Back to Blog 2018-08-22 Ask the right questions before starting a custom renovation. “If I had an hour to solve a problem and my life depended on the solution, I would spend the first 55 minutes determining the proper question to ask, for once I know the proper question, I could solve the problem in less than 5 minutes.” - Albert Einstein. Identifying a renovation contractor who “best fits” you and your project is a problem-solving process. Simplifying the process requires asking good questions. And not just your questions, but questions the contractor asks as well. You, as a customer, ultimately want to know “Am I getting value worth my money?”, while the contractor (at least a reputable one) wants to know, “Am I getting money worth my value?” A “fit” happens when both sides can confidently answer “yes”. Here are 5 questions to ask and answer before moving forward with a renovation. How long will I live in the house I’m renovating? If you’re planning to move within 2 years a major renovation probably wouldn’t make sense. You’re not likely to recoup money invested. How does the renovation process differ from contractor to contractor? Every contractor is different. Knowing how long a renovation takes, the disruption it causes, how and when selections are made, how change orders are processed, the warranties offered, and other details about the process will help you match yourself with the right contractor. How much will I spend? This may be the most important question you answer. Coming up with a range is good, but a fixed price is best. You may need to be educated on how much things cost, but don’t make an impulse decision. Know your spending limits. Where do I need help clarifying and describing the renovation I want? If you need assistance, a design build approach gives you the best idea of what you’ll receive before actually starting construction. What are reasonable expectations about service and responsiveness? Expecting daily updates is likely overkill, but not hearing from your contractor in several days is not good. Weekly communication should be the expectation. Always wise to stay up to date with your renovation. These are just a few questions, and they can vary. Just don’t miss an opportunity to ask. Be professional, be specific, be straightforward, but always ask. The big question is: What will you ask when your renovation depends on it? A more functional for entertaining home was created through the removal of existing walls that divided the foyer, kitchen and living area. TRANSITIONAL INTERIOR Pelham Road Area Houzz Kitchen Multi Room The homeowners wanted to open up their home to make it more functional for entertaining and everyday living. This required removing existing walls that divided the foyer, kitchen and living area. Fixtures throughout the home were upgraded, including cabinetry and finishes in the kitchen and living room. A beautiful bar was added to the living area. The garage entrance was transformed into a functional laundry area, resulting in better placement for the washer and dryer as well as some beautiful lighting and tile backsplash for a more inviting everyday entry. The Problem is Ever Increasing Complexity By definition, design-build is a project delivery method in which one entity takes single-source responsibility for both design and construction. And to many owners, particularly those undertaking the biggest and most complex projects, it’s a godsend. Today’s buildings have more demands placed on them than ever before, meaning today’s projects are more complex than at any time in human history. With increasing specialization in everything from smart building technologies and HVAC setups to energy-efficiency and more, no design professional is an expert in every building element. It takes a robust, multi-disciplined team to get a project right. And therein lies the problem with general contracting. In the traditional general contracting method, owners first hire an architect, who designs the facility, then bid out construction work to contractors, often selecting the low bidder. As a result, there’s a lack of specialized construction expertise on the design team, leading to incomplete, unclear or impractical design specifications. These design challenges inherently cause expensive, time-consuming changes late in the project, conflicts between architect and contractor and, ultimately, increased owner risk. Building Innovation into Projects from the Start By contrast, design-build brings expert construction and trade professionals - who will ultimately be tasked with executing the designs - into the process from the start. These professionals aid the design team by evaluating designs for cost, schedule, constructability, and sustainability at the onset of a project. Specifications can be value engineered from the start. Cost overruns can be eliminated. And schedule can be streamlined. The process paves the way for all project parties, owner included, to work creatively as problem solvers. Innovation is now part of the project, and instead of being encumbered by complexity, owners can take advantage of emerging best practices and technologies. Operating as a cohesive unit from start to finish, the team - again, owner included - identifies better building methods, smarter technologies and best-value solutions. Reducing Uncertainty and Risk Design-build aligns all project parties on one team, eliminating disputes between architect and contractor for the owner to settle. With all project parties working together, the design is more robust and complete, requiring far fewer late-game changes on the job site. And the numbers bear this out. When compared with general contracting, design-build sees 11.4 percent less schedule growth and 5.2 percent less cost growth during construction. Here are a few 2021 milestones and memories from our team. Recapping 2021 with Before & After images. We completed a Historic Renovation in Downtown Anderson. The building is located at 106 Benson Street and now the site of Katharine Marie Bridal . It was originally constructed in the early 1900s and has been beautifully preserved. Now it's another great reason to come to downtown Anderson, SC . Here's the Before & After This "Before" image goes back to the early 1900s: Then fast-forward to 2021 for the "After": We didn't go looking for historic renovations, they just seemed to find us in 2021. Fortunately, we turned out to be pretty good at them. In the summer we completed the renovation of a 120+ year old home. Here's the video recap of that project . Another area where we expanded our ability was in the realm of 3D Renderings. This year we actually created quite an extensive library of these virtual renderings. Back to Blog 2022-05-31 When housing inventory is low you still have an option to transform any home with a Guide Design Build renovation. Housing Inventory in our area (Upstate of South Carolina) is limited and disappears quick. Homes sell almost as soon as they hit the market, sometimes within hours of being listed. People are moving here in droves and they’re coming from all over the country! Finding and buying a home in this area requires quick decision making. Finding that “perfect” home is not likely in these market conditions. Fortunately, you can renovate almost any home into a space you’ll love. Although there are a few basic questions to answer before purchasing a home you’re planning