Custom home renovations, home additions, home remodels, we do it all. Kitchen remodels and bathroom remodels from Anderson SC to Greenville SC. Unrivaled service and expert craftsmanship. RESIDENTIAL PROJECTS Has your home ever undergone a major remodel, and you enjoyed the process? Custom renovations are notoriously unpredictable. A smooth, predictable renovation process is hard to find, and that’s because no two custom renovations are alike. Unknowns abound. For example, what will you find when a 25-year-old wall is torn out? Why do permitting delays unexpectedly happen? Or how will you modify that “must have” vanity to fit your custom bathroom upgrade? Throughout the years, we’ve learned how to manage the renovation process at an optimal level. BUILDING TRUST BLOG PRICE IT RIGHT Compare and contrast Cost Plus to Fixed Cost Pricing. < Back Will Cord 2022-10-24 https://www.youtube.com/watch?v=vC31pcIHsuQ Will the conversation on price result in sticker shock or pleasant surprise? Comparing and contrasting two methods for pricing a custom renovation; Cost Plus Pricing vs Fixed Cost Pricing is the topic discussed by Steve Carson and Larry Myers. At some point the "price conversation" happens for every custom renovation. Generally speaking, there are 2 ways a client receives their price. Many builders take a Cost Plus approach, while others take a Fixed Cost (or Fixed Price) approach. In this episode of Ready, Set, Renovate! Steve Carson and Larry Myers compare and contrast these 2 approaches. Both are reputable builders and have given much thought to how they price their projects. Spoiler alert, neither approach fits every client perfectly, although you may discover one is preferable to you. Only one way to find out. Watch and decide! Also, in case you didn't hear, Daniel Builders is renovating a home that's over a100 years old. We've been tracking our progress in a documentary format called "Another 100 Years". - 2020 Bridge Award Winner - South Carolina - Daniel Builders
Daniel Builders is recognized by the Home Builders Association of Greenville for a remodeling work of an outdated home in Keowee Key. 2020 2020 BRIDGE AWARD WINNER (500K - 750K) FOUR SEASONS ADDITION Daniel Builders was named 2020 Bridge Award Winner for “Best Overall, Best Kitchen, and Best Bath in a Full Home Remodel $500,000 - $749,999” for the “Beacon Drive” house. The Bridge Awards are presented annually by GBS Building Supply and produced by the Home Builders Association of Greenville to recognize excellence in craftsmanship and professionalism in the Home Building industry in the Upstate. "THIS DESIGN-BUILD RENOVATION PRESENTED SOME UNIQUE CHALLENGES, BUT OUR TEAM ROSE TO THE OCCASION. WE ARE GRATEFUL FOR THE OPPORTUNITY AND PLEASED WITH THE OUTCOME." - BOB CORD, DANIEL BUILDERS Beyond upgrading the dated interior, our clients' vision for this beautiful, lakefront home was capturing lake views from multiple vantage points throughout the main level. This required demolishing the center of the home and reconstructing it as an open concept living space. Interior walls were removed, and additional support added above the ceiling so guests experience the view immediately upon coming through the front door. No detail was overlooked as the original set of disjointed spaces were reimagined into a synergistic flow that now features an expanded custom kitchen, new walk- in pantry, mudroom, laundry space, gracious living area, new outdoor four seasons living space, and an elegant master suite. The main living space boasts a custom dry bar and a tiered peninsula that offers additional seating and frames the view from the kitchen. A custom fireplace surround and built-in bookcases beautifully anchor the open great room, while exquisite stone tile and Fantasy Brown marble accentuate focal points throughout the home, providing it with a seamlessly unified aesthetic inviting you to relax and enjoy. - BENEFICIAL FAILURES - Building Trust Renovation Blog - South Carolina - Daniel Builders
Allow us to share what we learned through failure. BUILDING TRUST BLOG BENEFICIAL FAILURES Allow us to share what we learned through failure. < Back Will Cord 2019-04-16 Becoming a sought after renovation contractor didn't happen instantly for Daniel Builders. There were some hard lessons we learned and willingly share. You’re the beneficiary of our failure. “I didn’t fail. I just found 2000 ways not to make a lightbulb.” - Thomas Edison. Call it what you want, but these 7 things we got wrong. We could deny getting it wrong, but what good is that? Owning failure has much greater benefit for you, our target market, to reap. Greater value comes to you because of lessons failure taught us. Here’s where we failed and found a better way. Pricing Failure - More than once we paid dearly for underquoted projects. Quoting errors revealed our great need for a design build process. It was obvious. When you carefully design and clearly scope a project (making all selections upfront), pricing is accurate - even the very best "educated guesses" aren't as accurate. Implementing the design build process gave our business long term stability. After all, what good is a lifetime warranty when a business doesn't survive? Identity Failure - We tried to be a “do it all” contractor. Any project, regardless of size, scope, or budget, we tried to make work. Big fail. This approach gave us no identity. No focus. No niche. Our customer base showed us we have a strength – renovations. Design build renovations became our exclusive niche. We no longer try to do it all. Instead, you now have a highly specialized renovation contractor. Communication Failure - Verbal communication is one of our strengths, but it created a problem. We relied too heavily on it. Important details were being communicated in conversation but forgotten. Who remembers all conversations perfectly? Not us. Not our customers. We made follow-up emails mandatory after important conversations. Now the phrase “I thought you said….” isn’t necessary because it's in writing. Finishing Failure - Who wants to live in a home continually “under construction”? A good renovation contractor wants your project finished as much as you do. “Project dribble” is phrase we coined to describe the plethora of little issues that keep projects from finishing on time. Eventually dribble got our full attention, and we found proactive was to prevent it. So, your estimated date of completion isn't delayed by dribble. Lead Generation Failure - We used Service Magic, a lead generation company, in the early days of our business. Big mistake. It didn't take long to figure out you, our customers, are the best referral partners. That shouldn’t be a shocker. When you’re happy with our service and quality you talk about it ( and many are talking. ) So we canceled Service Magic, and