For over a year Daniel Builders has been telling the story of a historic home remodel in downtown Pendleton SC. This project was the theme of 4 part video series titled "Another 100 Years", which is available on the Daniel Builders YouTube page. Back to Blog 2023-08-25 https://www.youtube.com/watch?v=75lkGZ-LSh8 The Jolly Post Story: Client Testimonial When the Richardson family first considered renovating their Pendleton home, they were focused on longevity and legacy. Four generations had already made memories there, and they hoped four more might have the same opportunity. The house needed substantial work to make that possible, and any change would have to respect the property’s heritage. For over a year, Daniel Builders followed the construction challenges of the Jolly Post, a century-old home in Pendleton, SC. Now, the family shares their experience. A Family Legacy The house was Lynn’s childhood home: the place her daughters visited their grandmother during Easter, Summer, and Christmas breaks. Those visits gave another generation a connection to the property. Neither Lynn nor her sister Leigh wanted the home to leave the family. The house is a familiar part of downtown Pendleton’s landscape. The Richardsons wanted a builder that could modernize while preserving the home’s history and community presence. The existing home had limited bedrooms and essentially one bathroom. The homeowners wanted a comfortable place for retirement, with enough usable space to welcome family in the years ahead. The challenge was to make the house function for that life while keeping the details that created recognizable ties to their hearts. Remodeling from a Distance The homeowners lived roughly 800 miles away from Pendleton. They visited when they could, but they could not walk through the house every day or see each stage of construction in person. That distance made regular communication essential. Project manager Sam Parkinson sent pictures, videos, and emails each week. When a question needed an answer, he called. Kevin and Lynn felt involved in the process despite the distance. They saw how the rooms were taking shape and took part in decisions as the work progressed, but communication required more than regular updates. The Daniel Builders team cared for and listened to the Richardsons, forming a meaningful relationship. Expanding for the Future Part of the transformation came through repurposing space that already existed. Upstairs, there was a partially finished bedroom and bathroom, storage area, and an unfinished section of attic. The remodel converted those areas into usable living space. A two-story addition created more room as well. In the interview, the homeowners describe going from about 2,600 square feet of usable space to around 4,000. The once limited floor plan now functions for family gatherings. The added space gives them room to settle in for retirement and for family to return and spend time together. Old Details, New Places As the house changed, the team looked for ways to bring its original details into the finished design. Reclaimed lumber became a beam and mantel in the living room. Salvaged paneling became dining room wainscoting. A fireplace surround found a place in the primary bedroom. The pieces had spent years in the home before the renovation began, and they will travel with the family into the future. The homeowners noticed smaller details, too: trim, hardware, and doorknobs. A visitor might pass them without a second thought. For the family, these details summon core memories and give the finished spaces special meaning. Kevin and Lynn’s appreciation is apparent as they describe the team’s thoughtful recommendations. A Community Project The family didn’t experience this transformation alone. With generations of history in Pendleton, they heard from many members of the community throughout the course of the project. Neighbors reached out to Lynn and Leigh to share their excitement. Lynn describes the renovation as “a community project in a lot of ways.” Because the house has been a recognizable part of the town’s streetscape since the early 1900s, the outcome mattered not only to the Richardsons, but also to their neighbors. Kevin and Lynn express the satisfaction and gratitude that accompany preserving this piece of Pendleton's history. Coming Home After following the renovation from afar, the family finally had the chance to walk through the completed home. Kevin had just arrived from Chicago when the interview was filmed. Entering the great room from the hallway, he was struck by the change. Remembering the prior residence made the finished space even more remarkable. For Lynn, seeing the completed home felt like a dream come true. Kevin calls the transformation breathtaking. “I expected them to build a nice home…I didn’t expect a 50 out of 10,” he says. Contrary to HGTV’s portrayal (i.e. young couple gleefully wielding a sledgehammer), demo actually requires serious forethought. Back to Blog 2026-09-25 https://www.youtube.com/watch?v=wYpppsMDiEQ A WINNING TEAM As a child, did you ever play in an intense game of dodgeball? Red rubber balls were flying everywhere. Your head was swiveling back and forth so fast your neck seemed like jello. Your body was bobbing and weaving at five times the normal speed. All of this was happening while you were simultaneously seeking to peg some victim with one of your inescapable laser shots while trying to avoid getting blasted yourself. Chaos. Do you remember how team captains selected their teams prior to the game? Two opposing team leaders assembled their band of dodgeballers evaluating each prospect with one question in mind. Who will give our team the best opportunity to experience victory, or more preferably total domination? The same selection process happens in business. Dodgeball is no longer the game, but the desire to win still shapes the hiring process. Not every business defines winning the same. For Daniel Builders, winning means establishing a great culture, providing a service that benefits others, and being profitable. Daniel Builders recognizes the right people are needed to win on these levels: people who play their role with excellence and