WHAT OUR CLIENTS SAY ABOUT US Our clients entrust their custom renovation projects to us expecting expert craftsmanship and unrivaled service - from a home addition to a whole home renovation, a kitchen reno, or a bathroom remodel. Our process is clear and our values are strong, however our clients' words are stronger. As the most reviewed renovation contractor in Upstate South Carolina, Daniel Builders clients consistently rave about the service they receive. I'm not sure I have ever come across another contractor that I have worked with I would give 5-stars to, but Daniel Builders deserves every one. I'd probably do it just because they actually show up when they say they are going to - a rarity I've found these days - on time, every time. But they aren't just punctual in their arrival, they have completed every job for us on time and beautifully! We've asked them to remodel two bathrooms, complete odd jobs to help close a sale of a house and build a beautiful fence. We had a minor, but not unusual, problem with work completed and when we called almost 6 months later, they came out the next week and fixed it without charge. I couldn't believe the responsiveness. Most contractors would take weeks to call you back, if they ever did. Our family has used them as well and had the same great experience. We've already chosen them to help us complete our newest project - a kitchen remodel. We considered briefly to do it ourselves as we've done many times before, but the comfort knowing the job will be done exactly as we imagine, on time and by great people - that aren't us - made the decision for us. Nicole C. Daniel Builders first project for us was after we had water damage to our home. Their expertise and guidance were a lifesaver for us. Our kitchen was totally redone (hardwood floors, granite counter tops, marble subway tile backsplash, cabinets, light fixtures, new laundry room floor). Hardwood floors in living/dining were refinished to match kitchen. Daniel Builders moved all furniture and took down window treatments. The attention to detail was greatly appreciated (special covers were ordered for kitchen table legs to protect hardwood floors). Next project Daniel Builders renovated our bathrooms (granite countertops, new sinks, faucets and hardware, tile floors regrouted to look brand new, new toilets, light fixtures, and mirrors). Painting throughout the house and new den carpet were also done. Daniel Builders has done deck renovation and a French drain for our driveway. Our latest project has been new French doors and doors to our deck and garage. Work has often been done while we are out of town. I have used Daniel Builders to provide services on several residential projects at my home. I was delighted with the work done and decided to use Daniel Builders to handle the work for a business project. I own commercial property in Downtown Anderson, South Carolina. I needed to renovate a second story and meet the building code and meet the requirements of the lessee as well as maintain the "look and feel" of an historical property. I contracted with Daniel Builders as my one-stop provider of services. They have great standing and relationships with the City of Anderson and that, in addition to my own experience, was a deciding factor in choosing Daniel Builders. Their team inspected the site and outlined a detailed scope of work and timing and cost. The scope included lead paint remediation, “real” plastering, painting/staining, new electrical service/wiring/lighting, rough-in and finish plumbing, door installation/lockset, exterior hand rails, and some minor structural work. The services were completed on time even though there were many “discoveries” which are part of working with and old structure (can you say possum skeleton in an old utility chase?) Daniel Builders assigns a Project Manager to each job. The Project Manager visits the site, works with the subs, and is the source of a continuous stream of updates. I had two one-week trips during the course of the work, and I was very at ease knowing that the Project Manager understood my needs and expectations and was not only supervising the work but was my “eyes and ears” on the tasks at hand. The building is a 100 years old and and an historical property. Daniel Builders found a way to bring the building up to code and retain its “personality” and all at a reasonable cost. The lessee moved in on time without a hitch, and I am enjoying the upgrades to the building (not to mention positive cash flow.) Downtown has an excess of office space but my building was made very desirable based on its history and the renovation work. I had no shortage of folks wanting to lease the space. Daniel Builders handles challenging jobs extremely well and will my “go to” professionals for future work! Dan M. We recently renovated our master bathroom and two other bathrooms at the same time. In 2015 Daniel Builders added a 10'x6' addition to our master bathroom. This involved a very complicated roof connection. We are extremely pleased with the meticulous attention they paid to every aspect of the project. They utilized our existing cabinetry and put in a tile shower and floor. They worked with us to get every detail the way we wanted it and helped us in the design/layout. They also replaced our entire roof and gutters and did an excellent job. (A previous roofing contractor did a terrible job only 12 years ago.) The job is outstanding. It