Back to Blog 2017-01-06 Ever avoid a big problem by heeding a simple warning or applying a small bit of knowledge? Sometimes that’s all it takes. Renovation problems are no different. They can be avoided if identified soon enough. Here's one big renovation pitfall to avoid. Renovation Pitfall #1 : Confusing Cost with Price Getting multiple quotes for a renovation project is wise. But why? Many would say to compare cost. To illustrate consider the following multiple-choice question. Suzanne is planning a master bathroom renovation. She articulates a clear scope to three different contractors. Her scope includes installing a new tub, countertops, toilet, tile flooring/shower surround, lights, sink and lighting fixtures. She has made all her selections. Each contractor agrees to quote her project. Which contractor will cost Sally the least? A) Contractor Buck’s quote: $9.5K B) Contractor Joe’s quote: $8K C) Contractor Mike’s quote: $12K D) The lowest cost cannot be determined. (Note: A, B & C are all quotes. No estimates. A quote won’t tell you everything but is much more reliable than an estimate. The problem with estimates is they fluctuate in price, and usually in an upward direction.) Correct answer is D! Contractor Joe appears to cost the least. Does he? Here's one possible scenario where he doesn't. Say Suzanne chooses Joe at $8K. Three weeks into the project Joe doesn’t seem really focused on details, or cleanliness, or showing up when scheduled (or at all). Suzanne still feels progress is being made and justifies choosing Joe based on how much she’s “saving”. Joe finally completes the projects, taking 38 days longer than he originally said. Suzanne is just happy to have her bathroom project finished.Unfortunately, the real problems are about to start. Three months later a tile falls from Suzanne’s shower wall and shatters at her feet while she’s taking a shower. Suzanne immediately notices other wall tile are loose. For 2 weeks she attempts to contact Joe, calling him 6 times before he finally calls back. Joe doesn’t sound really positive and finally concedes, “Laying tile really isn’t my specialty. I just did it myself on your project to keep cost down. Really don’t know what to tell you.” Suzanne wants to waste no more time. She hires the most reputable tile installer she can find. He tears out and lays all new tile, both floor and shower surround. His charge: $5.3K. Suzanne’s bathroom renovation cost has risen to $13.3K, and she’s paying significantly more in terms of lost time and intense frustration. Here’s the point. Delays, subpar craftsmanship, poor communication, and no warranty all contribute to your bottom-line cost. Yes, compare multiple quotes, but don’t stop there. Also compare the contractors who give them by requesting references. Look for a track record of prompt & clear communication, excellence in design & craftsmanship, clean & safe job sites, detailed scopes & guaranteed costs, satisfaction guarantee, and warrantied work. The critical path is an important sequence of steps to managing a successful build project, whether new construction or remodeling. Nothing has a bigger impact on the timeline of a renovation! No one understands the need for a critical path better than Sam Parkinson. Speaking of paths, in the episode above, you'll hear about Sam's path to his current role as Build Director at Daniel Builders. To shorten a long story, he landed in a role where he clearly demonstrates the ability to excel. When it comes to custom remodeling, clear direction is essential. Floor plans, elevations, and renderings are just ideas on a piece of paper without the competence of a Project Manager. Things have to happen in the right order so the job can end on time, and that's where a great project manager excels. That's why our PMs follow a critical path for every project they manage. Updates and active maintenance are necessary as unexpected circumstances arise. The benefit of Sam’s approach ultimately extends to the client. As he articulates in the Ready, Set, Renovate podcast, keeping clients well informed about what to expect is an ongoing process of Building Trust and leads to great client experiences. WHAT IS THE SEQUENCE OF STEPS FOR A CUSTOM REMODEL? That sequence goes in this order: preconstruction, project handoff, project start, demolition, framing, rough-in, drywall, finishes, project completion. Here is a closer look at what those phases entail. PRECONSTRUCTION: PLANNING THE BUILD Preconstruction is step one of the build process and this phase pertains to the initial meetings between a client and contractor. Based on the Daniel Builders approach (which is known as a Guide Design Build) a project guide will meets a client at their home for a Project Vision Meeting. From that meeting, the client will be informed of cost ranges, timelines, and next steps. Once a client has the necessary clarity to enter a comprehensive Design phase, they work with the Design team to determine the floor plan, fixtures, and finishes. FROM DESIGN TO BUILD: PROJECT HANDOFF This is where the project transitions from concept to clarity. Once Design work has been completed, the project is passed to the Build team