put even more effort in delighting you, and strengthening client relationships. It's a win-win for you and us. Giving Failure - We’re passionate about giving. “Generous Giving” is one of our core values. And giving “too much” to charity has never been a regret. But we have given too much to non-charitable causes. We pumped too much time, effort, and insights into projects that never materialized, and toward customers who never moved forward. We figured out charging a small consultation fee is a great way to gauge a client's level of commitment. Now business efforts are more aligned with you, the paying customer, and charitable efforts with those in real need. Acknowledging Failure - Why are so many business owners unwilling to acknowledge failure? Maybe they feel threatened by transparency. We see it different. “Building Trust” (which is both our tagline and our passion) requires straightforward communication, even when we get things wrong. Talking about failure once made us squirm. Not so much anymore. We’re quick to tell you we’re not perfect, but as you see from this blog, we take full ownership of failure. Are you contemplating a major home renovation? Some remodels require extensive Design work. Producing architectural drawings, a detailed scope of work, a complete list of selections and a fixed cost to build is time consuming. BUILDING TRUST BLOG GO DIRECTLY TO BUILD Many Figueroa discusses Direct Projects. < Back Will Cord 2023-12-14 https://www.youtube.com/watch?v=68b7aBwUCC4 How much Design time should you spend prior to remodeling your home? Some remodels require extensive Design work. Producing architectural drawings, a detailed scope of work, a complete list of selections and a fixed cost to build is time consuming. Which is precisely why Daniel Builders created the Guide-Design-Build process, to handle the bigger, more complex remodels. Not all remodels require this level of upfront legwork though. Some have a super straight forward Scope of Work, which means the remodeling process is different. At Daniel Builders these remodels are known as Direct Projects, as they largely bypass the Design phase and go directly to the Build phase. Sometimes a client brings Design work from a third party architect and/or designer, which also could be considered a Direct Project in our business model. In this episode of Ready, Set, Renovate Many Figueroa discusses Direct Projects and identifies the type of remodel that makes a "good fit” for this division of Daniel Builders. - STORM RECOVERY UPDATE - Building Trust Renovation Blog - South Carolina - Daniel Builders
It’s been one month since Hurricane Helene and we’ve learned a few things about how the home reconstruction process is going. Please read if anyone you know is struggling to put their home back together. At the very least we hope to provide clarity on the challenges ahead! BUILDING TRUST BLOG STORM RECOVERY UPDATE It’s been one month since Hurricane Helene and we’ve learned a few things. < Back Will Cord 2024-10-25 It’s been one month since Hurricane Helene and we’ve learned a few things about how the home reconstruction process is going. Please read if anyone you know is struggling to put their home back together. At the very least we hope to provide clarity on the challenges ahead! What is the extent of the damage? Trees falling on homes did extensive damage to roofs, structural members, windows, and interior space. That's the obvious part. Not so obvious is damage caused by unmitigated water, especially in the case of mold growth on drywall, carpet and between layers of hardwood flooring and subflooring. Mold will create worse long-term problems if not addressed. When can reconstruction of our home begin? We’re careful how we answer this. Forty-five days was the target but due to demand we hesitate to set that expectation. The process is fluid and contingent on several factors like severity of damage, insurance involvement, and defining a scope of work. Here’s what we can control: providing everyone with prompt communication and evaluating each home on a case-by-case basis. How are we vetting storm damage calls? We’re asking these questions: Are trees or limbs still on the home? If tree removal has occurred, has the home been sufficiently protected? Does the homeowner want their home reconstructed to its pre-storm condition? Or will they update and modify the home with a custom remodel? If they wish to modify their home, are they aware insurance won't cover that cost? What insurance company is the claim file with? Has the adjuster been in communication with the client? Have they set an amount? Can photos of the damage be provided to our team? How are these projects being quoted? Based on photos we can often give a labor/materials estimate and schedule a site visit. A site visit will help us firm up that estimate. In the estimate we include what is required to support surrounding structures (braces, etc.) until construction can begin. If the labor/materials estimate is approved, we tarp the home and begin making plans to start work. For the vast majority of storm related projects, insurance determines what can be done. For those who aren’t entirely dependent on their insurance we provide a cost-plus estimate. This pricing approach shows labor rates, materials, overhead and markup. The homeowner can expect a bi-weekly invoice as work progresses. A fixed price quote is for clients who rely entirely upon their insurance to pay. This quote will include an insurance cost breakdown with an itemized list showing the scope of work required to return the home to its previous state, based on observable conditions at the time of inspection. The quote will need to be approved by your adjuster. Should the client wish to redesign or make additional upgrades to their home, a separate costing will be provided. What additional tips might benefit the reconstruction process? Document your expectations Get multiple quotes if you’re unsure about a builder Securely tarp your home to ensure additional damage isn’t occurring Remember, fixed price quotes are for observed damages at the time of inspection. Most policies don’t include flood damage. Avoid using the word “flood”. Insurance companies need an itemized quote showing the cost of restoring your home to its pre-storm state. Schedule your adjuster (or bring him back) after tree debris is removed from your home. You and your contractor should advocate for each other. The client needs to get involved if the insurance adjuster is not returning calls. Likewise, the contractor should be willing to get involved should additional damages be discovered. The agreement you sign with your contractor is for a scope of work you agree to, regardless of the insurance company. How can Daniel Builders can help you navigate the reconstruction process?
