For over a year Daniel Builders has been telling the story of a historic home remodel in downtown Pendleton South Carolina. This home remodel provides a realistic overview of the challenges and setbacks of remodeling a century old home. CENTURY HOME REMODEL Must-See Documentary | Pendleton, SC This home was originally constructed over 100 years ago. Daniel Builders performed a full remodel of this beautiful historic home. The house was stripped down to the studs and expanded with a two-story addition, resulting in an increase of total living space from 2,200 square feet to 3,900 square space. The remodel incorporated many reclaimed materials to achieve a finished product that harkens back to the home’s original construction. The beam and mantle in the living room were crafted from old framing materials, while the wainscoting in the dining room was made from reclaimed paneling salvaged from the old addition that was demolished. The ceiling and fireplace in the master bedroom were also constructed using reused materials. Attention to detail and commitment to maintaining the original character is immediately evident upon entering the home. The additional square footage (1700 square feet) enhances functionality while bolstering the home’s historic charm. Modern and classic design elements are beautifully blended to endure for decades to come. Back to Blog 2020-05-08 Daniel Builders doesn't provide free estimates but here is valuable info about the cost of a custom renovation. You may have heard the rumor about us: it's true, at least for the most part. Daniel Builders doesn’t give free estimates. Although here's an exception for you, our faithful blog audience. 22 average job costs to serve as rough estimates. *Disclaimer Regarding Estimates* Estimates are merely a point of reference or ‘idea of cost’. Starting your custom renovation after seeing a free estimate is a grave mistake. Much like rolling dice with your home on the line. Why would you? Here are 7 steps to reaching a Fixed Cost Quote. Start with an average cost. A phone conversation or referencing the above link is typically all it takes. Again, this is only an idea of cost and NOT a quote. Nor is it reason to skip steps 2-7 and move directly into construction. The purpose is to educate and prevent future sticker shock. Share your Project Vision in detail . Articulate a transformation you envision and show the space you want renovated. Expect active listening and questions from your contractor, while he takes pictures, measurements, and notes. A good renovation contractor also serves as a renovation consultant, providing you valuable insights and info. Get a Target Investment Range (or TIRe). After your in-home meeting, make sure your vision is captured in writing and you receive a customized TIRe. Not a guesstimate or even an estimate, but a reliable price range unique to your custom renovation. That process requires effort and expertise from your contractor but puts you one step closer a Fixed Cost. Go through Design. The design phase can take 4 to 12 weeks depending on your project. The goal of design is to eliminate unknowns. A good Design process clarifies the scope, identifies all selections, and ultimately provides a fixed cost (5-7). Receive a Detailed Scope of Work. Assuming everyone is on the same page (when an actual page doesn’t exist) means a big-time train wreck is coming. Get everything in writing, especially what will and won't be included in the scope. Identify ALL Selections . A good contractor helps you select all finishes and fixtures before asking you to sign an agreement to build. “We’ll figure it out as go” approach leads to “This is costing way more than I expected.” Never something you want to say when your house is under construction. Agree to a Fixed Cost. Receiving a Fixed Cost Quote is now possible. You’ve taken all the necessary steps to eliminate unknowns, pinpoint exactly what you pay, and move into construction with confidence. Beware of giving your $100K renovation to someone based on a ‘free’ estimate. Going that route is like walking deep into dark woods at midnight to investigate suspicious sounds. This home underwent a Guide-Design-Build renovation and was recognized for Best Kitchen and Best Bathroom by the Home Builders Association of Greenville in a Full Home Remodeling category. TRANSITIONAL OPEN CONCEPT McDaniel Avenue Area 2022 Bridge Award Basement Bathroom Kitchen Whole Home This home, built in 1937, was gutted from floor to ceiling. Engineered beams were used to open up a very segmented floor plan and create a better flow from the front to the rear of the home on the main floor. An additional eight hundred square feet was added by enclosing and completing the unfinished basement, transforming it into entertainment space. Throughout the course of this seven month renovation, this home's common areas, kitchen, bathrooms, utility rooms, and bedrooms were completely restored. Additionally, a large six hundred square foot deck with a parking area underneath was built. As expected in a home of this age, when walls were opened we discovered the entire house was completely uninsulated while none of the utilities were up to code. Back to Blog 2021-05-03 Health and wellbeing have been at the forefront of everyone’s mind over the past year, or more specifically avoiding COVID has been. Precautionary steps taken by Daniel Builders to minimize the spread of disease spread