elevate the odds of collective victory. Sam Parkinson was hired to increase Daniel Builders’ odds of winning, and he has proved to be a valuable contributor to the team. Sam started at Daniel Builders as a carpenter. A few years later, he moved into a project manager role. Now, he oversees other project managers as Build Director. Throughout his tenure at the company, Sam modeled what it means to be a great team player. In the process, he became somewhat of a poster child demonstrating the characteristics that Daniel Builders seeks in employees: humility, hunger, competence, and relational smarts. A team of people with these qualities seems destined to win big. HUMILITY Contrary to popular belief, meekness is not weakness. Real humility is not easy to find, but when you have it on a team, there is cohesiveness. A team that’s not bound by pride is free to flourish. How exactly do carpenters and project managers perform better when they are humble? Pride and arrogance are often the reasons why members of a team are unwilling to acknowledge and address personal shortcomings. Instead, team members who operate like this often attempt to “fake it” with hopes they “make it.” Faking rarely has a good outcome. Everyone loses when someone fakes their skill level out of pride. This is especially true for carpenters who are tasked with building structures that last. Faking good craftsmanship is not just a problem, it’s a danger. That’s why Daniel Builders looks for humble people to build their team. In the podcast, Sam articulates that the Build team has a standard of excellence that leaves no room arrogance. Even when someone has a high degree of competence, their arrogance will stop them from growing further in their professional development. A gifted, yet arrogant, person often doesn’t possess the patience necessary to teach others on the team. This injects frustration and toxicity into a team. Sam describes the team’s approach as “all hands-on deck.” Whether someone is a carpenter, Project Manager, or director, having humility means doing whatever the job requires, in tasks both large and small. Skill matters, but so does the willingness to lend a hand wherever it’s needed. Starting with humility is the best approach, but humility should never be confused with passivity. HUNGER TO GROW Sam looks for people who are committed to getting better. He encourages his team to think about what it would look like to improve by 1% each week. The question is small enough to act on: What could you do a little better this week than you did last week? Growth doesn’t always mean taking on the biggest possible challenge all at once. Sam believes steady improvement gives people room to practice what they’ve learned and build confidence over time. Carpentry is a craft with room to keep growing, even after years of practice. As carpenters learn, the more they come to understand the complexity of the work, which helps them pinpoint skills they still want to develop. A carpenter might sharpen their technique, while a Project Manager might work on how they lead a conversation or plan the next phase of a project. Those steps add up. The desire to grow also matters because remodeling always presents new challenges, no matter how long someone has worked in construction. Sam has team members with more than 20 years of experience who still run into things they haven’t seen before. When that happens, the people who thrive are the ones willing to keep learning. COMPETENCE A remodel rarely goes exactly as planned. Once work begins, our team often uncovers framing, plumbing, or construction methods that weren’t visible during the initial walk through. Some homes have gone through several construction phases throughout the years, with each renovation adding another layer to understand. That’s why Sam looks for people who can assess what they find and work toward solutions. Experience and technical skills are essential, but the skill of problem-solving is, too. Sam doesn’t expect anyone to have all the answers initially. He values PMs who ask good questions, talk with the right people, and stay with a problem until they understand how to move forward. Another skill essential for our team is communication. Communication is as important to a client’s experience as the decisions made on the job site. Sam looks for people who can explain what’s happening, listen well, and have a direct, honest conversation when an unexpected issue or decision needs attention. Soft skills are valuable but incomplete without technical proficiency. Once the steps to solve the problem are identified, Sam needs people who can carry out the plan. The Build Team contains many mentors who lead by example, creating a culture where questions are welcome and people can thrive while putting their hands to work! RELATIONAL SMARTS The build team doesn’t just work on a home. They work in it, often alongside the people who live there for months at a time. That requires emotional intelligence. Communication is more than expressing knowledge verbally. Sam values people who listen and notice what a client may not say outright. Someone might be worried about the schedule or uneasy about a change without knowing how to bring it up. A Project Manager who picks up on that can make room for the conversation and help the client understand what comes next. Sam says clients are sometimes surprised when they first meet our carpenters. They often arrive with an idea of what a construction crew will be like and then meet pleasant people who care about them! Over the course of a project, our team gets to know kids’ names, family pets, and what matters to the people they’re building for. Those relationships are one of Sam’s favorite parts of the job. His team enjoys construction and problem-solving, but they also enjoy connection. After seeing someone nearly every day through the ups and downs of a remodel, finishing the project can feel bittersweet. Clients are ready to enjoy their home, but sad to see the team leave! Our growing portfolio of photography is an important part of our business, giving visual evidence of our capability. Here’s a little secret though. We can renovate to the level of any photo you