Some home remodeling projects are best left to the experts. Big DIY projects require confidence, skill, and a huge reality check. Self-performing has its benefits. For starters you could save large quantities of money while experiencing the joy of personal accomplishment. (Nothing like beholding your own masterpiece!) Some DIY projects should be DDY projects though - projects you don't do yourself. This is especially true if the project requires a specialized skill such as plumbing, electrical, tile setting, etc. Attempting a DDY projects can cost you dearly in terms of money, time, personal health due to stress/injury, marital strain, and... even more money. The key is distinguishing which projects are DIY and which are DDY. So how do you tell the difference? Here are 7 “reality check” questions to consider before self-performing a renovation. What is my skill level? Pros make it look easy, but don’t be fooled. Not everyone is a pro. Some have a natural aptitude for carpentry, and it comes easy. Others not so much. Be honest with yourself when evaluating your skill level. A little self-awareness can prevent you from getting in over your head. How much time (and patience) am I prepared to invest? Beautiful renovations happen quickly on HGTV. They only take a 30-minute episode. Real life renovations take considerably longer and require significantly more patience. You’ll feel an urge to rush, but doing a renovation hastily is a mistake. You’re better off getting it right the first time. How much energy can I give my project? Renovation work is very physical and requires stamina. If you’re typically exhausted after your “day job”, a DIY renovation may require weekends. Just make sure you approach your project with mental and physical energy. Bad things happen when sleep deprived zombies try to renovate. Do I know an expert? If DIY was a game show, this is where you could “phone a friend.” Knowledgeable friends and contacts help you get unstuck as you encounter problems. Better yet let them know before you even start. They’ll likely share a few vital insights as you plan. Will I be safe? No renovation is worth serious injury. Stop immediately if you think you might be running that risk. Can I start with a smaller project? You don’t need to tackle large renovations to learn if you have a knack for DIY. Start small. Small projects are a great gauge for how well you’ll handle larger ones. You only put yourself ahead of the curve as you gain more experience. What’s the worst-case scenario if I do it myself? Resist being optimistic if you’re unwilling to consider the risk. BUILDING TRUST BLOG START YOUR REMODEL Wondering where to start your remodel? < Back Will Cord 2024-06-07 At Daniel Builders we’re fortunate to have great employees who understand a simple principle: successful remodels require careful planning and communication. In this blog you’ll meet Vicki Jordan, the first point of contact with our prospective clients. If you’re wondering where to start your remodel, Vicki provides valuable insight on the beginning of the process! Building Trust Blog (BTB): How are phone conversations between a general contractor and prospective clients typically arranged? Vicki: People start the process via our website, by going to the Getting Started form . Once that form is completed, I email them and set up a time for our initial phone call. BTB: What conversation topics are discussed during the initial phone call? Vicki: We discuss their project ideas based on the overview they provide via the Getting Started form . During the first phone call, we clarify a few important details including the scope of work. It’s very conversational. The prospective client may be interested in a home addition, a basement conversion, a home remodel, or a commercial remodel. We’ve also helped clients who wanted to build an accessory dwelling unit / tiny house in their backyard! BTB: How do you determine who is a good fit for the Daniel Builders remodeling process? Vicki: We value our process and have seen it produce many successful remodels and additions. If someone sees the benefit of our process, it’s a good indicator they’re the right fit for Daniel Builders. If someone attempts to eliminate steps in our process, another general contractor is likely a better fit for them. BTB: Are you saying Daniel Builders won’t ever modify their remodeling process? Vicki: Not at all. We can and do make special arrangements for our clients. Time constraints are one of the most common accommodations we make. For example, we have planned remodeling projects around a client’s surgery to ensure that they could recover without construction noise. A second accommodation we often make is the meeting format. While we prefer face-to-face contact for its relational value, we serve many clients who remodel a local property while living in another area of the country. In these situations, we provide updates via email and video conferencing. We also provide photos via our online platform so the client can stay informed of our team’s real-time progress. In these instances, it’s best when the client is very responsive and available throughout the remodeling process. BTB: What other topics are discussed during the initial call? Vicki: I ask about past remodeling experiences, expectations, and budget. Quoting happens later in our process, but I can provide a benchmark for a particular area of the home – general bathroom remodel cost or kitchen remodel cost, for example. I also ask how they heard about Daniel Builders. BTB: How long does this initial conversation typically last? Vicki: Somewhere between 15 to 30 minutes. BTB: What happens after your conversation? Vicki: If a project seems like the right fit for both parties, I schedule a Project Vision Meeting (PVM). I also send a survey to the client to help our design team better understand their preferences. During the PVM meeting, one of our team members (a Project Guide) visits the client at their home for about an hour, maybe two, depending on the size of the remodel. BTB: Then what happens? Vicki: A week or two after the PVM, the client will receive a broad scope of work and a range of cost for the project. If the client is comfortable with the scope of work and projected range, they sign a Design agreement and move into our Design phase. BTB: How long does the Design process take? Vicki: It depends on the scope, complexity of the remodel, and the client’s availability to make selections and decisions. It can be anywhere from a month to four months. When Design is complete, the client receives a detailed scope of work, architectural drawings (if necessary), a complete list of all the selections, and a fixed price quote. At this point, the client signs a Build agreement and moves into the Build phase. Much effort goes into the Design process, so the client can know exactly what they are getting. Clarity for everyone involved is important to eliminate surprises during Build. This approach is all part of how we’re Building Trust. BTB: What is best part of your role? Vicki: I enjoy getting to know our clients, hearing their stories, and learning about their passions. I especially love explaining how we build trust through our workmanship warranty and weekly updates. Clients find our responsiveness very reassuring, especially clients who don’t live at the property full-time. For clients who plan to reside at the site during the remodel, I enjoy assuring them that our team is sensitive and respectful of their privacy, especially when it comes to aging parents and young children. We truly value client feedback that discusses not just the quality of our work but the relationships we have built and how our clients felt while interacting with our team. She and her builder (not Daniel Builders) thought they had a good idea how everything would go, but those expectations changed radically after a few months of building, and not for the better. Issues surrounding COVID only added to the difficulties. Being a “can-do” person, Hailey rolled up her sleeves and became the self-appointed project manager for her custom home. - Renovating Historic Bridal Boutique - South Carolina - Daniel Builders
