A historic home near downtown Pendleton South Carolina was completely remodeled by Daniel Builders with materials reused from the original home. TRADITIONAL INTERIOR Pendleton Bathroom Kitchen Whole Home This home was originally constructed over 100 years ago. Daniel Builders performed a full remodel of this beautiful historic home utilizing a Guide-Design-Build process. The house was stripped down to the studs and expanded with a two-story addition, resulting in an increase of total living space from 2,200 square feet to 3,900 square space. The remodel incorporated many reclaimed materials to achieve a finished product that harkens back to the home’s original construction. The beam and mantle in the living room were crafted from old framing materials, while the wainscoting in the dining room was made from reclaimed paneling salvaged from the old addition that was demolished. The ceiling and fireplace in the master bedroom were also constructed using reused materials. Attention to detail and commitment to maintaining the original character is immediately evident upon entering the home. The additional square footage (1700 square feet) enhances functionality while bolstering the home’s historic charm. As the year draws to a close, let's recap a few memories and milestones! BUILDING TRUST BLOG 2024 PROJECT PORTFOLIO As the year draws to a close, let's recap a few memories and milestones! < Back Will Cord 2024-12-24 What a year! We're grateful for these 2024 memories and milestones! This year, we added more talent to our commercial division, design team, and build team! We welcomed Tim, Deedra, Lorianne, Micah, and Patrick! The largest project we completed this year was a whole-home remodel in Simpsonville, SC, thanks to an extensive team of industry professionals! In addition to the work on both floors of the home’s interior, the project included a new screened porch, a garage conversion, an outdoor pavilion, and a redesigned landscape. The screened porch features two in-ceiling heaters, Ipe wood decking, and a sliding double door. The garage conversion features a kitchenette, full bath, and game room. The home features a custom metal hood vent and railings, a handcrafted herringbone appliance panel, and craftsman-built wainscoting in the dining room. We completed multi-room renovations at two Cliffs properties. This Cliffs at Glassy home featured a new kitchen, master bath, and locally-made handrail. This Cliffs at Keowee Vineyards home featured a new kitchen, master bath, and basement conversion. We also had the opportunity to help two Greenville clients with home additions! The first was a single-story addition that expanded the home's existing floor plan to include a mudroom, laundry room, half bath, closet, office, and screened porch. The second was a two-story addition that expanded the home's floor plan to include a sunroom on the ground floor and a master suite on the second! We continued to serve clients on both Lake Keowee and Lake Hartwell. This kitchen renovation at the Reserve at Lake Keowee featured a hammered copper hood vent and a lake-green island. The modern design of this multi-room renovation on Lake Hartwell was a welcome addition to our portfolio! The project included a complete redesign of this townhome’s first floor. In 2024, our Direct Projects division expanded through both commercial projects and a new niche: condos! We completed several condo renovations at 201 Riverplace in downtown Greenville. We also completed two commercial office renovations for HH Barnum Company and Cox, Klugh & Company. The past year also brought opportunities for generous giving. In September, we assisted Haven of Rest, a ministry serving those battling housing insecurity and addiction, by repaving the driveway of their women's shelter. The Problem is Ever Increasing Complexity By definition, design-build is a project delivery method in which one entity takes single-source responsibility for both design and construction. And to many owners, particularly those undertaking the biggest and most complex projects, it’s a godsend. Today’s buildings have more demands placed on them than ever before, meaning today’s projects are more complex than at any time in human history. With increasing specialization in everything from smart building technologies and HVAC setups to energy-efficiency and more, no design professional is an expert in every building element. It takes a robust, multi-disciplined team to get a project right. And therein lies the problem with general contracting. In the traditional general contracting method, owners first hire an architect, who designs the facility, then bid out construction work to contractors, often selecting the low bidder. As a result, there’s a lack of specialized construction expertise on the design team, leading to incomplete, unclear or impractical design specifications. These design challenges inherently cause expensive, time-consuming changes late in the project, conflicts between architect and contractor and, ultimately, increased owner risk. Building Innovation into Projects from the Start By contrast, design-build brings expert construction and trade professionals - who will ultimately be tasked with executing the designs - into the process from the