Back to Blog 2021-09-16 The Home Builders Association of Greenville serves Upstate Builders and Renovation Contractors. Daniel Builders is a proud member of the Home Builders Association of Greenville (HBAGVL). The Building Trust Blog interviews the HBA executive director Taylor Lyles. Accountability, education, advocacy, and endless opportunity to form productive partnerships is how HBAGVL has become a force for positive change in residential construction. Which ultimately benefits the homeowner. As part of our ongoing effort to Build Trust we recently interviewed executive VP, Taylor Lyles (TL), on behalf of our client base. BTB: Why have an HBA? TL: Great question. On a local level the Home Builders Association educates both builder and consumer. We have an Approved Professional Builder program to help consumers identify quality, vetted builders, which also provides criteria for home builders and renovation contractors seeking to establish a good reputation. BTB: What qualifies a builder to be an Approved Professional Builder? TL: We have some pretty rigorous expectations. Our builder members must be licensed, bonded, insured. Have been in business more than 1 year. Have ZERO outstanding liens and free and clear of major complaints within 1 year. Workers Compensation that is consistent with South Carolina State Law. All while using a written contract in all aspects of business with consumers. As we start looking into the future, we envision a continuing education for SC builders that will continue to ensure a high standard of quality. BTB: How can a consumer know they’re hiring a good builder? TL: Right out of the gate make sure they are licensed and bonded. Make sure the builder provides a written contract. Too often we see “fly-by-night” contractors disappear with a $20K-$40K down payment. That’s completely avoidable and should never happen. The HBA is here to help the consumer vet contractors. BTB: What is the biggest threat from a government standpoint facing our industry? TL: Three words. Land. Development. Regulations. And also, moratoriums. This is where governing bodies like a county council can halt all new construction. That’s very detrimental. In Greenville we need +100K more houses built over the next 20 years. Trying to stop new construction now will only create huge problems for citizens living in Upstate SC. It’s interesting to see council members standing with golden shovels in hand welcoming a new plant or business to the Upstate but giving no thought to where their labor force will live. Also, fewer housing options drives up pricing. So affordable housing can quickly become nonexistent. BTB: The HBAGVL is a resource for all, but who can become a member? TL: Great question. Anyone involved (or seeking to get involved) in the construction industry is eligible to be a member. That includes everyone from appliances vendors to those who provide insurance. And obviously Builders, Remodelers and Skilled Trade partners play a huge role in our membership. As you might expect, the lighting fixtures were quite impressive! The Gallery of Lighting in Greenville, SC was one of the lighting suppliers for this project. We recently spoke with Krystal Lord from the Gallery of Lighting about her role in the renovation process. From selection to installation, Lighting Specialists like Krystal help “illuminate” the path forward. Check out our interview with Krystal in the video above! When asked to comment on the remodel, here’s what Gallery of Lighting had to say: “It’s clear this homeowner had a vision for their home, and a sense of the importance that quality finishes and construction would play in making that vision come to life.” This project’s interior designer, Carol D’Cruz of D’Cruz Design, explained the “why” behind the lighting selections: “The light fixtures were all chosen for a modern aesthetic that incorporates natural materials. I combined iron, alabaster, nickel, marble, frosted glass, and silk to achieve a timeless yet current feel.” Collin Amos from the Gallery of Lighting explained the role and priority of lighting during a remodel: “Lighting is just as important as any other detail in a home, so putting the same amount of effort into light fixtures as countertops, floors, etc. is paramount.” It all starts with “getting a plan on paper" (something her team is adept at doing). Here’s a glimpse at a few lighting fixtures that went into this massive remodel: Dining Room Nine Light Chandelier Height: 39.00" Width: 23.50" Master Bathroom This photo showcases four fixtures: a backlit mirror, two vanity lights, and a pendant light. The brass Cannes pendant by Ralph Lauren is visible in the mirror’s reflection. The shade is comprised of white glass. Here’s a few more specs: Height: 30.50" Width: 22.00" Depth: 22.00” A brass Calliope LED vanity light by Thomas O’Brien is located on each side of the mirror. This dimmable fixture can be installed vertically or horizontally. Height: 32.75" Width: 3.75" Depth: 3.50” In terms of new technology and trends, the future is bright. According to Collin, “We’re seeing more and more in the way of LED mirrors in bathrooms. They contribute to a high-end, spa-like feel in a space, and more lighting manufacturers are jumping on this trend and releasing their own designs. Back to Blog 2023-11-04 Daniel Builders has added square footage to many homes in the Upstate of South Carolina over the last 18+ years. The location of projects range from Anderson to Seneca to Greenville, South Carolina. These projects share one thing in common: they all require a budget. Budget is the biggest factor for determining what can and cannot be accomplished. Fortunately, there are a multitude of options (we’ll touch on a few here) to accommodate different budget ranges. The Design Team at Daniel Builders works close with Billy Zion , the principal architect at Zion Architects. Billy looks at the space within a home analytically, creatively and with functionality in mind. According to Billy, “Careful attention to existing walls and adjacent