Create harmony between client and contractor. BUILDING TRUST BLOG MATCH MAKING Create harmony between client and contractor. Back to Blog 2022-11-05 https://www.youtube.com/watch?v=K69HtDDWZyk You really need certain relationships to "work”. Shawn Van Dyke discusses the process of renovation contractors getting matched with the right custom renovation clients. The connection between Client and Contractor is definitely one of them. Why? Because much is at stake when you enter a Build agreement, like your home and large sums of money. In this episode of Ready, Set, Renovate we delve into the client/contractor relationship. We invite you to watch as we examine why some relationships are harmonious and productive while others are highly strained. Our guest, Shawn Van Dyke, is a construction business coach, keynote speaker, and author of two books - Profit First for Contractors and The Paperwork Punch List. Most contractors are not profitable which makes them feel uncertain about what they need to do to grow their construction businesses. Shawn believes construction business owners should be as good at business as they are at their craft. That's why, after twenty-plus years of owning and operating multiple construction businesses, Shawn has decided to work with construction business owners, executives, and managers all over the world and shows them how to stop losing profits and wasting time. He is the CEO of the Built to Build Academy® which creates confident construction business owners by providing operational systems to streamline their construction business and get their life back. Rob Young of Heritage Custom Builder also joins us to share his experience and insight on the Client/Contractor relationship. Skilled labor plays an essential role in the custom renovation process. BUILDING TRUST BLOG KEEP THESE TRADES Skilled labor plays an essential role in the custom renovation process. Back to Blog 2020-03-06 What do you want to be when you grow up? “Carpenter” or “tile installer” probably wasn't at the top of your list. A shrinking number of people consider a career in the trades, but they should. Tradesmen and artisans have been vital to every civilization - Egypt, Greece and Rome not withstanding. Today these roles are equally valuable to our society, though often under appreciated. Here are 7 undeniable ways tradespeople enrich our lives. They make things beautiful - Maybe you can cut and lay tile with precision. Not many can. Those with this ability add tremendous visual appeal to a home, and tile is just one example. They make things functional - Layout and spacing may look great on paper, but a gifted carpenter knows if it's buildable. They take conceptual and make it functional. They fix what breaks - Have you ever experienced a major plumbing problem? You know the sheer joy of finding someone to fix it, so it never happens again. They educate - When a good electrician tells you how to stay safe around electricity, listen! This willingness to share insight might just save you life. They create space to live - Your place of employment, gym, grocery store, and hospital all have one thing in common. They would not exist apart from tradespeople. They provide protection - Your family would not be safe if the walls of your home couldn't keep out weather, animals, or other people. They establish stability - A true craftsman does work that lasts. Imagine your cabinetry needing to be replaced every 3 months. Your life would feel very unsettled. Fortunately, at Daniel Builders we’ve partnered with some of the best artisans, craftsmen, and tradespeople in the upstate. Their skill and contribution to our business cannot be overstated. We promote the tremendous value of those who work with their hands. Are you contemplating a major home renovation? Back to Blog 2024-05-25 Warm weather has arrived, and at this time of the year it’s not uncommon to say, “Let’s go out on the deck!” While your deck is top of mind, it’s a good idea to do a deck safety evaluation. After all, May is “National Deck Safety Month”. Here is a checklist provided by the North American Deck and Railing Association (NADRA) regarding what to look for when inspecting your deck. Evaluate flashing - NADRA describes flashing as “a metal or plastic guard that directs water out and away from sensitive areas. It’s often installed where the deck and house come together, keeping moisture and debris from collecting between the house and the deck’s ledger board.” [1] If you notice standing water in this area on your deck, you may need to replace the flashing. Evaluate wood surfaces - Even when a deck is built with composite materials, some aspects of the structure are still built using wood. For example, the ledger board will likely be made of wood. It’s often the culprit of deck failure. [Photo: Waller Before 1.jpg] Also inspect the decking, joists, posts, railing, banisters, and stairs for holes and decay. Holes can indicate an insect problem. There are three easy tests for rot and decay. 