Call it a Guest House, Granny Flat or Tiny Home. BUILDING TRUST BLOG ACCESSORY DWELLING UNIT Call it a Guest House, Granny Flat or Tiny Home. < Back Will Cord 2021-01-26 They are known by many names. Guest House, Granny Flat, In-Law Suite, and Garage Apartment are a few. Officially, they are designated Accessary Dwelling Units or ADUs. ADUs can be inside, attached or completely detached from a single-family home. Many find this living arrangement beneficial, including multigenerational households , individuals needing care, live-in aides, remote workers seeking a designated workspace , those who host long term guests, or even empty nesters renting their home. Here are 5 types of ADUs. Detached New Construction - Think cottage or pool house. Zoning and permitting are often the biggest challenge for this ADU. Many governing municipalities don’t want them on your property. Once you get past that red tape, there’s another hurdle - Price. Designing and building a normal size house (1500 - 2000sq ft) is a far better value (more bang for your buck) than a small custom house (900sq ft or less). Less expensive alternatives, such as shipping containers , are fun to explore but present other challenges. Privacy is the biggest benefit of this ADU. Garage Apartment - Permitting isn’t as much of an issue if the garage is attached. If detached, then the same zoning and permitting issues apply as discussed in #1 . Expense for this type of project go way down if you already own a garage. Finishing off the room over your existing garage is a great way to utilize space you already have, without adding to your home’s footprint. Storage is the biggest advantage of a garage apartment. No other ADU comes with a full-size garage. Addition or Bump Out - Our Design-Build team recently completed one of these, and the process was extremely straightforward and smooth. Additions don’t have the same permitting hurdles as detached dwellings. Plus, they can bring a higher ROI should you decide to move. Just remember, recouping 100% or more on any renovation investment is never likely. Basement Conversion - This ADU has multiple advantages. Obviously, you need to start with a basement, not everyone has one. If you have one, supplying water and power won’t be a problem because it’s already available in the home. Also, expect lower energy bills because the space is regulated by the earth’s temperature. A basement ADU can easily be reverted or reintegrated into the primary dwelling should you or the next homeowner no longer want it. Ceiling height is a potential downside. Basement ceilings are typically under 7’. And for privacy’s sake, you’ll want to create your own exterior door, which can easily be a $10K expense. Internal (non-basement) ADU - Examples include converting an attic or entire floor in a multi-story house to an ADU. External doors may or may not be necessary. The potential for overcrowding is high with this option, which would lead to a major loss of privacy. A good Design-Build team won't let that happen. They will ensure maximum privacy during Design and only move the project forward when the client is comfortable. Does an ADU make sense for you and your family? Kitchen, dining area and living area no longer separated by walls: In one of the more established neighborhoods of Greenville, Daniel Builders is performing a major renovation. The scope of work encompasses just about every aspect of the home, including removal of a few interior walls. Speaking of wall removal, that’s what frequently happens during major renovations. Here are 7 questions to answer before bidding farewell to an interior wall. Once a wall is gone, what separates one area of your home from another? A permanent feature like a kitchen island or furniture pieces are two options. A good designer will create a fluid transition from room to room and prevent your home from feeling like one, giant box. What is inside the wall? Electrical wiring, plumbing and duct work must be considered. A wall containing these items is likely still removable, but to reroute wiring/plumbing/duct requires creativity. And should be figured out before wall meets sledgehammer. Plus, for your own safety, never destroy a wall without knowing what’s inside. Is the wall load bearing? Load bearing walls are removable, but other structural elements need to be installed. Laminated Veneer Lumber (LVL) beams are good options for carrying the load. Consulting a Structural Engineer is always wise and can prevent significant damage to your home. What finished flooring will be installed? A patchwork of missing flooring (as shown in the photo below) can be problematic, although you do have some options. Although some types of flooring can be patched, in many cases replacing a “patch” is not recommended. Especially when you have different types of floors (like carpet and hardwood) on either side of the wall. If possible, plan to put down all new flooring. This is the best way to ensure a seamless look. Will you be able to ward clutter? There is an advantage to keeping your home compartmentalized, particularly if you tend to be messy. Unfortunately, clutter is much more visible when walls no longer block the view. Are you willing to banish your current wall decor? Fewer walls mean less space to hang decorative displays and artwork. Sacrificing wall decor is a big deal and should definitely be considered, especially when your favorite artwork can no longer be displayed. Do you need the entire wall removed, or will a modified opening suffice? Yes, you can have it both ways and sometimes that is your best option. This design avoids a suffocating compartmentalization of your home, yet still achieves a clear delineation from room to room. Here’s an example from one of our renovations. - Traditional Interior Pendleton - South Carolina - Daniel Builders
A historic home near downtown Pendleton South Carolina was completely remodeled by Daniel Builders with materials reused from the original home. TRADITIONAL INTERIOR Pendleton Bathroom Kitchen Whole Home This home was originally constructed over 100 years ago. Daniel Builders performed a full remodel of this beautiful historic home utilizing a Guide-Design-Build process. The house was stripped down to the studs and expanded with a two-story addition, resulting in an increase of total living space from 2,200 square feet to 3,900 square space. The remodel incorporated many reclaimed materials to achieve a finished product that harkens back to the home’s original construction. The beam and mantle in the living room were crafted from old framing materials, while the wainscoting in the dining room was made from reclaimed paneling salvaged from the old addition that was demolished. The ceiling and fireplace in the master bedroom were also constructed using reused materials. Attention to detail and commitment to maintaining the original character is immediately evident upon entering the home. The additional square footage (1700 square feet) enhances functionality while bolstering the home’s historic charm. Know the time it takes to renovate. BUILDING TRUST