Some home remodeling projects are best left to the experts. Big DIY projects require confidence, skill, and a huge reality check. Self-performing has its benefits. For starters you could save large quantities of money while experiencing the joy of personal accomplishment. (Nothing like beholding your own masterpiece!) Some DIY projects should be DDY projects though - projects you don't do yourself. This is especially true if the project requires a specialized skill such as plumbing, electrical, tile setting, etc. Attempting a DDY projects can cost you dearly in terms of money, time, personal health due to stress/injury, marital strain, and... even more money. The key is distinguishing which projects are DIY and which are DDY. So how do you tell the difference? Here are 7 “reality check” questions to consider before self-performing a renovation. What is my skill level? Pros make it look easy, but don’t be fooled. Not everyone is a pro. Some have a natural aptitude for carpentry, and it comes easy. Others not so much. Be honest with yourself when evaluating your skill level. A little self-awareness can prevent you from getting in over your head. How much time (and patience) am I prepared to invest? Beautiful renovations happen quickly on HGTV. They only take a 30-minute episode. Real life renovations take considerably longer and require significantly more patience. You’ll feel an urge to rush, but doing a renovation hastily is a mistake. You’re better off getting it right the first time. How much energy can I give my project? Renovation work is very physical and requires stamina. If you’re typically exhausted after your “day job”, a DIY renovation may require weekends. Just make sure you approach your project with mental and physical energy. Bad things happen when sleep deprived zombies try to renovate. Do I know an expert? If DIY was a game show, this is where you could “phone a friend.” Knowledgeable friends and contacts help you get unstuck as you encounter problems. Better yet let them know before you even start. They’ll likely share a few vital insights as you plan. Will I be safe? No renovation is worth serious injury. Stop immediately if you think you might be running that risk. Can I start with a smaller project? You don’t need to tackle large renovations to learn if you have a knack for DIY. Start small. Small projects are a great gauge for how well you’ll handle larger ones. You only put yourself ahead of the curve as you gain more experience. What’s the worst-case scenario if I do it myself? Resist being optimistic if you’re unwilling to consider the risk. Back to Blog 2017-05-29 Here's what to expect during a custom renovation. Your renovation experience feels less likely a roller coaster when you know what to expect. The key to enjoying a major renovation is knowing what to expect. A good contractor sets clear expectations before starting and communicates regularly throughout the process. The customer never feels “jerked around” regarding the project’s timeline or outcome. Have you ever strapped yourself on a roller coaster and within moments asked yourself “Why?!!” Why does anyone willingly subject themselves to sheer terror? The appeal is somewhat a mystery. Here’s the point though: Roller Coasters are meant to be terrifying. Expecting less is unwise. Meet Takabisha, the world's steepest roller coaster. Located in Japan, this machine moves from 0-60 in less than 2 seconds going down at 121° grade for 141 feet. Translation: Terrifying! Imagine boarding Takabisha convinced this was a calm, gentle ride. You tell yourself Takabisha is like a horse-drawn carriage moving through a serene countryside at a predictable pace. You feel confident a courteous tour guide is included. Someone to periodically explain the landscape around you. Those expectations would be obliterated in the screaming chaos of Takabisha! Major renovations and roller coasters share some common characteristics. Excitement can quickly turn to terror if you’re uncertain how the ride goes, and especially how it ends. Here’s an overview of common emotional ups and downs during a renovation. The design phase (UP) - At least it’s where a renovation should start. Skipping this first step could be disastrous. Creating a well-thought-out design ensures everyone is on the same page. The outcome is clearly defined. Otherwise, you’re on a roller coaster launching out into the unknown. Workable Drawings (DOWN slightly, but quickly back UP) - As you go through this phase you may experience a few frustrations as details are analyzed and discussed. Once everything is clarified you’re back on a high note and should be feeling very confident about proceeding to the next phase. Bidding the Project & Agreeing to a Contract (DOWN) - The process takes a big drop here if your contractor wasn’t involved in the design phase. The bidding/pricing get’s dicey, and you quickly realize general contractors come in all different varieties. Some will offer great pricing, but you wonder about the quality. Others offer extreme quality, but you wonder about the affordability. Skipping this stage all together is preferable. Taking a Design-Build approach makes it possible. A Design-Build renovation has the contractor involved from the start. Construction Begins (UP) - High levels of excitement characterize this phase. Visible progress is happening. Seeing this progress typically makes the customer very happy! The speed of Demolition and Rough Framing makes the customer feel they’re on HGTV. That fantasy doesn’t last long though. Rough Ins (Down dramatically) - Plumbing, heating, electrical and insulation trades all get involved at this stage and production slows way down. Frustrations begin to surface as the customer starts to feel their home has been “under construction” way too long. These frustrations are minimized by a good project manager who keeps the trades moving efficiently and the customer clearly informed. Hanging/Sanding Drywall (Down further) - This might very well be rock bottom on the renovation roller coaster. (Call it “sheet rock bottom”.) The customer still hasn’t seen the beautiful progress they expected, and their patience is usually wearing thin about now. Might feel like the ride has stalled, but rest assured progress is happening. Trim & Cabinet to Painting (Up) - Finally traces of true craftsmanship are seen. The customer can visualize the end product. Emotions improve dramatically through this stage. Punch List complete (Up higher) - Emotions continue to rise as the end is only a few