  • LOVE AT FIRST LIGHT - Building Trust Renovation Blog - South Carolina - Daniel Builders

After collaborating on a recent remodel, we sat down with Krystal Lord from Gallery of Lighting for an illuminating conversation. BUILDING TRUST BLOG LOVE AT FIRST LIGHT Thanks to the Gallery of Lighting, this project really shines! < Back Will Cord 2025-02-28 Not long ago Daniel Builders wrapped up a $1.7M home remodel of a Simpsonville, SC residence. As you might expect, the lighting fixtures were quite impressive! The Gallery of Lighting in Greenville, SC was one of the lighting suppliers for this project. We recently spoke with Krystal Lord from the Gallery of Lighting about her role in the renovation process. From selection to installation, Lighting Specialists like Krystal help “illuminate” the path forward. Check out our interview with Krystal in the video above! When asked to comment on the remodel, here’s what Gallery of Lighting had to say: “It’s clear this homeowner had a vision for their home, and a sense of the importance that quality finishes and construction would play in making that vision come to life.” This project’s interior designer, Carol D’Cruz of D’Cruz Design, explained the “why” behind the lighting selections: “The light fixtures were all chosen for a modern aesthetic that incorporates natural materials. I combined iron, alabaster, nickel, marble, frosted glass, and silk to achieve a timeless yet current feel.” Collin Amos from the Gallery of Lighting explained the role and priority of lighting during a remodel: “Lighting is just as important as any other detail in a home, so putting the same amount of effort into light fixtures as countertops, floors, etc. is paramount.” It all starts with “getting a plan on paper" (something her team is adept at doing). Here’s a glimpse at a few lighting fixtures that went into this massive remodel: Dining Room Nine Light Chandelier Height: 39.00" Width: 23.50" Master Bathroom This photo showcases four fixtures: a backlit mirror, two vanity lights, and a pendant light. The brass Cannes pendant by Ralph Lauren is visible in the mirror’s reflection. The shade is comprised of white glass. Here’s a few more specs: Height: 30.50" Width: 22.00" Depth: 22.00” A brass Calliope LED vanity light by Thomas O’Brien is located on each side of the mirror. This dimmable fixture can be installed vertically or horizontally. Height: 32.75" Width: 3.75" Depth: 3.50” In terms of new technology and trends, the future is bright. According to Collin, “We’re seeing more and more in the way of LED mirrors in bathrooms. They contribute to a high-end, spa-like feel in a space, and more lighting manufacturers are jumping on this trend and releasing their own designs. Key features to look for in a LED mirror are dimmability, color changing capability (warm to cool based on task at hand), and defogging features.” 0:00 Introduction 1:14 Krystal’s Role at Gallery of Lighting 2:14 How Does Gallery of Lighting Serve Homeowners Who aren’t Renovating? 2:59 How Does Gallery of Lighting Serve Homeowners Who are Renovating? 4:12 The Impact of Lighting on Home Atmosphere and Functionality 6:06 The Subjective Nature of Lighting 7:22 What Happens During a Gallery of Lighting Site Visit? 8:19 The Installation Process 9:12 Relationships: The Key to Client Experience 10:04 How to Contact the Gallery of Lighting 10:28 Conclusion Are you contemplating a major home remodel? Our Big 50 award was made possible by the clients who entrusted their custom renovation and home remodel to us. Dear customer, trade partner, and Upstate South Carolina Community: Hope you're enjoying Autumn in the Upstate! We composed this open letter to address something we care deeply about. In their September issue, Remodeling magazine named Daniel Builders among the “Big 50” best remodelers in the country (see article here ). This recognition is indeed a “Big” honor, but far from our biggest. It pales in comparison to serving the greatest customers, working alongside the best trade partners, and being part of a phenomenal Upstate community. In fact, the best part of this award was representing our relationships of trust on a national level. For that we express deep, heartfelt gratitude. Thank you for making the Big 50 possible! • INVEST IN TRUST - Building Trust Renovation Blog - South Carolina - Daniel Builders

Build trust in tangible ways. BUILDING TRUST BLOG INVEST IN TRUST Build trust in tangible ways. < Back Will Cord 2018-06-21 The forethought necessary to renovate and repair your home after storm damage has occurred. Here are 7 ways to approach storm damage to your home. Earlier this month we hosted approximately 60 guests at our first Lunch & Renovate event. For those unable to attend, our event was designed to build deeper relationships of trust. That should sound familiar because the tagline “Building Trust” is on our trucks and marketing material. This tagline has become somewhat of an obsession. We're passionate about establishing and protecting relationships of trust, which leads to some obvious questions. Why all the emphasis on trust? What Return on Investment (ROI) does trust