BUILDING TRUST BLOG RENOVATE YOUR PURCHASE Transform any home despite a low housing inventory. < Back Will Cord 2022-05-31 When housing inventory is low you still have an option to transform any home with a Guide Design Build renovation. Housing Inventory in our area (Upstate of South Carolina) is limited and disappears quick. Homes sell almost as soon as they hit the market, sometimes within hours of being listed. People are moving here in droves and they’re coming from all over the country! Finding and buying a home in this area requires quick decision making. Finding that “perfect” home is not likely in these market conditions. Fortunately, you can renovate almost any home into a space you’ll love. Although there are a few basic questions to answer before purchasing a home you’re planning to immediately renovate. Will renovation work price me out of the neighborhood? Just about every home can be renovated (some should be torn down and built from scratch), but just because you can renovate doesn’t mean you always should. Investing too much in a home might be a really bad financial decision. For example, purchasing a $350K home and then spending $300K in renovation work is bad idea when homes in the neighborhood are valued under $400K. Recouping that difference is highly unlikely. Especially if you plan to make another move within 5 years. However, we realize more than financial factors go into a decision to renovate. Will the home’s basic layout stay intact? Moving a kitchen to another part of the home is far more expensive than renovating a kitchen in its current location. Walls can be moved, and rooms enhanced, but completely scraping the general layout (especially as it pertains to plumbing) will drive up cost. Far better to purchase a home where changing the basic layout isn’t necessary. How old is the home? Older homes may be built to stand the test of time, but eventually the 2ndLaw of Thermodynamics and new building codes catch up. Figure out what type of toll time has taken on a home before purchasing it. Home inspectors can help you pinpoint what repair work is need, and sometimes a homeowner may correct before closing. Who was the builder? Every builder has a reputation, and usually with good reason. It’s hard to hide poor quality, at least for long. Knowing who built the home is a good point of reference when trying to anticipate issues that might arise. Are you considering an addition? You may want to add on to a home your purchasing, but to automatically assume you can, would be a mistake. You’ll need a plat to determine setbacks and whether adding on is even possible. Plus, septic system codes impact whether an addition is feasible. Is the electrical system in good condition? It’s a major expense if it isn’t, and wiring is hidden so this expense doesn’t address any aesthetic concerns you have. Qualified electricians are a great resource! Is ceiling height a pain point? Changing a ceiling height isn’t easy or cheap. Transforming an 8 foot ceiling to a 12 foot ceiling is doable (again, almost everything is doable when renovating a home) but not necessarily advisable. Maintaining the current ceiling height will allow you to stretch your renovation budget further. So, you can turn your focus to renovating other aspects of the home. To summarize, buying home is a big decision and even bigger when you plan to renovate as soon as you purchase. Answering the questions above will ensure your vision for renovating is on the right track. Even an unlimited budget requires wise decision making. BUILDING TRUST BLOG HOME PRICES SOAR James Anderson discusses soaring home prices. < Back Will Cord 2021-06-15 You probably noticed homes are selling for significantly more now than a year ago. The Building Trust Blog interviews mortgage lender James Anderson on the topic of soaring home prices. As a homeowner this is great news, but not-so-good-news if you’re trying to purchase (much less find) your dream home. Homes are disappearing from the market at sonic speed, or at least faster than many would-be home buyers can even compose an offer. The good news is you have options and equity to Design-Build renovate your current home into a dream home. Recently, the Building Trust Blog (BTB) reached out to respected mortgage lender, James Anderson (JA) to get his take on what's happening. BTB: How much longer can we expect to see these “historically low" rates? JA: There is not a crystal ball in my office, but it is clear they won’t last forever. Inflation will eventually catch up to the bond markets, and then mortgage rates will follow. BTB: How frequently do rates change? Are you seeing significant volatility day to day? JA: Mortgage rates can change at any time. Until a loan is locked, there is no guarantee. Many times, they can move up or down several times during the day. Some days are fairly quiet, and we can see stable rates for a week or more, but then it can change on a dime. Typically rates creep DOWN and shoot UP very quickly. BTB: With home values on the rise, would you recommend starting a renovation