BUILDING TRUST BLOG BREATHABILITY Let your home breath while being energy efficient. < Back Will Cord 2022-03-31 Professional opinion among contractors can vary when it comes to building a home so it can “breathe.” From the house wrap used, to the type of window sealant, to caulks, siding types and even how a house is painted, there are a number of choices that impact the breathability of your home. The trade off of sealing your home too much. Homes need to breath. How much air flow should be allowed through the exterior envelope of your home? Making your home "airtight" can lead to poor ventilation, unless mechanical systems are installed to force fresh air throughout the structure. On the other end of the spectrum too much natural, or passive, ventilation makes your home energy inefficient . Everyone can agree on one thing, fresh air is essential to a healthy home. Without it you can expect problems. Here are 7 of them: Air Pollutants - ventilation keeps volatile organic compounds and gases such as carbon monoxide and radon, from building up. Plus, good ventilation lessens the impact of 2nd hand smoke. Uncomfortable Interior - A home that doesn’t have fresh air circulating can feel damp and stuffy. That’s great if you’re building a sauna, but not so good if you want a tranquil place to crash after an exhausting day at work. Rot/Pests - Speaking of moisture, keeping it outside has additional benefit. Your home won’t be eaten alive by rot! The building materials in your home last longer when they are able to dry rapidly. (*Note - water entering your home is inevitable. You just need it to dry rapidly, and definitely not build up.) A good circulation of fresh air keeps humidity at an optimal level. Pests aren't attracted to a low moisture environment, which means they won't take up residence in your home. And that’s a good thing! Poor Health - Health issues like dry throat and eyes, concentration disorders, fatigue, headaches, shortness of breath, poor sleep and dizziness can be triggered by poor ventilation. Yikes! Sounds like the end of a pharmaceutical commercial. Mold & Mildew - In addition to being unsightly, mold can also be a serious threat to your health. Either way mold and mildew are unwelcome guests in your home. Fresh air circulating through your home prohibits mold from getting the moisture it needs to survive. Odor - Yes, odor can be masked, but purchasing an abundance of candles and air fresheners isn’t the solution when it’s a ventilation issue. Removing foul odors is always the better option. Additional Expense - Fixing an overly sealed home can be costly, not to mention fixing the damage caused by moisture. An HVAC system upgrade might be necessary. Air that doesn’t naturally circulate through a home requires a mechanical system to move it through. That might be the best long-term option for your home, but it is an added expense in the short term. Your home is a system made up of multiple parts. Lakefront home on Lake Hartwell features 4 gable roof lines that all meet at a central peak in the center of the living area and paralleled by interior ceiling planes with 3’’ tongue and grove across each ceiling plane, while also accounting for variance of existing structure. TRADITIONAL OPEN CONCEPT Lake Hartwell 2022 Bridge Award Kitchen Multi Room This lakefront home features 4 gable roof lines that all meet at a central peak in the center of the living area. Our goal was to create parallel lines with 3’’ tongue and grove across each ceiling plane, while also accounting for variance of existing structure. Shadow lines in the trim were utilized to create intentional reveals throughout the ceiling, and the ceiling was scribed to the existing fireplace. - Transitional Open Concept McDaniel Ave - South Carolina - Daniel Builders
This home underwent a Guide-Design-Build renovation and was recognized for Best Kitchen and Best Bathroom by the Home Builders Association of Greenville in a Full Home Remodeling category. TRANSITIONAL OPEN CONCEPT McDaniel Avenue Area 2022 Bridge Award Basement Bathroom Kitchen Whole Home This home, built in 1937, was gutted from floor to ceiling. Engineered beams were used to open up a very segmented floor plan and create a better flow from the front to the rear of the home on the main floor. An additional eight hundred square feet was added by enclosing and completing the unfinished basement, transforming it into entertainment space. Throughout the course of this seven month renovation, this home's common areas, kitchen, bathrooms, utility rooms, and bedrooms were completely restored. Additionally, a large six hundred square foot deck with a parking area underneath was built. As expected in a home of this age, when walls were opened we discovered the entire house was completely uninsulated while none of the utilities were up to code. BUILDING TRUST BLOG A TIME FOR REFLECTION Highlights from an action packed 2023. < Back Will Cord 2023-12-30 2023 is slowing to a halt and that’s an opportunity to reflect on what just happened over the last 12 months. And a lot happened! Here are seven highlights from an action packed 2023 at Daniel Builders. 1. Built to Last - April marked the completion of multi month remodel of a historic home within walking distance of downtown Pendleton, SC. Every square inch of the home was included in the scope of work as a century old home was refurbished to last another century. Only studs were showing once demo was complete, and some of those were even replaced. The big reveal took place during a summer celebration as numerous friends and family gathered to see the transformed home. A delightful time enjoyed by all! The two photos below provide only a glimpse of how massive the transformation was, but you can get the full scoop, including videos, on our website or hear the client's perspective in this video testimonial . 2. Go Small, Go Viral - For the first time Daniel Builders had a social media post go viral . A detached Accessory Dwelling Unit (ADU) was at the center of all the attention. Only 350 square feet, and constructed in the backyard of a Greenville residence, this tiny home had a sizable impact. And as these photos show, its hard not to love this small dwelling! 