  • GOING AIRBORNE - Building Trust Renovation Blog - South Carolina - Daniel Builders

Stop the spread of airborne diseases. BUILDING TRUST BLOG GOING AIRBORNE Stop the spread of airborne diseases. < Back Will Cord 2021-05-03 Health and wellbeing have been at the forefront of everyone’s mind over the past year, or more specifically avoiding COVID has been. Precautionary steps taken by Daniel Builders to minimize the spread of disease spread by airborne transmission. At Daniel Builders we aren’t health professionals, but here are 6 common sense ways to protect your respiratory health during a renovation. Dust & Particle Containment - Once you begin tearing down walls and ripping up floors the air inside your home becomes filled with all types of particles. Containing these particles is accomplished by putting up temporary barriers such as Zip Walls . Air Purification Equipment - Where will these airborne particles ultimately go? This is where having the right equipment such as BuildClean is important. A home normally has approximately 100K particles (larger than .5 micrometer) per cubic square foot of air. Whereas a home under construction has anywhere between 500K - 1M particles. HVAC - Change HVAC filters throughout the project and then once it’s complete. Air Out Building Materials - Before installing materials with high VOC (volatile organic compounds) levels such as carpets make sure they have time to first “air out” in a well-ventilated area. And if possible, keep windows open during installation. This reduces the risk of VOC when levels at they’re at their highest. Keep Paint Sealed - Be sure to keep paint cans and paint thinners sealed when not in use. Good Ventilation - The goal is to get clean/fresh air into your lungs. This is only possible if fresh air is circulating throughout your home. You're probably aware of the huge push to make buildings as energy efficient as possible. Which is great as long as air quality isn’t sacrificed. Learn how to get the good air inside . A clean, organized and safe work environment is one advantage to choosing Daniel Builders for your renovation (see all Six Advantages here ). Protecting the respiratory health of our clients is just another example of how we're committed to Building Trust. Are you contemplating a major home renovation? Many are! < Back Will Cord 2021-10-29 The secret is out. People want to live and renovate homes in the Upstate of South Carolina. There are several reasons to move to this part of South Carolina. Living in the Upstate of South Carolina has its benefits, and people are moving here in droves. Daniel Builders has met with numerous new residents from the Northeast, Northwest, and West Coast. We’ve added some very gifted employees to our team from other parts of the country as well. Why are they coming? Here are 7 positive characteristics that make Upstate of South Carolina - Greenville, Spartanburg, Anderson, Oconee and Pickens - so appealing. Proximity to Metropolitan Areas - The I-85 corridor from Charlotte to Atlanta is becoming known as “Charlanta”. Here’s the point. Living in Upstate SC grants you easy, access to these metro areas while not having to live in them. Instead, you can choose a town size that suits you. Low Property Taxes - South Carolina ranks as the 5th lowest in terms of property taxes. Beautiful Landscapes - From mountains to lakes to rolling landscapes, Upstate residents have an abundance of beautiful views. And this natural beauty intensifies each Spring and Fall as brilliant colors are everywhere. Friendly People - Nice people may be going into extinction, but not here. Genuine southern hospitality characterizes so much of our service industry. Political Sanity - SC is no political utopia but compared to other areas it may appear that way. Integrity and rational thought are still part of our political system. And voters are motivated to elect leaders who value freedom. That may very well be the single greatest attraction to our State. Small Business and Employment Opportunity - Daniel Builders is the perfect example. We began in 2007 and today we’re a thriving business employing over 30 people. If we did it, then it’s possible for anyone. It’s not just small business opportunities either. Big employers like BMW, Michelin Tires, GE, Miliken, and Wal-Mart are investing heavily in the local workforces. Recreational Opportunities - Whether you’re a College Football fan, a Cycling enthusiast, or Bass Fishing guru there’s countless ways to spend your free time doing something truly enjoyable. Vast amounts of people are choosing to move here rather than remain in other states. We warmly welcome all and hope no one loses sight of what makes this a great place to live. • BY DESIGN - Building Trust Renovation Blog - South Carolina - Daniel Builders

Billy Zion and Andy DeLeonardis are Design gurus. BUILDING TRUST BLOG BY DESIGN Billy Zion and Andy DeLeonardis are Design gurus. < Back Will Cord 2020-06-11 Meet two integral people on the Daniel Builders Design Team. Billy Zion and Andy DeLeonardis. We’d like to introduce our Design manager Andy DeLeonardis and in-house architect Billy Zion. In this interview with The Building Trust Blog they share some great Design-Build insight. Andy DeLeonardis, Design Manager Billy Zion, Architect BTB: What is the purpose of a Design team? Andy: We ultimately make the renovation process more efficient and less costly. Our Design team clarifies a myriad of unknowns, so the Build phase is straightforward and stress free. The mission is accomplished when everyone understands and shares the same expectations. Billy: Definitely agree! The Design Team is vital because it opens the line of communication between Designer and Builder very early in the process. This