now? JA: If you like your location/neighborhood but want some better options and functions in the dwelling- renovation is a great option. Yes, now is a great time to add value to your property. BTB: When it comes to investing in your home, which is the better option a Renovation Loan or Cash Out Refinance? Why? JA: Both are great options depending on each individual case. The main reason for the renovation loan is to tap into the future equity once the project is complete. The budget and scope of work will also drive the decision for which financial path. BTB: What makes a mortgage lender elite? Truly beneficial to the client? JA: Many banks “say” they offer construction and renovation products, but the execution of the product and program is severely lacking. Disclaimer: What you're about to read has nothing to do with renovations. Still, if an award was given for our “Most Significant” blog post, this one would win by far. I’m sure you've our society has become increasingly panic-stricken. The news networks rarely tell us anything calming or good, and social media thrives on deception. All this bad news begs the question: Is good news out there? The answer is yes. Good still happens in our American culture. And it's worth finding. You need to know where to look though, or face being swept away by a tidal wave of negativity. So where is the good news? At Daniel Builders we recognize truly good news starts with God. He is doing good right now in our community, even as much of it goes largely unrecognized. The few recognizing this goodness are often at “rock bottom”. They have exhausted just about every option, but one -The Haven of Rest. The Haven specializes in helping people at rock bottom, and they frequently see God demonstrate amazing goodness. Recently, I sat down with Stu Butler, executive director of the Haven of Rest in Anderson. What he said is worth sharing. Will: Who comes to the Haven of Rest for help? Stu: Men and women struggling with a life dominating problem. Let me read you our Mission statement. The Haven of Rest exists to see those with life dominating problems rescued, restored and released while experiencing the love of the Lord Jesus Christ as commanded in the Great Commission of Matt 28:18-20. Will: What does getting help look like for someone struggling with a live dominating problem? Stu: We don’t advertise. We don’t have to advertise. Most people end up here by word of mouth. We have five pillars. Food. Shelter. Clothing. Christian Love. Biblical Guidance. If a person’s stomach is inside out from hunger, they can’t really listen very well. Or if someone is physically exhausted and they just need to lay down a while we can meet that need. So, we start by meeting basic needs, but that’s not where we stop. Will: What motivates you? Stu: The love of Christ, what He has done for me and what I see Him doing in other people’s lives. We see God doing miracles here every day and that is not only motivational but inspirational as well. I am motivated to leave things better than I found them. That is something that my dad taught me and it has stuck with me all these years. He did that and his legacy still lives on even though he passed away two years ago at age 92. I want to follow in my Father’s footsteps – both my earthly father and my heavenly Father. I want to leave a legacy that is larger than me and will last longer than me. Will: Have you seen an increase or decrease in desperate, “rock bottom” people? Stu: Unfortunately, we have seen an increase. Material poverty has been around for a long time but we also see spiritual poverty and relational poverty. Technology has connected us but also disconnected us and that creates relational poverty. So, we are ministering to men and women dealing with that as well. Interestingly in our low-tech ministry centers our men and women are forced to talk and to relate to one another. That can be a slow process at first, but they can learn to relate to their fellow sojourners and that is a great thing. If they can learn to relate to and love their fellow man who they have seen it helps them to see God who they have not seen. Will: How will the Haven continue seeing God at work? Stu: We stand on the truth and the basics, as long as we do that we will grow and see God at work. As we are faithful to God, He is faithful to us and gives us fruit for our labors. This is a faith ministry and what we have found is that God honors faith because faith honors God. We are so thankful for the support of the community, support which we depend on because we do not receive government funding for our programs. May God grant us all an ability to recognize His good news.     2023 is slowing to a halt and that’s an opportunity to reflect on what just happened over the last 12 months. And a lot happened! Here are seven highlights from an action packed 2023 at Daniel Builders.  BUILDING TRUST BLOG A TIME FOR REFLECTION Highlights from an action packed 2023. < Back Will Cord 2023-12-30 2023 is slowing to a halt and that’s an opportunity to reflect on what just happened over the last 12 months. And a lot happened! Here are seven highlights from an action packed 2023 at Daniel Builders. 