Back to Blog 2018-01-01 The ground rules of a Guide Design Build custom renovation. Production Don't be hurt by a little dirt . Work sites can get messy. Keep in mind it is a WORKSPACE, and some dust & debris is expected. Trades and carpenters are responsible to maintain a level of cleanliness, organization, and safety, but deep cleaning and detailing happens after the work is complete. Stick to the scope . Existing imperfections not addressed in the scope of work will still exist at the end of a renovation. Examples include: Trim not replaced or painted will still have old paint & stain imperfections. Foundation problems will negatively impact a new renovation potentially causing floors not to be level and walls out of square. Marginal electrical and plumbing won’t improve unless included in the renovation scope. Acknowledge the unknown . There is no way to know for certain what is inside existing walls, ceilings, and floors until they are open and exposed. See colors change . Paint & stain colors appear different based on lighting, surface type, material type (wood, brick, Hardie plank, etc.) and even angle of viewing. Give up match making . Matching an existing stain perfectly is impossible. Blend in, but not seamlessly . Seams are part of a countertop hard surfaces. They can blend into the surface but can not be completely invisible. Scheduling Anticipate inactivity . Sometimes on-site physical activity slows to a halt, and that doesn't always indicate a scheduling delay. Actual delays (those that push back the project end date) will be communicated by the Project Manager. Permit a permitting delay . Local permitting and inspection offices operate on a schedule outside the General Contractor’s control, which may contribute to scheduling delays. Weather the storms . Poor weather negatively impacts a renovation schedule. Specialize in patience when special ordering . Special orders have been known to create scheduling delays. Delivery and product condition of a special-order impact when it can be installed. Expect a variety of inspectors . Different code inspectors interpret codes differently. Sometimes satisfying a particular inspector requires extra time, effort, and possibly, unexpected modifications. Stay ahead of invoicing . Invoices are issued prior to milestones, but due at the milestone. This form of proactive scheduling keeps your project moving efficiently. Communication Pinpoint your project point person . Communicating directly with trades can unknowingly complicate a renovation. Keep communication channels clear and current with an appropriate point person, or Project Manager. Get routine updates . Expect (at minimum) weekly written updates from your Project Manager. Anything longer and small problems grow into large problems. Don't let concerns linger . Immediately notify your Project Manager if you see a problem. If your concerns go unresolved, notify the Production Superintendent. If still unresolved, go to the business Owners. Unresolved concerns break down trust, and makes for a miserable experience. Communicate what you don't appreciate . Trades and carpenters are meant to uphold the values of your General Contractor. When that doesn't occur a project manager needs to be notified. Renovation teams are only as strong as their weakest link, so definitely communicate if someone acts "out of character" with the business. Make progress accessible . Communicate any special instructions for gaining access to the work site throughout the day. An extra set of keys or lock box is helpful. Being unable to access all aspects of a job site creates production delays. Help them help you . Communicate any unique needs involving pets, noise, dust, etc. prior to the renovation. This info keeps everyone safe and comfortable throughout construction. Outline the "off limits" . Communicate areas not suitable for dumpsters, parking, portable toilet, and staging materials prior to the start of the project. The less time spent moving stuff means more time spent being productive. Minimize outside damage . Communicate any special landscaping needs outside your home. Back to Blog 2024-12-02 Daniel Jachens, Co-founder of Daniel Builders, shares about a recent mission trip where the team partnered with Prince of Peace Church to assist Camp Mahanaim in Puerto San Jose, Guatemala. How is Daniel Builders ministering in Guatemala? Daniel Builders has made one to two trips a year to foster a relationship with Prince of Peace Church and has headed up the construction portion of their Guatemala ministry for 8 years. How did Daniel Builders choose Guatemala as the destination for generous giving and initially connect with Prince of Peace Church? We traveled to Guatemala about 8 years ago to explore several different ministry opportunities. We felt a strong need to serve Puerto San Jose and partner with Prince of Peace Church. The church had a vision to build Camp Mahanaim and owned the property for about 15 years before our arrival. At the time, they did not have the funds or resources to make it happen. God worked to fulfill both their vision and our desire to help! How does Prince of Peace Church use Camp Mahanaim to serve the community? They have hosted several camps and use the facility to reach the young people for Christ. They would also like to rent the facility to other church groups. Can