers some ideas! “A place for everything and everything has its place” is a proverb some say originated in the 17th century. It’s the perfect proverb for someone designing a custom kitchen pantry. In this award-winning kitchen remodel , Daniel Builders partnered with Carolina Closets to create a pantry characterized by order and accessibility. Lindsey Johnson is the design consultant from Carolina Closets who contributed to this kitchen’s transformation story. Because the best kitchen makeovers have a cohesive aesthetic, the pantry is worth highlighting. You wouldn’t know based on the photo below, but it’s hidden in plain view! Thanks to the Woodshop , the hidden pantry door blends seamlessly into the custom cabinetry. One of the challenges of any remodel is space planning. Daniel Builders has reconfigured countless kitchens so space is allocated to the client’s liking. While this project was being designed, the Daniel Builders team reworked portions of the floor plan to achieve better flow and functionality. The existing home had an 18-foot covered exterior entryway with flower beds on either side of the front door, but the flowerbeds were in an unusual place…under the roof! All in all, the space on either side of the entryway was completely wasted! The Daniel Builders design team repurposed 9 feet of the entryway into a hidden pantry and laundry room. They identified areas to demo (indicated in red below) to create the new hidden pantry floor plan. The walk-in pantry dimensions are approximately 5.5’ wide by 8’ deep. A window was also added to allow natural light to stream in. Once the walls were in place, the team knew they needed a pantry design expert to organize the space, and that’s when Lindsey Johnson with Carolina Closets got involved. If you’re looking for kitchen pantry organization ideas, Lindsey creates the perfect strategy to incorporate pantry inserts, organizers, and shelving systems. A few features of this hidden pantry include: 1. Adjustable shelves – great for cookbooks, small appliances, and food 2. Vertical dividers – great for pans, cutting boards, and serving platters 3. Wire baskets – great for snacks or vegetables 4. Drawers – great for serving utensils and food 5. Albert Einstein once asked: “ If a cluttered desk is a sign of a cluttered mind, of what, then, is an empty desk a sign of ?” That’s witty and humorous, but let’s face it, when it comes to your work you want more clarity and less clutter. That’s precisely what our team at Daniel Builders strives for in our quest to be a World Class organization. Field staff (carpenters and project managers) aren’t working from a desk, but they do have mobile offices. Their trucks and vans serve this purpose. Keeping tools safe, secure and easily accessible is essential to our Build processes. Here’s why we emphasize an organized and clean work vehicle: Saves Time - Time is limited, and few things are more frustrating than searching for a missing tool. Looking for lost items is time consuming. A carpenter who’s able to access the right tool precisely when needed is utilizing time wisely. Afterall, carpenters are paid for their carpentry skills, not their ability to locate missing tools. Reduces Frustration - Complex Design-Build renovation projects are challenging enough. Adding additional aggravation is the last thing that's needed. Lost tools and an inefficient workspace will intensify frustration, not reduce it. Keeps Everyone Safe - Driving a vehicle full of tools is hazardous. Think about it, you have a vehicle full of potentially dangerous projectiles. Slamming the breaks will launch those projectiles if they’re not secured in their appropriate place. Keep those tools buckled up! Communicates Excellence - Being World Class is not just about what you produce, it’s also how you produce it. World Class workspaces are organized and focused. Your appearance and presentation are always communicating something, for better or worse. A disorganized vehicle reflects poorly on the brand you represent. Maximizes Tool Longevity - Keeping tools organized, easily accessible and safely secured translates to fewer damaged tools. In return they’ll serve you well for years to come. Allowing them to bounce in a truck bed or the back of a van reduces their usefulness over the long haul. Maintaining a clean and organized vehicle requires extra effort and focus, at least initially. Comparing and contrasting two methods for pricing a custom renovation; Cost Plus Pricing vs Fixed Cost Pricing is the topic discussed by Steve Carson and Larry Myers. At some point the "price conversation" happens for every custom renovation. Generally speaking, there are 2 ways a client receives their price. Many builders take a Cost Plus approach, while others take a Fixed Cost (or Fixed Price) approach. In this episode of Ready, Set, Renovate! Steve Carson and Larry Myers compare and contrast these 2 approaches. Both are reputable builders and have given much thought to how they price their projects. No detail was overlooked as the original set of disjointed spaces were reimagined into a synergistic flow that now features an expanded custom kitchen, new walk- in pantry, mudroom, laundry space, gracious living area, new outdoor four seasons living space, and an elegant master suite. The main living space boasts a custom dry bar and a tiered peninsula that offers additional seating and frames the view from the kitchen. A custom fireplace surround and built-in bookcases beautifully anchor the open great room, while exquisite stone tile and Fantasy Brown marble accentuate focal points throughout the home, providing it with a seamlessly unified aesthetic inviting you to relax and enjoy. Loved ones' faces and helping hands probably come to mind. Hurricane Helene taught us two things: 1) Compassion thrives in crisis. 2) Right relationships foster resiliency. In the storm's aftermath, the Daniel Builders team supported old friends and forged new relationships. In this episode, we acknowledge the hardships caused by Helene, while also celebrating relationships forged by the storm. One of our old friends is Larry Gluck. He describes how Hurricane Helene impacted his home in the Cliffs at Keowee Vineyards. While a custom build is complex, a custom rebuild presents its own unique challenges. Full bathroom remodel with ADA roll in shower awarded the Bridge Award by the Greenville Home Builders Association for the highest degree of difficulty to build. 