1. Built to Last - April marked the completion of multi month remodel of a historic home within walking distance of downtown Pendleton, SC. Every square inch of the home was included in the scope of work as a century old home was refurbished to last another century. Only studs were showing once demo was complete, and some of those were even replaced. The big reveal took place during a summer celebration as numerous friends and family gathered to see the transformed home. A delightful time enjoyed by all! The two photos below provide only a glimpse of how massive the transformation was, but you can get the full scoop, including videos, on our website or hear the client's perspective in this video testimonial . 2. Go Small, Go Viral - For the first time Daniel Builders had a social media post go viral . A detached Accessory Dwelling Unit (ADU) was at the center of all the attention. Only 350 square feet, and constructed in the backyard of a Greenville residence, this tiny home had a sizable impact. And as these photos show, its hard not to love this small dwelling! 3. Super-Sized Addition - From small and detached to large and attached we wrapped up an ADU of another type this year. This one in the heart of downtown Greenville, a place where many are search for suitable living space. Finding it was easy for these clients. Instead of moving out they added on. The outcome was stunning! Below is the before shot and here is what it turned into. The drone shot with Greenville's downtown in the skyline is must see, probably our best photo of the year! 4. Photogenic Kitchen - Our current Build Director, Sean Harvey, Project Managed this kitchen remodel. He also has the unique distinction of being the photographer. Sean isn't a professional photographer (though he may aspire to be), but this kitchen didn't need professional photography. As you can see the beauty and design shine through regardless of who is snapping the photo. 5. Attic Living - When was the last time you discovered something valuable about your home? In 2023 we helped clients discover a beautiful room above their heads. Once an unappealing storage area, this attic space turned into something truly inviting. And to think it was always there the whole time, just under the roof. 6. Artistic Flair - We learn so much about our clients during the Design phase of our process. For example some have a real artistic flair when it comes to create a design for their home. Such was the case for these clients.   • 2022 Bridge Award Winner 450K to 550K - South Carolina - Daniel Builders

    Best Kitchen and Best Bathroom awards went to this custom home renovation on McDaniel Ave in downtown Greenville South Carolina. 2022 2022 BRIDGE AWARD WINNER (450K - 550K) TRANSITIONAL OPEN CONCEPT Daniel Builders was named 2022 Bridge Awards Winner for “Best Bathroom and Best Kitchen in a Full Home Remodel $450K-$550K” for the “McDaniel Avenue” house. The Bridge Awards are presented annually by GBS Building Supply and produced by the Home Builders Association of Greenville to recognize excellence in craftsmanship and professionalism in the Home Building industry in the Upstate. "THIS PROJECT HAD SOME UNEXPECTED TWISTS AND TURNS, BUT WE COULDN'T BE MORE PLEASED WITH HOW IT TURNED OUT! IT WAS A TRUE HONOR FOR THESE CLIENTS TO ENTRUST US WITH SUCH A BEAUTIFUL HOME BUILT IN THE 1930S." - BOB CORD, DANIEL BUILDERS This home, built in 1937, was gutted from floor to ceiling. Engineered beams were used to open up a very segmented floor plan and create a better flow from the front to the rear of the home on the main floor. An additional eight hundred square feet was added by enclosing and completing the unfinished basement, transforming it into entertainment space. Throughout the course of this seven month renovation, this home's common areas, kitchen, bathrooms, utility rooms, and bedrooms were completely restored. Additionally, a large six hundred square foot deck with a parking area underneath was built. As expected in a home of this age, when walls were opened we discovered the entire house was completely uninsulated while none of the utilities were up to code. One highly complex element of this remodel requiring extensive engineering insight was removing multiple load bearing walls above a second story. Previous Next Back to Awards Gallery "WE LOVE IT! BUILDING TRUST BLOG SUNROOM SEASON Here are five ways for your home to take in more of the great outdoors. < Back Will Cord 2024-04-04 Better weather is rapidly approaching, are you prepared to enjoy it? Have you considered adding a sunroom or an all season room to your home? A sunroom is a perfect complement to your patio installation. What options do you have when it comes to remodeling or adding space conducive to soaking up the sun? Daniel Builders is your trusted sunroom builder and here are 5 different sunrooms we can provide. Sunroom Bump Out Addition A bump out is an addition that expands the square footage