    This whole-home remodel in Simpsonville was awarded four Bridge Awards (Best Overall, Best Kitchen, Best Bath, and Best Exterior) by the Greenville Home Builders Association in the 1.5 - 2 million dollar category. 2024 2024 BRIDGE AWARD WINNER (1.5M - 2M) CAROLINA CASUAL HOME Daniel Builders was named 2024 Bridge Awards Winner for “Best Overall, Best Bathroom, Best Kitchen, and Best Exterior in a Full Home Remodel $1.5M-$2M” for this Simpsonville home. The Bridge Awards are presented annually by GBS Building Supply and produced by the Home Builders Association of Greenville to recognize excellence in craftsmanship and professionalism in the Home Building industry in the Upstate. "THIS AWARD WAS MADE POSSIBLE THANKS TO THE DEDICATION OF BOTH OUR TEAM AND OUR TRADE PARTNERS. IT'S A COLLABORATIVE WIN FOR EVERYONE." - ANDREW HORNE, DANIEL BUILDERS The transformation of this Simpsonville home involved a departure from the home’s traditional aesthetic. The existing archways were squared off, and the compartmentalized floor plan was opened to create better flow for entertaining. The project scope impacted every room, including the foyer, kitchen, great room, living room, 5.5 baths, 5 bedrooms, and music room. The show-stopping kitchen includes a 12-foot island, custom metal hood vent, coffee bar, and handcrafted herringbone pantry door. A beautiful bar area was constructed beside the kitchen. The formal living room became an exquisite dining room featuring craftsman-built wainscoting. The existing dining room was converted to a music room with floor-to-ceiling mirrors. In addition to the work on both floors of the home’s interior, the project included a new screened porch, a detached garage conversion, an outdoor pavilion, and a completely redesigned landscape, adding 738 square feet of living space and 1248 square feet of outdoor space to the home’s existing footprint. Notable features of the exterior spaces include the outdoor kitchen & outdoor dining area. The screened porch features a retractable vinyl enclosure, two in-ceiling heaters, Ipe wood decking, and multi-slide pocketing doors. The detached garage was transformed into a pool house, including a kitchenette and full bath. Each design selection was meticulously curated by Carol D’Cruz, right down to the organic, handmade tiles of the kitchen backsplash, which inspired the rest of the home’s design, which the designer calls “Carolina Casual.” (Note: AV, pool, & landscaping completed by others: Fusion Audio + Video, Aquarius Pools of the Upstate, & Arbor Land Design.) As 2020 disappears in the rear-view, a simple question comes to mind. What will 2021 be like? We won’t attempt to delve into the societal/political/pandemic issues, but we do have some pretty clear ideas regarding residential renovations in the new year. Much of what is coming in 2021 is related to the new “way-of-life” that developed in 2020, a year many spent indoors. Daniel Builders has no crystal ball, and we’re not interested in endless speculation. Fortunately, crystal balls aren’t necessary. In 2021 these 7 aspects of your home will take on even greater significance. Adding Closet and Cabinetry Space - Clutter can become depressing quick. Especially if you’re looking at it all day every day. The goal is having the optimal amount of storage space to keep your home clutter-free. Cabinetry can be added to otherwise “dead” space and there are literally endless ways to upgrade your closet . Enhancing the RESTroom - More commonly known as the Bathroom, which is meant to be a place to escape, relax and recharge . And with the stress of this past year, such a room is even more vital to your home renovation. Taking walls down - Opening up your home (ie. removing walls) will continue to be trend in 2021. The non-load-bearing walls in your home typically are not difficult to remove . Something to keep in mind when your renovation includes the walls of a closet. As for a load-bearing wall, consulting with a structural engineer is always good idea. Creating a Productive Sanctuary - Home gyms and home office renovation projects are more common now more than ever. So, whether you’re working remotely or working out, you are likely working at home more. This means designing spaces to maximize your focus, motivation and productivity. Adding another dwelling - Multigenerational dwellings are trending up. This isn’t just for those extra-large homes either. It could be creating a mother-in-law suite in an existing structure, doing a major addition, or building an accessory dwelling unit (ADU). Going Outside - In the coming year everything from outdoor kitchens to outdoor fireplaces will grow in popularity - an area of renovation referred to as hardscapes , and the options are truly limitless. The importance of hardscapes in 2021 is they will keep you from being “cooped up” inside. Improving the View - What do you want to look at on a daily basis? More than ever, home renovations will take into account the mood-altering impact of paint colors, flooring, décor , and lighting. BUILDING TRUST BLOG HOME REMODELING OPTIONS Here are ways to increase livable space within your home. < Back Will Cord 2023-11-04 Daniel Builders has added square footage to many homes in the Upstate of South Carolina over the last 18+ years. The location of projects range from Anderson to Seneca to Greenville, South Carolina. These projects share one thing in common: they all require