1) Can a screwdriver pierce the wood ¼ - ½ inch deep? 2) Does the wood splinter or break off in a clump? Splinters are a good sign that rot hasn’t set in. 3) Are any areas of the wood moist, spongy, or damp? Evaluate the fasteners - [Wooden Board – EnvatoStock.jpg] Evaluate fasteners, nails, and screws for corrosion. Rusty fasteners should be replaced as they can cause the wood to deteriorate. Nails and screws should be flush with the surface. Fasteners should be tight. Evaluate the stairs - Nothing could be a bigger safety hazard than insecure stair treads, risers, stringers, and railings (especially when the deck is high off the ground). [Photo: Waller Loose Handrail.jpg] If the riser area is open, the opening should not be larger than 4 inches. Keep stairways clear to prevent potential tripping hazards. Evaluate potential fire hazards - Be aware of the proximity of heat sources to flammable items. Read through manufacturer guidelines for grills, fire pits, etc. to review best practices for general safety and operating distance. Adjust placement if necessary. Lighting and electrical outlets are also included in this category. Outdoor electrical elements should adhere to code, be in working order, and be childproof. Evaluate outdoor furniture and storage - Ensure furniture, swings, and hammocks are in good working order. Secure grilling and chemical products out of reach of children. Evaluate the surrounding trees - Contact an arborist to prevent accidents due to falling limbs. Have a question about your deck or are you looking to build a new deck? - 2022 Preservation Honor Award Winner - South Carolina - Daniel Builders
Daniel Builders recognized with a state honor by Preservation South Carolina for an historic renovation of a commercial building in downtown Anderson SC. 2022 2022 PRESERVATION HONOR AWARD WINNER HISTORIC BRIDAL BOUTIQUE Daniel Builders was named 2022 Preservation Honor Award Winner for their "East Benson Street" commercial renovation. A South Carolina Preservation Honor Award celebrates successful and exemplary historic preservation projects around the Palmetto State. Any individual, organization, government agency, or business involved in the preservation of historic buildings, structures, or sites (including archaeological sites, cemeteries, and landscapes) in the state are eligible to receive an Honor Award for a historic preservation project. "THIS BUILDING IS SO FULL OF HISTORY. WE WERE HONORED TO BE TASKED WITH RESTORING ITS ORIGINAL BEAUTY AND CHARM." - BOB CORD, DANIEL BUILDERS In the Fall of 2020, Daniel Builders assisted Danny Walker, a local businessman, with the rehabilitation of 106 East Benson Street, a commercial building on Anderson’s public square. Anderson’s downtown is primarily comprised of late 19th century brick commercial buildings, many of which have undergone unsympathetic renovations which have altered or destroyed their architectural integrity. This building was one of the most altered, the late Victorian ornamentation had been completely removed from the building and the entire façade, including the windows, was covered in grey painted stucco. The interior had also been obscured by vinyl floors and dropped ceilings hiding the original wood floors and beadboard ceilings. The building had sat vacant for years as an overlooked gap in the city’s historic streetscape, and while this rehabilitation could have retained the poorly planned changes the owner inherited, he decided to do more and take the building back to its former appearance. Historic images of the block allowed the team including Preservation South and Daniel Builders to identify the building’s remaining original features as well as other facades in the vicinity that retain those elements for replication as part of a tax credit rehabilitation. On the interior, additions were removed and the original floors were refinished, the plaster walls were repaired and the beadboard ceilings were patched and painted. The largest changes took place on the exterior, the later stucco façade was removed exposing the original brick and former window openings. The missing tin window hoods and parapet cornice were measured from other surviving examples and recreated using modern materials. The storefront was recreated based on historic images and the entire building was repainted in a more appropriate scheme that incorporated one of the tenant’s colors. The building now houses Katharine Marie Bridal on the first floor and a co-working space on the second. - WELCOME HOME: WHY ARE PEOPLE RELOCATING TO GREENVILLE, SOUTH CAROLINA? - Building Trust Renovation Blog - South Carolina - Daniel Builders
