Back to Blog 2017-06-27 Be prepared to speak with your renovation contractor prior to a face-to-face meeting. Great questions to ask a GC before starting a custom renovation. Hiring a renovation contractor is a major investment. As with any investment, you must determine cost (not to be confused with price; more on that difference here), and value. This info can be acquired by asking your contractor the right questions. Here are 7 questions for evaluating a renovation contractor. Are reviews and references available? Avoid making mistakes others have already made. Instead, listen to their feedback. This feedback is available in the form of reviews and references. Reviews can often be found by doing a simple online search. Houzz, Guild Quality and Angie’s List are places to look. Anything you can learn about the contractor’s track record is beneficial. Before getting too serious with a contractor (especially when a large project is at stake), request references. A reference typically has favorable feedback, but pay close attention when speaking with references. Obviously, a contractor will provide positive references who say nice things about their work. Which is helpful (identifying strengths), but you’ll also want to identify “red flags”, or areas where the contractor could improve. Asking a reference appropriate question will help you figure out those details. Ask specifically what matters most to you (ie. your interest in quality, communication, timeliness, safety, etc). Bottom line: Word of mouth feedback can take the form of reviews and references and is still a great method for assessing a contractor. Do you provide a detailed scope, appropriate renderings/drawings, guaranteed cost and clear payment schedule? Red flags should fly up if any of these are missing. Detailed scopes and renderings provide a clear idea of what to expect. As opposed to being unpleasantly surprised by getting less than you expected. Don’t just “hope” you and your contractor share the same expectations. Get clear documentation and renderings before construction moves forward. Bottom line: Clear, documented expectations ensure you and your contractor are on the “same page”. How long is your craftsmanship warrantied? Move quickly away from the contractor who offers no warranty. A contractor unwilling to warranty his work likely has little confidence in the quality of his craftsmanship. Or, he sees little value in customer service. Neither scenario is good. Don’t fall victim to a disappearing contractor. His role after the renovation is every bit as important as his role during it. Should simple questions or major issues arise, you’ll want a contractor who is responsive to your concerns. Bottom line: The best contractors stand behind their work for years to come and beyond . Will you provide a copy of your insurance and contractor’s license? Many “would be” contractors attempt to skip this requirement, and consequences can be devastating. Some of the potential problems include investigations, fraud, and liability disputes. Instead, protect your investment (ie. value) by hiring someone who is operating legally. Plus, you can be assured any person trying to circumvent the law is likely to take advantage of you as well. Bottom line: Don’t entrust your home to a contractor breaking the law . What is your process for handling change orders? Changing your mind or encountering unforeseen problems during a renovation can be costly, but it happens. Knowing the change order process upfront can really protect your budget. (No renovation is worth bankruptcy.) A contractor who says, “Let’s worry about change orders when they happen,” is really saying, “I don’t have a process. “Bottom line: A clear change order process prevents the homeowner from feeling trapped when unforeseen expenses escalate. How frequently will a dedicated project manager communicate with me throughout the project? “I can’t get my contractor to call me back,” is a far-too-frequent complaint among homeowners working with contractors. This is a great topic to discuss as you speak with references. Before starting a project make sure you 1) meet the project manager assigned to you and 2) receive an overview of the communication process. Otherwise, your renovation might cost you significant confusion, frustration and lost time. Bottom line: Know the plan for communication before construction begins . How do you resolve disagreements? Granted this is a bold question to ask and may cause a slight bit of awkwardness. However, that’s a small price compared to a project gridlocked by a disagreement. A serious disagreement can still happen despite every effort on the front end. The good news is disagreements don’t need to be terrible experiences. A clear method for resolving disagreements will ultimately strengthen the credibility of a contractor. Back to Blog 2022-02-28 During the demo phase of a home renovation you may make some discoveries when walls open up. The demolition (demo) phase of a renovation can feel like a game show. There's risk and suspense. "Bob, show us what's inside wall number 1!" This is when everything concealed - behind walls, in the ceiling, and under the floor - is revealed. Here are 7 surprises you might encounter during the demo phase of your renovation. Rot - This might be the most common discovery during