2022 2022 BRIDGE AWARD WINNER (100K - 200K) TRADITIONAL ADA BATHROOM Daniel Builders was named 2022 Bridge Awards Winner for “Highest Degree of Difficulty in a Partial Home Remodel $100K-$200K” for the “Ruskin Square” house. The Bridge Awards are presented annually by GBS Building Supply and produced by the Home Builders Association of Greenville to recognize excellence in craftsmanship and professionalism in the Home Building industry in the Upstate. "SUCH A UNIQUELY BEAUTIFUL BATHROOM THAT'S ADA COMPLIANT. THE WIFE LOVED THIS BATHROOM SO MUCH SHE JOKED HER HUSBAND WASN'T ALLOWED TO ENTER IT." - BOB CORD, DANIEL BUILDERS One of the primary goals driving this renovation was opening the floor plan to enhance the ability of the homeowners to age in place. With concerns for mobility in the future, the client requested an ADA roll-in shower and the removal of the water closet in favor of a more open plan. Opening walls and expanding the shower also helped meet a secondary goal to increase the natural light in what was originally a fairly dark space. An early idea was to add or enlarge windows, but this brought some challenges including the exterior look of the home, privacy, and use of the outdoor space. Instead, fewer walls, the addition of glass, and the combination of gorgeous, reflective marble with a delicate Schumacher wall covering accomplished a bright and elegant space. Finally, the custom vanity features a built-in mirror on the linen tower. This feature, combined with the recessed drawer stack and breakfront counter top allows the homeowner a small niche where she can sit to use the vanity while still maintaining the needed storage space within the cabinets. The design team worked to address every functional detail to provide for the client’s needs while also capturing a classic interior style that blends seamlessly with the original design of this beautiful southern home. Unfortunately, the layout was completely compartmentalized and cramped. In particular the kitchen and master bathroom were barely functional, reading as afterthoughts compared to the grand architectural design throughout the rest of the home. The client’s vision was two-fold; open these spaces to more livable, realistic proportions and bring a decidedly modern and exciting flair to the aesthetic. Decisions were made to extend the footprint of the kitchen by 2 feet which would allow for a 9’x4’ central island and to widen an existing passthrough between the kitchen and great room so that the homeowners can view the lakeshore from their workspace. Flat panel custom cabinets in a combination of custom painted maple and stained sepele woods brought modern appeal without overwhelming the beautiful natural wood beams and soaring ceilings with skylights which are the intended focal points. In the master bath, the clients wanted something truly special. Together we created an open wet room concept for the shower and tub area, and continued the rich sepele wood cabinetry that is also featured in the kitchen and dining spaces. The mosaic feature wet room wall celebrates its unusual shape that is due to a low roof line in the home’s exterior. The random scatter homemade triangular tiles were plotted on the floor of the master bedroom one piece at a time so the client could visualize design before installation. It took and a lot of patience for the tile tradesmen to transfer the pattern and install the tile on the shower walls. BUILDING TRUST BLOG BENEFICIAL FAILURES Allow us to share what we learned through failure. < Back Will Cord 2019-04-16 Becoming a sought after renovation contractor didn't happen instantly for Daniel Builders. There were some hard lessons we learned and willingly share. You’re the beneficiary of our failure. “I didn’t fail. I just found 2000 ways not to make a lightbulb.” - Thomas Edison. Call it what you want, but these 7 things we got wrong. We could deny getting it wrong, but what good is that? Owning failure has much greater benefit for you, our target market, to reap. Greater value comes to you because of lessons failure taught us. Here’s where we failed and found a better way. Pricing Failure - More than once we paid dearly for underquoted projects. Quoting errors revealed our great need for a design build process. It was obvious. When you carefully design and clearly scope a project (making all selections upfront), pricing is accurate - even the very best "educated guesses" aren't as accurate. Implementing the design build process gave our business long term stability. After all, what good is a lifetime warranty when a business doesn't survive? Identity Failure - We tried to be a “do it all” contractor. Any project, regardless of size, scope, or budget, we tried to make work. Big fail. This approach gave us no identity. No focus. No niche. Our customer base showed us we have a strength – renovations. Design build renovations became our exclusive niche. We no longer try to do it all. Instead, you now have a highly specialized renovation contractor. Communication Failure - Verbal communication is one of our strengths, but it created a problem. We relied too heavily on it. Important details were being communicated in conversation but forgotten. Who remembers all conversations perfectly? Not us. Not our customers. We made follow-up emails mandatory after important conversations. Now the phrase “I thought you said….” isn’t necessary because it's in writing. Finishing Failure - Who wants to live in a home continually “under construction”? A good renovation contractor wants your project finished as much as you do. “Project dribble” is phrase we coined to describe the plethora of little issues that keep projects from finishing on time. Eventually dribble got our full attention, and we found proactive was to prevent it. So, your estimated date of completion isn't delayed by dribble. Lead Generation Failure - We used Service Magic, a lead generation company, in the early days of our business. Big mistake. It didn't take long to figure out you, our customers, are the best referral partners. That shouldn’t be a shocker. When you’re happy with our service and quality you talk about it ( and many are talking. ) So we canceled Service Magic, and put even more effort in delighting you, and strengthening client relationships. It's a win-win for you and us. Giving Failure - We’re passionate about giving. “Generous Giving” is one of our core values. And giving “too much” to charity has never been a regret. But we have given too much to non-charitable causes. We pumped too much time, effort, and insights into projects that never materialized, and toward customers who never moved forward. We figured out charging a small consultation fee is a great way to gauge a client's level of commitment. Now business efforts are more aligned with you, the paying customer, and charitable efforts with those in real need. Acknowledging Failure - Why are so many business owners unwilling to acknowledge failure? Maybe they feel threatened by transparency.
