Best Kitchen and Best Bathroom awards went to this custom home renovation on McDaniel Ave in downtown Greenville South Carolina. 2022 2022 BRIDGE AWARD WINNER (450K - 550K) TRANSITIONAL OPEN CONCEPT Daniel Builders was named 2022 Bridge Awards Winner for “Best Bathroom and Best Kitchen in a Full Home Remodel $450K-$550K” for the “McDaniel Avenue” house. The Bridge Awards are presented annually by GBS Building Supply and produced by the Home Builders Association of Greenville to recognize excellence in craftsmanship and professionalism in the Home Building industry in the Upstate. "THIS PROJECT HAD SOME UNEXPECTED TWISTS AND TURNS, BUT WE COULDN'T BE MORE PLEASED WITH HOW IT TURNED OUT! IT WAS A TRUE HONOR FOR THESE CLIENTS TO ENTRUST US WITH SUCH A BEAUTIFUL HOME BUILT IN THE 1930S." - BOB CORD, DANIEL BUILDERS This home, built in 1937, was gutted from floor to ceiling. Engineered beams were used to open up a very segmented floor plan and create a better flow from the front to the rear of the home on the main floor. An additional eight hundred square feet was added by enclosing and completing the unfinished basement, transforming it into entertainment space. Throughout the course of this seven month renovation, this home's common areas, kitchen, bathrooms, utility rooms, and bedrooms were completely restored. Additionally, a large six hundred square foot deck with a parking area underneath was built. As expected in a home of this age, when walls were opened we discovered the entire house was completely uninsulated while none of the utilities were up to code. Here are a few 2021 milestones and memories from our team. Recapping 2021 with Before & After images. We completed a Historic Renovation in Downtown Anderson. The building is located at 106 Benson Street and now the site of Katharine Marie Bridal . It was originally constructed in the early 1900s and has been beautifully preserved. Now it's another great reason to come to downtown Anderson, SC . Here's the Before & After This "Before" image goes back to the early 1900s: Then fast-forward to 2021 for the "After": We didn't go looking for historic renovations, they just seemed to find us in 2021. Fortunately, we turned out to be pretty good at them. In the summer we completed the renovation of a 120+ year old home. Here's the video recap of that project . Another area where we expanded our ability was in the realm of 3D Renderings. This year we actually created quite an extensive library of these virtual renderings. Here's an example from a bathroom renovation and how we transitioned from before the project began: To the rendering: To reality: In 2021 we saw Lazy Susan and Blind Corner Cabinets reinvent themselves: Every year we capture some stunning "Before & After" photos. This year we went to a whole new level. Before: After: We don't typically build furniture, but this renovation required custom bunk beds for visiting grandchildren. From a business standpoint, losing trust means you’re not likely to have repeat business. BTB: What are some of the major differences between a commercial remodel and a residential remodel? Tim: There are similarities, but differences might include the scale of work. As a homeowner, you have a different level of sensitivity than you would with a commercial building. BTB: Who do you interact with in your role? Tim: I interact with commercial architects, commercial designers, commercial real estate brokers, property managers, building owners, and end users. Find something unexpected in the walls of your home. BUILDING TRUST BLOG UNDER THE SURFACE Common discoveries during demolition. Back to Blog 2022-02-28 During the demo phase of a home renovation you may make some discoveries when walls open up. The demolition (demo) phase of a renovation can feel like a game show. There's risk and suspense. "Bob, show us what's inside wall number 1!" This is when everything concealed - behind walls, in the ceiling, and under the floor - is revealed. Here are 7 surprises you might encounter during the demo phase of your renovation. Rot - This might be the most common discovery during demo. Two things need to happen once rot is identified. The water source must be identified, and it must be stopped, which is much easier said than done. Water can find numerous ways to destroy your home . They range from poor waterproofing in the bathroom to improper flashing around windows so water “wicks” inside to no vapor barrier behind siding to leaking plumbing to condensation. Poor landscape grading and Design also create paths for water to penetrate your home. Regardless of how it gets in, the source of