demo. Two things need to happen once rot is identified. The water source must be identified, and it must be stopped, which is much easier said than done. Water can find numerous ways to destroy your home . They range from poor waterproofing in the bathroom to improper flashing around windows so water “wicks” inside to no vapor barrier behind siding to leaking plumbing to condensation. Poor landscape grading and Design also create paths for water to penetrate your home. Regardless of how it gets in, the source of water must be stopped, or the cost of rot will only escalate. Poor Structural Integrity - Like every occupation there are bad professionals in the building industry. Maybe it’s a carpenter’s attempt to cut corners or sheer incompetence, but a poorly framed home presents real renovation hurdles. If structural issues are not addressed, a renovation can literally come apart at the seams. Unfortunately, a pricey Change Order is often necessary to correct these problems, but ignoring a framng problem is way more costly. Opening up walls and finding missing batts of insulation may explain why your energy bills are inexplicably high. Good news is a lack of insulation can be easily corrected once demo is complete. Hidden Electrical Junctions - This is why demo requires forethought, especially if you’re about to sink a Sawzall into the wall. The last thing anyone wants is to get tangled up in bad wiring , especially when it’s live. How your home is wired may be a mystery, but don't let it be a life-threatening mystery. Turn the breaker off. Mold - Demo can reveal some funky looking mold under the surfaces of your home. Getting a professional involved with testing and remediation is your best bet. No need to mess around with something that can cause serious illness. Find out the type of mold you’re dealing with before proceeding. Vermin - They can be living or in a carcass form. And those who find their way inside usually create a path for more to follow. Treasure - A historic home seems to be the obvious place you’d find hidden treasure. That's not always the case though.     This custom home renovation project won Best Overall renovation in the $600K-$700K renovation category in South Carolina. 2022 2022 BRIDGE AWARD WINNER (600K - 700K) CONTEMPORARY OPEN CONCEPT Daniel Builders was named 2022 Bridge Awards Winner for “Best Overall, Best Bathroom, Best Kitchen, and Best Exterior in a Full Home Remodel $600K-$700K” for the “Carnelda Drive” house. The Bridge Awards are presented annually by GBS Building Supply and produced by the Home Builders Association of Greenville to recognize excellence in craftsmanship and professionalism in the Home Building industry in the Upstate. "THIS PROJECT PRESENTED SIGNIFICANT CHALLENGES FOR OUR TEAM. SO MUCH OF THE ORIGINAL STRUCTURE WAS POORLY CONSTRUCTED. THE MORE WE DEMOED, THE MORE WE REALIZED WE NEEDED TO DEMO UNTIL WE NEARLY HAD A BLANK CANVAS. GETTING THE PROJECT TO AN AWARD-WINNING LEVEL IS A LOT OF VALIDATION FOR OUR TEAM." - BOB CORD, DANIEL BUILDERS At the project kick-off, the client sincerely asked, “Is this not the ugliest house you’ve ever seen?” They went on to describe their vision for their home which included a more modern feel, higher ceilings, more natural light, space to entertain friends and family and to be able to see straight through the entrance of the house to beautiful Lake Keowee. The original home had low ceilings, dark wood paneling on the walls and several small rooms that made entertaining very difficult. The clients desired a more modern look on the exterior which we achieved by raising the roof, adding some architectural interest at the entry, painting the stone and using a composite material on some of the siding and decking to give a wood look without the added maintenance. Some unique features of the inside of the house included: a vaulted ceiling with timber beams, wood slat wall in the bar area, a hidden pantry entrance in the kitchen, a Zen-like shower with loose stones in one master bath and tile slat walls and a walnut floating vanity in the other. Wood beams in the ceilings highlighted the drastic change in ceiling height as did the new clerestory windows. This home went from being a dark and dreary 1970’s ranch to a sleek contemporary lake home filled with lots of natural light and wood elements, reminding you that it is a lake house after all and it’s ALL about that VIEW!! As a renovation contractor we're building trust on the basis of competence, honesty, communication, connection, and commitment. It can't be built with passivity or indifference. And even though TRUST may feel uncertain at the start, there's no reason that feeling should continue. Trustworthy behavior doesn't take long to become apparent. Enduring TRUST isn’t blind TRUST. Here are 5 key building blocks for Building Trust. Honesty - Nothing builds TRUST more rapidly than speaking in a straightforward and truthful manner. Even major personality differences won't sabotage a relationship when transparency and factual communication prevail. Communication - Being super articulate isn’t necessary to foster TRUST through communication. Consistent communication is necessary though, even to the point of being uncomfortably repetitive. Speaking is only a small part of communication equation. Listening well is a higher