ensures the owner’s vision is properly documented and clarified to help eliminate surprises, disappointments, or budget overages later on. BTB: Couldn’t a client just start with an architect, then find an interior designer, then submit everything to multiple Builders for competitive bids? Andy: They absolutely could, but getting all three together at the start has far greater benefit. Finger pointing is less likely when they're all on the same team, not to mention the client can determine cost much sooner. Billy: Our Design Team has a unique bond and a creative culture that cannot be replicated by hiring separate professionals who work outside of a cohesive team. BTB: What type of projects require a Design? Billy: I would argue all require some form of Design. Building without a plan or a purpose can/will produce results that look unprofessional and “pieced-together”. Smaller projects like powder rooms or laundry rooms may not require as many drawings as a new home or a large addition, but every square foot needs to be carefully planned so fixtures and appliances and finishes are efficiently located/arranged. Our Design Process ensures the owner’s vision is maintained and the end product will look intentional and well-crafted. BTB: How long does the Design Process take? Andy: Average is around 6 - 8 weeks but the size and complexity of a renovation obviously factor in. Billy: Not long enough :) BTB: How do you guide clients through Design decisions? Andy: Pictures, visits to showrooms, previous project examples, etc. We utilize several methods to determine the final selections for a project… lots of discussion about how to incorporate the style of selections with existing home design and areas that are being renovated. Billy: Visualizing the end result is crucial. We use 3D rendering to show the owner several realistic images during the Design Process to help them decide which designs will look the best within their context. These images ensure we envision what the client envisions. BTB: Can a client change the design once construction starts? Andy: Of course, but we try to help clients clarify everything on the front end. Our Design process is pretty thorough, so the client has an opportunity to make changes before moving into the Build phase. Billy: I usually tell clients the Design Process never ends (I know Builders hate that). Changes during construction come at a cost, but sometimes the best ideas don’t show up until walls start forming spaces. BTB: How does having an architect (Billy Zion) on staff help the Design Process? Andy: Billy has helped us reach a whole new level of efficiency. He’s an expert in architecture, but he's also a true team player. Billy is always accessible and responsive. He gives the insight and feedback we need to keep projects moving forward. Billy: More communication and more understanding of each person’s role... Bridging the gap between Designer and Builder. The Architect and Builder are constantly communicating and learning from one another so that the Design Process can be streamlined to move projects from concept to construction more quickly than conventional design/bid/build. Knowing what the Builder needs to begin construction, the Architect can be sure no time is wasted producing unnecessary documents. BTB: What is the coolest project you ever designed? Billy: Probably the BBQ restaurant I designed a few years ago. I love the process of creating…. and eating good BBQ so being able to work with the owner to create a building designed specifically for cooking, serving, and enjoying pulled pork and chicken and ribs really made my mouth water. Even though it was a new build, the building design was based on local barn vernacular, so the end result was a clean, modern BBQ joint inside of a familiar, rustic shell. BTB: What is the best part of your job? Billy: Riding my bike to work and kicking David Bass (Production Super) out of his office :) Seriously…. I enjoy working with like-minded Christian men and women who are truly here to serve God by serving others. It’s obvious that from Design through Build, Daniel Builders is all about building trust and strong relationships with their clients. Are you contemplating a major home renovation? • DIY OR NOT - Building Trust Renovation Blog - South Carolina - Daniel Builders

Don't try these renovation projects at home. BUILDING TRUST BLOG DIY OR NOT Don't try these renovation projects at home. < Back Will Cord 2019-04-02 When should you not attempt a DIY projects? Some home remodeling projects are best left to the experts. Big DIY projects require confidence, skill, and a huge reality check. Self-performing has its benefits. For starters you could save large quantities of money while experiencing the joy of personal accomplishment. (Nothing like beholding your own masterpiece!) Some DIY projects should be DDY projects though - projects you don't do yourself. This is especially true if the project requires a specialized skill such as plumbing, electrical, tile setting, etc. Attempting a DDY projects can cost you dearly in terms of money, time, personal health due to stress/injury, marital strain, and... even more money. The key is distinguishing which projects are DIY and which are DDY. So how do you tell the difference? Here are 7 “reality check” questions to consider before self-performing a renovation. What is my skill level? Pros make it look easy, but don’t be fooled. Not everyone is a pro. Some have a natural aptitude for carpentry, and it comes easy. Others not so much. Be honest with yourself when evaluating your skill level. A little self-awareness can prevent you from getting in over your head. How much time (and patience) am I prepared to invest? Beautiful renovations happen quickly