34 people per day are moving to Greenville County, SC. What's the appeal? Aubree Lewis, our guest on the final episode of our Condo Living series, is a realtor whose YouTube channel answers that question. We discuss the climate, community, and cost of living. We also hit the streets to interview some locals! If you're interested in moving to downtown Greenville, tune in for an introduction and a dose of good old Southern hospitality! BUILDING TRUST BLOG WELCOME HOME: WHY ARE PEOPLE RELOCATING TO GREENVILLE, SOUTH CAROLINA? 25 people per day are moving to Greenville County. Realtor Aubree Lewis shares why. Back to Blog 2026-08-12 https://www.youtube.com/watch?v=IENeiFBSmwI Why move to Greenville, South Carolina? The secret is out! People want to live in the Upstate of South Carolina, and Greenville is at the center of that growth. Many are relocating from other parts of the country and making Greenville and the surrounding Upstate their home. Location, Location, Location! The Upstate offers a combination of mild weather, beautiful scenery, outdoor recreation, a growing economy, and a strong sense of community. It also offers something that can be hard to find: small-city vibes near big-city amenities. Greenville's location is a big part of the appeal. Located along the I-85 corridor between Charlotte and Atlanta, Greenville gives residents convenient access to two major cities while offering a very different pace of life. You can enjoy restaurants and entertainment downtown, spend an afternoon on the Swamp Rabbit Trail, or head toward the mountains without having to live in a major metropolitan area. For many people relocating to the Upstate, the financial side of living here is another part of the appeal. South Carolina has one of the lowest effective property tax rates in the country, at 0.49% for owner-occupied housing, the fifth-lowest rate nationwide, according to the Tax Foundation. A Haven for Outdoor Enthusiasts One of the things that makes Greenville stand out is how easy it is to enjoy the outdoors. Falls Park, the Reedy River, local parks, and the Swamp Rabbit Trail give residents plenty of opportunities to walk, bike, exercise, or simply spend time outside. The trail has become a particularly important part of the community, connecting Greenville with surrounding areas and giving people another way to experience the Upstate. Greenville’s appeal extends beyond its downtown. The surrounding Upstate landscape offers everything from the Blue Ridge Mountains to lakes, rivers, and rolling countryside, with each season bringing its own character to the region. Travelers Rest, Mauldin, Simpsonville, and communities throughout the Upstate each offer their own mix of neighborhoods, restaurants, recreation, and access to the outdoors. That variety gives people the opportunity to find a community and pace of life that fits them best. Good Old Southern Hospitality Ask people what they love about Greenville, and the answer often comes back to the people. There is a friendliness here that visitors and new residents notice quickly, whether they are walking downtown, visiting a local restaurant, or spending time in one of Greenville's parks. That sense of community is one of the reasons Greenville can feel welcoming even to someone who has just arrived. For the final episode of our Condo Living series, we invited Greenville Realtor Aubree Lewis to talk about why so many people are relocating to the area. We also took the conversation downtown and asked local residents what they love about Greenville. Watch the full episode above to hear their perspectives and get a closer look at what makes Greenville such a desirable place to live. A Growing Economy Greenville's growth isn't just about new residents. The Upstate has become a place where businesses are growing, new companies are investing, and employment opportunities continue to expand. Greenville's economy includes major employers such as Michelin, GE, and other companies across manufacturing, healthcare, technology, education, and more. The region's economic diversity gives people opportunities across a wide range of industries and supports the continued growth of the community. Opportunity in the Upstate isn't limited to large corporations. Small businesses are an important part of what makes the area unique, too. Daniel Builders is one example. What