priority. Simply paying attention leads to identifying and addressing faulty expectations before they undermine TRUST. And it’s vital to follow-up important conversations in writing. Competence - Being excellent and proficient at something will build TRUST. In the Bible there’s a proverb that says, “A person’s gift makes room for him, And brings him before great people.” (Proverbs 18:16). In other words, doing something really well creates such a high level of TRUST in your ability that you can't keep it a secret. Connection - Humans are wired with emotions. Emotion should be understood, but never manipulated. Honoring a person’s emotion shows a level of respect that is memorable. As Maya Angelou said, “I've learned that people will forget what you said, people will forget what you did, but people will never forget how you made them feel." Commitment - All of these building blocks require repetition. At any moment trust can crumble if there’s no willingness to continue building. Someone once said TRUST is gained in drips but lost in buckets. In other words, the accumulation of TRUST is quickly lost by a single act of untrustworthiness. I'm not sure I have ever come across another contractor that I have worked with I would give 5-stars to, but Daniel Builders deserves every one. I'd probably do it just because they actually show up when they say they are going to - a rarity I've found these days - on time, every time. But they aren't just punctual in their arrival, they have completed every job for us on time and beautifully! We've asked them to remodel two bathrooms, complete odd jobs to help close a sale of a house and build a beautiful fence. We had a minor, but not unusual, problem with work completed and when we called almost 6 months later, they came out the next week and fixed it without charge. I couldn't believe the responsiveness. Most contractors would take weeks to call you back, if they ever did. Our family has used them as well and had the same great experience. We considered briefly to do it ourselves as we've done many times before, but the comfort knowing the job will be done exactly as we imagine, on time and by great people - that aren't us - made the decision for us. Our kitchen was totally redone (hardwood floors, granite counter tops, marble subway tile backsplash, cabinets, light fixtures, new laundry room floor). Hardwood floors in living/dining were refinished to match kitchen. Daniel Builders moved all furniture and took down window treatments. The attention to detail was greatly appreciated (special covers were ordered for kitchen table legs to protect hardwood floors). Next project Daniel Builders renovated our bathrooms (granite countertops, new sinks, faucets and hardware, tile floors regrouted to look brand new, new toilets, light fixtures, and mirrors). I have used Daniel Builders to provide services on several residential projects at my home. I was delighted with the work done and decided to use Daniel Builders to handle the work for a business project. I own commercial property in Downtown Anderson, South Carolina. I needed to renovate a second story and meet the building code and meet the requirements of the lessee as well as maintain the "look and feel" of an historical property. I contracted with Daniel Builders as my one-stop provider of services. They have great standing and relationships with the City of Anderson and that, in addition to my own experience, was a deciding factor in choosing Daniel Builders. Their team inspected the site and outlined a detailed scope of work and timing and cost. The scope included lead paint remediation, “real” plastering, painting/staining, new electrical service/wiring/lighting, rough-in and finish plumbing, door installation/lockset, exterior hand rails, and some minor structural work. The services were completed on time even though there were many “discoveries” which are part of working with and old structure (can you say possum skeleton in an old utility chase?) Daniel Builders assigns a Project Manager to each job. The Project Manager visits the site, works with the subs, and is the source of a continuous stream of updates. I had two one-week trips during the course of the work, and I was very at ease knowing that the Project Manager understood my needs and expectations and was not only supervising the work but was my “eyes and ears” on the tasks at hand. The building is a 100 years old and and an historical property. Daniel Builders found a way to bring the building up to code and retain its “personality” and all at a reasonable cost. The lessee moved in on time without a hitch, and I am enjoying the upgrades to the building (not to mention positive cash flow.) Downtown has an excess of office space but my building was made very desirable based on its history and the renovation work. I had no shortage of folks wanting to lease the space. In 2015 Daniel Builders added a 10'x6' addition to our master bathroom. This involved a very complicated roof connection. We are extremely pleased with the meticulous attention they paid to every aspect of the project. They utilized our existing cabinetry and put in a tile shower and floor. They worked with us to get every detail the way we wanted it and helped us in the design/layout. They also replaced our entire roof and gutters and did an excellent job.