interior spaces. Other considerations include exterior mass, scale, and connection is necessary to ensure an addition looks and feels congruent with the existing home and not inconsistent.” Side note, speaking with a Project Guide at Daniel Builders is a great place to start the budget discussion and move your project forward into the Design phase. Here are ways to increase livable space within your home. Traditional Home Addition Naturally, this is what comes to mind when discussing a home addition. These additions are built on to your home from the outside. A master bedroom suite addition (adding a bedroom with an adjacent bathroom) is a popular example. Adding this type of space to your home causes minimal disruption to your daily life during the Build phase. This because the work is happening outside your current living space. No change in routine is necessary. To make room for a traditional addition some part of your existing landscape will be sacrificed. Detached Accessary Dwelling Units (ADUs) The Rise of ADUs , a blog written earlier this year, has great content on ADUs. The type of ADU we’re discussing is detached or outside the existing walls of your home. Think Tiny Home. The process for building one of these is very similar to building a custom home, just on much smaller scale. The bottom line is a detached ADU, such as the one our team built pictured above, adds livable space. Adding to your home doesn’t always require adding a completely new structure, as in the case of a traditional home addition or detached accessary dwelling unit. A less expensive approach (generally speaking) won’t require a separate structure. You can, instead, convert unused space in your home into living space. Here are common ways to utilize space already nder your roof. Attic Conversions What is above your ceiling? There are a variety of ways to utilize this space. The preceding photos show one example of an attic transformed by Daniel Builders and how it went from a utilitarian storage area to a very lovely living space. Structural qualifications and code approval are challenges associated with an attic conversion. Roof trusses in this area present additional challenges but doesn’t need to derail your attic conversion. Garage Conversions Remodeling a garage into livable space requires electrical modifications, insulation, and windows. Insulation keeps the area from being too drafty during the cold months or sweltering heat in the summer. Plus, well insulated walls minimize noise, and that translates to more peace, privacy, and quiet for you and your family. Windows are another big consideration. Garage conversions commonly begin with no windows, but building codes require them when converting your garage into a livable space. Windows have an added benefit of bringing beautiful natural light and good ventilation into the converted space. Plus, they help keep energy costs manageable. Basement Conversions Another direction you can go in your quest for more space is down. Does your home have an unfinished basement? If so, this is a great option for adding on. This is not to say you can’t build down without one, but the cost becomes exponentially more costly when no basement is there to begin with. Using an attic, basement, or garage may trigger new storage challenges. Possible solutions are a shed, storage unit, or just getting rid of stuff. Something else to keep in mind as you go through this process is your homeowner’s insurance. Adding livable space will require added coverage, and that’s something you’ll want should anything happen to your newfound space! Back to Blog 2024-12-02 Daniel Jachens, Co-founder of Daniel Builders, shares about a recent mission trip where the team partnered with Prince of Peace Church to assist Camp Mahanaim in Puerto San Jose, Guatemala. How is Daniel Builders ministering in Guatemala? Daniel Builders has made one to two trips a year to foster a relationship with Prince of Peace Church and has headed up the construction portion of their Guatemala ministry for 8 years. How did Daniel Builders choose Guatemala as the destination for generous giving and initially connect with Prince of Peace Church? We traveled to Guatemala about 8 years ago to explore several different ministry opportunities. We felt a strong need to serve Puerto San Jose and partner with Prince of Peace Church. The church had a vision to build Camp Mahanaim and owned the property for about 15 years before our arrival. At the time, they did not have the funds or resources to make it happen. God worked to fulfill both their vision and our desire to help! How does Prince of Peace Church use Camp Mahanaim to serve the community? They have hosted several camps and use the facility to reach the young people for Christ. They would also like to rent the facility to other church groups. Can you tell us more about the specific project or projects your team worked on during the trip? Over the years, we have learned how to do many different things that we are not accustomed to in the States. Being in another country where things are done much differently, we always tend to learn a lot! We have dug foundations, hand-mixed concrete for large areas, cut down trees with machetes, coated walls with stucco, and laid a lot of block! We've also performed plumbing and electrical work. On our last trip, our main focus was painting. What were the primary goals you aimed to achieve during this trip? Our goal on this last trip was to get the camp ready for the first real camp session. This included painting, cleaning, and setting up beds for the campers. What was the reaction of the local community to your team's efforts? The church and community are so welcoming and loving to us each time we visit. It is a true pleasure to be able to go and serve. They have become family to several who go regularly. How do you measure the success of this trip? Did it meet your expectations? It is hard to measure, but we did what we came to do. Whenever you go on a trip like this, it is important to be flexible as far as