to immediately renovate. Will renovation work price me out of the neighborhood? Just about every home can be renovated (some should be torn down and built from scratch), but just because you can renovate doesn’t mean you always should. Investing too much in a home might be a really bad financial decision. For example, purchasing a $350K home and then spending $300K in renovation work is bad idea when homes in the neighborhood are valued under $400K. Recouping that difference is highly unlikely. Especially if you plan to make another move within 5 years. However, we realize more than financial factors go into a decision to renovate. Will the home’s basic layout stay intact? Moving a kitchen to another part of the home is far more expensive than renovating a kitchen in its current location. Walls can be moved, and rooms enhanced, but completely scraping the general layout (especially as it pertains to plumbing) will drive up cost. Far better to purchase a home where changing the basic layout isn’t necessary. How old is the home? Older homes may be built to stand the test of time, but eventually the 2ndLaw of Thermodynamics and new building codes catch up. Figure out what type of toll time has taken on a home before purchasing it. Home inspectors can help you pinpoint what repair work is need, and sometimes a homeowner may correct before closing. Who was the builder? Every builder has a reputation, and usually with good reason. It’s hard to hide poor quality, at least for long. Knowing who built the home is a good point of reference when trying to anticipate issues that might arise. Are you considering an addition? You may want to add on to a home your purchasing, but to automatically assume you can, would be a mistake. You’ll need a plat to determine setbacks and whether adding on is even possible. Plus, septic system codes impact whether an addition is feasible. Is the electrical system in good condition? It’s a major expense if it isn’t, and wiring is hidden so this expense doesn’t address any aesthetic concerns you have. Qualified electricians are a great resource! Is ceiling height a pain point? Changing a ceiling height isn’t easy or cheap. Transforming an 8 foot ceiling to a 12 foot ceiling is doable (again, almost everything is doable when renovating a home) but not necessarily advisable. Maintaining the current ceiling height will allow you to stretch your renovation budget further. So, you can turn your focus to renovating other aspects of the home. To summarize, buying home is a big decision and even bigger when you plan to renovate as soon as you purchase. Answering the questions above will ensure your vision for renovating is on the right track. Even an unlimited budget requires wise decision making. Back to Blog 2021-05-03 Health and wellbeing have been at the forefront of everyone’s mind over the past year, or more specifically avoiding COVID has been. Precautionary steps taken by Daniel Builders to minimize the spread of disease spread by airborne transmission. At Daniel Builders we aren’t health professionals, but here are 6 common sense ways to protect your respiratory health during a renovation. Dust & Particle Containment - Once you begin tearing down walls and ripping up floors the air inside your home becomes filled with all types of particles. Containing these particles is accomplished by putting up temporary barriers such as Zip Walls . Air Purification Equipment - Where will these airborne particles ultimately go? This is where having the right equipment such as BuildClean is important. A home normally has approximately 100K particles (larger than .5 micrometer) per cubic square foot of air. Whereas a home under construction has anywhere between 500K - 1M particles. HVAC - Change HVAC filters throughout the project and then once it’s complete. Air Out Building Materials - Before installing materials with high VOC (volatile organic compounds) levels such as carpets make sure they have time to first “air out” in a well-ventilated area. And if possible, keep windows open during installation. This reduces the risk of VOC when levels at they’re at their highest. Keep Paint Sealed - Be sure to keep paint cans and paint thinners sealed when not in use. Good Ventilation - The goal is to get clean/fresh air into your lungs. This is only possible if fresh air is circulating throughout your home. You're probably aware of the huge push to make buildings as energy efficient as possible. Which is great as long as air quality isn’t sacrificed. Learn how to get the good air inside . Daniel Builders recognized with a state honor by Preservation South Carolina for an historic renovation of a commercial building in downtown Anderson SC. 2022 2022 PRESERVATION HONOR AWARD WINNER HISTORIC BRIDAL BOUTIQUE Daniel Builders was named 2022 Preservation Honor Award Winner for their "East Benson Street" commercial renovation. A South Carolina Preservation Honor Award celebrates successful and exemplary historic preservation projects around the Palmetto State. Any individual, organization, government agency, or business involved in the preservation of historic buildings, structures, or sites (including archaeological sites, cemeteries, and landscapes) in the state are eligible to receive an Honor Award for a historic preservation project. "THIS BUILDING IS SO FULL OF HISTORY. WE WERE HONORED TO BE TASKED WITH RESTORING ITS ORIGINAL BEAUTY AND CHARM." - BOB CORD, DANIEL BUILDERS In the Fall of 2020, Daniel Builders assisted Danny Walker, a local businessman, with the rehabilitation of 106 East Benson Street, a commercial building on Anderson’s public square. Anderson’s downtown is primarily comprised of late 19th century brick commercial buildings, many of which have undergone unsympathetic renovations which have altered or destroyed their architectural integrity. This building was one of the most altered, the late Victorian ornamentation had been completely removed from the building and the entire façade, including the windows, was covered in grey painted stucco. The interior had also been obscured by vinyl floors and dropped ceilings hiding the original wood floors and beadboard ceilings. The building had sat vacant for years as an overlooked gap in the city’s historic streetscape, and while this rehabilitation could have retained the poorly planned changes the owner inherited, he decided to do more and take the building back to its former appearance. Historic images of the block allowed the team including Preservation South and Daniel Builders to identify the building’s remaining original features as well as other facades in the vicinity that retain those elements for replication as part of a tax credit rehabilitation. On the interior, additions were removed and the original floors were refinished, the plaster walls were repaired and the beadboard ceilings were patched and painted. The largest changes took place on the exterior, the later stucco façade was removed exposing the original brick and former window openings. The missing tin window hoods and parapet cornice were measured from other surviving examples and recreated using modern materials. The storefront was recreated based on historic images and the entire building was repainted in a more appropriate scheme that incorporated one of the tenant’s colors. The building now houses Katharine Marie Bridal on the first floor and a co-working space on the second.