began in 2007 has grown into a thriving business employing almost 50 people in 2026. The growth of businesses like ours reflects the opportunity available to entrepreneurs and small businesses throughout the region. For people relocating to Greenville, that combination of established employers, growing businesses, and entrepreneurial opportunity makes the Upstate more than a beautiful place to live — it is a place where people can build careers, businesses, and lives. Welcome Home Yes, Greenville is growing, but that growth feels different. That’s because people aren't simply passing through. They’re putting down roots and choosing to make the Upstate home. They are buying older homes, purchasing condos downtown, and renovating the homes they already love. Because of the demand for homes in this area, it can be difficult to find the perfect fit in Greenville’s housing inventory. Remodeling provides the opportunity to customize an active listing into a forever home that fits your taste and lifestyle. At Daniel Builders, we are proud to be part of that growth. Whether you are new to the Upstate or have called Greenville home for decades, we would love to help you remodel, renovate, or renew your home. - 2022 Bridge Award Winner 100K to 200K - South Carolina - Daniel Builders
Full bathroom remodel with ADA roll in shower awarded the Bridge Award by the Greenville Home Builders Association for the highest degree of difficulty to build. 2022 2022 BRIDGE AWARD WINNER (100K - 200K) TRADITIONAL ADA BATHROOM Daniel Builders was named 2022 Bridge Awards Winner for “Highest Degree of Difficulty in a Partial Home Remodel $100K-$200K” for the “Ruskin Square” house. The Bridge Awards are presented annually by GBS Building Supply and produced by the Home Builders Association of Greenville to recognize excellence in craftsmanship and professionalism in the Home Building industry in the Upstate. "SUCH A UNIQUELY BEAUTIFUL BATHROOM THAT'S ADA COMPLIANT. THE WIFE LOVED THIS BATHROOM SO MUCH SHE JOKED HER HUSBAND WASN'T ALLOWED TO ENTER IT." - BOB CORD, DANIEL BUILDERS One of the primary goals driving this renovation was opening the floor plan to enhance the ability of the homeowners to age in place. With concerns for mobility in the future, the client requested an ADA roll-in shower and the removal of the water closet in favor of a more open plan. Opening walls and expanding the shower also helped meet a secondary goal to increase the natural light in what was originally a fairly dark space. An early idea was to add or enlarge windows, but this brought some challenges including the exterior look of the home, privacy, and use of the outdoor space. Instead, fewer walls, the addition of glass, and the combination of gorgeous, reflective marble with a delicate Schumacher wall covering accomplished a bright and elegant space. Finally, the custom vanity features a built-in mirror on the linen tower. This feature, combined with the recessed drawer stack and breakfront counter top allows the homeowner a small niche where she can sit to use the vanity while still maintaining the needed storage space within the cabinets. The design team worked to address every functional detail to provide for the client’s needs while also capturing a classic interior style that blends seamlessly with the original design of this beautiful southern home. The post took on a life of its own generated over 2,000 likes and that number is still growing as of Nov 22nd. Why all the interest in accessory dwelling units, and specifically this tiny home? BUILDING TRUST BLOG ADU ARCHITECT Discussing tiny homes and ADUs with Billy Zion. Back to Blog 2023-11-22 Daniel Builders created a Facebook post of a detached accessary dwelling unit (ADU) on Nov 16th. The post took on a life of its own generated over 2,000 likes and that number is still growing as of Nov 22nd. Why all the interest in accessory dwelling units, and specifically this tiny home? The Building Trust blog asked that question, as well as a few others to the architect, Billy Zion of Zion Architects. Billy designed the tiny home in this Facebook post . As you’ll see ( or hear on the podcast ) Zion Architects is an excellent place to start a custom build whether it’s an accessory dwelling unit, guest house, pool house, or tiny home. Building Trust Blog (BTB): Thanks for sitting down to answer a few questions. To what do you attribute the popularity of tiny homes? Billy Zion (BZ): A lot has to do with the anticipated cost of being lower than a traditional home. Less square footage equates to a lower cost. Also, it takes less time to build a small home compared to building something that’s a few thousand