turned out even better than we imagined and exactly within the budget we estimated. A big plus was the fact that they were there when they said they would be and followed up on every phone call, usually the same day. All of their employees were respectful and showed care to get things done the way we wanted. We trusted all of them to be in our house when were weren't there. Corrine K. Ours was finished 7 months earlier than our friends' project (well, probably - at this point, theirs is still unfinished). And compared to our friends' project, our price was locked in at the start. So what we agreed to in the beginning was exactly what we paid, regardless of market volatility. And that's just the time and the money involved. As anyone knows, the third leg of the triangle in any product like this is Quality. Daniel builders creates a phenomenal product. From the start, the architect worked with with me in an iterative process to ensure that everything was made exactly with our needs in mind. As construction started, the project manager was extremely attentive, constantly following up on us and making sure everything looked good to us. The Bridge Awards are presented annually by GBS Building Supply and produced by the Home Builders Association of Greenville to recognize excellence in craftsmanship and professionalism in the Home Building industry in the Upstate. "SUCH A UNIQUELY BEAUTIFUL BATHROOM THAT'S ADA COMPLIANT. THE WIFE LOVED THIS BATHROOM SO MUCH SHE JOKED HER HUSBAND WASN'T ALLOWED TO ENTER IT." - BOB CORD, DANIEL BUILDERS One of the primary goals driving this renovation was opening the floor plan to enhance the ability of the homeowners to age in place. With concerns for mobility in the future, the client requested an ADA roll-in shower and the removal of the water closet in favor of a more open plan. Opening walls and expanding the shower also helped meet a secondary goal to increase the natural light in what was originally a fairly dark space. An early idea was to add or enlarge windows, but this brought some challenges including the exterior look of the home, privacy, and use of the outdoor space. Instead, fewer walls, the addition of glass, and the combination of gorgeous, reflective marble with a delicate Schumacher wall covering accomplished a bright and elegant space. Finally, the custom vanity features a built-in mirror on the linen tower. This feature, combined with the recessed drawer stack and breakfront counter top allows the homeowner a small niche where she can sit to use the vanity while still maintaining the needed storage space within the cabinets. The design team worked to address every functional detail to provide for the client’s needs while also capturing a classic interior style that blends seamlessly with the original design of this beautiful southern home. I know what you're thinking. If you don't have to endure a salesperson, then try to get as far away from them as fast as you can. Well, Daniel Builders wants you to benefit from our approach to sales. We see every interaction as an opportunity to build trust, whether you’re ready to spend $250K on a home renovation or simply calling to inquire about a leak in your ceiling. Obviously, not every conversation leads to project agreement, but every interaction is an opportunity to impart value. Which is also our approach to this blog. Post real value content. Large sliding doors surrounded by new, custom windows and an arched transom maximize the lake view and modernize the aesthetic. These additions, along with large windows in the kitchen bring substantially more natural light into the home than existed before. The kitchen features approximately a hundred square feet of counter-to-ceiling glass tile backsplash and a 5’x9’ seamless island countertop of Skara Brae Polished Cambria. The living area boasts a custom fireplace with painted wainscoting and a Cambria surround. Overhead the vaulted ceiling is detailed with Timber Truss Beams that draw the eye to appreciate this focal point in the space. Nine hundred square feet of LVP flooring unifies the different spaces as a whole and the custom rail and wrought iron baluster design provides a beautiful anchor between the different living areas. No detail was too small nor left untouched in fulfilling our client’s vision for this lakeside retreat. BUILDING TRUST BLOG ACCESSORY DWELLING UNIT Call it a Guest House, Granny Flat or Tiny Home. < Back Will Cord 2021-01-26 They are known by many names. Guest House, Granny Flat, In-Law Suite, and Garage Apartment are a few. Officially, they are designated Accessary Dwelling Units or ADUs. ADUs can be inside, attached or completely detached from a single-family home. Many find this living arrangement beneficial, including multigenerational households , individuals needing care, live-in aides, remote workers seeking a designated workspace , those who host long term guests, or even empty nesters renting their home. Here are 5 types of ADUs. Detached New Construction - Think cottage or pool house. Zoning and permitting are often the biggest challenge for this ADU. Many governing municipalities don’t want them on your property. Once you get past that red tape, there’s another hurdle - Price. Designing and building a normal size house (1500 - 2000sq ft) is a far better value (more bang for your buck) than a small custom house (900sq ft or less). Less expensive alternatives, such as shipping containers , are