Decisions were made to expand the footprint of the kitchen by two feet which allowed for a 9’x4' central island; and to widen an existing passthrough between the kitchen and great room so homeowners could take in a view of the lake shore from their workspace. For over a year Daniel Builders has been telling the story of a historic home remodel in downtown Pendleton South Carolina. This home remodel provides a realistic overview of the challenges and setbacks of remodeling a century old home. CENTURY HOME REMODEL Must-See Documentary | Pendleton, SC This home was originally constructed over 100 years ago. Daniel Builders performed a full remodel of this beautiful historic home. The house was stripped down to the studs and expanded with a two-story addition, resulting in an increase of total living space from 2,200 square feet to 3,900 square space. The remodel incorporated many reclaimed materials to achieve a finished product that harkens back to the home’s original construction. The beam and mantle in the living room were crafted from old framing materials, while the wainscoting in the dining room was made from reclaimed paneling salvaged from the old addition that was demolished. The ceiling and fireplace in the master bedroom were also constructed using reused materials. Attention to detail and commitment to maintaining the original character is immediately evident upon entering the home. The additional square footage (1700 square feet) enhances functionality while bolstering the home’s historic charm. Modern and classic design elements are beautifully blended to endure for decades to come. This project also received a Bridge Award for "Best Special Feature: Lighting." The Bridge Awards are presented annually by GBS Building Supply and produced by the Home Builders Association of Greenville to recognize excellence in craftsmanship and professionalism in the Home Building industry in the Upstate. "CUSTOM PROJECTS ALWAYS HAVE UNIQUE FEATURES. THES PROJECTS WERE ESPECIALLY UNIQUE. THEY INCLUDED SOME MASSIVE TILE IN THE BATHROOM AND SPECIALTY LIGHTING IN A CONVERTED CRAWL SPACE TURNED CELLAR." - BOB CORD, DANIEL BUILDERS Master Bath: Beyond upgrading the dated interior, some of the client’s biggest goals for this potential-filled 386 square feet of Master Bathroom space was to create better traffic flow, more shower space and additional closet storage. All existing interior was completely demolished at the start the of this renovation. Defining characteristics of this Design-Build renovation are custom floating vanities with MTI Baths Boutique Collection vanity tops and Integrated sinks, Isenburg matte black wall mounted faucets, B&F Marble Systems Marmara Avenza Light & Dolomite tile accent wall, dimmable backlit mirrors by IB Mirror, Sonneman LED wall sconces, and recessed custom shelving with LED backlighting. A custom zero entry tile shower was designed utilizing the Wet Style Feel Collection matte black shower base, B&F Elegance 24” x 48” Statuario matte porcelain tile walls and bench, and Isenburg matte black shower fixtures and body sprays. Flooring throughout the bathroom was B&F Elegance 24” x 48” Nero Marquina matte porcelain tile. Lighting for this renovation came via a Klus wall integrated LED system. As for bathing, a Barclay freestanding tub with Isenburg matte black tub filler was installed. No detail was overlooked during this Master Bathroom transformation from an outdated area to a delightful new space that thrilled the homeowners. Wine Cellar: The client’s vision for this hidden space, accessed via a secret passageway, was to incorporate elements of modern design to create a wine cellar of unequaled flair. “Before” photos reveal a dark, unrefined basement area prior to undergoing extreme transformation. The effort to convert the original wine cellar into a finished space began with the installation of a waterproofing system. Relocation of existing wiring, plumbing, and HVAC ducting followed, to create the necessary headroom for a finished ceiling. The most eye-catching aspect of this renovation is the lighting. Light sources include Klus wall and ceiling integrated LED strip lighting, LED backlighting for the wine rack, LED up lighting at custom floating shelves, and LED stair riser lighting. The homeowner’s inspiration for the ceiling was to create a lighting arrangement that appeared as “pick-up sticks” that were randomly dropped. A Silver Cloud leathered granite countertop with a mitered waterfall edge sits atop custom-built cabinetry, and is complemented by in-countertop pop-up receptacles, an Elkay quartz sink, and an Isenburg matte black faucet. Under the counter is a beverage cooler and an ice maker. The flooring consists of B&F Elegance 24” x 48” Nero Marquina matte porcelain tile, along with an accent strip of polished black pebbles below the sleek wine rack from STACT. BUILDING TRUST BLOG SHK RENOVATION CLASS Renovate the easy way or by enrolling in a SHK class. < Back Will Cord 2018-11-12 Renovation lessons learned the hard way aren't necessary for anyone to go through. There are plenty of renovation horror stories to learn from. I’m taking a risk here, but it’s worth taking. This blog is meant to warn you. Stay away from the SHK renovation process, and if you've already started, RUN! Never subject yourself to that kind of experience. Customers from the SHK tell us (and quite frequently) how much they regret trying to renovate their home that way. Every single customer of the SHK acknowledges it was not worth it. Full disclosure, the SHK is not some up and coming competitor. Instead, it’s a very costly experience better known as the School of Hard Knocks. Graduates of this “school” come to Daniel Builders after learning valuable renovation lessons the hard way. They all say the same thing, “I had no idea how much time, money and hardship my renovation would cost.” Ironically, the school appeals most to those seeking to save time, money, and hardships. Attending the SHK isn’t necessary. In fact, it’s the only school that truly pays to skip. So how does one avoid learning the lessons the hard way? Short answer: Identify SHK renovators before it’s too late. *Note: A 2015 Houzz showed the top 3 renovation challenges were: Finding the right service provider. Finding the right products and materials. Staying on budget. Really all 3 get resolved by choosing the right service provider.) The SHK renovator typically does minimal upfront legwork prior to starting a project. Time is money, and here’s a story line illustrating how both are easily lost in large quantities during a renovation. See if it sounds familiar. Homeowner seeks contractor for a major renovation project. Homeowner finds contractor A online and contacts him based on multiple online reviews from past customers who speak highly about Contractor A’s ability to provide an excellent renovation experience. Customer meets Contractor A and likes him even more. Customer feels very confident contactor A is competent and will deliver a high quality/low frustration renovation. Yet, homeowner decides to shop for a lower price. And he finds contractor B. Contractor B says he can do everything Contractor A, but at a price the homeowner wants to hear. So, the homeowner moves forward with contractor B. Fast forward 3 months. Homeowner’s expectations are shattered. Contractor B’s actual price escalates well beyond his estimates, while his level of quality and service decline. Homeowner fires Contractor B, loses money, and tries to figure out how to start over. Hopefully, these valuable lessons were truly learned and the homeowner never re-enrolls in the SHK, or the cycle is certain to repeat itself. No major renovation should start without first doing major legwork. Good contractors realize this and plan accordingly in 3 areas. Before anyone swings a hammer there should be real clarity on the scope of work and price. Here are 3 deliverables you need before beginning a major renovation. Design - creating your design with the help of a designer or architect ensures your finished project looks like what you want. Plus, this process uncovers new design options, as well as products the homeowner never knew existed. Detailed Scope - take time with your contractor to spell out the full and detailed scope of work, making all selections. Doing this legwork before starting shows you exactly what you’re paying for. Nobody wants to get less than what they expect. A detailed scope ensures you won’t. Fixed Cost - Cost surprises are rarely positive.
