- A SPEC-TACULAR BUILD: WHY BUY A SPEC HOME? - Building Trust Renovation Blog - South Carolina - Daniel Builders
Our co-founder, Daniel Jachens, tells the story behind the first Daniel Builders spec house. BUILDING TRUST BLOG A SPEC-TACULAR BUILD: WHY BUY A SPEC HOME? Our co-founder, Daniel Jachens, tells the story behind the first Daniel Builders spec house. Back to Blog 2026-05-29 https://www.youtube.com/watch?v=UhbKlVCdan4 Where would you live if you could pick any house? Some are dreamers: they already have the answer in mind. Some are thrivers: they are perfectly content with their current home. Some are seekers: they need to see it before they know what they want. It's much like trying a new food, you don't know you love it until you taste it! This "SPEC"tacular build might be the answer for the seekers out there! (Dreamers and thrivers are also welcome!) It's a spec house, built using Daniel Builders' expertise and design services, a vision that's been nearly 20 years in the making. On this episode of Ready, Set, Renovate, you'll meet Daniel Jachens. He's the co-founder of Daniel Builders, and he shares the story of thi s beautiful home, built in collaboration with our friends at Zion Architects, Buttercup Designs, and Trusted Tradesmen & Co. The outcome, which you’ll see in the video, is a unique floor plan paired with eye-catching design selections. What is a Spec House? The Daniel Builders team is experienced with remodels and custom builds, where the homeowner handpicks finishes and design details. A spec house is similar to a custom build in that it is new construction, but it differs in that it's designed to appeal to a wider market instead of a specific homeowner. Benefits of Buying a Spec House Timeline: While a custom build can take a year or more to construct, a spec home is a good option for people who don't want to wait that long! It's built with all the care of a custom build, but it's move-in-ready! Decision-making: Our remodeling clients often tell us, "I had no idea there would be so many decisions to make!" It's true. A selection sheet for a typical remodel can contain hundreds of items: everything from appliances to tile to lighting to doorknobs to faucets. Making all those selections is not for the faint of heart! That's why our clients so often ask architects and interior designers to assist with the design process! In a spec home, we make the design selections, alleviating that burden for the homeowner. What you see is what you get: When walking through multiple showrooms during the design phase of a custom build or remodel, it can be difficult to visualize how your selections from each showroom will look once they are combined together. In a spec home, potential buyers can easily visualize the design during their initial walkthrough, because all those decisions have already been made. You get all the benefits of an experienced architect and interior designer, and you don't have to pay a design fee or visit a single showroom! To the Dreamers Out There While there are significant advantages to buying a spec house, we know it's not the right fit for every homeowner. Some people love details. They love the process of making a house a home that's uniquely their own, down to the tile and drawer pulls. If that's you, our design team has got your back. Whether you want to make selections yourself, work with your own interior designer, or welcome our recommendations, we customize the design process for your needs. Finding the Right Fit Whether you're looking to buy, build, or renovate, Daniel Builders delivers an inspiring finished product. Check out the video above to see footage of the home for yourself! - BENEFIT BY ASSOCIATION - Building Trust Renovation Blog - South Carolina - Daniel Builders
Utilize the HBA of Greenville as a resource. BUILDING TRUST BLOG BENEFIT BY ASSOCIATION Utilize the HBA of Greenville as a resource. Back to Blog 2021-09-16 The Home Builders Association of Greenville serves Upstate Builders and Renovation Contractors. Daniel Builders is a proud member of the Home Builders Association of Greenville (HBAGVL). The Building Trust Blog interviews the HBA executive director Taylor Lyles. Accountability, education, advocacy, and endless opportunity to form productive partnerships is how HBAGVL has become a force for positive change in residential construction. Which ultimately benefits the homeowner. As part of our ongoing effort to Build Trust we recently interviewed executive VP, Taylor Lyles (TL), on behalf of our client base. BTB: Why have an HBA? TL: Great question. On a local level the Home Builders Association educates both builder and consumer. We have an Approved Professional Builder program to