The series provides a realistic overview of the challenges and setbacks of remodeling a century old home. • BE CLEAR - Building Trust Renovation Blog - South Carolina - Daniel Builders

See your custom renovation in 3D before its reality. BUILDING TRUST BLOG BE CLEAR See your custom renovation in 3D before its reality. < Back Will Cord 2020-11-12 Our Design team can utilize 3D renderings like these on large, multi-room renovations. They are unbelievably realistic, and sometimes difficult to distinguish from an actual photograph. In addition to this WOW factor, 3-D renderings have 7 practical benefits for both client and contractor. Clarifies Vision - Why waste a thousand words (or more) when a picture is available? A rendering can accelerate clarification for all involved in the renovation process and provides far more clarity than 2D renderings. Identifies Problems - Is the renovation feasible to build? A 3D rendering helps identify structural integrity issues and enhances spacial awareness. Reduces Delay - What is the #1 way to ensure a successful renovation? Answer: Establish shared expectations between contractor and client. Unshared expectations cause inefficiencies, frustrations, and can easily turn into a renovation train wreck. A 3D rendering showcases an outcome everyone can understand. Reveals Options - Is there a mental block regarding Design ideas? A clear project rendering triggers ideas and inspiration. Optimizes Distribution - Would hearing the opinion of others be helpful? 3D rendering software is easy to upload and share via Dropbox. Being able to efficiently share a rendering allows for rapid feedback from friends and family. Strengthens Accountability - Does the renovation match the 3D rendering? If not, why not? A 3D rendering creates a visual agreement between contractor and client. It’s the standard by which a finished renovation can be evaluated. Any discrepancy can be traced to a responsible party. Prevents Letdown - Are you happy with the finished product? No one wants to regret a big purchase. And a contractor especially doesn’t want (or shouldn’t want) anyone to experience buyer’s remorse. Afterall happy clients are the link to future business. Seeing the finished renovation before moving forward minimizes letdown. Blindly buying a custom renovation isn’t necessary. See it first with a 3D rendering and move into the build process with confidence. Are you contemplating a major home renovation? Vicki Jordan offers insight! < Back Will Cord 2024-06-07 At Daniel Builders we’re fortunate to have great employees who understand a simple principle: successful remodels require careful planning and communication. In this blog you’ll meet Vicki Jordan, the first point of contact with our prospective clients. If you’re wondering where to start your remodel, Vicki provides valuable insight on the beginning of the process! Building Trust Blog (BTB): How are phone conversations between a general contractor and prospective clients typically arranged? Vicki: People start the process via our website, by going to the Getting Started form . Once that form is completed, I email them and set up a time for our initial phone call. BTB: What conversation topics are discussed during the initial phone call? Vicki: We discuss their project ideas based on the overview they provide via the Getting Started form . During the first phone call, we clarify a few important details including the scope of work. It’s very conversational. The prospective client may be interested in a home addition, a basement conversion, a home remodel, or a commercial remodel. We’ve also helped clients who wanted to build an accessory dwelling unit / tiny house in their backyard! BTB: How do you determine who is a good fit for the Daniel Builders remodeling process? Vicki: We value our process and have seen it produce many successful remodels and additions. If someone sees the benefit of our process, it’s a good indicator they’re the right fit for Daniel Builders. If someone attempts to eliminate steps in our process, another general contractor is likely a better fit for them. BTB: Are you saying Daniel Builders won’t ever modify their remodeling process? Vicki: Not at all. We can and do make special arrangements for our clients. Time constraints are one of the most common accommodations we make. For example, we have planned remodeling projects around a client’s surgery to ensure that they could recover without construction noise. A second accommodation we often make is the meeting format. While we prefer face-to-face contact for its relational value, we serve many clients who remodel a local property while living in another area of the country. In these situations, we provide updates via email and video conferencing. We also provide photos via our online platform so the client can stay informed of our team’s real-time progress. In these instances, it’s best when the client is very responsive and available throughout the remodeling process. BTB: What other topics are discussed during the initial call? Vicki: I ask about past remodeling experiences, expectations, and