    Best Kitchen and Best Bathroom awards went to this custom home renovation on McDaniel Ave in downtown Greenville South Carolina. 2022 2022 BRIDGE AWARD WINNER (450K - 550K) TRANSITIONAL OPEN CONCEPT Daniel Builders was named 2022 Bridge Awards Winner for “Best Bathroom and Best Kitchen in a Full Home Remodel $450K-$550K” for the “McDaniel Avenue” house. The Bridge Awards are presented annually by GBS Building Supply and produced by the Home Builders Association of Greenville to recognize excellence in craftsmanship and professionalism in the Home Building industry in the Upstate. "THIS PROJECT HAD SOME UNEXPECTED TWISTS AND TURNS, BUT WE COULDN'T BE MORE PLEASED WITH HOW IT TURNED OUT! IT WAS A TRUE HONOR FOR THESE CLIENTS TO ENTRUST US WITH SUCH A BEAUTIFUL HOME BUILT IN THE 1930S." - BOB CORD, DANIEL BUILDERS This home, built in 1937, was gutted from floor to ceiling. Engineered beams were used to open up a very segmented floor plan and create a better flow from the front to the rear of the home on the main floor. An additional eight hundred square feet was added by enclosing and completing the unfinished basement, transforming it into entertainment space. Throughout the course of this seven month renovation, this home's common areas, kitchen, bathrooms, utility rooms, and bedrooms were completely restored. Additionally, a large six hundred square foot deck with a parking area underneath was built. As expected in a home of this age, when walls were opened we discovered the entire house was completely uninsulated while none of the utilities were up to code.   • Modern Minimalist Kitchen Keowee Key - South Carolina - Daniel Builders

    Home has a mid-century modern flair with recent renovations to the kitchen, breakfast nook, master bathroom and guest bathroom. MODERN MINIMALIST KITCHEN Keowee Key, Lake Keowee 2019 Bridge Award Bathroom Kitchen Multi Room This custom home built on the beautiful banks of Lake Keowee in the 1990s had a very dated interior. Unfortunately, the layout was completely compartmentalized and cramped. In particular the kitchen and master bathroom were barely functional, reading as afterthoughts compared to the grand architectural design throughout the rest of the home. The client’s vision was two-fold; open these spaces to more livable, realistic proportions and bring a decidedly modern and exciting flair to the aesthetic. Decisions were made to extend the footprint of the kitchen by 2 feet which would allow for a 9’x4’ central island and to widen an existing passthrough between the kitchen and great room so that the homeowners can view the lakeshore from their workspace. Flat panel custom cabinets in a combination of custom painted maple and stained sepele woods brought modern appeal without overwhelming the beautiful natural wood beams and soaring ceilings with skylights which are the intended focal points. In the master bath, the clients wanted something truly special. Together we created an open wet room concept for the shower and tub area, and continued the rich sepele wood cabinetry that is also featured in the kitchen and dining spaces. The mosaic feature wet room wall celebrates its unusual shape that is due to a low roof line in the home’s exterior. The random scatter homemade triangular tiles were plotted on the floor of the master bedroom one piece at a time so the client could visualize design before installation.     Walls were moved to accommodate a new bathroom layout and the kitchen was updated with painted cabinetry, new countertops and hardware, and backsplash. CONTEMPORARY INTERIOR The Cliffs Bathroom Kitchen Multi Room The scope of work for this idyllic mountain retreat included renovating the kitchen and remodeling the primary bedroom suite. Painted cabinetry, new countertops and hardware, and a new backsplash dramatically improved the kitchen area. Back to Blog 2017-01-06 Renovation problems can be avoided if identified soon enough. Ever avoid a big problem by heeding a simple warning or applying a small bit of knowledge? Sometimes that’s all it takes. Renovation problems are no different. They can be avoided if identified soon enough. Here's one big renovation pitfall to avoid. Renovation Pitfall #1 : Confusing Cost with Price Getting multiple quotes for a renovation project is wise. But why? Many would say to compare cost. To illustrate consider the following multiple-choice question. Suzanne is planning a master bathroom renovation. She articulates a clear scope to three different contractors. Her scope includes installing a new tub, countertops, toilet, tile flooring/shower surround, lights, sink and lighting fixtures. She has made all her selections. Each contractor agrees to quote her project. Which contractor will cost Sally the least? A) Contractor Buck’s quote: $9.5K B) Contractor Joe’s quote: $8K C) Contractor Mike’s quote: $12K D) The lowest cost cannot be determined. (Note: A, B & C are all quotes. No estimates. A quote won’t tell you everything but is much more reliable than an estimate. The problem with estimates is they fluctuate in price, and usually in an upward direction.) Correct answer is D! Contractor Joe appears to cost the least. Does he? Here's one possible scenario where he doesn't. Say Suzanne chooses Joe at $8K. Three weeks into the project Joe doesn’t seem really focused on details, or cleanliness, or showing up when scheduled (or at all). Suzanne still feels progress is being made and justifies choosing Joe based on how much she’s “saving”. Joe finally completes the projects, taking 38 days longer than he originally said. Suzanne is just happy to have her bathroom project finished.Unfortunately, the real problems are about to start. Three months later a tile falls from Suzanne’s shower wall and shatters at her feet while she’s taking a shower. Suzanne immediately notices other wall tile are loose. For 2 weeks she attempts to contact Joe, calling him 6 times before he finally calls back. Joe doesn’t sound really positive and finally concedes, “Laying tile really isn’t my specialty. I just did it myself on your project to keep cost down. Really don’t know what to tell you.” Suzanne wants to waste no more time. She hires the most reputable tile installer she can find. He tears out and lays all new tile, both floor and shower surround. His charge: $5.3K. Suzanne’s bathroom renovation cost has risen to $13.3K, and she’s paying significantly more in terms of lost time and intense frustration. Here’s the point. Delays, subpar craftsmanship, poor communication, and no warranty all contribute to your bottom-line cost. Yes, compare multiple quotes, but don’t stop there. Also compare the contractors who give them by requesting references. Look for a track record of prompt & clear communication, excellence in design & craftsmanship, clean & safe job sites, detailed scopes & guaranteed costs, satisfaction guarantee, and warrantied work.     