3. Super-Sized Addition - From small and detached to large and attached we wrapped up an ADU of another type this year. This one in the heart of downtown Greenville, a place where many are search for suitable living space. Finding it was easy for these clients. Instead of moving out they added on. The outcome was stunning! Below is the before shot and here is what it turned into. The drone shot with Greenville's downtown in the skyline is must see, probably our best photo of the year! 4. Photogenic Kitchen - Our current Build Director, Sean Harvey, Project Managed this kitchen remodel. He also has the unique distinction of being the photographer. Sean isn't a professional photographer (though he may aspire to be), but this kitchen didn't need professional photography. As you can see the beauty and design shine through regardless of who is snapping the photo. 5. Attic Living - When was the last time you discovered something valuable about your home? In 2023 we helped clients discover a beautiful room above their heads. Once an unappealing storage area, this attic space turned into something truly inviting. And to think it was always there the whole time, just under the roof. 6. Artistic Flair - We learn so much about our clients during the Design phase of our process. For example some have a real artistic flair when it comes to create a design for their home. Such was the case for these clients. BUILDING TRUST BLOG HOME SWEET ADU What is an Accessory Dwelling Unit? An ADU is a self-contained residential unit. < Back Will Cord 2023-06-30 What is an Accessory Dwelling Unit? An ADU is a self-contained residential unit. This unit is secondary to the main house on a residential lot. The purpose of an ADU is to be an independent living spot. It will have its own entrance, kitchen, bathroom, and sleeping area. An ADU can either be attached or detached from the primary house. Their purpose is to make a home for more people on the same property. ADUs offer a flexible option for families to care for loved ones in a multi-generational home. They can also create opportunities for rental income, add to your existing area, or even provide office space or a place to start a new business. Not only do they go by different names, but ADUs come in a variety of types. Conversion ADU - Conversion or Junior ADUs (JADUs) convert an existing space into a separate unit. This could be a basement, garage, screened porch, or even an existing bedroom. Conversion ADUs take advantage of structures that are already present. This can make them much more cost-effective. Not only do they save on construction costs, a conversion ADU can save time since the foundation and framework already exist. Repurposing a garage or basement can make better use of spaces that are not currently utilized or functional. A conversion also allows you to maintain the original style and character of the home. A conversion ADU is both a practical and cost-effective solution. It maximizes available resources while keeping costs lower than a detached unit. Attached ADU - An attached ADU takes advantage of an existing wall along the side or back of the original home. An attached ADU has its own entry door and may also have a door on the shared wall for easy access between the two. Attached ADUs often share utilities with the main house. This can be cost-saving for both units. An attached ADU can match the original home, unifying both the style and appearance. Having an attached ADU also provides extra security for both primary and secondary residents. Properties with a limited size are more suited to an attached ADU, especially where a detached ADU is not an option. An attached ADU can also save money compared to constructing a separate building. Detached ADU - A detached ADU offers the most flexibility of all types. There is a clear separation from the main home by a strip of land, which can allow for more yard space to enjoy. It is independent of the primary building, and it doesn't share any walls. A big advantage of this is the privacy and independence it provides. This especially benefits renters or home office users. A detached ADU offers design flexibility without the constraints of the existing home. Since there are no shared walls, it provides a quieter space for both the primary and ADU residents. Detached ADUs offer an excellent opportunity for rental income. Homeowners can rent out a separate unit long-term or short-term. They also can increase the market value of the home. Is an ADU a good investment? Whatever type of ADU you choose, there are many benefits to having one. Increased Housing Options - ADUs increase available housing without new development. They offer flexible solutions to current homeowners. ADUs create office space or generate rental income. They can also provide a home for aging parents or a spot for adult children. Cost Effective - ADUs can provide affordable housing to a wider range of people. Building an ADU is often more affordable than building a new home. Multi-Generational Living - ADUs allow you to live with parents or adult children while maintaining privacy and independence for everyone. This can promote stronger bonds within a family and also provide a sense of security and support. Income Potential - renting an ADU can improve your financial stability or serve as a passive income stream. Aging in Place - ADUs allow seniors to age in place, maintaining their independence. All this while remaining close to their family or support network. Sustainable Land Use - ADUs use the existing infrastructure in neighborhoods. This maximizes the use of available space without the need for new development. They support sustainable growth and reduce urban sprawl. Increase Property Value - The extra living space, income, and flexibility of ADUs lead to a great ROI. ADUs are valuable assets and attract potential buyers. Community Integration - ADUs add diversity to neighborhoods and foster social connections. They allow for a mix of housing types and individuals with a variety of backgrounds and incomes. Shorter Commutes and Less Traffic - In urban areas, ADUs help reduce commuting and traffic congestion. People can live closer to where they work or attend school and enjoy local amenities. BUILDING TRUST BLOG BY DESIGN Billy Zion and Andy DeLeonardis are Design gurus. < Back Will Cord 2020-06-11 Meet two integral people on the Daniel Builders