- Century Home Remodel - South Carolina - Daniel Builders
For over a year Daniel Builders has been telling the story of a historic home remodel in downtown Pendleton South Carolina. This home remodel provides a realistic overview of the challenges and setbacks of remodeling a century old home. CENTURY HOME REMODEL Must-See Documentary | Pendleton, SC This home was originally constructed over 100 years ago. Daniel Builders performed a full remodel of this beautiful historic home. The house was stripped down to the studs and expanded with a two-story addition, resulting in an increase of total living space from 2,200 square feet to 3,900 square space. The remodel incorporated many reclaimed materials to achieve a finished product that harkens back to the home’s original construction. The beam and mantle in the living room were crafted from old framing materials, while the wainscoting in the dining room was made from reclaimed paneling salvaged from the old addition that was demolished. The ceiling and fireplace in the master bedroom were also constructed using reused materials. Attention to detail and commitment to maintaining the original character is immediately evident upon entering the home. The additional square footage (1700 square feet) enhances functionality while bolstering the home’s historic charm. Modern and classic design elements are beautifully blended to endure for decades to come. An award winning master bathroom is recognized for renovation excellence in two categories Highest Degree of Difficulty and Best Innovation of Space. 2021 2021 BRIDGE AWARD WINNER (300K+) CONTEMPORARY LUXURY BATH Daniel Builders was named 2021 Bridge Award Winner for “Best Innovation of Space and Highest Degree of Difficulty in a Partial Home Remodel $300,000+” for the “Chamberlain Court” house. This project also received a Bridge Award for "Best Special Feature: Lighting." The Bridge Awards are presented annually by GBS Building Supply and produced by the Home Builders Association of Greenville to recognize excellence in craftsmanship and professionalism in the Home Building industry in the Upstate. "CUSTOM PROJECTS ALWAYS HAVE UNIQUE FEATURES. THES PROJECTS WERE ESPECIALLY UNIQUE. THEY INCLUDED SOME MASSIVE TILE IN THE BATHROOM AND SPECIALTY LIGHTING IN A CONVERTED CRAWL SPACE TURNED CELLAR." - BOB CORD, DANIEL BUILDERS Master Bath: Beyond upgrading the dated interior, some of the client’s biggest goals for this potential-filled 386 square feet of Master Bathroom space was to create better traffic flow, more shower space and additional closet storage. All existing interior was completely demolished at the start the of this renovation. Defining characteristics of this Design-Build renovation are custom floating vanities with MTI Baths Boutique Collection vanity tops and Integrated sinks, Isenburg matte black wall mounted faucets, B&F Marble Systems Marmara Avenza Light & Dolomite tile accent wall, dimmable backlit mirrors by IB Mirror, Sonneman LED wall sconces, and recessed custom shelving with LED backlighting. A custom zero entry tile shower was designed utilizing the Wet Style Feel Collection matte black shower base, B&F Elegance 24” x 48” Statuario matte porcelain tile walls and bench, and Isenburg matte black shower fixtures and body sprays. Flooring throughout the bathroom was B&F Elegance 24” x 48” Nero Marquina matte porcelain tile. Lighting for this renovation came via a Klus wall integrated LED system. As for bathing, a Barclay freestanding tub with Isenburg matte black tub filler was installed. No detail was overlooked during this Master Bathroom transformation from an outdated area to a delightful new space that thrilled the homeowners. Wine Cellar: The client’s vision for this hidden space, accessed via a secret passageway, was to incorporate elements of modern design to create a wine cellar of unequaled flair. “Before” photos reveal a dark, unrefined basement area prior to undergoing extreme transformation. The effort to convert the original wine cellar into a finished space began with the installation of a waterproofing system. Relocation of existing wiring, plumbing, and HVAC ducting followed, to create the necessary headroom for a finished ceiling. The most eye-catching aspect of this renovation is the lighting. Light sources include Klus wall and ceiling integrated LED strip lighting, LED backlighting for the wine rack, LED up lighting at custom floating shelves, and LED stair riser lighting. The homeowner’s inspiration for the ceiling was to create a lighting arrangement that appeared as “pick-up sticks” that were randomly dropped. A Silver Cloud leathered granite countertop with a mitered waterfall edge sits atop custom-built cabinetry, and is complemented by in-countertop pop-up receptacles, an Elkay quartz sink, and an Isenburg matte black faucet. Under the counter is a beverage cooler and an ice maker. The flooring consists of B&F Elegance 24” x 48” Nero Marquina matte porcelain tile, along with an accent strip of polished black pebbles below the sleek wine rack from STACT. This full property remodel included a new screened porch, a detached garage conversion, an outdoor pavilion, and a completely redesigned landscape. The interior remodel impacted every room including the foyer, kitchen, great room, living room, 5.5 baths, 5 bedrooms, and music room. CAROLINA CASUAL HOME Simpsonville Bathroom Exterior Upgrade Kitchen Whole Home The transformation of this Simpsonville home involved a departure from the home’s traditional aesthetic. The existing archways were squared off, and the compartmentalized floor plan was opened