Warm weather has arrived, and at this time of the year it’s not uncommon to say, “Let’s go out on the deck!”  While your deck is top of mind, it’s a good idea to do a deck safety evaluation.  After all, May is “National Deck Safety Month”.  Here is a checklist provided by the North American Deck and Railing Association (NADRA) regarding what to look for when inspecting your deck. BUILDING TRUST BLOG LET'S GO OUT ON THE DECK While your deck is top of mind, it’s a good idea to do a deck safety evaluation. Back to Blog 2024-05-25 Warm weather has arrived, and at this time of the year it’s not uncommon to say, “Let’s go out on the deck!” While your deck is top of mind, it’s a good idea to do a deck safety evaluation. After all, May is “National Deck Safety Month”. Here is a checklist provided by the North American Deck and Railing Association (NADRA) regarding what to look for when inspecting your deck. Evaluate flashing - NADRA describes flashing as “a metal or plastic guard that directs water out and away from sensitive areas. It’s often installed where the deck and house come together, keeping moisture and debris from collecting between the house and the deck’s ledger board.” [1] If you notice standing water in this area on your deck, you may need to replace the flashing. Evaluate wood surfaces - Even when a deck is built with composite materials, some aspects of the structure are still built using wood. For example, the ledger board will likely be made of wood. It’s often the culprit of deck failure. [Photo: Waller Before 1.jpg] Also inspect the decking, joists, posts, railing, banisters, and stairs for holes and decay. Holes can indicate an insect problem. There are three easy tests for rot and decay. 1) Can a screwdriver pierce the wood ¼ - ½ inch deep? 2) Does the wood splinter or break off in a clump? Splinters are a good sign that rot hasn’t set in. 3) Are any areas of the wood moist, spongy, or damp? Evaluate the fasteners - [Wooden Board – EnvatoStock.jpg] Evaluate fasteners, nails, and screws for corrosion. Rusty fasteners should be replaced as they can cause the wood to deteriorate. Nails and screws should be flush with the surface. Fasteners should be tight. Evaluate the stairs - Nothing could be a bigger safety hazard than insecure stair treads, risers, stringers, and railings (especially when the deck is high off the ground). [Photo: Waller Loose Handrail.jpg] If the riser area is open, the opening should not be larger than 4 inches. Keep stairways clear to prevent potential tripping hazards. Evaluate potential fire hazards - Be aware of the proximity of heat sources to flammable items. Read through manufacturer guidelines for grills, fire pits, etc. to review best practices for general safety and operating distance. Adjust placement if necessary. Lighting and electrical outlets are also included in this category. Outdoor electrical elements should adhere to code, be in working order, and be childproof. Evaluate outdoor furniture and storage - Ensure furniture, swings, and hammocks are in good working order. Secure grilling and chemical products out of reach of children. Back to Blog 2020-05-08 Daniel Builders doesn't provide free estimates but here is valuable info about the cost of a custom renovation. You may have heard the rumor about us: it's true, at least for the most part. Daniel Builders doesn’t give free estimates. Although here's an exception for you, our faithful blog audience. 22 average job costs to serve as rough estimates. *Disclaimer Regarding Estimates* Estimates are merely a point of reference or ‘idea of cost’. Starting your custom renovation after seeing a free estimate is a grave mistake. Much like rolling dice with your home on the line. Why would you? Here are 7 steps to reaching a Fixed Cost Quote. Start with an average cost. A phone conversation or referencing the above link is typically all it takes. Again, this is only an idea of cost and NOT a quote. Nor is it reason to skip steps 2-7 and move directly into construction. The purpose is to educate and prevent future sticker shock. Share your Project Vision in detail . Articulate a transformation you envision and show the space you want renovated. Expect active listening and questions from your contractor, while he takes pictures, measurements, and notes. A good renovation contractor also serves as a renovation consultant, providing you valuable insights and info. Get a Target Investment Range (or TIRe). After your in-home meeting, make sure your vision is captured in writing and you receive a customized TIRe. Not a guesstimate or even an estimate, but a reliable price range unique to your custom renovation. That process requires effort and expertise from your contractor but puts you one step closer a Fixed Cost. Go through Design. The design phase can take 4 to 12 weeks depending on your project. The goal of design is to eliminate unknowns. A good Design process clarifies the scope, identifies all selections, and ultimately provides a fixed cost (5-7). Receive a Detailed Scope of Work. Assuming everyone is on the same page (when an actual page doesn’t exist) means a big-time train wreck is coming. Get everything in writing, especially what will and won't be included in the scope. Identify ALL Selections . A good contractor helps you select all finishes and fixtures before asking you to sign an agreement to build. “We’ll figure it out as go” approach leads to “This is costing way more than I expected.” Never something you want to say when your house is under construction. Agree to a Fixed Cost. Receiving a Fixed Cost Quote is now possible. You’ve taken all the necessary steps to eliminate unknowns, pinpoint exactly what you pay, and move into construction with confidence. Beware of giving your $100K renovation to someone based on a ‘free’ estimate. Going that route is like walking deep into dark woods at midnight to investigate suspicious sounds.
