  • ACCESSORY DWELLING UNIT - Building Trust Renovation Blog - South Carolina - Daniel Builders

    Call it a Guest House, Granny Flat or Tiny Home. BUILDING TRUST BLOG ACCESSORY DWELLING UNIT Call it a Guest House, Granny Flat or Tiny Home. Back to Blog 2021-01-26 They are known by many names. Guest House, Granny Flat, In-Law Suite, and Garage Apartment are a few. Officially, they are designated Accessary Dwelling Units or ADUs. ADUs can be inside, attached or completely detached from a single-family home. Many find this living arrangement beneficial, including multigenerational households , individuals needing care, live-in aides, remote workers seeking a designated workspace , those who host long term guests, or even empty nesters renting their home. Here are 5 types of ADUs. Detached New Construction - Think cottage or pool house. Zoning and permitting are often the biggest challenge for this ADU. Many governing municipalities don’t want them on your property. Once you get past that red tape, there’s another hurdle - Price. Designing and building a normal size house (1500 - 2000sq ft) is a far better value (more bang for your buck) than a small custom house (900sq ft or less). Less expensive alternatives, such as shipping containers , are fun to explore but present other challenges. Privacy is the biggest benefit of this ADU. Garage Apartment - Permitting isn’t as much of an issue if the garage is attached. If detached, then the same zoning and permitting issues apply as discussed in #1 . Expense for this type of project go way down if you already own a garage. Finishing off the room over your existing garage is a great way to utilize space you already have, without adding to your home’s footprint. Storage is the biggest advantage of a garage apartment. No other ADU comes with a full-size garage. Addition or Bump Out - Our Design-Build team recently completed one of these, and the process was extremely straightforward and smooth. Additions don’t have the same permitting hurdles as detached dwellings. Plus, they can bring a higher ROI should you decide to move. Just remember, recouping 100% or more on any renovation investment is never likely. Basement Conversion - This ADU has multiple advantages. Obviously, you need to start with a basement, not everyone has one. If you have one, supplying water and power won’t be a problem because it’s already available in the home. Also, expect lower energy bills because the space is regulated by the earth’s temperature. A basement ADU can easily be reverted or reintegrated into the primary dwelling should you or the next homeowner no longer want it. Ceiling height is a potential downside. Basement ceilings are typically under 7’. And for privacy’s sake, you’ll want to create your own exterior door, which can easily be a $10K expense. Internal (non-basement) ADU - Examples include converting an attic or entire floor in a multi-story house to an ADU. External doors may or may not be necessary. The potential for overcrowding is high with this option, which would lead to a major loss of privacy. A good Design-Build team won't let that happen. They will ensure maximum privacy during Design and only move the project forward when the client is comfortable. Does an ADU make sense for you and your family?     In addition to the kitchen renovation the scope of work included a 4 season addition that garnered a Chrysalis award. FOUR SEASONS ADDITION Keowee Key, Lake Keowee 2020 Bridge Award 2021 Chrysalis Award 2021 Pinnacle Award Bathroom Kitchen Whole Home Beyond upgrading the dated interior, our clients' vision for this beautiful, lakefront home was capturing lake views from multiple vantage points throughout the main level. This required demolishing the center of the home and reconstructing it as an open concept living space. Interior walls were removed, and additional support added above the ceiling so guests experience the view immediately upon coming through the front door. No detail was overlooked as the original set of disjointed spaces were reimagined into a synergistic flow that now features an expanded custom kitchen, new walk- in pantry, mudroom, laundry space, gracious living area, new outdoor four seasons living space, and an elegant master suite. The main living space boasts a custom dry bar and a tiered peninsula that offers additional seating and frames the view from the kitchen. A custom fireplace surround and built-in bookcases beautifully anchor the open great room, while exquisite stone tile and Fantasy Brown marble accentuate focal points throughout the home, providing it with a seamlessly unified aesthetic inviting you to relax and enjoy. Back to Blog 2024-06-07 At Daniel Builders we’re fortunate to have great employees who understand a simple principle: successful remodels require careful planning and communication. In this blog you’ll meet Vicki Jordan, the first point of contact with our prospective clients. If you’re wondering where to start your remodel, Vicki provides valuable insight on the beginning of the process! Building Trust Blog (BTB): How are phone conversations between a general contractor and prospective clients typically arranged? Vicki: People start the process via our website, by going to the Getting Started form . Once that form is completed, I email them and set up a time for our initial phone call. BTB: What conversation topics are discussed during the initial phone call? Vicki: We discuss their project ideas based on the overview they provide via the Getting Started form . During the first phone call, we clarify a few important details including the scope of work. It’s very conversational. The prospective client may be interested in a home addition, a basement conversion, a home remodel, or a commercial remodel. We’ve also helped clients who wanted to build an accessory dwelling unit / tiny house in their backyard! BTB: How do you determine who is a good fit for