fun to explore but present other challenges. Privacy is the biggest benefit of this ADU. Garage Apartment - Permitting isn’t as much of an issue if the garage is attached. If detached, then the same zoning and permitting issues apply as discussed in #1 . Expense for this type of project go way down if you already own a garage. Finishing off the room over your existing garage is a great way to utilize space you already have, without adding to your home’s footprint. Storage is the biggest advantage of a garage apartment. No other ADU comes with a full-size garage. Addition or Bump Out - Our Design-Build team recently completed one of these, and the process was extremely straightforward and smooth. Additions don’t have the same permitting hurdles as detached dwellings. Plus, they can bring a higher ROI should you decide to move. Just remember, recouping 100% or more on any renovation investment is never likely. Basement Conversion - This ADU has multiple advantages. Obviously, you need to start with a basement, not everyone has one. If you have one, supplying water and power won’t be a problem because it’s already available in the home. Also, expect lower energy bills because the space is regulated by the earth’s temperature. A basement ADU can easily be reverted or reintegrated into the primary dwelling should you or the next homeowner no longer want it. Ceiling height is a potential downside. Basement ceilings are typically under 7’. And for privacy’s sake, you’ll want to create your own exterior door, which can easily be a $10K expense. Internal (non-basement) ADU - Examples include converting an attic or entire floor in a multi-story house to an ADU. External doors may or may not be necessary. The potential for overcrowding is high with this option, which would lead to a major loss of privacy. A good Design-Build team won't let that happen. There are plenty of renovation horror stories to learn from. I’m taking a risk here, but it’s worth taking. This blog is meant to warn you. Stay away from the SHK renovation process, and if you've already started, RUN! Never subject yourself to that kind of experience. Customers from the SHK tell us (and quite frequently) how much they regret trying to renovate their home that way. Every single customer of the SHK acknowledges it was not worth it. Full disclosure, the SHK is not some up and coming competitor. Instead, it’s a very costly experience better known as the School of Hard Knocks. Graduates of this “school” come to Daniel Builders after learning valuable renovation lessons the hard way. They all say the same thing, “I had no idea how much time, money and hardship my renovation would cost.” Ironically, the school appeals most to those seeking to save time, money, and hardships. Attending the SHK isn’t necessary. In fact, it’s the only school that truly pays to skip. So how does one avoid learning the lessons the hard way? Short answer: Identify SHK renovators before it’s too late. *Note: A 2015 Houzz showed the top 3 renovation challenges were: Finding the right service provider. Finding the right products and materials. Staying on budget. Really all 3 get resolved by choosing the right service provider.) The SHK renovator typically does minimal upfront legwork prior to starting a project. Time is money, and here’s a story line illustrating how both are easily lost in large quantities during a renovation. See if it sounds familiar. Homeowner seeks contractor for a major renovation project. Homeowner finds contractor A online and contacts him based on multiple online reviews from past customers who speak highly about Contractor A’s ability to provide an excellent renovation experience. Customer meets Contractor A and likes him even more. Customer feels very confident contactor A is competent and will deliver a high quality/low frustration renovation. Yet, homeowner decides to shop for a lower price. And he finds contractor B. Contractor B says he can do everything Contractor A, but at a price the homeowner wants to hear. So, the homeowner moves forward with contractor B. Fast forward 3 months. Homeowner’s expectations are shattered. Contractor B’s actual price escalates well beyond his estimates, while his level of quality and service decline. Homeowner fires Contractor B, loses money, and tries to figure out how to start over. Hopefully, these valuable lessons were truly learned and the homeowner never re-enrolls in the SHK, or the cycle is certain to repeat itself. No major renovation should start without first doing major legwork. Good contractors realize this and plan accordingly in 3 areas. Before anyone swings a hammer there should be real clarity on the scope of work and price. Here are 3 deliverables you need before beginning a major renovation. Design - creating your design with the help of a designer or architect ensures your finished project looks like what you want. Plus, this process uncovers new design options, as well as products the homeowner never knew existed. Detailed Scope - take time with your contractor to spell out the full and detailed scope of work, making all selections. Doing this legwork before starting shows you exactly what you’re paying for. Nobody wants to get less than what they expect. A detailed scope ensures you won’t. Fixed Cost - Cost surprises are rarely positive. When was the last time someone heard, “Your project is going to cost a few thousand less than we estimated?” Doesn’t happen.