schedule and daily tasks. As participants in what the community is already doing, we do not want to act like the boss or take control. Can you share a story or moment from the trip that has stuck with you and why it’s meaningful? There are many, but one of the most memorable things from this last trip happened as we were getting ready for the camp to start. I drove the 12-passenger van to pick up the kids to bring them to the camp. We packed in way too many, and there was luggage everywhere! To see the excitement on their faces and learn that this was the first time that many of these 15 and 16-year-olds had been away from home. .. it was an amazing opportunity to impact these young people! During that weekend, about a dozen of them gave their lives to Christ, and it was neat to see God work! How can others in the construction industry contribute to similar charitable efforts? There are many opportunities to get involved in a ministry and so many places that need help. I would encourage anyone to pick a spot or ministry and devote your resources to that cause! How has this experience shaped your view of the construction industry's potential to make a difference globally? There have been so many benefits to employees and seeing relationships grow. It is hard but worth it! God has blessed our lives significantly through this ministry. Though it's our desire to go and give, most often, it's actually us who receive the blessing. I think that God can use all our gifts and talents. In honor of National Smart Home Day, we wanted to highlight some of their capabilities! BUILDING TRUST BLOG SMART HOME SOLUTIONS A recent collaboration introduced us to these tech solutions from Fusion Audio + Video! Back to Blog 2024-11-03 We’ve been grateful to partner with Fusion Audio + Video during a recent remodel in Simpsonville, SC. Last week, we took our team on a tour of their downtown Greenville showroom. In honor of National Smart Home Day, we wanted to highlight some of their capabilities! Theater Rooms The choice between a projector and TV is largely dependent upon the amount of ambient light in the room. In 2024, a quality projector varies in price from $1,295-$60K, a 120 inch TV screen from $4K-$130K, and a 98 inch TV from $6K - $7K. The difference is driven by whether you are doing a projector and screen or a television. Picture quality, brightness, indoor vs outdoor, and motion handling also drive the wide variance in cost. Movie screens are available in varying sizes and aspect ratios based on the intended end use. Fusion has a 3D design service that helps clients visualize the room using VR goggles prior to build. Communication between the client, AV team, and builder is imperative during theater room builds. Floating gasket floors, decoupled walls, and decoupled ceilings can help achieve better sound isolation. Decorative pilasters, recesses, and risers can camouflage acoustic panels and wiring, but planning needs to be done upfront. Sports Simulator How it works: It’s similar to a video game with two tracks built into the subfloor. The tracks read the speed, trajectory, and spin of the ball as it passes them and travels toward the screen. Listening Rooms A listening room contains speakers, amplifiers, and custom acoustic panels to reduce the echo and increase sound clarity. Acoustic wall treatments can be color-matched to any paint color. If you want your room to sound like Abbey Road Studios, Fusion can help! TV Add-Ons Custom casings can conceal sound bars. A custom frame can camouflage the TV as a piece of artwork. Remotes can be programmed to lower the TV to eye level or swivel to the left or right. TVs can also be weatherized for outdoor living areas. Lutron Lighting Control & Ketra Fixtures How it works: a single hot wire provides power to different zones of light. A low-voltage control wire communicates commands to individual fixtures within each zone. Each zone can be customized to control multiple lights with a single multi-button dimmer. This system is a great way to consolidate the number of light switches in a room, which is especially helpful when converting a traditional floor plan to an open-concept layout with fewer walls. Retrofit kits are available for remodels and renovations. Lighting can be automated to dim when a movie begins to play in your theater room. It can also be automated to track daylight based on your geographic location and turn off and on accordingly. You can also control the color temperature, which is great for lighting artwork. Under-counter lighting and under-toe kick lighting are also available. V oice Control How it works: Josh.ai is a completely closed, privatized system that was originally designed for executives in Silicon valley who valued privacy. It understands multiple commands simultaneously, which Alexa, Google, and Siri cannot do. Ex: Josh obeys when you say, “Hey Josh, watch ESPN, open the shades, dim the lights to 70%, and set the temperature to 68 degrees.” You can also program multiple actions (or scenes) to occur via a short sentence. “Hey Josh Goodnight” can turn off the lights, turn off the TV, close the shades, and turn on the security system. Josh operates through wireless wall sensors. Since it operates through wifi, it can be retrofitted for remodels and renovations. If you don’t want it to listen in a particular room, activate the mute switch on the sensor. If you wish to operate Josh discreetly during a party or gathering, you can use the app or text from your phone. If the name Josh doesn’t work for your family, there are several other names to choose from. These are just a few of the many exciting smart home options available in 2024! Pro tip: If you want to implement smart home technology, budget for it at the beginning of your renovation project. Demo must planned in tandem with the smart tech. Smart tech is often the last consideration during a renovation project, and you don’t want to get to the end of your project, discover an amazing smart home feature, and have to rip out walls again to implement it!