of an existing room, as opposed to constructing a whole new room. This makes it significantly smaller and less expensive than a full-scale addition. First-floor main living spaces, such as living rooms and dining areas on the rear of the home, are candidates for bump out additions. Enclosed Porch In general, this is the least expensive way to add a sunroom, as it’s possible to leverage the infrastructure of your existing porch. Unfortunately, this option doesn’t work for every porch. You’ll need to check with a reputable builder to ensure the foundation can support the enclosed structure. Insulation, drywall, plumbing, electrical, and HVAC (though it’s possible to use existing) are also necessary considerations when transforming a porch into a sunroom. Porch Addition An addition is a two-phase, long-term approach. A full-scale addition requires a larger financial investment, as it is likely to require a six-figure budget. Longer build time is also a factor to consider, as this option involves creating a completely new structure. The first phase of that process is getting architectural plans. A robust Design phase clarifies needs prior to breaking ground on a porch addition. At Daniel Builders, design phase deliverables include renderings, a detailed scope of work, a list of selections, and a fixed price. After the design is approved, the project moves into the build phase. Conservatory A conservatory is distinct from a sunroom. Originating in 15th century England, conservatories are characterized by walls and ceilings made of 50-75% glass. Their main function is to nurture indoor plants, and they are also commonly referred to as greenhouses. As a result of the growing popularity of gardening, the construction of conservatories has increased. Detached Sunroom The options here are endless and cross over into the Accessory Dwelling Unit (ADU) category. Daniel Builders is your trusted ADU builder. BUILDING TRUST BLOG BENEFICIAL FAILURES Allow us to share what we learned through failure. < Back Will Cord 2019-04-16 Becoming a sought after renovation contractor didn't happen instantly for Daniel Builders. There were some hard lessons we learned and willingly share. You’re the beneficiary of our failure. “I didn’t fail. I just found 2000 ways not to make a lightbulb.” - Thomas Edison. Call it what you want, but these 7 things we got wrong. We could deny getting it wrong, but what good is that? Owning failure has much greater benefit for you, our target market, to reap. Greater value comes to you because of lessons failure taught us. Here’s where we failed and found a better way. Pricing Failure - More than once we paid dearly for underquoted projects. Quoting errors revealed our great need for a design build process. It was obvious. When you carefully design and clearly scope a project (making all selections upfront), pricing is accurate - even the very best "educated guesses" aren't as accurate. Implementing the design build process gave our business long term stability. After all, what good is a lifetime warranty when a business doesn't survive? Identity Failure - We tried to be a “do it all” contractor. Any project, regardless of size, scope, or budget, we tried to make work. Big fail. This approach gave us no identity. No focus. No niche. Our customer base showed us we have a strength – renovations. Design build renovations became our exclusive niche. We no longer try to do it all. Instead, you now have a highly specialized renovation contractor. Communication Failure - Verbal communication is one of our strengths, but it created a problem. We relied too heavily on it. Important details were being communicated in conversation but forgotten. Who remembers all conversations perfectly? Not us. Not our customers. We made follow-up emails mandatory after important conversations. Now the phrase “I thought you said….” isn’t necessary because it's in writing. Finishing Failure - Who wants to live in a home continually “under construction”? A good renovation contractor wants your project finished as much as you do. “Project dribble” is phrase we coined to describe the plethora of little issues that keep projects from finishing on time. Eventually dribble got our full attention, and we found proactive was to prevent it. So, your estimated date of completion isn't delayed by dribble. Lead Generation Failure - We used Service Magic, a lead generation company, in the early days of our business. Big mistake. It didn't take long to figure out you, our customers, are the best referral partners. That shouldn’t be a shocker. When you’re happy with our service and quality you talk about it ( and many are talking. ) So we canceled Service Magic, and put even more effort in delighting you, and strengthening client relationships. It's a win-win for you and us. Giving Failure - We’re passionate about giving. “Generous Giving” is one of our core values. And giving “too much” to charity has never been a regret. But we have given too much to non-charitable causes. We pumped too much time, effort, and insights into projects that