during a handoff meeting. The Build team ensures they understand the expectations, and logistics are discussed with the client prior to moving into the next phase of the build process. PROJECT START: BRINGING THE PLANS TO LIFE A Project Manager is assigned, and the Build team mobilizes and goes onsite to begin construction. DEMOLITION: MAKING WAY FOR WHAT'S NEXT Perhaps the name “home demolition” is misleading and prone to trigger anxiety that your entire home will be demolished. Don’t fear. Demolition starts with a strategy that is focused only on certain areas of your home. To make way for the new, the old must be removed. As Sam highlights in the podcast conversation, demolition always produces some degree of messiness. Managing the mess is where good contractors excel. Demo may also reveal conditions that were previously hidden behind walls or beneath other materials, like rot or termite damage. Our team evaluates these discoveries and makes any necessary adjustments while keeping the project’s design, structural requirements, and long-term performance in focus. FRAMING: BUILDING THE STRUCTURE Once the early construction work is complete, the project begins to take shape through structural framing . This stage establishes the framework of the renovated space, including walls, openings, ceilings, and rooflines. For an addition, framing may create an entirely new portion of the home. Within an existing structure, it may involve removing, relocating, or rebuilding walls to support a more functional layout. Remodeling requires our team to work within the conditions of an existing structure, so the framing timeline can vary significantly from one project to another. A straightforward adjustment may take only a few days, while extensive structural changes may require several weeks. The condition of the home, complexity of the design, and amount of restructuring involved all influence the length of this phase. Once framing is complete, the team begins drying in the structure. This typically includes installing the roof and closing the exterior openings to help protect the interior from weather. Reaching this milestone allows the next phases of construction to move forward within a more secure and protected environment. ROUGH-IN: INSTALLING THE SYSTEMS BEHIND THE WALLS With the structure established, work begins on the systems that will operate behind the finished surfaces. During the rough-in phase, trade contractors install the project’s plumbing, electrical wiring, heating and cooling components, and other mechanical systems. Although much of this work will eventually be concealed, it plays an essential role in how the renovated space functions. Plumbing lines must correspond with the locations of sinks, tubs, showers, and appliances. Electrical wiring must support the lighting plan, outlets, switches, and equipment. HVAC components must also be positioned to provide effective airflow and consistent comfort. Coordination is especially important during this stage. Each system must fit within the framing without interfering with another trade or compromising the design. Completing this work carefully helps ensure that the visible features installed later operate as intended. DRYWALL: DEFINING THE SPACE After the work inside the walls has been completed and the necessary inspections have taken place, drywall installation begins. Drywall is hung over the framing, then finished to create smooth walls and ceilings. This phase creates one of the most noticeable visual changes during construction. Until this point, clients can see through walls and into the framework of the project. Once the drywall is installed, individual rooms become more clearly defined, and the proportions of the new layout are easier to understand. Drywall installation also prepares the space for paint, trim, cabinetry, and the other materials that will give the renovation its finished appearance. Proper installation and finishing are important, as the quality of this work affects the surfaces visible throughout the completed home. FINISHES: BRINGING THE DESIGN TO LIFE The finishes phase is where the design becomes tangible. Flooring, cabinetry, tile, countertops, glass, lighting, plumbing fixtures, and other interior details are installed throughout the space. Each selection introduces another layer of color, texture, function, and character to the renovation. Installation follows a carefully coordinated sequence. Cabinetry establishes the foundation for countertops and hardware. Tile must be precisely laid to create clean transitions and consistent patterns. Countertops are measured and fabricated to fit the completed cabinetry, while decorative lighting, plumbing fixtures, and glass are installed as the space nears completion. Careful scheduling helps protect finished materials and allows each trade to complete its work accurately. Craftsmanship becomes especially visible during this phase. Precise cabinetry installation, aligned tile, clean trim work, and properly placed fixtures create a sense of cohesion throughout the home. These individual elements should not feel separate from one another. Together, they should reflect the original design vision while