by airborne transmission. At Daniel Builders we aren’t health professionals, but here are 6 common sense ways to protect your respiratory health during a renovation. Dust & Particle Containment - Once you begin tearing down walls and ripping up floors the air inside your home becomes filled with all types of particles. Containing these particles is accomplished by putting up temporary barriers such as Zip Walls . Air Purification Equipment - Where will these airborne particles ultimately go? This is where having the right equipment such as BuildClean is important. A home normally has approximately 100K particles (larger than .5 micrometer) per cubic square foot of air. Whereas a home under construction has anywhere between 500K - 1M particles. HVAC - Change HVAC filters throughout the project and then once it’s complete. Air Out Building Materials - Before installing materials with high VOC (volatile organic compounds) levels such as carpets make sure they have time to first “air out” in a well-ventilated area. And if possible, keep windows open during installation. This reduces the risk of VOC when levels at they’re at their highest. Keep Paint Sealed - Be sure to keep paint cans and paint thinners sealed when not in use. Good Ventilation - The goal is to get clean/fresh air into your lungs. This is only possible if fresh air is circulating throughout your home. You're probably aware of the huge push to make buildings as energy efficient as possible. Back to Blog 2020-06-11 Meet two integral people on the Daniel Builders Design Team. Billy Zion and Andy DeLeonardis. We’d like to introduce our Design manager Andy DeLeonardis and in-house architect Billy Zion. In this interview with The Building Trust Blog they share some great Design-Build insight. Andy DeLeonardis, Design Manager Billy Zion, Architect BTB: What is the purpose of a Design team? Andy: We ultimately make the renovation process more efficient and less costly. Our Design team clarifies a myriad of unknowns, so the Build phase is straightforward and stress free. The mission is accomplished when everyone understands and shares the same expectations. Billy: Definitely agree! The Design Team is vital because it opens the line of communication between Designer and Builder very early in the process. This ensures the owner’s vision is properly documented and clarified to help eliminate surprises, disappointments, or budget overages later on. BTB: Couldn’t a client just start with an architect, then find an interior designer, then submit everything to multiple Builders for competitive bids? Andy: They absolutely could, but getting all three together at the start has far greater benefit. Finger pointing is less likely when they're all on the same team, not to mention the client can determine cost much sooner. Billy: Our Design Team has a unique bond and a creative culture that cannot be replicated by hiring separate professionals who work outside of a cohesive team. BTB: What type of projects require a Design? Billy: I would argue all require some form of Design. Building without a plan or a purpose can/will produce results that look unprofessional and “pieced-together”. Smaller projects like powder rooms or laundry rooms may not require as many drawings as a new home or a large addition, but every square foot needs to be carefully planned so fixtures and appliances and finishes are efficiently located/arranged. Our Design Process ensures the owner’s vision is maintained and the end product will look intentional and well-crafted. BTB: How long does the Design Process take? Andy: Average is around 6 - 8 weeks but the size and complexity of a renovation obviously factor in. Billy: Not long enough :) BTB: How do you guide clients through Design decisions? Andy: Pictures, visits to showrooms, previous project examples, etc. We utilize several methods to determine the final selections for a project… lots of discussion about how to incorporate the style of selections with existing home design and areas that are being renovated. Billy: Visualizing the end result is crucial. We use 3D rendering to show the owner several realistic images during the Design Process to help them decide which designs will look the best within their context. These images ensure we envision what the client envisions. BTB: Can a client change the design once construction starts? Andy: Of course, but we try to help clients clarify everything on the front end. Our Design process is pretty thorough, so the client has an opportunity to make changes before moving into the Build phase. Billy: I usually tell clients the Design Process never ends (I know Builders hate that). Changes during construction come at a cost, but sometimes the best ideas don’t show up until walls start forming spaces. BTB: How does having an architect (Billy Zion) on staff help the Design Process? Andy: Billy has helped us reach a whole new level of efficiency. He’s an expert in architecture, but he's also a true team player. Billy is always accessible and responsive. He gives the insight and feedback we need to keep projects moving forward. Billy: More communication and more understanding of each person’s role... Bridging the gap between Designer and Builder. The Architect and Builder are constantly communicating and learning from one another so that the Design Process can be streamlined to move projects from concept to construction more quickly than conventional