square feet. The idea of being built quicker is attractive to people and the opportunity to utilize it sooner is also attractive. The tiny home movement began with these homes being mobile, which allowed people to relocate when they wanted, meaning it provided the flexibility to travel and live in different places. BTB: The one posted on the Daniel Builders Facebook page was a permanent structure, correct? BZ: Yes, that one was built on a permanent foundation, but tiny homes are often built with a mobile feature. BTB: You hear the names “ADU”, “guest house”, “pool house”, and “tiny home” being used interchangeably. Are there distinguishing features between them or are all those terms synonyms? If so, what are those distinguishing features? BZ: In a way they are all synonyms because they all refer to a smaller dwelling than what we are accustomed to living in. The tiny home movement began as the smallest version of those three. A true tiny home is 500-600 square feet or less. A detached ADU and guest house are probably more synonymous with each other. They tend to be closer to 1,000 square feet. ADUs and guest houses still offer the same amenities of a normal home with a kitchen, bedroom, bathroom, living space, etc. But as you get closer to that 1000 square feet size you really lose the mobility feature of a tiny home. BTB: How many of these smaller dwellings have you designed? BZ: This year I designed 4-5 different tiny homes and 3-4 detached ADUs. On average the tiny homes have been approximately 800 square feet and the detached ADUs, guest houses, and pool houses I’ve done tend to be 1000-1200 square feet. BTB: What are some of the challenges you encounter when designing and building these type of structures? BZ: Fitting everything into these smaller structures presents a few challenges. When a client is transitioning from a 3000-4000 square foot home they may not totally understand the adjustment required. They need help visualizing and experiencing what a smaller space feels like, and they can be a challenge. 3-D and 2-D drawings help them visualize the new space they want. Also site adapting is a challenge. In other words, making sure the home is best suited for where it's going to be built. Every city and town will have their own zoning rules so working through zoning requirements is another challenge. Weather, grading, neighborhood associations all factor in as well. Design and features tend look great on paper and tend to get people excited but additional modifications will inevitably be necessary depending on location. BTB: One of the challenges of building a detached ADU is designing it to match the home already existing on the property. Talk a little about that challenge. BZ: That’s right. Most people want the structure to match their existing home, not always the case, but most of the time it is. Review boards and HOAs have requirements regarding this issue as well. You want the new structure to “fit” what is already there. BTB: Daniel Builders is a licensed South Carolina builder, but the Facebook post generated interest from people living in other states. One gentleman from Arizona inquired about building there. We had to kindly decline. When it comes to you architectural work, what geographical limitations do you face? BZ: As a licensed architect I am NCARB certified which means my license is reciprocal in any state in America, as well as Canada, Mexico and Australia. BTB: Are you able to do all your work remotely? In other words, do everything from design a standpoint without meeting the client in person or doing a site visit? BZ: Covid made remote designs more of the norm. I prefer doing a site visit if possible. So being completely detached is difficult, but not impossible. BTB: The big question on everyone’s mind is how much do these small dwellings cost? How do you approach the cost issue when designing a tiny home or detached ADU? BZ: First, the price hinges a lot on how many people will be living in the home and their ages. I also gauge what amenities the client wants. Do they want high end finishes? Clients typically come to us with a budget in mind. A lot of customization will go into the cabinetry given the size challenges. Price is really all over the map. I’d say the lower end is $100-$200 and the high end is $700K and up. Knowing the amenities and how many plan to live in the and then having a budget to work with is the best way to design a small dwelling. BTB: What is the best way for someone to contact you? BZ: The best way is going to the Daniel Builders web and complete a getting started form. Mention me, Billy Zion, when describing the small dwelling you want to design.