to create better flow for entertaining. The project scope impacted every room, including the foyer, kitchen, great room, living room, 5.5 baths, 5 bedrooms, and music room. The show-stopping kitchen includes a 12-foot island, custom metal hood vent, coffee bar, and handcrafted herringbone pantry door. A beautiful bar area was constructed beside the kitchen. The formal living room became an exquisite dining room featuring craftsman-built wainscoting. The existing dining room was converted to a music room with floor-to-ceiling mirrors. In addition to the work on both floors of the home’s interior, the project included a new screened porch, a detached garage conversion, an outdoor pavilion, and a completely redesigned landscape, adding 738 square feet of living space and 1248 square feet of outdoor space to the home’s existing footprint. Notable features of the exterior spaces include the outdoor kitchen & outdoor dining area. The screened porch features a retractable vinyl enclosure, two in-ceiling heaters, Ipe wood decking, and multi-slide pocketing doors. The detached garage was transformed into a pool house, including a kitchenette and full bath. Each design selection was meticulously curated by Carol D’Cruz, right down to the organic, handmade tiles of the kitchen backsplash, which inspired the rest of the home’s design, which the designer calls “Carolina Casual.” (Note: AV, pool, & landscaping completed by others: Fusion Audio + Video, Aquarius Pools of the Upstate, & Arbor Land Design.) Amidst the devastation, we are grateful for the compassion and tenacity of the hurricane heroes in our midst. As hurricane recovery efforts continue, numerous people in our area are eager to find answers about how to repair hurricane damage to their homes. Here are a few questions you might be asking and ways we can help. Where do I begin? You’ve likely communicated with your insurance company already. If not, start there. Your insurance company/adjuster can guide you through tree/branch removal and initial remediation. Is there a risk of additional damage to my home? Your safety is the priority. Please be aware many potential hazards remain ranging from chainsaw usage to compromised trees/branches falling. Damaged homes and trees present many ongoing safety concerns. Several physical injuries have already occurred to homeowners who underestimate these dangers. Rely on experienced professionals to help prevent injury and additional damage to your home. As you continue to evaluate your property, put these two items on your checklist. Has my damaged roof been securely tarped to prevent future water damage? Has a tree arborist examined the structural integrity of trees still standing? How can Daniel Builders help repair my damaged home? We realize our team is best suited for certain situations. Misleading promises will only compound your stress. Our commitment is to communicate on a regular basis (in many cases daily) and eliminate confusion about what happens next. How can I ensure a qualified builder repairs my home? We understand your urgency to restore your home to its pre-storm condition. Unfortunately, in this situation, there will be those who seek to exploit others for personal benefit. Verify the hurricane repair contractor you partner with is local, licensed, and insured. Check references and/or Google reviews. Reach out to your local Home Builders Association. Finally, obtain a documented scope of work and price clarity (getting as much in writing as possible) before turning your home over to a builder. Chronicling a historic renovation of a home over 100 years old in downtown Pendleton South Carolina. This is installment 2. Termite damage was significant. Fortunately, Sam Parkinson (project manager) has eliminated all structural unknowns. Getting to this project milestone required resolving unforeseen challenges. How well does your kitchen work for you? Soon the heavy cooking/entertaining holidays of Thanksgiving and Christmas will be here. And they will reveal much (good, bad, and ugly) about your kitchen. It's the perfect time to evaluate and move toward a more functional and inspirational kitchen space. Here are 5 areas where your kitchen can work better for you. Island - Workstation - From a functional standpoint, the island is your kitchen’s greatest asset. Why? An island has all the functional elements - countertop space, storage, and appliance options. Plus, you have 360-degree access to all of it. You’re basically adding a whole new dimension of functionality. As for inspiration, the island is a perfect area for displaying what inspires you to cook, like your favorite cookbooks. Cabinetry - Work Clutter Free - Kitchen space is prime real estate and good cabinetry ensures you don’t waste any of it. Focus your spending here. And if you insist on cutting corners with cabinetry, then do so with an appliance garage. One of the most effective ways to utilize corner space! As for inspiration, beautiful kitchens all have one common element - beautiful cabinetry. Lighting - Work with Clarity - The realm of kitchen lighting is full of many new cutting-edge developments. Appliances - Work toward Reliability - Literally countless gimmicks will temp you to make an impulse buy. Don’t take the bait. Your design (#5) should be guiding you through appliance selection long before you hit the showroom floor. Remember reliability is your highest priority and having a strong warranty a close second. As for the endless features? You can educate yourself first online. As for inspiration, appliances make a great supporting cast for beautiful kitchens.