supporting the way the client intends to live in the space. As the final materials are installed, the renovation begins to look and feel complete. The plans and selections developed earlier in the process are transformed into a finished environment that feels intentional, functional, and distinctly connected to the homeowner. PROJECT COMPLETION: THE FINAL WALKTROUGH Before the renovation is considered complete, our team performs a final inspection and addresses any remaining details. We then walk through the finished project with the client, review the completed spaces, and provide an opportunity to ask questions. The walkthrough is more than a final look at the renovation. It is an important part of ensuring the client understands the completed work and feels confident moving back into the space. Depending on the project, we may also mark the occasion with a celebration recognizing the completion of the renovation and the collaboration that made it possible. A PROCESS BUILT ON TRUST A successful renovation is built through a carefully managed sequence of decisions, skilled trades, and detailed work. From structural framing and mechanical systems to drywall installation and interior details, each phase supports the quality and performance of the finished space. Back to Blog 2025-12-19 This series outlines the main choices you'll make in a cabinet design meeting. Cabinetry is one of the most involved aspects of the design process. Whether you're remodeling a kitchen, bathroom, office, library, laundry room, mudroom, or bar area, the possibilities are endless...and can often be overwhelming! Solution: our Cabinet Academy! Decision #1 : Cabinet Style Cabinet style describes the relationship of the doors and drawer fronts to the face frame. Full Access ($) - (AKA Frameless) - the doors and drawer fronts cover the entire cabinet face with narrow gaps between each; the face frame is not visible. The aesthetic can be traditional, contemporary, or modern, depending on the door style. Face Frame ($$) - (AKA Overlay) - there are larger gaps between each set of doors and drawer fronts where the face frame is visible; the doors and drawer fronts rest on top of the face frame; the face frame is not flush with the doors and drawer fronts. Inset ($$$) - there are larger gaps between each set of doors and drawer fronts where the face frame is visible; the doors and drawer fronts close inside the face frame; the face frame is flush with the doors and drawer fronts. Decision #2 : Door Design A cabinet door is comprised of rails at top and bottom, stiles on left and right, and a panel in the center. During door design, you'll choose a material and style. Material Options: Wood Pros: Can be finished with lacquer or stain; less susceptible to water damage if the finish is dented; available in a variety of species and grain patterns: plain-sawn, quartersawn, and rift-sawn Wood Cons: Expands and contracts, especially in humid regions, which causes micro-cracks in the finish MDF Pros: Versatile; often used for custom designs & finished with lacquer; does not expand or contract MDF Cons: More susceptible to water damage if the finish is dented Style Options: Flat panel - for the contemporary aesthetic - Shaker cabinets fall into this category. The term "shaker" generally indicates a rail/stile width of 2.25". Microshaker cabinets have a rail/stile width of 3/4" - 1.5". The main distinction of shaker cabinets is the square profile of the inner edge, where the rails/stiles meet the panel. A traditional flat panel door has a curved or beveled profile at the inner edge. Raised panel - for the traditional aesthetic - The rails/stiles are often mitred at each corner; you'll choose a profile for the rails/stiles and the raised panel Slab - for the modern aesthetic - slab doors are comprised of a panel without rails or stiles. Decision #3 : Wood Species Pine ($) provides a rustic feel; less durable and will dent Alder ($) subtle grain; pink undertone Sapele ($$) straight grain pattern; cabernet color; modern replacement for mahogany Hickory ($$) highly figured grain pattern; takes stain well; doesn't dent easily White Oak ($$$) most prominent grain pattern and texture; doesn't dent easily; most popular species Walnut ($$$$) medium figured grain pattern; dark brown color The wood samples shown below are finished with clear lacquer, but the color of any species can be altered with stain, as shown in the alder, hickory, and white oak kitchen photos at the end of this section. We recommend lacquer over paint because it is waterproof, scratch-resistant, fast-drying, non-yellowing, and breathable. It comes in a variety of sheens, including matte, satin, semi-gloss, or high gloss. High gloss lacquer is often used for contemporary designs. Matte lacquer is more difficult to clean but best at camouflaging imperfections. Decision #4 : Glass & Mesh In addition to the flat panel, raised panel, and slab door styles, glass and wire mesh can be combined with wood or MDF to create a custom aesthetic. Glass with Traditional Frame - Available in many different varieties including clear, acid etched, fluted, flemish, and more! Glass with Mullion - Divided into sections