BUILDING TRUST BLOG START YOUR REMODEL Wondering where to start your remodel? < Back Will Cord 2024-06-07 At Daniel Builders we’re fortunate to have great employees who understand a simple principle: successful remodels require careful planning and communication. In this blog you’ll meet Vicki Jordan, the first point of contact with our prospective clients. If you’re wondering where to start your remodel, Vicki provides valuable insight on the beginning of the process! Building Trust Blog (BTB): How are phone conversations between a general contractor and prospective clients typically arranged? Vicki: People start the process via our website, by going to the Getting Started form . Once that form is completed, I email them and set up a time for our initial phone call. BTB: What conversation topics are discussed during the initial phone call? Vicki: We discuss their project ideas based on the overview they provide via the Getting Started form . During the first phone call, we clarify a few important details including the scope of work. It’s very conversational. The prospective client may be interested in a home addition, a basement conversion, a home remodel, or a commercial remodel. We’ve also helped clients who wanted to build an accessory dwelling unit / tiny house in their backyard! BTB: How do you determine who is a good fit for the Daniel Builders remodeling process? Vicki: We value our process and have seen it produce many successful remodels and additions. If someone sees the benefit of our process, it’s a good indicator they’re the right fit for Daniel Builders. If someone attempts to eliminate steps in our process, another general contractor is likely a better fit for them. BTB: Are you saying Daniel Builders won’t ever modify their remodeling process? Vicki: Not at all. We can and do make special arrangements for our clients. Time constraints are one of the most common accommodations we make. For example, we have planned remodeling projects around a client’s surgery to ensure that they could recover without construction noise. A second accommodation we often make is the meeting format. While we prefer face-to-face contact for its relational value, we serve many clients who remodel a local property while living in another area of the country. In these situations, we provide updates via email and video conferencing. We also provide photos via our online platform so the client can stay informed of our team’s real-time progress. In these instances, it’s best when the client is very responsive and available throughout the remodeling process. BTB: What other topics are discussed during the initial call? Vicki: I ask about past remodeling experiences, expectations, and budget. Quoting happens later in our process, but I can provide a benchmark for a particular area of the home – general bathroom remodel cost or kitchen remodel cost, for example. I also ask how they heard about Daniel Builders. BTB: How long does this initial conversation typically last? Vicki: Somewhere between 15 to 30 minutes. BTB: What happens after your conversation? Vicki: If a project seems like the right fit for both parties, I schedule a Project Vision Meeting (PVM). I also send a survey to the client to help our design team better understand their preferences. During the PVM meeting, one of our team members (a Project Guide) visits the client at their home for about an hour, maybe two, depending on the size of the remodel. BTB: Then what happens? Vicki: A week or two after the PVM, the client will receive a broad scope of work and a range of cost for the project. If the client is comfortable with the scope of work and projected range, they sign a Design agreement and move into our Design phase. BTB: How long does the Design process take? Vicki: It depends on the scope, complexity of the remodel, and the client’s availability to make selections and decisions. It can be anywhere from a month to four months. When Design is complete, the client receives a detailed scope of work, architectural drawings (if necessary), a complete list of all the selections, and a fixed price quote. At this point, the client signs a Build agreement and moves into the Build phase. Much effort goes into the Design process, so the client can know exactly what they are getting. Clarity for everyone involved is important to eliminate surprises during Build. This approach is all part of how we’re Building Trust. BTB: What is best part of your role? Vicki: I enjoy getting to know our clients, hearing their stories, and learning about their passions. I especially love explaining how we build trust through our workmanship warranty and weekly updates. Clients find our responsiveness very reassuring, especially clients who don’t live at the property full-time. For clients who plan to reside at the site during the remodel, I enjoy assuring them that our team is sensitive and respectful of their privacy, especially when it comes to aging parents and young children. We truly value client feedback that discusses not just the quality of our work but the relationships we have built and how our clients felt while interacting with our team. Many homes in Greenville, SC are being remodeled, that’s because of the number of homes, especially around downtown Greenville that have reached the stage where they are ready to be remodeled. When does a home reach this point and become ready or “ripe” for a custom home remodel. No exact date exists. Some homes age gracefully, others start falling apart while still under construction. BUILDING TRUST BLOG GIVING TUESDAY SPOTLIGHT Daniel Jachens, Daniel Builders Co-founder, shares about a team mission trip to Guatemala. < Back Will Cord 2024-12-02 Daniel Jachens, Co-founder of Daniel Builders, shares about a recent mission trip where the team partnered with Prince of Peace Church to assist Camp Mahanaim in Puerto San Jose, Guatemala. How is Daniel Builders ministering in Guatemala? Daniel Builders has made one to two trips a year to foster a relationship with Prince of Peace Church and has headed up the construction portion of their Guatemala ministry for 8 years. How did Daniel Builders choose Guatemala as the destination for generous giving and initially connect with Prince of Peace Church? We traveled to Guatemala about 8 years ago to explore several different ministry opportunities. We felt a strong need to serve Puerto San Jose and partner with Prince of Peace Church. The church had a vision to build Camp Mahanaim and owned the property for about 15 years before our arrival. At the time, they did not have the funds or resources to make it happen. God worked to fulfill both their vision and our desire to help! How does Prince of Peace Church use Camp Mahanaim to serve the community? They have hosted several camps and use the