  • Contemporary Open Concept Lake Keowee - South Carolina - Daniel Builders

Whole home renovation started by stripping everything down to the studs before a complete transformation occurred. CONTEMPORARY OPEN CONCEPT Lake Keowee 2022 Bridge Award Bathroom Exterior Upgrade Kitchen Multi Room Whole Home At the project kick-off, the client sincerely asked, “Is this not the ugliest house you’ve ever seen?” They went on to describe their vision for their home which included a more modern feel, higher ceilings, more natural light, space to entertain friends and family and to be able to see straight through the entrance of the house to beautiful Lake Keowee. The original home had low ceilings, dark wood paneling on the walls and several small rooms that made entertaining very difficult. The clients desired a more modern look on the exterior which we achieved by raising the roof, adding some architectural interest at the entry, painting the stone and using a composite material on some of the siding and decking to give a wood look without the added maintenance. Some unique features of the inside of the house included: a vaulted ceiling with timber beams, wood slat wall in the bar area, a hidden pantry entrance in the kitchen, a Zen-like shower with loose stones in one master bath and tile slat walls and a walnut floating vanity in the other. Wood beams in the ceilings highlighted the drastic change in ceiling height as did the new clerestory windows. This home went from being a dark and dreary 1970’s ranch to a sleek contemporary lake home filled with lots of natural light and wood elements, reminding you that it is a lake house after all and it’s ALL about that VIEW!! BUILDING TRUST BLOG CUSTOM HOME HIGHS & LOWS Hailey Evans built a custom home before meeting Daniel Builders. She shares her experience. < Back Will Cord 2023-03-20 You’ve heard the stories before. Client goes to a custom builder with a big dream. Builder says no problem and off they go building, when seemingly out-of-the-blue MAJOR problems arise. Questions and fears multiply. Will my project ever be complete? How much added cost? And ultimately how bad can this get? A ton of money, time, sanity and yes someone's very home is at stake. On this episode of Ready, Set, Renovate! Hailey Evans shares how she worked hard to keep her custom home from turning into a contractor horror story. She and her builder (not Daniel Builders) thought they had a good idea how everything would go, but those expectations changed radically after a few months of building, and not for the better. Issues surrounding COVID only added to the difficulties. Being a “can-do” person, Hailey rolled up her sleeves and became the self-appointed project manager for her custom home. Pretty remarkable considering she had zero experience as a builder! As she articulates, the learning process wasn't easy, but rewarding. Hailey was determined her custom home story would have happy ending. Fortunately, the ending was happy in more ways than one. Are you wanting to steer clear of a custom renovation horror story? Buy and renovate a home in Upstate South Carolina. Many are! BUILDING TRUST BLOG THEY COME IN MASS Buy and renovate a home in Upstate South Carolina. Many are! < Back Will Cord 2021-10-29 The secret is out. People want to live and renovate homes in the Upstate of South Carolina. There are several reasons to move to this part of South Carolina. Living in the Upstate of South Carolina has its benefits, and people are moving here in droves. Daniel Builders has met with numerous new residents from the Northeast, Northwest, and West Coast. We’ve added some very gifted employees to our team from other parts of the country as well. Why are they coming? Here are 7 positive characteristics that make Upstate of South Carolina - Greenville, Spartanburg, Anderson, Oconee and Pickens - so appealing. Proximity to Metropolitan Areas - The I-85 corridor from Charlotte to Atlanta is becoming known as “Charlanta”. Here’s the point. Living in Upstate SC grants you easy, access to these metro areas while not having to live in them. Instead, you can choose a town size that suits you. Low Property Taxes - South Carolina ranks as the 5th lowest in terms of property taxes. Beautiful Landscapes - From mountains to lakes to rolling landscapes, Upstate residents have an abundance of beautiful views. And this natural beauty intensifies each Spring and Fall as brilliant colors are everywhere. Friendly People - Nice people may be going into extinction, but not here. Genuine southern hospitality characterizes so much of our service industry. Political Sanity - SC is no political utopia but compared to other areas it may appear that way. Integrity and rational thought are still part of our political system. And voters are motivated to elect leaders who value freedom. That may very well be the single greatest attraction to our State. Small Business and Employment Opportunity - Daniel Builders is the perfect example. We began in 2007 and today we’re a thriving business employing over 30 people. If we did it, then it’s possible for anyone. It’s not just small business opportunities either. Big employers like BMW, Michelin Tires, GE, Miliken, and Wal-Mart are investing heavily in the local workforces. Recreational Opportunities - Whether you’re a College Football fan, a Cycling enthusiast, or Bass Fishing guru there’s countless ways to spend your free time doing something truly enjoyable. Vast amounts of people are choosing to move here rather than remain in other states. We warmly welcome all and hope no one loses sight of what makes this a great place to live. Whether you’re new to the area or been here for decades, we’d love to hear your renovation ideas. • KITCHEN ASPIRATIONS - Building Trust Renovation Blog - South Carolina - Daniel Builders