start. These professionals aid the design team by evaluating designs for cost, schedule, constructability, and sustainability at the onset of a project. Specifications can be value engineered from the start. Cost overruns can be eliminated. And schedule can be streamlined. The process paves the way for all project parties, owner included, to work creatively as problem solvers. Innovation is now part of the project, and instead of being encumbered by complexity, owners can take advantage of emerging best practices and technologies. Operating as a cohesive unit from start to finish, the team - again, owner included - identifies better building methods, smarter technologies and best-value solutions. Reducing Uncertainty and Risk Design-build aligns all project parties on one team, eliminating disputes between architect and contractor for the owner to settle. With all project parties working together, the design is more robust and complete, requiring far fewer late-game changes on the job site. And the numbers bear this out. When compared with general contracting, design-build sees 11.4 percent less schedule growth and 5.2 percent less cost growth during construction. BUILDING TRUST BLOG MUDROOM MASTERPIECE Make the mudroom spectacular. < Back Will Cord 2020-07-23 Recently Daniel Builders was approached by an editor/writer from Houzz.com seeking to interview our Design team about this recent mudroom renovation. Being honored, we agreed and plan to highlight the interview on our social media platforms once published. The request from Houzz raises a question though. Why give attention to mudrooms? Short answer: Houzz realizes Mudrooms are kind of a big deal these days. Maybe not as popular as Kitchen/Bath renovations, but that could be changing. We’re seeing clients take a very serious and intentional approach to designing this area of their home. Below is another example. Five facets factoring into a fabulous mudroom are: Functionality - the mudroom is where work gets done and muddy kids with soccer cleats come. During design think durable with easy accessibility to cabinetry, countertops, coat racks, and shoe storage. Imagine a space to handle mounds of laundry and where yard work warriors transition back indoors. Simplicity - don’t overcomplicate it. Maintaining a minimalistic mindset during Design will serve you well. The layout essentially comes down to four basic features: cleaning (sink/washer/dryer), folding (countertops), storage (cabinetry), and space to hang coats/clothes. Cabinetry - aka more storage. Face it storing stuff is a major part of home life these days. Additional cabinetry is a great way to combat the clutter. And the mudroom is a way better option than other rooms meant for relaxing or entertaining. Countertops - to sort/fold/stack laundry and temporarily place random items you carry into your home. Countertop installation can be modified by height, depth, and surface to maximize your every move. Customized - yes customizing to your taste is important. With the right Design you can achieve a “delighted-to-be-here” feeling the moment you walk in. Let your style shine when selecting paint, flooring, cabinetry, and countertop surfaces. As a renovation contractor we're building trust on the basis of competence, honesty, communication, connection, and commitment. It can't be built with passivity or indifference. And even though TRUST may feel uncertain at the start, there's no reason that feeling should continue. Trustworthy behavior doesn't take long to become apparent. Enduring TRUST isn’t blind TRUST. Here are 5 key building blocks for Building Trust. Honesty - Nothing builds TRUST more rapidly than speaking in a straightforward and truthful manner. Even major personality differences won't sabotage a relationship when transparency and factual communication prevail. Communication - Being super articulate isn’t necessary to foster TRUST through communication. Consistent communication is necessary though, even to the point of being uncomfortably repetitive. Speaking is only a small part of communication equation. Listening well is a higher priority. Simply paying attention leads to identifying and addressing faulty expectations before they undermine TRUST. And it’s vital to follow-up important conversations in writing. Competence - Being excellent and proficient at something will build TRUST. In the Bible there’s a proverb that says, “A person’s gift makes room for him, And brings him before great people.” (Proverbs 18:16). In other words, doing something really well creates such a high level of TRUST in your ability that you can't keep it a secret. Connection - Humans are wired with emotions. Emotion should be understood, but never manipulated. Honoring a person’s emotion shows a level of respect that is memorable. As Maya Angelou said, “I've learned that people will forget what you said, people will forget what you did, but people will never forget how you made them feel." Commitment - All of these building blocks require repetition. At any moment trust can crumble if there’s no willingness to continue building. Someone once said TRUST is gained in drips but lost in buckets. In other words, the accumulation of TRUST is quickly lost by a single act of untrustworthiness.