the Daniel Builders remodeling process? Vicki: We value our process and have seen it produce many successful remodels and additions. If someone sees the benefit of our process, it’s a good indicator they’re the right fit for Daniel Builders. If someone attempts to eliminate steps in our process, another general contractor is likely a better fit for them. BTB: Are you saying Daniel Builders won’t ever modify their remodeling process? Vicki: Not at all. We can and do make special arrangements for our clients. Time constraints are one of the most common accommodations we make. For example, we have planned remodeling projects around a client’s surgery to ensure that they could recover without construction noise. A second accommodation we often make is the meeting format. While we prefer face-to-face contact for its relational value, we serve many clients who remodel a local property while living in another area of the country. In these situations, we provide updates via email and video conferencing. We also provide photos via our online platform so the client can stay informed of our team’s real-time progress. In these instances, it’s best when the client is very responsive and available throughout the remodeling process. BTB: What other topics are discussed during the initial call? Vicki: I ask about past remodeling experiences, expectations, and budget. Quoting happens later in our process, but I can provide a benchmark for a particular area of the home – general bathroom remodel cost or kitchen remodel cost, for example. I also ask how they heard about Daniel Builders. BTB: How long does this initial conversation typically last? Vicki: Somewhere between 15 to 30 minutes. BTB: What happens after your conversation? Vicki: If a project seems like the right fit for both parties, I schedule a Project Vision Meeting (PVM). I also send a survey to the client to help our design team better understand their preferences. During the PVM meeting, one of our team members (a Project Guide) visits the client at their home for about an hour, maybe two, depending on the size of the remodel. BTB: Then what happens? Vicki: A week or two after the PVM, the client will receive a broad scope of work and a range of cost for the project. If the client is comfortable with the scope of work and projected range, they sign a Design agreement and move into our Design phase. BTB: How long does the Design process take? Vicki: It depends on the scope, complexity of the remodel, and the client’s availability to make selections and decisions. It can be anywhere from a month to four months. When Design is complete, the client receives a detailed scope of work, architectural drawings (if necessary), a complete list of all the selections, and a fixed price quote. At this point, the client signs a Build agreement and moves into the Build phase. Much effort goes into the Design process, so the client can know exactly what they are getting. Clarity for everyone involved is important to eliminate surprises during Build. This approach is all part of how we’re Building Trust. BTB: What is best part of your role? Vicki: I enjoy getting to know our clients, hearing their stories, and learning about their passions. I especially love explaining how we build trust through our workmanship warranty and weekly updates. Clients find our responsiveness very reassuring, especially clients who don’t live at the property full-time. For clients who plan to reside at the site during the remodel, I enjoy assuring them that our team is sensitive and respectful of their privacy, especially when it comes to aging parents and young children. We truly value client feedback that discusses not just the quality of our work but the relationships we have built and how our clients felt while interacting with our team. BUILDING TRUST BLOG WHY DESIGN BUILD Understand the Design Build advantage before your undergoes a custom renovation. Back to Blog 2017-03-07 A Design Build approach is highly advisable when your home is about to undergo a custom renovation. What makes a major renovation stressful? Well, for starters, a lot of money (not to mention your home) is at stake. Then you have an endless list of “what ifs?” Like, what if my contractor and I aren't on the same page? Or, what if we have unknown expenses? What if the finished project doesn't come close to what we expected? It's not hard to see how quickly stress can build. Renovation stress needs to be addressed well before a project begins. Failure to get clarity may result is some serious misery. Daniel Builders addresses renovation stress with a Design-Build approach. Design-Build is a process that allows our customers to “kick the tires” (so to speak) before committing to a major renovation. Here’s how it works. We start the process by listening. We carefully listen to you describe your project in your own words. This usually happens in a meeting at your home. After you articulate your renovation ideas and a general budget, we craft a Design/Build agreement. The agreement guarantees 3 important deliverables - a detailed scope, plans (and possibly renderings) and a price. So how does Design-Build minimize renovation stress? Here are 5 stress-reducing reasons to choose Design-Build for your next major renovation. Clarifies Expectations - In renovation work the phrase “I didn’t expect...” is usually followed by something negative. Like, I didn’t expect my project to take so long. Or I didn’t expect my contractor to use such cheap materials. And the sword is double edged. Contractors can easily feel the same way when customers aren't communicating. Successful renovations require both parties share the same expectations. A Design/Build approach clarifies the design, scope, cost, material selections and timeline so those “I didn’t expect…” conversations don’t happen. Saves Time and Money - Without a detailed scope, design, and quote you're basing your renovation