help consumers identify quality, vetted builders, which also provides criteria for home builders and renovation contractors seeking to establish a good reputation. BTB: What qualifies a builder to be an Approved Professional Builder? TL: We have some pretty rigorous expectations. Our builder members must be licensed, bonded, insured. Have been in business more than 1 year. Have ZERO outstanding liens and free and clear of major complaints within 1 year. Workers Compensation that is consistent with South Carolina State Law. All while using a written contract in all aspects of business with consumers. As we start looking into the future, we envision a continuing education for SC builders that will continue to ensure a high standard of quality. BTB: How can a consumer know they’re hiring a good builder? TL: Right out of the gate make sure they are licensed and bonded. Make sure the builder provides a written contract. Too often we see “fly-by-night” contractors disappear with a $20K-$40K down payment. That’s completely avoidable and should never happen. The HBA is here to help the consumer vet contractors. BTB: What is the biggest threat from a government standpoint facing our industry? TL: Three words. Land. Development. Regulations. And also, moratoriums. This is where governing bodies like a county council can halt all new construction. That’s very detrimental. In Greenville we need +100K more houses built over the next 20 years. Trying to stop new construction now will only create huge problems for citizens living in Upstate SC. It’s interesting to see council members standing with golden shovels in hand welcoming a new plant or business to the Upstate but giving no thought to where their labor force will live. Also, fewer housing options drives up pricing. So affordable housing can quickly become nonexistent. BTB: The HBAGVL is a resource for all, but who can become a member? TL: Great question. Anyone involved (or seeking to get involved) in the construction industry is eligible to be a member. That includes everyone from appliances vendors to those who provide insurance. And obviously Builders, Remodelers and Skilled Trade partners play a huge role in our membership. Each member has the potential to not only benefit our association but receive even greater benefit in return. Visit HBAGVL or contact them at 864.254.0133 to learn more. - BE CLEAR - Building Trust Renovation Blog - South Carolina - Daniel Builders
See your custom renovation in 3D before its reality. BUILDING TRUST BLOG BE CLEAR See your custom renovation in 3D before its reality. Back to Blog 2020-11-12 Our Design team can utilize 3D renderings like these on large, multi-room renovations. They are unbelievably realistic, and sometimes difficult to distinguish from an actual photograph. In addition to this WOW factor, 3-D renderings have 7 practical benefits for both client and contractor. Clarifies Vision - Why waste a thousand words (or more) when a picture is available? A rendering can accelerate clarification for all involved in the renovation process and provides far more clarity than 2D renderings. Identifies Problems - Is the renovation feasible to build? A 3D rendering helps identify structural integrity issues and enhances spacial awareness. Reduces Delay - What is the #1 way to ensure a successful renovation? Answer: Establish shared expectations between contractor and client. Unshared expectations cause inefficiencies, frustrations, and can easily turn into a renovation train wreck. A 3D rendering showcases an outcome everyone can understand. Reveals Options - Is there a mental block regarding Design ideas? A clear project rendering triggers ideas and inspiration. Optimizes Distribution - Would hearing the opinion of others be helpful? 3D rendering software is easy to upload and share via Dropbox. Being able to efficiently share a rendering allows for rapid feedback from friends and family. Strengthens Accountability - Does the renovation match the 3D rendering? If not, why not? A 3D rendering creates a visual agreement between contractor and client. It’s the standard by which a finished renovation can be evaluated. Any discrepancy can be traced to a responsible party. Prevents Letdown - Are you happy with the finished product? No one wants to regret a big purchase. And a contractor especially doesn’t want (or shouldn’t want) anyone to experience buyer’s remorse. Afterall happy clients are the link to future business. Seeing the finished renovation before moving forward minimizes letdown. Blindly buying a custom renovation isn’t necessary. See it first with a 3D rendering and move into the build process with confidence. Are you contemplating a major home renovation?