offer? After all, why obsess about trust when actual results are more important? (Short answer: the best results require trust. I’ll elaborate.) Here’s 7 reasons why we obsess over building trust. Trust Enhances Clarity . Clear expectations are established and fulfilled when there’s trust. This prevents unproductive habits of speculation and guesswork. Trust Establishes Stability . "Surprises" can derail a project. A relationship of trust addresses small problems before they become big problems. The result is stability and decreased anxiety. Trust Enables Efficiency . Trustworthy people follow through on commitments. Less time is wasted “back tracking” to deal with incomplete work. Trust Expands Potential . People who interact and operate on a strong foundation of trust accomplish more together than individually. If you want to tap into one of the greatest resources on the planet (people) you’ll need trust. Trust Empowers Communication . Trusting someone means you ask and answer straightforward questions without feeling threatened. You can also listen wholeheartedly without doubts in your mind. Trust Ensures Protection . A trusting relationship is characterized by “looking out” for the other person. That involves guarding against potential threats to their resources, reputation, or family. Trust Endures Setbacks . Encountering problems is a great litmus test for trust. When bad things happen true relationships of trust are revealed, and real help can be provided. Bottom line: Trust Enriches Relationships. We realize building trust requires time, patience, and effort - all of which we gladly give to establish relationships. We also realize broken trust is hard to earn back. This is why we quickly acknowledge mistakes and make every effort to correct them. We are committed to seek, protect, and ultimately build trust. In case you haven't noticed, your trust is quite valuable to us! Are you contemplating a major home renovation? BUILDING TRUST BLOG HIDDEN PANTRY TOUR Want to get organized? This kitchen remodel offers some design ideas! < Back Will Cord 2025-01-31 Want to get organized? This kitchen remodel offers some ideas! “A place for everything and everything has its place” is a proverb some say originated in the 17th century. It’s the perfect proverb for someone designing a custom kitchen pantry. In this award-winning kitchen remodel , Daniel Builders partnered with Carolina Closets to create a pantry characterized by order and accessibility. Lindsey Johnson is the design consultant from Carolina Closets who contributed to this kitchen’s transformation story. Because the best kitchen makeovers have a cohesive aesthetic, the pantry is worth highlighting. You wouldn’t know based on the photo below, but it’s hidden in plain view! Thanks to the Woodshop , the hidden pantry door blends seamlessly into the custom cabinetry. One of the challenges of any remodel is space planning. Daniel Builders has reconfigured countless kitchens so space is allocated to the client’s liking. While this project was being designed, the Daniel Builders team reworked portions of the floor plan to achieve better flow and functionality. The existing home had an 18-foot covered exterior entryway with flower beds on either side of the front door, but the flowerbeds were in an unusual place…under the roof! All in all, the space on either side of the entryway was completely wasted! The Daniel Builders design team repurposed 9 feet of the entryway into a hidden pantry and laundry room. They identified areas to demo (indicated in red below) to create the new hidden pantry floor plan. The walk-in pantry dimensions are approximately 5.5’ wide by 8’ deep. A window was also added to allow natural light to stream in. Once the walls were in place, the team knew they needed a pantry design expert to organize the space, and that’s when Lindsey Johnson with Carolina Closets got involved. If you’re looking for kitchen pantry organization ideas, Lindsey creates the perfect strategy to incorporate pantry inserts, organizers, and shelving systems. A few features of this hidden pantry include: 1. Adjustable shelves – great for cookbooks, small appliances, and food 2. Vertical dividers – great for pans, cutting boards, and serving platters 3. Wire baskets – great for snacks or vegetables 4. Drawers – great for serving utensils and food 5. A lazy Susan – great for spices Listen as Lindsay talks about the client’s inspiration, the design process, the installation timeline, and best of all, the finished product! • BATHROOM REMODEL COST - Building Trust Renovation Blog - South Carolina - Daniel Builders