facility to reach the young people for Christ. They would also like to rent the facility to other church groups. Can you tell us more about the specific project or projects your team worked on during the trip? Over the years, we have learned how to do many different things that we are not accustomed to in the States. Being in another country where things are done much differently, we always tend to learn a lot! We have dug foundations, hand-mixed concrete for large areas, cut down trees with machetes, coated walls with stucco, and laid a lot of block! We've also performed plumbing and electrical work. On our last trip, our main focus was painting. What were the primary goals you aimed to achieve during this trip? Our goal on this last trip was to get the camp ready for the first real camp session. This included painting, cleaning, and setting up beds for the campers. What was the reaction of the local community to your team's efforts? The church and community are so welcoming and loving to us each time we visit. It is a true pleasure to be able to go and serve. They have become family to several who go regularly. How do you measure the success of this trip? Did it meet your expectations? It is hard to measure, but we did what we came to do. Whenever you go on a trip like this, it is important to be flexible as far as schedule and daily tasks. As participants in what the community is already doing, we do not want to act like the boss or take control. Can you share a story or moment from the trip that has stuck with you and why it’s meaningful? There are many, but one of the most memorable things from this last trip happened as we were getting ready for the camp to start. I drove the 12-passenger van to pick up the kids to bring them to the camp. We packed in way too many, and there was luggage everywhere! To see the excitement on their faces and learn that this was the first time that many of these 15 and 16-year-olds had been away from home. .. it was an amazing opportunity to impact these young people! During that weekend, about a dozen of them gave their lives to Christ, and it was neat to see God work! How can others in the construction industry contribute to similar charitable efforts? There are many opportunities to get involved in a ministry and so many places that need help. I would encourage anyone to pick a spot or ministry and devote your resources to that cause! How has this experience shaped your view of the construction industry's potential to make a difference globally? There have been so many benefits to employees and seeing relationships grow. It is hard but worth it! God has blessed our lives significantly through this ministry. Though it's our desire to go and give, most often, it's actually us who receive the blessing. I think that God can use all our gifts and talents. If we were to really use the potential that God has given us, wow, it would be amazing to see the difference that could occur in our world! The Bridge Awards are presented annually by GBS Building Supply and produced by the Home Builders Association of Greenville to recognize excellence in craftsmanship and professionalism in the Home Building industry in the Upstate. "THIS WAS AN ESPECIALLY COMPLEX CEILING AS SEEN IN THE PHOTOGRAPHY, BUT OUR CRAFTSMEN WERE UP FOR THE CHALLENGE AND DID EXQUISITE WORK." - BOB CORD, DANIEL BUILDERS This lakefront home features 4 gable roof lines that all meet at a central peak in the center of the living area. Our goal was to create parallel lines with 3’’ tongue and grove across each ceiling plane, while also accounting for variance of existing structure. Shadow lines in the trim were utilized to create intentional reveals throughout the ceiling, and the ceiling was scribed to the existing fireplace. Lindsey Johnson is the design consultant from Carolina Closets who contributed to this kitchen’s transformation story. Because the best kitchen makeovers have a cohesive aesthetic, the pantry is worth highlighting. You wouldn’t know based on the photo below, but it’s hidden in plain view! Thanks to the Woodshop , the hidden pantry door blends seamlessly into the custom cabinetry. One of the challenges of any remodel is space planning. Daniel Builders has reconfigured countless kitchens so space is allocated to the client’s liking. While this project was being designed, the Daniel Builders team reworked portions of the floor plan to achieve better flow and functionality. The existing home had an 18-foot covered exterior entryway with flower beds on either side of the front door, but the flowerbeds were in an unusual place…under the roof! All in all, the space on either side of the entryway was completely wasted! The Daniel Builders design team repurposed 9 feet of the entryway into a hidden pantry and laundry room. They identified areas to demo (indicated in red below) to create the new hidden pantry floor plan. The walk-in pantry dimensions are approximately 5.5’ wide by 8’ deep. A window was also added to allow natural light to stream in. Once the walls were in place, the team knew they needed a pantry design expert to organize the space, and that’s when Lindsey Johnson with Carolina Closets got involved.   • Traditional ADA Bathroom Verdae - South Carolina - Daniel Builders

    ADA shower in master bathroom was part of an extensive renovation which aging in place as a key consideration for this project that garnered a Bridge Award for the highest degree of difficulty. TRADITIONAL ADA BATHROOM Verdae 2022 Bridge Award Bathroom One of the primary goals driving this renovation was opening the floor plan to enhance the ability of the homeowners to age in place. With concerns for mobility in the future, the client requested an ADA roll-in shower and the removal of the water closet in favor of a more open plan. Opening walls and expanding the shower also helped meet a secondary goal to increase the natural light in what was originally a fairly dark space. An early idea was to add or enlarge windows, but this brought some challenges including the exterior look of the home, privacy, and use of the outdoor space. Instead, fewer walls, the addition of glass, and the combination of gorgeous, reflective marble with a delicate Schumacher wall covering accomplished a bright and elegant space. Finally, the custom vanity features a built-in mirror on the linen tower. This feature, combined with the recessed drawer stack and breakfront counter top allows the homeowner a small niche where she can sit to use the vanity while still maintaining the needed storage space within the cabinets. The design team worked to address every functional detail to provide for the client’s needs while also capturing a classic interior style that blends seamlessly with the original design of this beautiful southern home.