simple steps away. Move In (Up higher still and coasting to a gentle stop) - Relief and celebration occur. After seeing the finished product, the customer quickly forgets all frustration. Now the outlook is bright and cheerful. Only one thing left to do. Enjoy the newly renovated space for years to come! The takeaway: If you plan to ride the renovation roller coaster, ride responsibly. Choose a contractor able to ensure the level of quality, service, and calm you expect. A look back at some of our 2024 projects and milestones. BUILDING TRUST BLOG 2024 PROJECT PORTFOLIO A look back at some of our 2024 projects and milestones. Back to Blog 2024-12-24 What a year! We're grateful for these 2024 memories and milestones! This year, we added more talent to our commercial division, design team, and build team! We welcomed Tim, Deedra, Lorianne, Micah, and Patrick! The largest project we completed this year was a whole-home remodel in Simpsonville, SC, thanks to an extensive team of industry professionals! In addition to the work on both floors of the home’s interior, the project included a new screened porch, a garage conversion, an outdoor pavilion, and a redesigned landscape. The screened porch features two in-ceiling heaters, Ipe wood decking, and a sliding double door. The garage conversion features a kitchenette, full bath, and game room. The home features a custom metal hood vent and railings, a handcrafted herringbone appliance panel, and craftsman-built wainscoting in the dining room. We completed multi-room renovations at two Cliffs properties. This Cliffs at Glassy home featured a new kitchen, master bath, and locally-made handrail. This Cliffs at Keowee Vineyards home featured a new kitchen, master bath, and basement conversion. We also had the opportunity to help two Greenville clients with home additions! The first was a single-story addition that expanded the home's existing floor plan to include a mudroom, laundry room, half bath, closet, office, and screened porch. The second was a two-story addition that expanded the home's floor plan to include a sunroom on the ground floor and a master suite on the second! We continued to serve clients on both Lake Keowee and Lake Hartwell. This kitchen renovation at the Reserve at Lake Keowee featured a hammered copper hood vent and a lake-green island. The modern design of this multi-room renovation on Lake Hartwell was a welcome addition to our portfolio! The project included a complete redesign of this townhome’s first floor. In 2024, our Direct Projects division expanded through both commercial projects and a new niche: condos! We completed several condo renovations at 201 Riverplace in downtown Greenville. We also completed two commercial office renovations for HH Barnum Company and Cox, Klugh & Company. The past year also brought opportunities for generous giving. In September, we assisted Haven of Rest, a ministry serving those battling housing insecurity and addiction, by repaving the driveway of their women's shelter. Daniel Builders takes a decades old home full of history in downtown Greenville and updates the space so it becomes an oasis of artistic flair and functionality. TRADITIONAL EXTERIOR SPACE Augusta Road Area Exterior Upgrade Kitchen Multi Room This project began with a vision to turn a historic home into a downtown oasis where our clients could enjoy their retirement. Creating a place to make our clients feel like they were on vacation was our goal. The scope included transforming a laundry room and office, by utilizing shiplap, custom cabinets and reclaimed wood countertops. A rear entry area with pantry storage adjacent to the kitchen was added. Construction of a screened-in porch and rear deck which included custom balusters with a Swiss flair our clients helped design after returning from Switzerland. The screened-in porch included a heater to maintain comfort in the outdoors during cold weather. Rounding out the scope of work was carport/workshop area. From the detailed carpentry, to the brick perimeter walls around the driveway, to a motorized entry gate for rear access road to their new addition, this project is truly a masterpiece of collaboration between client vision and contractor execution. This custom home renovation project won Best Overall renovation in the $600K-$700K renovation category in South Carolina. 2022 2022 BRIDGE AWARD WINNER (600K - 700K) CONTEMPORARY OPEN CONCEPT Daniel Builders was named 2022 Bridge Awards Winner for “Best Overall, Best Bathroom, Best Kitchen, and Best Exterior in a Full Home Remodel $600K-$700K” for the “Carnelda Drive” house. The Bridge Awards are presented annually by GBS Building Supply and produced by the Home Builders Association of Greenville to recognize excellence in craftsmanship and professionalism in the Home Building industry in the Upstate. "THIS PROJECT PRESENTED SIGNIFICANT CHALLENGES FOR OUR TEAM. SO MUCH OF THE ORIGINAL STRUCTURE WAS POORLY CONSTRUCTED. THE MORE WE DEMOED, THE MORE WE REALIZED WE NEEDED TO DEMO UNTIL WE NEARLY HAD A BLANK CANVAS. GETTING THE PROJECT TO AN AWARD-WINNING LEVEL IS A LOT OF VALIDATION FOR OUR TEAM." - BOB CORD, DANIEL BUILDERS At the project kick-off, the client sincerely asked, “Is this not the ugliest house you’ve ever seen?” They went on to describe their vision for their home which included a more modern feel, higher ceilings, more natural light, space to entertain friends and family and to be able to see straight through the entrance of the house to beautiful Lake Keowee. The original home had low ceilings, dark wood paneling on the walls and several small rooms that made entertaining very difficult. The clients desired a more modern look on the exterior which we achieved by raising the roof, adding some architectural interest at the entry, painting the stone and using a composite material on some of the siding and decking to give a wood look without the added maintenance. Some unique features of the inside of the house included: a vaulted ceiling with timber beams, wood slat wall in the bar area, a hidden pantry entrance in the kitchen, a Zen-like shower with loose stones in one master bath and tile slat walls and a walnut floating vanity in the other. Wood beams in the ceilings highlighted the drastic change in ceiling height as did the new clerestory windows. This home went from being a dark and dreary 1970’s ranch to a sleek contemporary lake home filled with lots of natural light and wood elements, reminding you that it is a lake house after all and it’s ALL about that VIEW!!