This downtown building over a century old is renovated back to its original glory during a Daniel Builders historic renovation project. HISTORIC BRIDAL BOUTIQUE Anderson, SC 2022 Preservation Honor Award Exterior Upgrade Interior Renovation Retail Spaces In the Fall of 2020, Daniel Builders assisted Danny Walker, a local businessman, with the rehabilitation of 106 East Benson Street, a commercial building on Anderson’s public square. Anderson’s downtown is primarily comprised of late 19th century brick commercial buildings, many of which have undergone unsympathetic renovations which have altered or destroyed their architectural integrity. This building was one of the most altered, the late Victorian ornamentation had been completely removed from the building and the entire façade, including the windows, was covered in grey painted stucco. The interior had also been obscured by vinyl floors and dropped ceilings hiding the original wood floors and beadboard ceilings. The building had sat vacant for years as an overlooked gap in the city’s historic streetscape, and while this rehabilitation could have retained the poorly planned changes the owner inherited, he decided to do more and take the building back to its former appearance. Historic images of the block allowed the team including Preservation South and Daniel Builders to identify the building’s remaining original features as well as other facades in the vicinity that retain those elements for replication as part of a tax credit rehabilitation. On the interior, additions were removed and the original floors were refinished, the plaster walls were repaired and the beadboard ceilings were patched and painted. The largest changes took place on the exterior, the later stucco façade was removed exposing the original brick and former window openings. The missing tin window hoods and parapet cornice were measured from other surviving examples and recreated using modern materials. The storefront was recreated based on historic images and the entire building was repainted in a more appropriate scheme that incorporated one of the tenant’s colors. New projects enhance your home's functionality, appearance, and value. When you think about making changes to your home, you may think of renovate or remodel. These terms are often used interchangeably but they refer to two types of projects with distinct goals and scopes. Today, we will explain the differences between a home renovation and a home remodel. This will help you understand which option will work best for your needs. Before we explore the differences, let's define both renovate and remodel and explore the differences of renovation vs restoration. Renovation is when we update your space without making large-scale changes to your home. It might involve improvements to existing features, fixtures, and finishes in your home. The goal is to enhance your home's appearance, functionality, or both. Common renovations include new paint or flooring, an upgrade to appliances, or adding new fixtures. Remodeling, on the other hand, involves changing the structure, layout, or purpose of your space. Remodeling may include big changes to your existing structure. You might be adding or tearing down walls, rearranging rooms, or even increasing your square footage. The purpose of a remodel is to transform the space to suit your family better or to accommodate new needs. Housing Inventory in our area (Upstate of South Carolina) is limited and disappears quick. Homes sell almost as soon as they hit the market, sometimes within hours of being listed. People are moving here in droves and they’re coming from all over the country! Finding and buying a home in this area requires quick decision making. Finding that “perfect” home is not likely in these market conditions. Fortunately, you can renovate almost any home into a space you’ll love. Although there are a few basic questions to answer before purchasing a home you’re planning to immediately renovate. Will renovation work price me out of the neighborhood? Just about every home can be renovated (some should be torn down and built from scratch), but just because you can renovate doesn’t mean you always should. Investing too much in a home might be a really bad financial decision. For example, purchasing a $350K home and then spending $300K in renovation work is bad idea when homes in the neighborhood are valued under $400K. Recouping that difference is highly unlikely. Especially if you plan to make another move within 5 years. However, we realize more than financial factors go into a decision to renovate. Will the home’s basic layout stay intact? Moving a kitchen to another part of the home is far more expensive than renovating a kitchen in its current location. Walls can be moved, and rooms enhanced, but completely scraping the general layout (especially as it pertains to plumbing) will drive up cost. Far better to purchase a home where changing the basic layout isn’t necessary. How old is the home? Older homes may be built to stand the test of time, but eventually the 2ndLaw of Thermodynamics and new building codes catch up. Figure out what type of toll time has taken on a home before purchasing it. Home inspectors can help you pinpoint what repair work is need, and sometimes a homeowner may correct before closing. Who was the builder? Every builder has a reputation, and usually with good reason. It’s hard to hide poor quality, at least for long. Knowing who built the home is a good point of reference when trying to anticipate issues that might arise. Are you considering an addition? You may want to add on to a home your purchasing, but to automatically assume you can, would be a mistake. You’ll need a plat to determine setbacks and whether adding on is even possible. Plus, septic system codes impact whether an addition is feasible. Is the electrical system in good condition? It’s a major expense if it isn’t, and wiring is hidden so this expense doesn’t address any aesthetic concerns you have. Qualified electricians are a great resource! Is ceiling height a pain point? Changing a ceiling height isn’t easy or cheap. Transforming an 8 foot ceiling to a 12 foot ceiling is doable (again, almost everything is doable when renovating a home) but not necessarily advisable. Maintaining the current ceiling height will allow you to stretch your renovation budget further. So, you can turn your focus to renovating other aspects of the home.
