Laurilyn Hall and Billy Zion discuss how vital the Design Phase is in a custom renovation. Of course you can. Some say Design is unnecessary and suggest one skilled craftsman (or what we affectionately call Chuck & his Truck) can get the job done. Which, for the record, might actually be true, but it's a gamble... like jumping from an airplane without any certainty your backpack has a parachute. Best to verify before making the jump. Starting a custom renovation is a major decision requiring forethought and preparation. Design = Preparation. So, what does a well-crafted Design include? - Open Contemporary Kitchen Lake Keowee - South Carolina - Daniel Builders
Walls throughout this renovation were removed allowing for the interior to be totally transformed to create a seamless, open floor plan between a stunning kitchen and great room with vaulted ceiling. OPEN CONTEMPORARY KITCHEN Lake Keowee 2020 Pinnacle Award Kitchen Multi Room This gorgeous lakeside remodel began with an intent to open up the compartmentalized floor plan taking full advantage of the impressive view, as well as to enhance the character of the home through unique architectural features and high-end finishes. The Daniel Builders design team and homeowner collaborated to concept an open layout, removing load bearing walls and creating a seamless flow between the entry, kitchen, dinette, and living area. Large sliding doors surrounded by new, custom windows and an arched transom maximize the lake view and modernize the aesthetic. These additions, along with large windows in the kitchen bring substantially more natural light into the home than existed before. The kitchen features approximately a hundred square feet of counter-to-ceiling glass tile backsplash and a 5’x9’ seamless island countertop of Skara Brae Polished Cambria. The living area boasts a custom fireplace with painted wainscoting and a Cambria surround. Overhead the vaulted ceiling is detailed with Timber Truss Beams that draw the eye to appreciate this focal point in the space. Nine hundred square feet of LVP flooring unifies the different spaces as a whole and the custom rail and wrought iron baluster design provides a beautiful anchor between the different living areas. Warm weather has arrived, and at this time of the year it’s not uncommon to say, “Let’s go out on the deck!” While your deck is top of mind, it’s a good idea to do a deck safety evaluation. After all, May is “National Deck Safety Month”. Here is a checklist provided by the North American Deck and Railing Association (NADRA) regarding what to look for when inspecting your deck. BUILDING TRUST BLOG LET'S GO OUT ON THE DECK While your deck is top of mind, it’s a good idea to do a deck safety evaluation. < Back Will Cord 2024-05-25 Warm weather has arrived, and at this time of the year it’s not uncommon to say, “Let’s go out on the deck!” While your deck is top of mind, it’s a good idea to do a deck safety evaluation. After all, May is “National Deck Safety Month”. Here is a checklist provided by the North American Deck and Railing Association (NADRA) regarding what to look for when inspecting your deck. Evaluate flashing - NADRA describes flashing as “a metal or plastic guard that directs water out and away from sensitive areas. It’s often installed where the deck and house come together, keeping moisture and debris from collecting between the house and the deck’s ledger board.” [1] If you notice standing water in this area on your deck, you may need to replace the flashing. Evaluate wood surfaces - Even when a deck is built with composite materials, some aspects of the structure are still built using wood. For example, the ledger board will likely be made of wood. It’s often the culprit of deck failure. [Photo: Waller Before 1.jpg] Also inspect the decking, joists, posts, railing, banisters, and stairs for holes and decay. Holes can indicate an insect problem. There are three easy tests for rot and decay. 1) Can a screwdriver pierce the wood ¼ - ½ inch deep? 2) Does the wood splinter or break off in a clump? Splinters are a good sign that rot hasn’t set in. 3) Are any areas of the wood moist, spongy, or damp? Evaluate the fasteners - [Wooden Board – EnvatoStock.jpg] Evaluate fasteners, nails, and screws for corrosion. Rusty fasteners should be replaced as they can cause the wood to deteriorate. Nails and screws should be flush with the surface. Fasteners should be tight. Evaluate the stairs - Nothing could be a bigger safety hazard than insecure stair treads, risers, stringers, and railings (especially when the deck is high off the ground). [Photo: Waller Loose Handrail.jpg] If the riser area is open, the opening should not be larger than 4 inches. Keep stairways clear to prevent potential tripping hazards. Evaluate potential fire hazards - Be aware of the proximity of heat sources to flammable items. Read through manufacturer guidelines for grills, fire pits, etc. to review best practices for general safety and operating distance. Adjust placement if necessary. Lighting and electrical outlets are also included in this category. Outdoor electrical elements should adhere to code, be in working order, and be childproof. Evaluate outdoor furniture and storage - Ensure furniture, swings, and hammocks are in good working order. Secure grilling and chemical products out of reach of children. - Traditional ADA Bathroom Verdae - South Carolina - Daniel Builders