A bathroom remodel can breathe new life into your home. If done correctly it will provide a fresh, functional space to relax and rejuvenate. But before you jump in, it's important to have a clear idea of the potential bathroom remodel costs. The size and upgrades you want, along with the materials you choose, will all impact your bottom line. Local market conditions will also have an influence on the final price. BUILDING TRUST BLOG BATHROOM REMODEL COST Are you considering a bathroom remodel in South Carolina? < Back Will Cord 2023-09-20 A bathroom remodel can breathe new life into your home. Below are some key factors to keep in mind before starting your bathroom remodel. This is a practical guide for avoiding sticker shock as you plan your bathroom remodel. Bathroom Size The size of the bathroom is a significant factor in determining the cost of a remodel, small bathroom remodel costs will obviously be less than a larger bathroom as they use more materials, fixtures, and labor. Master bathroom remodel cost s, on the other hand, are typically more expensive as they are typically the largest bathroom in the home. Do you plan to make big changes to the layout, plumbing, or other modifications to the structure? This can also make the project more complicated and increase the price tag. Fixtures and Appliances Upgrades to existing bathroom fixtures and appliances affect the outcome. Toilets, sinks, faucets, showerheads, and bathtubs come in a range of price points. Choosing high-end or luxury fixtures will add to your bottom line. Opting for more affordable appliances can help you stay within your budget. Flooring and Wall Finishes Your choices for flooring and wall finishes will also impact the final cost of your remodel. Will you choose ceramic or porcelain tiles, vinyl, or natural stone? Each option includes a variety of styles and price points. The more complex the cuts and the size of the bathroom will also affect the cost. Consider your style, durability and maintenance when making your choice. Cabinetry and Storage Updated cabinets and storage solutions can make your bathroom more functional and stylish. The cost of cabinets depends on the materials, design complexity, and storage options. Custom-made or high-end cabinets will be more expensive than prefabricated or in-stock options. Storage needs and budget are important factors, but like anything be careful how much quality you sacrifice. Going “too cheap” could cost you more in the long run. Lighting and Electrical Work Enhanced lighting in your bathroom can create a more inviting and functional space. But you will need to consider the price of fixtures, wiring, and any necessary electrical work. An upgrade to energy-efficient lights or adding task lights may result in extra electrical work, which adds to the overall cost. Labor and Professional Services The labor cost to remodel bathroom s are a significant component of any bathroom remodel. Hiring a professional contractor, plumber, and electrician results in a high-quality outcome. But this will also contribute to the cost. Choose wisely otherwise this could turn into the costly mistake of all. Trust is key. Use references, reviews and really good judgement before entrusting your bathroom to a contractor. Contractor horror stories abound. This is when a contractor comes across as competent and charming at the start but fails to deliver in a major way. Avoid that nightmare by choosing the right bathroom remodeling contractor! As outlined above, h ow much to renovate a bathroom depends on a variety of factors. The type of materials used, the type and size of your upgrades, and the professionals you choose all count. Establishing a realistic budget is the first and most important thing you can do. Next, rank the items that are most important to you. Your contractor or remodeling pro can help you estimate the cost of each item on your list. By understanding cost drivers, you can make the best decisions. This will lead to a beautiful and functional bathroom design within your budget and become your favorite room to rest. • CONSIDER THE COST - Building Trust Renovation Blog - South Carolina - Daniel Builders

Beware of evaluating the cost of a custom renovation solely on the price you're quoted. BUILDING TRUST BLOG CONSIDER THE COST Beware of evaluating the cost of a custom renovation solely on the price you're quoted. < Back Will Cord 2017-01-06 Renovation problems can be avoided if identified soon enough. Ever avoid a big problem by heeding a simple warning or applying a small bit of knowledge? Sometimes that’s all it takes. Renovation problems are no different. They can be avoided if identified soon enough. Here's one big renovation pitfall to avoid. Renovation Pitfall #1 : Confusing Cost with Price Getting multiple quotes for a renovation project is wise. But why? Many would say to compare cost. To illustrate consider the following multiple-choice question. Suzanne is planning a master bathroom renovation. She articulates a clear scope to three different contractors. Her scope includes installing a new tub, countertops, toilet, tile flooring/shower surround, lights, sink and lighting fixtures. She has made all her selections. Each contractor agrees to quote her project. Which contractor will cost Sally the least? A) Contractor Buck’s quote: $9.5K B) Contractor Joe’s quote: $8K C) Contractor Mike’s quote: $12K D) The lowest cost cannot be determined. (Note: A, B & C are all quotes. No estimates. A quote won’t tell you everything but is much more reliable than an estimate. The problem with estimates is they fluctuate in price, and usually in an upward direction.) Correct answer is D! Contractor Joe