never materialized, and toward customers who never moved forward. We figured out charging a small consultation fee is a great way to gauge a client's level of commitment. Now business efforts are more aligned with you, the paying customer, and charitable efforts with those in real need. Acknowledging Failure - Why are so many business owners unwilling to acknowledge failure? Maybe they feel threatened by transparency. We see it different. “Building Trust” (which is both our tagline and our passion) requires straightforward communication, even when we get things wrong. Talking about failure once made us squirm. BUILDING TRUST BLOG HOME REMODELING OPTIONS Here are ways to increase livable space within your home. < Back Will Cord 2023-11-04 Daniel Builders has added square footage to many homes in the Upstate of South Carolina over the last 18+ years. The location of projects range from Anderson to Seneca to Greenville, South Carolina. These projects share one thing in common: they all require a budget. Budget is the biggest factor for determining what can and cannot be accomplished. Fortunately, there are a multitude of options (we’ll touch on a few here) to accommodate different budget ranges. The Design Team at Daniel Builders works close with Billy Zion , the principal architect at Zion Architects. Billy looks at the space within a home analytically, creatively and with functionality in mind. According to Billy, “Careful attention to existing walls and adjacent interior spaces. Other considerations include exterior mass, scale, and connection is necessary to ensure an addition looks and feels congruent with the existing home and not inconsistent.” Side note, speaking with a Project Guide at Daniel Builders is a great place to start the budget discussion and move your project forward into the Design phase. Here are ways to increase livable space within your home. Traditional Home Addition Naturally, this is what comes to mind when discussing a home addition. These additions are built on to your home from the outside. A master bedroom suite addition (adding a bedroom with an adjacent bathroom) is a popular example. Adding this type of space to your home causes minimal disruption to your daily life during the Build phase. This because the work is happening outside your current living space. No change in routine is necessary. To make room for a traditional addition some part of your existing landscape will be sacrificed. Detached Accessary Dwelling Units (ADUs) The Rise of ADUs , a blog written earlier this year, has great content on ADUs. The type of ADU we’re discussing is detached or outside the existing walls of your home. Think Tiny Home. The process for building one of these is very similar to building a custom home, just on much smaller scale. The bottom line is a detached ADU, such as the one our team built pictured above, adds livable space. Adding to your home doesn’t always require adding a completely new structure, as in the case of a traditional home addition or detached accessary dwelling unit. A less expensive approach (generally speaking) won’t require a separate structure. You can, instead, convert unused space in your home into living space. Here are common ways to utilize space already nder your roof. Attic Conversions What is above your ceiling? There are a variety of ways to utilize this space. The preceding photos show one example of an attic transformed by Daniel Builders and how it went from a utilitarian storage area to a very lovely living space. Structural qualifications and code approval are challenges associated with an attic conversion. Roof trusses in this area present additional challenges but doesn’t need to derail your attic conversion. Garage Conversions Remodeling a garage into livable space requires electrical modifications, insulation, and windows. Insulation keeps the area from being too drafty during the cold months or sweltering heat in the summer. Plus, well insulated walls minimize noise, and that translates to more peace, privacy, and quiet for you and your family. Windows are another big consideration. Garage conversions commonly begin with no windows, but building codes require them when converting your garage into a livable space. Windows have an added benefit of bringing beautiful natural light and good ventilation into the converted space. Plus, they help keep energy costs manageable. Basement Conversions Another direction you can go in your quest for more space is down. Does your home have an unfinished basement? If so, this is a great option for adding on. This is not to say you can’t build down without one, but the cost becomes exponentially more costly when no basement is there to begin with. Using an attic, basement, or garage may trigger new storage challenges. Possible solutions are a shed, storage unit, or just getting rid of stuff. Something else to keep in mind as you go through this process is your homeowner’s insurance. Adding livable space will require added coverage, and that’s something you’ll want should anything happen to your newfound space!