a budget. Budget is the biggest factor for determining what can and cannot be accomplished. Fortunately, there are a multitude of options (we’ll touch on a few here) to accommodate different budget ranges. The Design Team at Daniel Builders works close with Billy Zion , the principal architect at Zion Architects. Billy looks at the space within a home analytically, creatively and with functionality in mind. According to Billy, “Careful attention to existing walls and adjacent interior spaces. Other considerations include exterior mass, scale, and connection is necessary to ensure an addition looks and feels congruent with the existing home and not inconsistent.” Side note, speaking with a Project Guide at Daniel Builders is a great place to start the budget discussion and move your project forward into the Design phase. Here are ways to increase livable space within your home. Traditional Home Addition Naturally, this is what comes to mind when discussing a home addition. These additions are built on to your home from the outside. A master bedroom suite addition (adding a bedroom with an adjacent bathroom) is a popular example. Adding this type of space to your home causes minimal disruption to your daily life during the Build phase. This because the work is happening outside your current living space. No change in routine is necessary. To make room for a traditional addition some part of your existing landscape will be sacrificed. Detached Accessary Dwelling Units (ADUs) The Rise of ADUs , a blog written earlier this year, has great content on ADUs. The type of ADU we’re discussing is detached or outside the existing walls of your home. Think Tiny Home. The process for building one of these is very similar to building a custom home, just on much smaller scale. The bottom line is a detached ADU, such as the one our team built pictured above, adds livable space. Adding to your home doesn’t always require adding a completely new structure, as in the case of a traditional home addition or detached accessary dwelling unit. A less expensive approach (generally speaking) won’t require a separate structure. You can, instead, convert unused space in your home into living space. Here are common ways to utilize space already nder your roof. Attic Conversions What is above your ceiling? There are a variety of ways to utilize this space. The preceding photos show one example of an attic transformed by Daniel Builders and how it went from a utilitarian storage area to a very lovely living space. Structural qualifications and code approval are challenges associated with an attic conversion. Roof trusses in this area present additional challenges but doesn’t need to derail your attic conversion. Garage Conversions Remodeling a garage into livable space requires electrical modifications, insulation, and windows. Insulation keeps the area from being too drafty during the cold months or sweltering heat in the summer. Plus, well insulated walls minimize noise, and that translates to more peace, privacy, and quiet for you and your family. Windows are another big consideration. Garage conversions commonly begin with no windows, but building codes require them when converting your garage into a livable space. Windows have an added benefit of bringing beautiful natural light and good ventilation into the converted space. Plus, they help keep energy costs manageable. Basement Conversions Another direction you can go in your quest for more space is down. Does your home have an unfinished basement? If so, this is a great option for adding on. This is not to say you can’t build down without one, but the cost becomes exponentially more costly when no basement is there to begin with. Using an attic, basement, or garage may trigger new storage challenges. Possible solutions are a shed, storage unit, or just getting rid of stuff. Something else to keep in mind as you go through this process is your homeowner’s insurance. Adding livable space will require added coverage, and that’s something you’ll want should anything happen to your newfound space! Daniel Builders helped reverse the effects of time by performing a historic renovation. The success of this project was recognized by the state of South Carolina Historic Preservation Society. Daniel Builders discusses this process of bringing down load bearing and non load bearing walls. BEFORE: Example of interior walls throughout: AFTER: Walls in the above example removed. Kitchen, dining area and living area no longer separated by walls: In one of the more established neighborhoods of Greenville, Daniel Builders is performing a major renovation. The scope of work encompasses just about every aspect of the home, including removal of a few interior walls. Speaking of wall removal, that’s what frequently happens during major renovations. Here are 7 questions to answer before bidding farewell to an interior wall. Once a wall is gone, what separates one area of your home from another? A permanent feature like a kitchen island or furniture pieces are two options. A good designer will create a fluid transition from room to room and prevent your home from feeling like one, giant box. What is inside the wall? Electrical wiring, plumbing and duct work must be considered. A wall containing these items is likely still removable, but to reroute wiring/plumbing/duct requires creativity. And should be figured out before wall meets sledgehammer. Plus, for