on a lot of assumptions. Assuming anything in a renovation is risky, and often leads to re-work (ie. doing it over), which is time-consuming and costly. Who ultimately pays for re-work? The contractor? The customer? Both to some degree. Design-Build allows you to avoid this troublesome scenario altogether by clarifying scope, design, and quote before construction begins. Design-Build also allows the contractor to provide input early in the design process. Having a contractor participate in the design phase ensures the project is feasible. This approach puts contractor and architect on the “same page” from the start. Simplifies the Process - As the diagram indicates, a Design-Build approach creates fewer steps in the renovation process. Translation: it’s efficient. The customer isn’t required to evaluate and coordinate among architects, engineers (if necessary), and contractors bidding on the project. Instead, every step of the project is predetermined to eliminate unnecessary steps. Provides an Exact Price - Ever experience sticker shock? Sticker shock occurs when you're billed much more than you expected. Not fun. Better to know the price before it’s too late. This is exactly why “estimates” are so dangerous. They typically change, and often in an upward direction. A quote based on a Design-Build approach doesn’t change. All factors contributing to cost (such as time, materials, and labor) are carefully calculated based on your budget. Only one person can change your price - you. Creates Peace of Mind - Uncertainty leads to stress. Design/Build removes uncertainty and clarifies the outcome. As mentioned earlier, its the closest thing to “kicking the tires” the renovation world has to offer. Knowing the outcome allows you to relax and turn your attention to more important matters. Back to Blog 2019-07-31 Daniel Builders opens a second location in Greenville SC to gain greater proximity to clients. We recently opened a Greenville, SC office. Why Greenville? Here are 5 reasons we sought a physical presence in Greenville. Proximity to customers - Many of our clients live here. Naturally, being closer makes these relationships stronger. Long distance customer relationships can work, but they’re not optimal in our profession. More “Face-to-Face” meetings - We love communicating in person. And it doesn’t matter who. We’re building trust with customers, stakeholders, even other builders. (*Note: Yes, we're finding ways to build trust even with our competition. CRAZY, huh?) Now more “face-to-face” conversations can happen. No long trips required. Commitment to Customers - Building Trust is a long-term commitment.     Ask your renovation contractor these seven questions. BUILDING TRUST BLOG CONTRACTOR QUESTIONS 7 questions for evaluating a renovation contractor. Back to Blog 2017-06-27 Be prepared to speak with your renovation contractor prior to a face-to-face meeting. Great questions to ask a GC before starting a custom renovation. Hiring a renovation contractor is a major investment. As with any investment, you must determine cost (not to be confused with price; more on that difference here), and value. This info can be acquired by asking your contractor the right questions. Here are 7 questions for evaluating a renovation contractor. Are reviews and references available? Avoid making mistakes others have already made. Instead, listen to their feedback. This feedback is available in the form of reviews and references. Reviews can often be found by doing a simple online search. Houzz, Guild Quality and Angie’s List are places to look. Anything you can learn about the contractor’s track record is beneficial. Before getting too serious with a contractor (especially when a large project is at stake), request references. A reference typically has favorable feedback, but pay close attention when speaking with references. Obviously, a contractor will provide positive references who say nice things about their work. Which is helpful (identifying strengths), but you’ll also want to identify “red flags”, or areas where the contractor could improve. Asking a reference appropriate question will help you figure out those details. Ask specifically what matters most to you (ie. your interest in quality, communication, timeliness, safety, etc). Bottom line: Word of mouth feedback can take the form of reviews and references and is still a great method for assessing a contractor. Do you provide a detailed scope, appropriate renderings/drawings, guaranteed cost and clear payment schedule? Red flags should fly up if any of these are missing. Detailed scopes and renderings provide a clear idea of what to expect. As opposed to being unpleasantly surprised by getting less than you expected. Don’t just “hope” you and your contractor share the same expectations. Get clear documentation and renderings before construction moves forward. Bottom line: Clear, documented expectations ensure you and your contractor are on the “same page”. How long is your craftsmanship warrantied? Move quickly away from the contractor who offers no warranty. A contractor unwilling to warranty his work likely has little confidence in the quality of his craftsmanship. Or, he sees little value in customer service. Neither scenario is good. Don’t fall victim to a disappearing contractor. His role after the renovation is every bit as important as his role during it. Should simple questions or major issues arise, you’ll want a contractor who is responsive to your concerns. Bottom line: The best contractors stand behind their work for years to come and beyond . Will you provide a copy of your insurance and contractor’s license? Many “would be” contractors attempt to skip this requirement, and consequences can be devastating. Some of the potential problems include investigations, fraud, and liability disputes. Instead, protect your investment (ie. value) by hiring someone who is operating legally.