Design Team. Billy Zion and Andy DeLeonardis. We’d like to introduce our Design manager Andy DeLeonardis and in-house architect Billy Zion. In this interview with The Building Trust Blog they share some great Design-Build insight. Andy DeLeonardis, Design Manager Billy Zion, Architect BTB: What is the purpose of a Design team? Andy: We ultimately make the renovation process more efficient and less costly. Our Design team clarifies a myriad of unknowns, so the Build phase is straightforward and stress free. The mission is accomplished when everyone understands and shares the same expectations. Billy: Definitely agree! The Design Team is vital because it opens the line of communication between Designer and Builder very early in the process. This ensures the owner’s vision is properly documented and clarified to help eliminate surprises, disappointments, or budget overages later on. BTB: Couldn’t a client just start with an architect, then find an interior designer, then submit everything to multiple Builders for competitive bids? Andy: They absolutely could, but getting all three together at the start has far greater benefit. Finger pointing is less likely when they're all on the same team, not to mention the client can determine cost much sooner. Billy: Our Design Team has a unique bond and a creative culture that cannot be replicated by hiring separate professionals who work outside of a cohesive team. BTB: What type of projects require a Design? Billy: I would argue all require some form of Design. Building without a plan or a purpose can/will produce results that look unprofessional and “pieced-together”. Smaller projects like powder rooms or laundry rooms may not require as many drawings as a new home or a large addition, but every square foot needs to be carefully planned so fixtures and appliances and finishes are efficiently located/arranged. Our Design Process ensures the owner’s vision is maintained and the end product will look intentional and well-crafted. BTB: How long does the Design Process take? Andy: Average is around 6 - 8 weeks but the size and complexity of a renovation obviously factor in. Billy: Not long enough :) BTB: How do you guide clients through Design decisions? Andy: Pictures, visits to showrooms, previous project examples, etc. We utilize several methods to determine the final selections for a project… lots of discussion about how to incorporate the style of selections with existing home design and areas that are being renovated. Billy: Visualizing the end result is crucial. We use 3D rendering to show the owner several realistic images during the Design Process to help them decide which designs will look the best within their context. These images ensure we envision what the client envisions. BTB: Can a client change the design once construction starts? Andy: Of course, but we try to help clients clarify everything on the front end. Our Design process is pretty thorough, so the client has an opportunity to make changes before moving into the Build phase. Billy: I usually tell clients the Design Process never ends (I know Builders hate that). Changes during construction come at a cost, but sometimes the best ideas don’t show up until walls start forming spaces. BTB: How does having an architect (Billy Zion) on staff help the Design Process? Andy: Billy has helped us reach a whole new level of efficiency. He’s an expert in architecture, but he's also a true team player. Billy is always accessible and responsive. He gives the insight and feedback we need to keep projects moving forward. Billy: More communication and more understanding of each person’s role... Bridging the gap between Designer and Builder. The Architect and Builder are constantly communicating and learning from one another so that the Design Process can be streamlined to move projects from concept to construction more quickly than conventional design/bid/build. Knowing what the Builder needs to begin construction, the Architect can be sure no time is wasted producing unnecessary documents. BTB: What is the coolest project you ever designed? Billy: Probably the BBQ restaurant I designed a few years ago. I love the process of creating…. and eating good BBQ so being able to work with the owner to create a building designed specifically for cooking, serving, and enjoying pulled pork and chicken and ribs really made my mouth water. Even though it was a new build, the building design was based on local barn vernacular, so the end result was a clean, modern BBQ joint inside of a familiar, rustic shell. BTB: What is the best part of your job? Billy: Riding my bike to work and kicking David Bass (Production Super) out of his office :) Seriously…. I enjoy working with like-minded Christian men and women who are truly here to serve God by serving others. What makes a major renovation stressful? Well, for starters, a lot of money (not to mention your home) is at stake. Then you have an endless list of “what ifs?” Like, what if my contractor and I aren't on the same page? Or, what if we have unknown expenses? What if the finished project doesn't come close to what we expected? It's not hard to see how quickly stress can build. Renovation stress needs to be addressed well before a project begins. Failure to get clarity may result is some serious misery. Daniel Builders addresses renovation stress with a Design-Build approach. Design-Build is a process that allows our customers to “kick the tires” (so to speak) before committing to a major renovation. Here’s how it works. We start the process by listening. We carefully listen to you describe your project in your own words. This usually happens in a meeting at your home. After you articulate your renovation ideas and a general budget, we craft a Design/Build agreement. The agreement guarantees 3 important deliverables - a detailed scope, plans (and possibly renderings) and a price. So how does Design-Build minimize renovation stress? Here are 5 stress-reducing reasons to choose Design-Build for your next major renovation. Clarifies Expectations - In renovation work the phrase “I didn’t expect...” is usually followed by something negative. Like, I didn’t expect my project to take so long. Creates Peace of Mind - Uncertainty leads to stress. Design/Build removes uncertainty and clarifies the outcome.
