It became the corporate headquarters for Sushi was Gusto, which included a Sushi Corporate Kitchen and Learning Center. Extensive electrical and plumbing work went into making the kitchen layout (complete with a walk-in cooler) possible. This downtown building over a century old is renovated back to its original glory during a Daniel Builders historic renovation project. HISTORIC BRIDAL BOUTIQUE Anderson, SC 2022 Preservation Honor Award Exterior Upgrade Interior Renovation Retail Spaces In the Fall of 2020, Daniel Builders assisted Danny Walker, a local businessman, with the rehabilitation of 106 East Benson Street, a commercial building on Anderson’s public square. Anderson’s downtown is primarily comprised of late 19th century brick commercial buildings, many of which have undergone unsympathetic renovations which have altered or destroyed their architectural integrity. This building was one of the most altered, the late Victorian ornamentation had been completely removed from the building and the entire façade, including the windows, was covered in grey painted stucco. The interior had also been obscured by vinyl floors and dropped ceilings hiding the original wood floors and beadboard ceilings. The building had sat vacant for years as an overlooked gap in the city’s historic streetscape, and while this rehabilitation could have retained the poorly planned changes the owner inherited, he decided to do more and take the building back to its former appearance. Historic images of the block allowed the team including Preservation South and Daniel Builders to identify the building’s remaining original features as well as other facades in the vicinity that retain those elements for replication as part of a tax credit rehabilitation. On the interior, additions were removed and the original floors were refinished, the plaster walls were repaired and the beadboard ceilings were patched and painted. The largest changes took place on the exterior, the later stucco façade was removed exposing the original brick and former window openings. The missing tin window hoods and parapet cornice were measured from other surviving examples and recreated using modern materials. The storefront was recreated based on historic images and the entire building was repainted in a more appropriate scheme that incorporated one of the tenant’s colors. In 2019 Daniel Builders took an abandoned building with graffiti filled walls and converted it into multiple offices, two conference rooms and a large storage area making it the perfect location for the Daniel Builders corporate offices. DANIEL BUILDERS OFFICE Anderson, SC Exterior Upgrade Interior Renovation Offices In 2019, Daniel Builders purchased a building in Anderson that had been largely neglected and needed significant work. The roof was caving in, the building smelled like mildew and mold, and the interior was in poor condition. Graffiti covered the walls, and years of exposure and neglect had left much of the building unusable. The property needed extensive work, but the building presented an opportunity for Daniel Builders. Instead of starting from scratch, the company saw the potential to rework the existing structure to meet its needs. The renovation turned the building into Daniel Builders’ Anderson corporate office and gave the property a practical new purpose. The completed office included multiple private offices, conference rooms, a large storage area, and a spacious rear deck. It became a place where Daniel Builders’ projects take shape, from meetings and planning to day-to-day company operations. For the next several years, the building served as the company’s Anderson headquarters. Seven years later, Daniel Builders is expanding the property. This time, the project involves the neighboring building. SCALING FOR GROWTH As Daniel Builders has grown, space in the existing office has become increasingly limited. The existing office only has two meeting areas, which is challenging for the company’s six departments. The current renovation will connect the neighboring building with the existing headquarters. Rather than functioning as two independent buildings, the goal is to create a larger, connected workplace that meets the company’s current needs. PROJECT DESIGN The addition will include private office space, bathrooms, open areas for client meetings, and gathering spaces. One of the private offices will give Billy Zion, the owner of Zion Architects, a dedicated place to meet with clients. Daniel Builders and Zion Architects collaborate on numerous projects, so having space for those meetings within the expanded office makes sense for the current workflow. At the far end of the neighboring building, a large open area will provide a direct connection to the existing Daniel Builders office. The open floor plan will provide flexibility for client meetings and company gatherings. Additional private offices and bathrooms will support day-to-day needs. The materials and finishes will give the