on HGTV. They only take a 30-minute episode. Real life renovations take considerably longer and require significantly more patience. You’ll feel an urge to rush, but doing a renovation hastily is a mistake. You’re better off getting it right the first time. How much energy can I give my project? Renovation work is very physical and requires stamina. If you’re typically exhausted after your “day job”, a DIY renovation may require weekends. Just make sure you approach your project with mental and physical energy. Bad things happen when sleep deprived zombies try to renovate. Do I know an expert? If DIY was a game show, this is where you could “phone a friend.” Knowledgeable friends and contacts help you get unstuck as you encounter problems. Better yet let them know before you even start. They’ll likely share a few vital insights as you plan. Will I be safe? No renovation is worth serious injury. Stop immediately if you think you might be running that risk. Can I start with a smaller project? You don’t need to tackle large renovations to learn if you have a knack for DIY. Start small. Small projects are a great gauge for how well you’ll handle larger ones. You only put yourself ahead of the curve as you gain more experience. What’s the worst-case scenario if I do it myself? Resist being optimistic if you’re unwilling to consider the risk. The best advice for a DIY renovation is “Expect the best, plan for the worst, and prepare to be surprised.” - Dennis Waitley Are you contemplating a major home renovation? • WHY DESIGN BUILD - Building Trust Renovation Blog - South Carolina - Daniel Builders

Understand the Design Build advantage before your undergoes a custom renovation. BUILDING TRUST BLOG WHY DESIGN BUILD Understand the Design Build advantage before your undergoes a custom renovation. < Back Will Cord 2017-03-07 A Design Build approach is highly advisable when your home is about to undergo a custom renovation. What makes a major renovation stressful? Well, for starters, a lot of money (not to mention your home) is at stake. Then you have an endless list of “what ifs?” Like, what if my contractor and I aren't on the same page? Or, what if we have unknown expenses? What if the finished project doesn't come close to what we expected? It's not hard to see how quickly stress can build. Renovation stress needs to be addressed well before a project begins. Failure to get clarity may result is some serious misery. Daniel Builders addresses renovation stress with a Design-Build approach. Design-Build is a process that allows our customers to “kick the tires” (so to speak) before committing to a major renovation. Here’s how it works. We start the process by listening. We carefully listen to you describe your project in your own words. This usually happens in a meeting at your home. After you articulate your renovation ideas and a general budget, we craft a Design/Build agreement. The agreement guarantees 3 important deliverables - a detailed scope, plans (and possibly renderings) and a price. So how does Design-Build minimize renovation stress? Here are 5 stress-reducing reasons to choose Design-Build for your next major renovation. Clarifies Expectations - In renovation work the phrase “I didn’t expect...” is usually followed by something negative. Like, I didn’t expect my project to take so long. Or I didn’t expect my contractor to use such cheap materials. And the sword is double edged. Contractors can easily feel the same way when customers aren't communicating. Successful renovations require both parties share the same expectations. A Design/Build approach clarifies the design, scope, cost, material selections and timeline so those “I didn’t expect…” conversations don’t happen. Saves Time and Money - Without a detailed scope, design, and quote you're basing your renovation on a lot of assumptions. Assuming anything in a renovation is risky, and often leads to re-work (ie. doing it over), which is time-consuming and costly. Who ultimately pays for re-work? The contractor? The customer? Both to some degree. Design-Build allows you to avoid this troublesome scenario altogether by clarifying scope, design, and quote before construction begins. Design-Build also allows the contractor to provide input early in the design process. Having a contractor participate in the design phase ensures the project is feasible. This approach puts contractor and architect on the “same page” from the start. Simplifies the Process - As the diagram indicates, a Design-Build approach creates fewer steps in the renovation process. Translation: it’s efficient. The customer isn’t required to evaluate and coordinate among architects, engineers (if necessary), and contractors bidding on the project. Instead, every step of the project is predetermined to eliminate unnecessary steps. Provides an Exact Price - Ever experience sticker shock? Sticker shock occurs when you're billed much more than you expected. Not fun. Better to know the price before it’s too late. This is exactly why “estimates” are so dangerous. They typically change, and often in an upward direction. A quote based on a Design-Build approach doesn’t change. All factors contributing to cost (such as time, materials, and labor) are carefully calculated based on your budget. Only one person can change your price - you. Creates Peace of Mind - Uncertainty leads to stress. Design/Build removes uncertainty and clarifies the outcome. As mentioned earlier, its the closest thing to “kicking the tires” the renovation world has to offer. Knowing the outcome allows you to relax and turn your attention to more important matters. Like how much you, your family and friends will enjoy your newly renovated home! Are you contemplating a major home renovation?