Here are the characteristics of an amazing kitchen renovation. BUILDING TRUST BLOG KITCHEN ASPIRATIONS Here are the characteristics of an amazing kitchen renovation. < Back Will Cord 2019-10-31 Here are the characteristics of an amazing kitchen renovation. How well does your kitchen work for you? Soon the heavy cooking/entertaining holidays of Thanksgiving and Christmas will be here. And they will reveal much (good, bad, and ugly) about your kitchen. It's the perfect time to evaluate and move toward a more functional and inspirational kitchen space. Here are 5 areas where your kitchen can work better for you. Island - Workstation - From a functional standpoint, the island is your kitchen’s greatest asset. Why? An island has all the functional elements - countertop space, storage, and appliance options. Plus, you have 360-degree access to all of it. You’re basically adding a whole new dimension of functionality. As for inspiration, the island is a perfect area for displaying what inspires you to cook, like your favorite cookbooks. Cabinetry - Work Clutter Free - Kitchen space is prime real estate and good cabinetry ensures you don’t waste any of it. Focus your spending here. And if you insist on cutting corners with cabinetry, then do so with an appliance garage. One of the most effective ways to utilize corner space! As for inspiration, beautiful kitchens all have one common element - beautiful cabinetry. Lighting - Work with Clarity - The realm of kitchen lighting is full of many new cutting-edge developments. Whether it’s pendants, recess, flush mounts, track lighting or a beautiful chandelier, really good lighting options are available. As for getting power to the light source, plug mold multi outlet strips to under counter electrical box fit nicely in almost any design. As for inspiration, you want your kitchen radiant. Appliances - Work toward Reliability - Literally countless gimmicks will temp you to make an impulse buy. Don’t take the bait. Your design (#5) should be guiding you through appliance selection long before you hit the showroom floor. Remember reliability is your highest priority and having a strong warranty a close second. As for the endless features? You can educate yourself first online. As for inspiration, appliances make a great supporting cast for beautiful kitchens. Layout - Make it Work - What is your cooking style? Gourmet chef or microwave warrior? Do you entertain? Do you want others “hanging out” in your kitchen? Or is it your exclusive domain? Questions like this should shape your kitchen's design and layout. As for inspiration, a great design process helps you visualize your kitchen (and make all the right selections) before it becomes a WOW reality. Your functional and inspirational kitchen is one Daniel Builders design-renovation away. Are you contemplating a major home renovation? • REMODELING FROM WHY - Building Trust Renovation Blog - South Carolina - Daniel Builders

Why? plays a crucial role in the remodeling process. An honest answer enhances your remodeling experience, but more importantly protects you from a terrible one. BUILDING TRUST BLOG REMODELING FROM WHY Why? plays a crucial role in the remodeling process. < Back Will Cord 2023-06-05 "Why?" plays a crucial role in the remodeling process. An honest answer enhances your remodeling experience, but more importantly protects you from a terrible one. Do you remember the first question you ever asked? Probably not, but it was a likely a single word question, one asked by toddlers with intense frequency throughout human history. "Why?" Pretty cool how the human mind is uniquely programmed at such an early age to start looking for that answer. Turns out "Why?" plays a crucial role in the remodeling process. An honest answer enhances your remodeling experience, but more importantly protects you from a terrible one. In this episode of Ready, Set, Renovate! Chris Cloud talks about finding the reason behind the renovation or finding your WHY. Why watch or listen to this episode? Glad you're asking. • GOOD TIMING - Building Trust Renovation Blog - South Carolina - Daniel Builders

