Hailey Evans shares how she worked hard to keep her custom home from turning into a contractor horror story. She and her builder (not Daniel Builders) thought they had a good idea how everything would go, but those expectations changed radically after a few months of building, and not for the better. Issues surrounding COVID only added to the difficulties. Being a “can-do” person, Hailey rolled up her sleeves and became the self-appointed project manager for her custom home. Pretty remarkable considering she had zero experience as a builder! As she articulates, the learning process wasn't easy, but rewarding.     Daniel Builders recognized with a state honor by Preservation South Carolina for an historic renovation of a commercial building in downtown Anderson SC. 2022 2022 PRESERVATION HONOR AWARD WINNER HISTORIC BRIDAL BOUTIQUE Daniel Builders was named 2022 Preservation Honor Award Winner for their "East Benson Street" commercial renovation. A South Carolina Preservation Honor Award celebrates successful and exemplary historic preservation projects around the Palmetto State. Any individual, organization, government agency, or business involved in the preservation of historic buildings, structures, or sites (including archaeological sites, cemeteries, and landscapes) in the state are eligible to receive an Honor Award for a historic preservation project. "THIS BUILDING IS SO FULL OF HISTORY. WE WERE HONORED TO BE TASKED WITH RESTORING ITS ORIGINAL BEAUTY AND CHARM." - BOB CORD, DANIEL BUILDERS In the Fall of 2020, Daniel Builders assisted Danny Walker, a local businessman, with the rehabilitation of 106 East Benson Street, a commercial building on Anderson’s public square. Anderson’s downtown is primarily comprised of late 19th century brick commercial buildings, many of which have undergone unsympathetic renovations which have altered or destroyed their architectural integrity. This building was one of the most altered, the late Victorian ornamentation had been completely removed from the building and the entire façade, including the windows, was covered in grey painted stucco. The interior had also been obscured by vinyl floors and dropped ceilings hiding the original wood floors and beadboard ceilings. The building had sat vacant for years as an overlooked gap in the city’s historic streetscape, and while this rehabilitation could have retained the poorly planned changes the owner inherited, he decided to do more and take the building back to its former appearance. Historic images of the block allowed the team including Preservation South and Daniel Builders to identify the building’s remaining original features as well as other facades in the vicinity that retain those elements for replication as part of a tax credit rehabilitation. On the interior, additions were removed and the original floors were refinished, the plaster walls were repaired and the beadboard ceilings were patched and painted. The largest changes took place on the exterior, the later stucco façade was removed exposing the original brick and former window openings. The missing tin window hoods and parapet cornice were measured from other surviving examples and recreated using modern materials. The storefront was recreated based on historic images and the entire building was repainted in a more appropriate scheme that incorporated one of the tenant’s colors. The building now houses Katharine Marie Bridal on the first floor and a co-working space on the second. Here are 5 renovations for soaking up more of the great outdoors. Patio Doorways & Windows - Open your home to a better view, more natural light, and pleasant outside temps by installing large patio folding doors. And when no thermostat is required, welcome those glorious temps inside with folding windows. Porches and Decks - They make going outside easy. And in case you’re wondering, porches are covered, and decks are uncovered. A porch or deck renovation will add more space, aesthetic appeal, and value to a home. Gazebos or Pergolas - Relatively easy and inexpensive to build, these structures also add value to your home. They provide a designated space for outdoor relaxing. Pergolas offer more light with open rafters while gazebos have a covered roof for more shade. Hardscapes - Two words: Low Maintenance.     Brace yourself for the twists and turns of a custom renovation. BUILDING TRUST BLOG RENO ROLLER COASTER Brace yourself for the twists and turns of a custom renovation. < Back Will Cord 2017-05-29 Here's what to expect during a custom renovation. Your renovation experience feels less likely a roller coaster when you know what to expect. The key to enjoying a major renovation is knowing what to expect. A good contractor sets clear expectations before starting and communicates regularly throughout the process. The customer never feels “jerked around” regarding the project’s timeline or outcome. Have you ever strapped yourself on a roller coaster and within moments asked yourself “Why?!!” Why does anyone willingly subject themselves to sheer terror? The appeal is somewhat a mystery. Here’s the point though: Roller Coasters are meant to be terrifying. Expecting less is unwise. Meet Takabisha, the world's steepest roller coaster. Located in Japan, this machine moves from 0-60 in less than 2 seconds going down at 121° grade for 141 feet. Translation: Terrifying! Imagine boarding Takabisha convinced this was a calm, gentle ride. You tell yourself Takabisha is like a horse-drawn carriage moving through a serene countryside at a predictable pace. You feel confident a courteous tour guide is included. Someone to periodically explain the landscape around you. Those expectations would be obliterated in the screaming chaos of Takabisha! Major renovations and roller coasters share some common characteristics. Excitement can quickly turn to terror if you’re uncertain how the ride goes, and especially how it ends. Here’s an overview of common emotional ups and downs during a renovation. The design phase (UP) - At least it’s where a renovation should start. Skipping this first step could be disastrous. Creating a well-thought-out design ensures everyone is on the same page. The outcome is clearly defined. Otherwise, you’re on a roller coaster launching out into the unknown. Workable Drawings (DOWN slightly, but quickly back UP) - As you go through this phase you may experience a few frustrations as details are analyzed and discussed. Once everything is clarified you’re back on a high note and should be feeling very confident about proceeding to the next phase. Bidding the Project & Agreeing to a Contract (DOWN) - The process takes a big drop here if your contractor wasn’t involved in the design phase. The bidding/pricing get’s dicey, and you quickly realize general contractors come in all different varieties. Some will offer great pricing, but you wonder about the quality. Others offer extreme quality, but you wonder about the affordability. Skipping this stage all together is preferable. Taking a Design-Build approach makes it possible. A Design-Build renovation has the contractor involved from the start. Construction Begins (UP) - High levels of excitement characterize this phase. Visible progress is happening. Seeing this progress typically makes the customer very happy! The speed of Demolition and Rough Framing makes the customer feel they’re on HGTV. That fantasy doesn’t last long though. Rough Ins (Down dramatically) - Plumbing, heating, electrical and insulation trades all get involved at this stage and production slows way down. Frustrations begin to surface as the customer starts to feel their home has been “under construction” way too long. These frustrations are minimized by a good project manager who keeps the trades moving efficiently and the customer clearly informed. Hanging/Sanding Drywall (Down further) - This might very well be rock bottom on the renovation roller coaster. (Call it “sheet rock bottom”.) The customer still hasn’t seen the beautiful progress they expected, and their patience is usually wearing thin about now. Might feel like the ride has stalled, but rest assured progress is happening. Trim & Cabinet to Painting (Up) - Finally traces of true craftsmanship are seen. The customer can visualize the end product. Emotions improve dramatically through this stage. Punch List complete (Up higher) - Emotions continue to rise as the end is only a few simple steps away. Move In (Up higher still and coasting to a gentle stop) - Relief and celebration occur. After seeing the finished product, the customer quickly forgets all frustration. Now the outlook is bright and cheerful. Only one thing left to do. Enjoy the newly renovated space for years to come! The takeaway: If you plan to ride the renovation roller coaster, ride responsibly. Choose a contractor able to ensure the level of quality, service, and calm you expect.