BLOG GOOD TIMING How to shorten your renovation timeline. < Back Will Cord 2018-02-13 Renovations can be unpredictable. Each is unique and creating a realistic timeline is part science, part art. One thing is certain: Accurate renovation timelines are based on careful legwork, not guesswork. How can you shorten your renovation timeline? Pay attention to small promises. Little things like arriving on time, receiving references when promised, and getting a follow-up call when scheduled all indicate how a contractor manages time, and ultimately how well he’ll manage your project. Speaking of references, check them. They, combined with online reviews help you evaluate a contractor’s promise keeping ability. Sometimes more in-depth information is available in the form of customer surveys . A track record of fulfilling promises (both large and small) indicates an ability to keep a project running on time. Seek “bad news” sooner than later. Large problems are avoided if they’re addressed early. For example, hearing about a delay a week before it happens creates a much smaller dilemma than finding out moments before it happens. What if out of town guests are coming and you need this step complete before their arrival? Suddenly making adjustment for everything else becomes significantly more difficult. Clarify the scope of work. Or maybe a better way to say this is Identify Your Assumptions . A detailed scope of work clarifies expectations for both customer and contractor. Know what is included and not included in your renovation. Forming a reasonable timeline is possible once expectations are clear. Without a detailed scope, assumptions eventually lead to confusion, frustration, inefficiency and delay. Not to mention, contractors can be held accountable when a clear scope is created and communicated in writing before construction. Make selections before construction. Deciding on the right fixtures, hardware, flooring, paint colors, etc can take time, but should never interfere with construction. Making these decisions during construction only bogs down the construction schedule. Get the drawings. Putting a well-crafted design or drawing on paper helps you and your contractor share the same vision for your renovation. Otherwise, you may visualize one thing and your contractor something entirely different. Don’t rely on your contractor to guess what you’re thinking. Inevitably, this leads to inefficiency and an unreliable timeline. Establish a fixed price. This may sound obvious, but starting a project based only on estimates is far too common, just like the delays they cause. Your goal as a homeowner is to eliminate unexpected costs. To be clear, not every uncertainty can be eliminated. What you find once you start tearing down walls is really anyone’s guess. The point is stopping a project because of cost will destroy a timeline. Know what you’ll pay before you start. Know the change order process. You as a customer may decide to increase the scope of your renovation during construction. This happens frequently, but an unclear change order process can lead to huge delays. Have your contractor clarify his/her change order process before moving into construction. Good contractors anticipate your questions/concerns in each of these areas and offer established processes for you to follow. As you consider your next renovation, save yourself time (and needless frustration) with an accurate project timeline, not based on guesswork. BUILDING TRUST BLOG BREATHABILITY Let your home breath while being energy efficient. < Back Will Cord 2022-03-31 Professional opinion among contractors can vary when it comes to building a home so it can “breathe.” From the house wrap used, to the type of window sealant, to caulks, siding types and even how a house is painted, there are a number of choices that impact the breathability of your home. The trade off of sealing your home too much. Homes need to breath. How much air flow should be allowed through the exterior envelope of your home? Making your home "airtight" can lead to poor ventilation, unless mechanical systems are installed to force fresh air throughout the structure. On the other end of the spectrum too much natural, or passive, ventilation makes your home energy inefficient . Everyone can agree on one thing, fresh air is essential to a healthy home. Without it you can expect problems. Here are 7 of them: Air Pollutants - ventilation keeps volatile organic compounds and gases such as carbon monoxide and radon, from building up. Plus, good ventilation lessens the impact of 2nd hand smoke. Uncomfortable Interior - A home that doesn’t have fresh air circulating can feel damp and stuffy. That’s great if you’re building a sauna, but not so good if you want a tranquil place to crash after an exhausting day at work. Rot/Pests - Speaking of moisture, keeping it outside has additional benefit. Your home won’t be eaten alive by rot! The building materials in your home last longer when they are able to dry rapidly. (*Note - water entering your home is inevitable. You just need it to dry rapidly, and definitely not build up.) A good circulation of fresh air keeps humidity at an optimal level. Pests aren't attracted to a low moisture environment, which means they won't take up residence in your home. And that’s a good thing! Poor Health - Health issues like dry throat and eyes, concentration disorders, fatigue, headaches, shortness of breath, poor sleep and dizziness can be triggered by poor ventilation. Yikes! Sounds like the end of a pharmaceutical commercial. Mold & Mildew - In addition to being unsightly, mold can also be a serious threat to your health. Either way mold and mildew are unwelcome guests in your home. Fresh air circulating through your home prohibits mold from getting the moisture it needs to survive. Odor - Yes, odor can be masked, but purchasing an abundance of candles and air fresheners isn’t the solution when it’s a ventilation issue. Removing foul odors is always the better option. Additional Expense - Fixing an overly sealed home can be costly, not to mention fixing the damage caused by moisture. An HVAC system upgrade might be necessary. Air that doesn’t naturally circulate through a home requires a mechanical system to move it through. That might be the best long-term option for your home, but it is an added expense in the short term. Your home is a system made up of multiple parts. Each part impacts the overall health of your home. Making this system more robust is a challenge that Daniel Builders is uniquely suited to perform. Daniel Builders revitalized a dilapidated eastern wing of this turn-of the-century home and converted it into a new living room, second kitchen, laundry room, and additional guest bathroom. HISTORIC RENOVATION Greenville Addition Bathroom Multi Room Daniel Builders brought the dilapidated eastern wing of this turn-of the-century home back to life. Once clients settled on design, our build team converted an area that appeared abandoned (see before photos) into a new living room, second kitchen, laundry room, and additional guest bathroom.