design/bid/build. Knowing what the Builder needs to begin construction, the Architect can be sure no time is wasted producing unnecessary documents. BTB: What is the coolest project you ever designed? Billy: Probably the BBQ restaurant I designed a few years ago. I love the process of creating…. and eating good BBQ so being able to work with the owner to create a building designed specifically for cooking, serving, and enjoying pulled pork and chicken and ribs really made my mouth water. Even though it was a new build, the building design was based on local barn vernacular, so the end result was a clean, modern BBQ joint inside of a familiar, rustic shell. BTB: What is the best part of your job? Billy: Riding my bike to work and kicking David Bass (Production Super) out of his office :) Seriously…. I enjoy working with like-minded Christian men and women who are truly here to serve God by serving others. A custom fireplace surround and built-in bookcases beautifully anchor the open great room, while exquisite stone tile and Fantasy Brown marble accentuate focal points throughout the home, providing it with a seamlessly unified aesthetic inviting you to relax and enjoy. Here are a few remodels that have a smaller scope of work. What Home Improvements Will You Make In 2020? These 7 Are Worth Considering. Take out a wall - An “open” floor plan might be simpler than you thought. The big question is Which walls are load bearing? Both load bearing and non-load bearing walls can be removed. Removing a non-load bearing wall is much easier. Either way taking out a wall has a dramatic impact on your home’s layout. Upgrade the windows - Specifically, consider new, dual paned windows. Window technology has really come a long way! New windows can improve your home’s appearance, lower energy cost, and reduce noise coming in from the outside. Plus, there’s potential for more natural light. Everyone likes that (vampires excluded). Outdoor Kitchen - The National Outdoor Kitchen and Fireplace Association estimates the average outdoor kitchen is between $12,000 and $15,000. If you're in a warm weather area, this can be money well spent. Bathroom 2.0 - Replace the vanity with a new model but keep the same footprint. Add a new mirror and faucet. Improve lightening and ventilation with new combination light and exhaust fan. Add a set of sconces on each side of the mirror or medicine cabinet. Update towel bars and cabinet hardware as well as toothbrush and toilet paper holders. Add matching shelves for your towels and toiletries. Switch out your showerhead with one of many amazing new options. Keep your towels toasty with a heated towel bar. Clear the Clutter - Built in bookshelves and organizing systems will make you feel like your home grew extra space. You can tailor your closet, office, pantry, or garage to fit your “stuff” needs. Exterior Improvement - Paint or power wash the exterior. Install a new garage door. Install a new front door. Paint or install new trim. Install new exterior hardware (door kick plate, mailbox, house numbers, etc. Prepare to Stay - Here are a few options for aging in place. Level all entry ways. No steps. Doorways a minimum of 36’ wide. No slip flooring. Curbless showers. Grab bars. It’s good to “Go Big” on your home renovation, but don’t overlook the big benefits of these small projects. Back to Blog 2021-06-15 You probably noticed homes are selling for significantly more now than a year ago. The Building Trust Blog interviews mortgage lender James Anderson on the topic of soaring home prices. As a homeowner this is great news, but not-so-good-news if you’re trying to purchase (much less find) your dream home. Homes are disappearing from the market at sonic speed, or at least faster than many would-be home buyers can even compose an offer. Recently, the Building Trust Blog (BTB) reached out to respected mortgage lender, James Anderson (JA) to get his take on what's happening. BTB: How much longer can we expect to see these “historically low" rates? JA: There is not a crystal ball in my office, but it is clear they won’t last forever. Inflation will eventually catch up to the bond markets, and then mortgage rates will follow. BTB: How frequently do rates change? Are you seeing significant volatility day to day? JA: Mortgage rates can change at any time. Until a loan is locked, there is no guarantee. Many times, they can move up or down several times during the day. Some days are fairly quiet, and we can see stable rates for a week or more, but then it can change on a dime. Typically rates creep DOWN and shoot UP very quickly. BTB: With home values on the rise, would you recommend starting a renovation now? JA: If you like your location/neighborhood but want some better options and functions in the dwelling- renovation is a great option. Yes, now is a great time to add value to your property. BTB: When it comes to investing in your home, which is the better option a Renovation Loan or Cash Out Refinance? Why? JA: Both are great options depending on each individual case. The main reason for the renovation loan is to tap into the future equity once the project is complete. The budget and scope of work will also drive the decision for which financial path. BTB: What makes a mortgage lender elite? Truly beneficial to the client? JA: Many banks “say” they offer construction and renovation products, but the execution of the product and program is severely lacking.