budget. Quoting happens later in our process, but I can provide a benchmark for a particular area of the home – general bathroom remodel cost or kitchen remodel cost, for example. I also ask how they heard about Daniel Builders. BTB: How long does this initial conversation typically last? Vicki: Somewhere between 15 to 30 minutes. BTB: What happens after your conversation? Vicki: If a project seems like the right fit for both parties, I schedule a Project Vision Meeting (PVM). I also send a survey to the client to help our design team better understand their preferences. During the PVM meeting, one of our team members (a Project Guide) visits the client at their home for about an hour, maybe two, depending on the size of the remodel. BTB: Then what happens? Vicki: A week or two after the PVM, the client will receive a broad scope of work and a range of cost for the project. If the client is comfortable with the scope of work and projected range, they sign a Design agreement and move into our Design phase. BTB: How long does the Design process take? Vicki: It depends on the scope, complexity of the remodel, and the client’s availability to make selections and decisions. It can be anywhere from a month to four months. When Design is complete, the client receives a detailed scope of work, architectural drawings (if necessary), a complete list of all the selections, and a fixed price quote. At this point, the client signs a Build agreement and moves into the Build phase. Much effort goes into the Design process, so the client can know exactly what they are getting. Clarity for everyone involved is important to eliminate surprises during Build. This approach is all part of how we’re Building Trust. BTB: What is best part of your role? Vicki: I enjoy getting to know our clients, hearing their stories, and learning about their passions. I especially love explaining how we build trust through our workmanship warranty and weekly updates. Clients find our responsiveness very reassuring, especially clients who don’t live at the property full-time. For clients who plan to reside at the site during the remodel, I enjoy assuring them that our team is sensitive and respectful of their privacy, especially when it comes to aging parents and young children. We truly value client feedback that discusses not just the quality of our work but the relationships we have built and how our clients felt while interacting with our team. • AFTER THE STORM - Building Trust Renovation Blog - South Carolina - Daniel Builders

Take this approach preparing for storm damage. BUILDING TRUST BLOG AFTER THE STORM Take this approach preparing for storm damage. < Back Will Cord 2017-09-12 The forethought necessary to renovate and repair your home after storm damage has occurred. Here are 7 ways to approach storm damage to your home. Stay Safe - first & foremost keep yourself out of harm’s way. Climbing on your roof with a chainsaw is highly inadvisable. Damage to your home is far better than personal injury or death. Minimize Damage - Find a reputable tree arborist to remove fallen trees/heavy limbs from your home, immediately tarp the area, and remove valuable furniture from the area to minimize further water damage. Quick, temporary repairs prevent further damage until the major structural issues can be corrected by a contractor. Be Patient - Fixing true structural damage is a process that requires careful planning and craftsmanship. Making unwise decisions to “speed up the process” causes more time-consuming problems. Choose Your Contractor Wisely - Get references, read reviews, and ask the 7 interview questions . Stay Local - Local contractors understand local permitting laws, and their reputation isn't a major mystery if they've been in the area for a while. Plus, they're less likely to skip town without warning. Get Everything in Writing - Verbal agreements don’t mean much until they’re in writing. Written agreements not only protect against fraud, but they also minimize disputes and misunderstandings regarding project expectations. Meet Project Manager - Meeting face to face with your “point person” (ie. person responsible for completing your repairs) ensures A) you're communicating with the right person and B) you're comfortable with this person being in and around your home once the project is underway. Are you seeing major storm damage in your area? Let us know how Daniel Builders can be a resource to you, your family or friends. • 2022 Bridge Award Winner 450K to 550K - South Carolina - Daniel Builders