find. Yes, all Houzz and Pinterest renovations are doable. In fact, if you are considering a renovation, I’d encourage you to start with photos. Here are 7 reasons why, Photos are great for inspiration - Sometimes you don’t know what you want until you see it. Photos inspire so many great ideas, helping you narrow down the look and scope of your renovation. Photos are great for communication - You may understand what you want, but does your contractor? Using a picture could save you a thousand words. Never start a renovation until you’re certain your contractor shares your expectations. Photos are great for visualization - An architect or designer can use photos to create a plan unique to your living space, helping you and your contractor clearly visualize the outcome. A design literally puts you, the designer and contractor all “on the same page”. Photos are great for selections - Choosing paint colors, fixtures and flooring is easier when you see them in a photo of a completed renovation. Otherwise, you will start with an endless list of samples, which is tedious and trying. (*Note: Seeing samples are a good idea once you’ve narrowed down the options. A good interior designer will arrange this.) Photos are great for valuation - Pricing a project becomes a little more straightforward when you see what you’re purchasing. Back to Blog 2020-06-11 Meet two integral people on the Daniel Builders Design Team. Billy Zion and Andy DeLeonardis. We’d like to introduce our Design manager Andy DeLeonardis and in-house architect Billy Zion. In this interview with The Building Trust Blog they share some great Design-Build insight. Andy DeLeonardis, Design Manager Billy Zion, Architect BTB: What is the purpose of a Design team? Andy: We ultimately make the renovation process more efficient and less costly. Our Design team clarifies a myriad of unknowns, so the Build phase is straightforward and stress free. The mission is accomplished when everyone understands and shares the same expectations. Billy: Definitely agree! The Design Team is vital because it opens the line of communication between Designer and Builder very early in the process. This ensures the owner’s vision is properly documented and clarified to help eliminate surprises, disappointments, or budget overages later on. BTB: Couldn’t a client just start with an architect, then find an interior designer, then submit everything to multiple Builders for competitive bids? Andy: They absolutely could, but getting all three together at the start has far greater benefit. Finger pointing is less likely when they're all on the same team, not to mention the client can determine cost much sooner. Billy: Our Design Team has a unique bond and a creative culture that cannot be replicated by hiring separate professionals who work outside of a cohesive team. BTB: What type of projects require a Design? Billy: I would argue all require some form of Design. Building without a plan or a purpose can/will produce results that look unprofessional and “pieced-together”. Smaller projects like powder rooms or laundry rooms may not require as many drawings as a new home or a large addition, but every square foot needs to be carefully planned so fixtures and appliances and finishes are efficiently located/arranged. Our Design Process ensures the owner’s vision is maintained and the end product will look intentional and well-crafted. BTB: How long does the Design Process take? Andy: Average is around 6 - 8 weeks but the size and complexity of a renovation obviously factor in. Billy: Not long enough :) BTB: How do you guide clients through Design decisions? Andy: Pictures, visits to showrooms, previous project examples, etc. We utilize several methods to determine the final selections for a project… lots of discussion about how to incorporate the style of selections with existing home design and areas that are being renovated. Billy: Visualizing the end result is crucial. We use 3D rendering to show the owner several realistic images during the Design Process to help them decide which designs will look the best within their context. These images ensure we envision what the client envisions. BTB: Can a client change the design once construction starts? Andy: Of course, but we try to help clients clarify everything on the front end. Our Design process is pretty thorough, so the client has an opportunity to make changes before moving into the Build phase. Billy: I usually tell clients the Design Process never ends (I know Builders hate that). Changes during construction come at a cost, but sometimes the best ideas don’t show up until walls start forming spaces. BTB: How does having an architect (Billy Zion) on staff help the Design Process? Andy: Billy has helped us reach a whole new level of efficiency. He’s an expert in architecture, but he's also a true team player. Billy is always accessible and responsive. He gives the insight and feedback we need to keep projects moving forward. Billy: More communication and more understanding of each person’s role... Bridging the gap between Designer and Builder. The Architect and Builder are constantly communicating and learning from one another so that the Design Process can be streamlined to move projects from concept to construction more quickly than conventional design/bid/build. Knowing what the Builder needs to begin construction, the Architect can be sure no time is wasted producing unnecessary documents. BTB: What is the coolest project you ever designed? Billy: Probably the BBQ restaurant I designed a few years ago. I love the process of creating…. and eating good BBQ so being able to work with the owner to create a building designed specifically for cooking, serving, and enjoying pulled pork and chicken and ribs really made my mouth water. Even though it was a new build, the building design was based on local barn vernacular, so the end result was a clean, modern BBQ joint inside of a familiar, rustic shell. BTB: What is the best part of your job? Billy: Riding my bike to work and kicking David Bass (Production Super) out of his office :) Seriously…. I enjoy working with like-minded Christian men and women who are truly here to serve God by serving others.