your own safety, never destroy a wall without knowing what’s inside. Is the wall load bearing? Load bearing walls are removable, but other structural elements need to be installed. Laminated Veneer Lumber (LVL) beams are good options for carrying the load. Consulting a Structural Engineer is always wise and can prevent significant damage to your home. What finished flooring will be installed? A patchwork of missing flooring (as shown in the photo below) can be problematic, although you do have some options. Although some types of flooring can be patched, in many cases replacing a “patch” is not recommended. Especially when you have different types of floors (like carpet and hardwood) on either side of the wall. If possible, plan to put down all new flooring. This is the best way to ensure a seamless look. Will you be able to ward clutter? There is an advantage to keeping your home compartmentalized, particularly if you tend to be messy. Unfortunately, clutter is much more visible when walls no longer block the view. Are you willing to banish your current wall decor? Fewer walls mean less space to hang decorative displays and artwork. Sacrificing wall decor is a big deal and should definitely be considered, especially when your favorite artwork can no longer be displayed. Do you need the entire wall removed, or will a modified opening suffice? Yes, you can have it both ways and sometimes that is your best option. This design avoids a suffocating compartmentalization of your home, yet still achieves a clear delineation from room to room. Here’s an example from one of our renovations. Remodelers love showing off their work. We definitely do, and photos are a great way. Our growing portfolio of photography is an important part of our business, giving visual evidence of our capability. Here’s a little secret though. We can renovate to the level of any photo you find. Yes, all Houzz and Pinterest renovations are doable. In fact, if you are considering a renovation, I’d encourage you to start with photos. Here are 7 reasons why, Photos are great for inspiration - Sometimes you don’t know what you want until you see it. Photos inspire so many great ideas, helping you narrow down the look and scope of your renovation. Photos are great for communication - You may understand what you want, but does your contractor? Using a picture could save you a thousand words. Never start a renovation until you’re certain your contractor shares your expectations. Photos are great for visualization - An architect or designer can use photos to create a plan unique to your living space, helping you and your contractor clearly visualize the outcome. A design literally puts you, the designer and contractor all “on the same page”. Photos are great for selections - Choosing paint colors, fixtures and flooring is easier when you see them in a photo of a completed renovation. Otherwise, you will start with an endless list of samples, which is tedious and trying. (*Note: Seeing samples are a good idea once you’ve narrowed down the options. A good interior designer will arrange this.) Photos are great for valuation - Pricing a project becomes a little more straightforward when you see what you’re purchasing. A picture helps a contractor identify all the necessary selections and specs, and thus price your renovation accordingly. Your goal should be to arrive at a fixed cost before you start demo. Photos are great for evaluation - Not to be confused with #5 , valuation . Having photos at the onset helps you evaluate at the end. They help you answer: Were my expectations met? Photos are great for emotion - Emotion obviously plays a big role in major purchases. You definitely want to be happy with the renovation you purchase. Patio Doorways & Windows - Open your home to a better view, more natural light, and pleasant outside temps by installing large patio folding doors. And when no thermostat is required, welcome those glorious temps inside with folding windows. Porches and Decks - They make going outside easy. And in case you’re wondering, porches are covered, and decks are uncovered. A porch or deck renovation will add more space, aesthetic appeal, and value to a home. Gazebos or Pergolas - Relatively easy and inexpensive to build, these structures also add value to your home. They provide a designated space for outdoor relaxing. Pergolas offer more light with open rafters while gazebos have a covered roof for more shade. Hardscapes - Two words: Low Maintenance. This required demolishing the center of the home and reconstructing it as an open concept living space. Interior walls were removed, and additional support added above the ceiling so guests experience the view immediately upon coming through the front door. No detail was overlooked as the original set of disjointed spaces were reimagined into a synergistic flow that now features an expanded custom kitchen, new walk- in pantry, mudroom, laundry space, gracious living area, new outdoor four seasons living space, and an elegant master suite. The main living space boasts a custom dry bar and a tiered peninsula that offers additional seating and frames the view from the kitchen. A custom fireplace surround and built-in bookcases beautifully anchor the open great room, while exquisite stone tile and Fantasy Brown marble accentuate focal points throughout the home, providing it with a seamlessly unified aesthetic inviting you to relax and enjoy.