building a unique character that combines form with function. One of the more distinctive design features will be a glass garage door along the side of the building. When opened, the door will connect the interior directly to a courtyard and patio, creating a multi-use area for gatherings and a more natural connection with the outdoors. The basement will feature stained concrete flooring, incorporating the existing material into the finished space. The two buildings will also be joined through their outdoor spaces. The existing deck will connect to a new deck on the neighboring building, extending across both buildings to create a larger area for meetings and gatherings. PROJECT SCOPE & TIMELINE Before the new office space can come together, much of the neighboring building needs to be rebuilt. Years of exposure and deterioration left the roof system and flooring in poor condition, requiring both to be removed. The exterior walls remain, but nearly everything inside must be stripped back to prepare the building for its next phase. Construction will start with pouring new concrete for the basement. Then, framing can begin. The current goal is to complete the roof by October. The remaining work will progress as the architectural drawings are finalized. Daniel Jachens, cofounder of Daniel Builders, is overseeing the renovation. He has been closely involved in the project from the original office renovation to the current expansion. The work exemplifies Daniel Builders’ focus on function and connection: transforming spaces to support end use and, ultimately, relationships. PROJECT UPDATES Together, these features will give the Daniel Builders and Zion Architects teams more room to work, meet with clients, and collaborate. This project also received a Bridge Award for "Best Special Feature: Lighting." The Bridge Awards are presented annually by GBS Building Supply and produced by the Home Builders Association of Greenville to recognize excellence in craftsmanship and professionalism in the Home Building industry in the Upstate. "CUSTOM PROJECTS ALWAYS HAVE UNIQUE FEATURES. THES PROJECTS WERE ESPECIALLY UNIQUE. THEY INCLUDED SOME MASSIVE TILE IN THE BATHROOM AND SPECIALTY LIGHTING IN A CONVERTED CRAWL SPACE TURNED CELLAR." - BOB CORD, DANIEL BUILDERS Master Bath: Beyond upgrading the dated interior, some of the client’s biggest goals for this potential-filled 386 square feet of Master Bathroom space was to create better traffic flow, more shower space and additional closet storage. All existing interior was completely demolished at the start the of this renovation. Defining characteristics of this Design-Build renovation are custom floating vanities with MTI Baths Boutique Collection vanity tops and Integrated sinks, Isenburg matte black wall mounted faucets, B&F Marble Systems Marmara Avenza Light & Dolomite tile accent wall, dimmable backlit mirrors by IB Mirror, Sonneman LED wall sconces, and recessed custom shelving with LED backlighting. A custom zero entry tile shower was designed utilizing the Wet Style Feel Collection matte black shower base, B&F Elegance 24” x 48” Statuario matte porcelain tile walls and bench, and Isenburg matte black shower fixtures and body sprays. Flooring throughout the bathroom was B&F Elegance 24” x 48” Nero Marquina matte porcelain tile. Lighting for this renovation came via a Klus wall integrated LED system. As for bathing, a Barclay freestanding tub with Isenburg matte black tub filler was installed. No detail was overlooked during this Master Bathroom transformation from an outdated area to a delightful new space that thrilled the homeowners. Wine Cellar: The client’s vision for this hidden space, accessed via a secret passageway, was to incorporate elements of modern design to create a wine cellar of unequaled flair. “Before” photos reveal a dark, unrefined basement area prior to undergoing extreme transformation. The effort to convert the original wine cellar into a finished space began with the installation of a waterproofing system. Relocation of existing wiring, plumbing, and HVAC ducting followed, to create the necessary headroom for a finished ceiling. The most eye-catching aspect of this renovation is the lighting. Light sources include Klus wall and ceiling integrated LED strip lighting, LED backlighting for the wine rack, LED up lighting at custom floating shelves, and LED stair riser lighting. The homeowner’s inspiration for the ceiling was to create a lighting arrangement that appeared as “pick-up sticks” that were randomly dropped. A Silver Cloud leathered granite countertop with a mitered waterfall edge sits atop custom-built cabinetry, and is complemented by in-countertop pop-up receptacles, an Elkay quartz sink, and an Isenburg matte black faucet. Under the counter is a beverage cooler and an ice maker. The flooring consists of B&F Elegance 24” x 48” Nero Marquina matte porcelain tile, along with an accent strip of polished black pebbles below the sleek wine rack from STACT.