Know the time it takes to renovate. BUILDING TRUST BLOG GOOD TIMING How to shorten your renovation timeline. < Back Will Cord 2018-02-13 Renovations can be unpredictable. Each is unique and creating a realistic timeline is part science, part art. One thing is certain: Accurate renovation timelines are based on careful legwork, not guesswork. How can you shorten your renovation timeline? Pay attention to small promises. Little things like arriving on time, receiving references when promised, and getting a follow-up call when scheduled all indicate how a contractor manages time, and ultimately how well he’ll manage your project. Speaking of references, check them. They, combined with online reviews help you evaluate a contractor’s promise keeping ability. Sometimes more in-depth information is available in the form of customer surveys . A track record of fulfilling promises (both large and small) indicates an ability to keep a project running on time. Seek “bad news” sooner than later. Large problems are avoided if they’re addressed early. For example, hearing about a delay a week before it happens creates a much smaller dilemma than finding out moments before it happens. What if out of town guests are coming and you need this step complete before their arrival? Suddenly making adjustment for everything else becomes significantly more difficult. Clarify the scope of work. Or maybe a better way to say this is Identify Your Assumptions . A detailed scope of work clarifies expectations for both customer and contractor. Know what is included and not included in your renovation. Forming a reasonable timeline is possible once expectations are clear. Without a detailed scope, assumptions eventually lead to confusion, frustration, inefficiency and delay. Not to mention, contractors can be held accountable when a clear scope is created and communicated in writing before construction. Make selections before construction. Deciding on the right fixtures, hardware, flooring, paint colors, etc can take time, but should never interfere with construction. Making these decisions during construction only bogs down the construction schedule. Get the drawings. Putting a well-crafted design or drawing on paper helps you and your contractor share the same vision for your renovation. Otherwise, you may visualize one thing and your contractor something entirely different. Don’t rely on your contractor to guess what you’re thinking. Inevitably, this leads to inefficiency and an unreliable timeline. Establish a fixed price. This may sound obvious, but starting a project based only on estimates is far too common, just like the delays they cause. Your goal as a homeowner is to eliminate unexpected costs. To be clear, not every uncertainty can be eliminated. What you find once you start tearing down walls is really anyone’s guess. The point is stopping a project because of cost will destroy a timeline. Know what you’ll pay before you start. Know the change order process. You as a customer may decide to increase the scope of your renovation during construction. This happens frequently, but an unclear change order process can lead to huge delays. Have your contractor clarify his/her change order process before moving into construction. Good contractors anticipate your questions/concerns in each of these areas and offer established processes for you to follow. As you consider your next renovation, save yourself time (and needless frustration) with an accurate project timeline, not based on guesswork. After all, a little extra legwork is well worth the time! Are you contemplating a major home renovation? • 2022 Preservation Honor Award Winner - South Carolina - Daniel Builders

Daniel Builders recognized with a state honor by Preservation South Carolina for an historic renovation of a commercial building in downtown Anderson SC. 2022 2022 PRESERVATION HONOR AWARD WINNER HISTORIC BRIDAL BOUTIQUE Daniel Builders was named 2022 Preservation Honor Award Winner for their "East Benson Street" commercial renovation. A South Carolina Preservation Honor Award celebrates successful and exemplary historic preservation projects around the Palmetto State. Any individual, organization, government agency, or business involved in the preservation of historic buildings, structures, or sites (including archaeological sites, cemeteries, and landscapes) in the state are eligible to receive an Honor Award for a historic preservation project. "THIS BUILDING IS SO FULL OF HISTORY. WE WERE HONORED TO BE TASKED WITH RESTORING ITS ORIGINAL BEAUTY AND CHARM." - BOB CORD, DANIEL BUILDERS In the Fall of 2020, Daniel Builders assisted Danny Walker, a local businessman, with the rehabilitation of 106 East Benson Street, a commercial building on Anderson’s public square. Anderson’s downtown is primarily comprised of late 19th century brick commercial buildings, many of which have undergone unsympathetic renovations which have altered or destroyed their architectural integrity. This building was one of the most altered, the late Victorian ornamentation had been completely removed from the building and the entire façade, including the windows, was covered in grey painted stucco. The interior had also been obscured by vinyl floors and dropped ceilings hiding the original wood floors and beadboard ceilings. The building had sat vacant for years as an overlooked gap in the city’s historic streetscape, and while this rehabilitation could have retained the poorly planned changes the owner inherited, he decided to do more and take the building back to its former appearance. Historic images of the block allowed the team including Preservation South and Daniel Builders to identify the building’s remaining original features as well as other facades in the vicinity that retain those elements for replication as part of a tax credit rehabilitation. On the interior, additions were removed and the original floors were refinished, the plaster walls were repaired and the beadboard ceilings were patched and painted. The largest changes took place on the exterior, the later stucco façade was removed exposing the original brick and former window openings. The missing tin window hoods and parapet cornice were measured from other surviving examples and recreated using modern materials. The storefront was recreated based on historic images and the entire building was repainted in a more appropriate scheme that incorporated one of the tenant’s colors. The building now houses Katharine Marie Bridal on the first floor and a co-working space on the second.