appears to cost the least. Does he? Here's one possible scenario where he doesn't. Say Suzanne chooses Joe at $8K. Three weeks into the project Joe doesn’t seem really focused on details, or cleanliness, or showing up when scheduled (or at all). Suzanne still feels progress is being made and justifies choosing Joe based on how much she’s “saving”. Joe finally completes the projects, taking 38 days longer than he originally said. Suzanne is just happy to have her bathroom project finished.Unfortunately, the real problems are about to start. Three months later a tile falls from Suzanne’s shower wall and shatters at her feet while she’s taking a shower. Suzanne immediately notices other wall tile are loose. For 2 weeks she attempts to contact Joe, calling him 6 times before he finally calls back. Joe doesn’t sound really positive and finally concedes, “Laying tile really isn’t my specialty. I just did it myself on your project to keep cost down. Really don’t know what to tell you.” Suzanne wants to waste no more time. She hires the most reputable tile installer she can find. He tears out and lays all new tile, both floor and shower surround. His charge: $5.3K. Suzanne’s bathroom renovation cost has risen to $13.3K, and she’s paying significantly more in terms of lost time and intense frustration. Here’s the point. Delays, subpar craftsmanship, poor communication, and no warranty all contribute to your bottom-line cost. Yes, compare multiple quotes, but don’t stop there. Also compare the contractors who give them by requesting references. Look for a track record of prompt & clear communication, excellence in design & craftsmanship, clean & safe job sites, detailed scopes & guaranteed costs, satisfaction guarantee, and warrantied work. This is the best way to ensure you’re receiving an “apples to apples” cost comparison. Are you contemplating a major home renovation? • WINDOW TREATMENTS - Building Trust Renovation Blog - South Carolina - Daniel Builders

A room can go from being dark to being filled with natural light almost instantly. Choosing the right window treatments for your space and your needs is an art. BUILDING TRUST BLOG WINDOW TREATMENTS Choosing the right window treatments for your space and your needs is an art. < Back Will Cord 2023-08-02 A room can go from being dark to being filled with natural light almost instantly. Choosing the right window treatments for your space and your needs is an art. Selecting the wrong window treatments can make a space seem incomplete and the windows look like an afterthought. “Dressing your windows is both about form and function. Yes, it is a vital finishing piece to make your space look aesthetically complete and even show personality, but it also gives you control over the light, ambiance, view and temperature in the room. ” says Hailey Evans owner of Design Your Dream . Here are five qualities to consider when selecting window treatments. Precision is a Prerequisite - The precision of the window treatments is necessary as it corresponds to the shape of the existing windows. Getting specific here involves knowing what type of window frame, as well as home style, receiving the treatment. For example, an arched window may take a valance treatment with overlapping fabric for high-end spaces versus standard slat blinds. The treatments that are tailored to "fit all" are useful for standard but windows with more character and flare should exude their potential. Durability is Indispensable - When choosing your options for your windows, durability is a must since it will be utilized daily. Quality material will contribute not only to the look of the treatment but also to its functionality. Materials to consider are wood, bamboo, and metal hardware, whereas sheer fabric or heavy drapery won’t be your best option. Functionality is Fundamental - What are your needs? Answering that question will narrow your search to the window treatment required. Select a treatment based on your comforts and everyday use. For some, privacy can be the focus while others tend toward blackout curtains for their young kids or request patterned curtains over Roman shades. Either way, a selection will be based on how the room will be utilized, as well as what maximizes comfort. Beauty is a Basic Necessity - Functionality is important, but a treatment must also provide just the right visual aesthetic. The pitfall would be comprising the overall look of the space. If items are competing, it creates a chaotic and overwhelming environment. On the contrary, a window treatment that suits the space ensures a calming and welcoming environment. Safety is Most Significant - Safety is an essential consideration, especially when young children live in the home. Faulty hardware or installation malfunctions are potential hazards. Being aware of safety pitfalls prior to selecting the treatment leads to selecting the right treatment without regret. Even treatments for a bachelor pad require an awareness of safety implications. Are you considering a major custom remodel of your home? Getting the window treatments right are very much part of a successful Guide-Design-Build remodel.