water must be stopped, or the cost of rot will only escalate. Poor Structural Integrity - Like every occupation there are bad professionals in the building industry. Maybe it’s a carpenter’s attempt to cut corners or sheer incompetence, but a poorly framed home presents real renovation hurdles. If structural issues are not addressed, a renovation can literally come apart at the seams. Unfortunately, a pricey Change Order is often necessary to correct these problems, but ignoring a framng problem is way more costly. Missing Insulation - Somewhere between having an “airtight” home and being under-insulated, there exists the perfect amount of insulation for your home. Opening up walls and finding missing batts of insulation may explain why your energy bills are inexplicably high. Good news is a lack of insulation can be easily corrected once demo is complete. Hidden Electrical Junctions - This is why demo requires forethought, especially if you’re about to sink a Sawzall into the wall. The last thing anyone wants is to get tangled up in bad wiring , especially when it’s live. How your home is wired may be a mystery, but don't let it be a life-threatening mystery. Turn the breaker off. Mold - Demo can reveal some funky looking mold under the surfaces of your home. Getting a professional involved with testing and remediation is your best bet. No need to mess around with something that can cause serious illness. Find out the type of mold you’re dealing with before proceeding. Vermin - They can be living or in a carcass form. Neither are welcome in your home. If this discovery is made inside the walls of your home, then get Pest Control professional involved. Wild animals belong outside. And those who find their way inside usually create a path for more to follow. Treasure - A historic home seems to be the obvious place you’d find hidden treasure. That's not always the case though. There have been some very valuable things found during demo of homes and apartments built since the 1950s. Still, it's not advisable to bet your renovation on finding something valuable. A look back at some of our 2024 projects and milestones. BUILDING TRUST BLOG 2024 PROJECT PORTFOLIO A look back at some of our 2024 projects and milestones. Back to Blog 2024-12-24 What a year! We're grateful for these 2024 memories and milestones! This year, we added more talent to our commercial division, design team, and build team! We welcomed Tim, Deedra, Lorianne, Micah, and Patrick! The largest project we completed this year was a whole-home remodel in Simpsonville, SC, thanks to an extensive team of industry professionals! In addition to the work on both floors of the home’s interior, the project included a new screened porch, a garage conversion, an outdoor pavilion, and a redesigned landscape. The screened porch features two in-ceiling heaters, Ipe wood decking, and a sliding double door. The garage conversion features a kitchenette, full bath, and game room. The home features a custom metal hood vent and railings, a handcrafted herringbone appliance panel, and craftsman-built wainscoting in the dining room. We completed multi-room renovations at two Cliffs properties. This Cliffs at Glassy home featured a new kitchen, master bath, and locally-made handrail. This Cliffs at Keowee Vineyards home featured a new kitchen, master bath, and basement conversion. We also had the opportunity to help two Greenville clients with home additions! The first was a single-story addition that expanded the home's existing floor plan to include a mudroom, laundry room, half bath, closet, office, and screened porch. The second was a two-story addition that expanded the home's floor plan to include a sunroom on the ground floor and a master suite on the second! We continued to serve clients on both Lake Keowee and Lake Hartwell. This kitchen renovation at the Reserve at Lake Keowee featured a hammered copper hood vent and a lake-green island. The modern design of this multi-room renovation on Lake Hartwell was a welcome addition to our portfolio! The project included a complete redesign of this townhome’s first floor. In 2024, our Direct Projects division expanded through both commercial projects and a new niche: condos! We completed several condo renovations at 201 Riverplace in downtown Greenville. We also completed two commercial office renovations for HH Barnum Company and Cox, Klugh & Company. The past year also brought opportunities for generous giving. In September, we assisted Haven of Rest, a ministry serving those battling housing insecurity and addiction, by repaving the driveway of their women's shelter.