Best Kitchen and Best Bathroom awards went to this custom home renovation on McDaniel Ave in downtown Greenville South Carolina. 2022 2022 BRIDGE AWARD WINNER (450K - 550K) TRANSITIONAL OPEN CONCEPT Daniel Builders was named 2022 Bridge Awards Winner for “Best Bathroom and Best Kitchen in a Full Home Remodel $450K-$550K” for the “McDaniel Avenue” house. The Bridge Awards are presented annually by GBS Building Supply and produced by the Home Builders Association of Greenville to recognize excellence in craftsmanship and professionalism in the Home Building industry in the Upstate. "THIS PROJECT HAD SOME UNEXPECTED TWISTS AND TURNS, BUT WE COULDN'T BE MORE PLEASED WITH HOW IT TURNED OUT! IT WAS A TRUE HONOR FOR THESE CLIENTS TO ENTRUST US WITH SUCH A BEAUTIFUL HOME BUILT IN THE 1930S." - BOB CORD, DANIEL BUILDERS This home, built in 1937, was gutted from floor to ceiling. Engineered beams were used to open up a very segmented floor plan and create a better flow from the front to the rear of the home on the main floor. An additional eight hundred square feet was added by enclosing and completing the unfinished basement, transforming it into entertainment space. Throughout the course of this seven month renovation, this home's common areas, kitchen, bathrooms, utility rooms, and bedrooms were completely restored. Additionally, a large six hundred square foot deck with a parking area underneath was built. As expected in a home of this age, when walls were opened we discovered the entire house was completely uninsulated while none of the utilities were up to code. One highly complex element of this remodel requiring extensive engineering insight was removing multiple load bearing walls above a second story. Previous Next Back to Awards Gallery "WE LOVE IT! WE'RE QUITE PROUD OF THE RESULT." - BOB CORD, DANIEL BUILDERS Design details in this beautiful custom home were inspired by the international lifestyle of the homeowner who spent years of her life in Europe. The beauty and also challenge of design was blending straightforward Scandinavian styles with enough traditional charm to integrate with a distinctively southern setting. The architecture respects the geography with a gabled roof and elegant brick detail, and the exterior also incorporates modern touches such as sleek black window frames, board baton, and contemporary light fixtures. The interior is a blend of warm neutrals grounded by sleek black finishes and centered on a soaring, 20’ fireplace surround. The warmth of natural wood beams and white oak floors are beautifully contrasted with clean-lined custom cabinetry and dramatically veined quartz counters. This intentional blending of traditional textures with clean, contemporary lines and color palettes extends to the master suite. There, soft white marble is cut to create a simple yet elegant backdrop for the stunning soaker tub and private view of the garden. This special home was designed to showcase the homeowner’s collection of art and family treasures gathered over a lifetime of travel and special memories. • PICTURE THIS - Building Trust Renovation Blog - South Carolina - Daniel Builders

Generate design ideas and communicate them with photos. BUILDING TRUST BLOG PICTURE THIS Generate design ideas and communicate them with photos. < Back Will Cord 2020-01-22 How photos generate great design ideas and have other benefits in the renovation process. Remodelers love showing off their work. We definitely do, and photos are a great way. Our growing portfolio of photography is an important part of our business, giving visual evidence of our capability. Here’s a little secret though. We can renovate to the level of any photo you find. Yes, all Houzz and Pinterest renovations are doable. In fact, if you are considering a renovation, I’d encourage you to start with photos. Here are 7 reasons why, Photos are great for inspiration - Sometimes you don’t know what you want until you see it. Photos inspire so many great ideas, helping you narrow down the look and scope of your renovation. Photos are great for communication - You may understand what you want, but does your contractor? Using a picture could save you a thousand words. Never start a renovation until you’re certain your contractor shares your expectations. Photos are great for visualization - An architect or designer can use photos to create a plan unique to your living space, helping you and your contractor clearly visualize the outcome. A design literally puts you, the designer and contractor all “on the same page”. Photos are great for selections - Choosing paint colors, fixtures and flooring is easier when you see them in a photo of a completed renovation. Otherwise, you will start with an endless list of samples, which is tedious and trying. (*Note: Seeing samples are a good idea once you’ve narrowed down the options. A good interior designer will arrange this.) Photos are great for valuation - Pricing a project becomes a little more straightforward when you see what you’re purchasing. A picture helps a contractor identify all the necessary selections and specs, and thus price your renovation accordingly. Your goal should be to arrive at a fixed cost before you start demo. Photos are great for evaluation - Not to be confused with #5 , valuation . Having photos at the onset helps you evaluate at the end. They help you answer: Were my expectations met? Photos are great for emotion - Emotion obviously plays a big role in major purchases. You definitely want to be happy with the renovation you purchase. A photo gives you a small taste of what you will “feel” when your renovation is complete. Are you contemplating a major home renovation?