you tell us more about the specific project or projects your team worked on during the trip? Over the years, we have learned how to do many different things that we are not accustomed to in the States. Being in another country where things are done much differently, we always tend to learn a lot! We have dug foundations, hand-mixed concrete for large areas, cut down trees with machetes, coated walls with stucco, and laid a lot of block! We've also performed plumbing and electrical work. On our last trip, our main focus was painting. What were the primary goals you aimed to achieve during this trip? Our goal on this last trip was to get the camp ready for the first real camp session. This included painting, cleaning, and setting up beds for the campers. What was the reaction of the local community to your team's efforts? The church and community are so welcoming and loving to us each time we visit. It is a true pleasure to be able to go and serve. They have become family to several who go regularly. How do you measure the success of this trip? Did it meet your expectations? It is hard to measure, but we did what we came to do. Whenever you go on a trip like this, it is important to be flexible as far as schedule and daily tasks. As participants in what the community is already doing, we do not want to act like the boss or take control. Can you share a story or moment from the trip that has stuck with you and why it’s meaningful? There are many, but one of the most memorable things from this last trip happened as we were getting ready for the camp to start. I drove the 12-passenger van to pick up the kids to bring them to the camp. We packed in way too many, and there was luggage everywhere! To see the excitement on their faces and learn that this was the first time that many of these 15 and 16-year-olds had been away from home. .. it was an amazing opportunity to impact these young people! During that weekend, about a dozen of them gave their lives to Christ, and it was neat to see God work! How can others in the construction industry contribute to similar charitable efforts? There are many opportunities to get involved in a ministry and so many places that need help. I would encourage anyone to pick a spot or ministry and devote your resources to that cause! How has this experience shaped your view of the construction industry's potential to make a difference globally? There have been so many benefits to employees and seeing relationships grow. It is hard but worth it! God has blessed our lives significantly through this ministry. Though it's our desire to go and give, most often, it's actually us who receive the blessing. I think that God can use all our gifts and talents. Daniel Builders now has a blog, and you're reading the first post! Welcome! Glad you’re here. What to Expect How many beloved salespeople do you know? I mean people you really enjoy being around. I know what you're thinking. If you don't have to endure a salesperson, then try to get as far away from them as fast as you can. Well, Daniel Builders wants you to benefit from our approach to sales. We see every interaction as an opportunity to build trust, whether you’re ready to spend $250K on a home renovation or simply calling to inquire about a leak in your ceiling. Obviously, not every conversation leads to project agreement, but every interaction is an opportunity to impart value. Which is also our approach to this blog. Post real value content. In other words, we’re blogging to provide you something useful, relevant, and inspirational. (And maybe sometimes hilarious!) Your home holds significant value. For many it's their greatest financial investment. That's just the tip of the iceberg though. What about the emotional value? Your home is a sanctuary, a place to "live", not to mention the location of countless memorable moments with friends and family. All of which contributes significant emotional worth. Thanks to the Woodshop , the hidden pantry door blends seamlessly into the custom cabinetry. One of the challenges of any remodel is space planning. Daniel Builders has reconfigured countless kitchens so space is allocated to the client’s liking. While this project was being designed, the Daniel Builders team reworked portions of the floor plan to achieve better flow and functionality. The existing home had an 18-foot covered exterior entryway with flower beds on either side of the front door, but the flowerbeds were in an unusual place…under the roof! All in all, the space on either side of the entryway was completely wasted! The Daniel Builders design team repurposed 9 feet of the entryway into a hidden pantry and laundry room. They identified areas to demo (indicated in red below) to create the new hidden pantry floor plan. The walk-in pantry dimensions are approximately 5.5’ wide by 8’ deep. A window was also added to allow natural light to stream in. Once the walls were in place, the team knew they needed a pantry design expert to organize the space, and that’s when Lindsey Johnson with Carolina Closets got involved. A few features of this hidden pantry include: 1. Adjustable shelves – great for cookbooks, small appliances, and food 2. Vertical dividers – great for pans, cutting boards, and serving platters 3. Wire baskets – great for snacks or vegetables 4. Drawers – great for serving utensils and food 5.