ADA shower in master bathroom was part of an extensive renovation which aging in place as a key consideration for this project that garnered a Bridge Award for the highest degree of difficulty. TRADITIONAL ADA BATHROOM Verdae 2022 Bridge Award Bathroom One of the primary goals driving this renovation was opening the floor plan to enhance the ability of the homeowners to age in place. With concerns for mobility in the future, the client requested an ADA roll-in shower and the removal of the water closet in favor of a more open plan. Opening walls and expanding the shower also helped meet a secondary goal to increase the natural light in what was originally a fairly dark space. An early idea was to add or enlarge windows, but this brought some challenges including the exterior look of the home, privacy, and use of the outdoor space. Instead, fewer walls, the addition of glass, and the combination of gorgeous, reflective marble with a delicate Schumacher wall covering accomplished a bright and elegant space. Finally, the custom vanity features a built-in mirror on the linen tower. This feature, combined with the recessed drawer stack and breakfront counter top allows the homeowner a small niche where she can sit to use the vanity while still maintaining the needed storage space within the cabinets. The design team worked to address every functional detail to provide for the client’s needs while also capturing a classic interior style that blends seamlessly with the original design of this beautiful southern home. BUILDING TRUST BLOG SUNROOM SEASON Here are five ways for your home to take in more of the great outdoors. < Back Will Cord 2024-04-04 Better weather is rapidly approaching, are you prepared to enjoy it? Have you considered adding a sunroom or an all season room to your home? A sunroom is a perfect complement to your patio installation. What options do you have when it comes to remodeling or adding space conducive to soaking up the sun? Daniel Builders is your trusted sunroom builder and here are 5 different sunrooms we can provide. Sunroom Bump Out Addition A bump out is an addition that expands the square footage of an existing room, as opposed to constructing a whole new room. This makes it significantly smaller and less expensive than a full-scale addition. First-floor main living spaces, such as living rooms and dining areas on the rear of the home, are candidates for bump out additions. Enclosed Porch In general, this is the least expensive way to add a sunroom, as it’s possible to leverage the infrastructure of your existing porch. Unfortunately, this option doesn’t work for every porch. You’ll need to check with a reputable builder to ensure the foundation can support the enclosed structure. Insulation, drywall, plumbing, electrical, and HVAC (though it’s possible to use existing) are also necessary considerations when transforming a porch into a sunroom. Porch Addition An addition is a two-phase, long-term approach. A full-scale addition requires a larger financial investment, as it is likely to require a six-figure budget. Longer build time is also a factor to consider, as this option involves creating a completely new structure. The first phase of that process is getting architectural plans. A robust Design phase clarifies needs prior to breaking ground on a porch addition. At Daniel Builders, design phase deliverables include renderings, a detailed scope of work, a list of selections, and a fixed price. After the design is approved, the project moves into the build phase. Conservatory A conservatory is distinct from a sunroom. Originating in 15th century England, conservatories are characterized by walls and ceilings made of 50-75% glass. Their main function is to nurture indoor plants, and they are also commonly referred to as greenhouses. As a result of the growing popularity of gardening, the construction of conservatories has increased. Detached Sunroom The options here are endless and cross over into the Accessory Dwelling Unit (ADU) category. Daniel Builders is your trusted ADU builder. In the case of a detached sunroom, the concept is generally the same.