by wood or MDF partitions. Glass with Custom Trim - Often made of MDF due to the wide range of design options. Mesh - Available as a flat or round wire in many different patterns and widths. Nickel and brass are common colorways. Types of Glass: Decision #5 : Shelving After cabinet style and door style have been established, you'll choose storage options, including shelving. Wood vs. Glass - Wood shelves can have a standard or live edge. Exposed vs. Hidden - Do you want to conceal your shelves behind a door? Fixed vs. Adjustable - Do you want the flexibility to adjust the spacing between shelves? Pull-out Trays - Common in kitchen islands and pantry units. Appliance Garage - Hides countertop appliances behind a door that opens vertically. Decision #6 : Inserts In addition to shelving, you'll choose additional storage options, including inserts. Appliance Lift - Keeps your countertops clear; great for mixers or blenders Rotating Shelf - Can't read the label? Easy reach for canned goods Utensil/Knife - Knife storage with plastic bristles; slot for cutting board; utensil bin Cookie Sheet - Multi-rack storage Trash Pull-Out - A cubby for trash + recycling or trash bin + trash bags Decision #7 : Drawers In addition to inserts, you'll choose drawer storage options: Knife Block - custom fit to drawer dimensions Utensil / Silverware - single or double layer Charging - built-in outlet for electronics Spice - single or double layer Cutting Board - dividers are adjustable Dish - pegs secure plates and bowls Appliance Panel - appliances, like this mini fridge, can be camouflaged with a drawer front You'll also choose hardware for drawers and cabinet doors: No Hardware/Push to open No Hardware/Notches Pulls Knobs Pull or Knob with Backplate Decision #8 : Adjustable Pantry The drawers in this pantry unit are adjustable so you can customize the space between each drawer for your needs. Decision #9 : Base/Feet In addition to drawers, you'll choose the base/feet design. The base of your cabinets can be simple or customized to mimic a piece of furniture. Straight Curved S-Curve Custom No Feet Decision #10 : Island Aesthetically, you can choose between several options for the ends of your island. Corbels and posts can achieve a traditional aesthetic. An overhang or panels may be used in transitional or contemporary designs. Waterfall edges can be seen in transitional, contemporary, or modern designs. Or, your island can be a combination of several of the options above! Decision #11 : Vent Hood Aesthetically, you can choose between several options for your vent hood. Straight Curved Angled Cut Corner Custom Decision #12 : Lighting Lighting options for your kitchen can be both functional and beautiful. In-cabinet lighting - displays heirloom pieces via an overhead fixture or strip of light near the front of the cabinet frame. Under cabinet lighting - illuminates your countertop workspace. Soon the heavy cooking/entertaining holidays of Thanksgiving and Christmas will be here. And they will reveal much (good, bad, and ugly) about your kitchen. It's the perfect time to evaluate and move toward a more functional and inspirational kitchen space. Here are 5 areas where your kitchen can work better for you. Island - Workstation - From a functional standpoint, the island is your kitchen’s greatest asset. Why? An island has all the functional elements - countertop space, storage, and appliance options. Plus, you have 360-degree access to all of it. You’re basically adding a whole new dimension of functionality. As for inspiration, the island is a perfect area for displaying what inspires you to cook, like your favorite cookbooks. Cabinetry - Work Clutter Free - Kitchen space is prime real estate and good cabinetry ensures you don’t waste any of it. Focus your spending here. And if you insist on cutting corners with cabinetry, then do so with an appliance garage. One of the most effective ways to utilize corner space! As for inspiration, beautiful kitchens all have one common element - beautiful cabinetry. Lighting - Work with Clarity - The realm of kitchen lighting is full of many new cutting-edge developments. Whether it’s pendants, recess, flush mounts, track lighting or a beautiful chandelier, really good lighting options are available. As for getting power to the light source, plug mold multi outlet strips to under counter electrical box fit nicely in almost any design. As for inspiration, you want your kitchen radiant. Appliances - Work toward Reliability - Literally countless gimmicks will temp you to make an impulse buy. Don’t take the bait. Your design (#5) should be guiding you through appliance selection long before you hit the showroom floor. Remember reliability is your highest priority and having a strong warranty a close second. As for the endless features? You can educate yourself first online. As for inspiration, appliances make a great supporting cast for beautiful kitchens. Layout - Make it Work - What is your cooking style? Gourmet chef or microwave warrior? Do you entertain? Do you want others “hanging out” in your kitchen? Or is it your exclusive domain? Back to Blog 2023-01-21 https://www.youtube.com/watch?v=E2oCTIzumy0 The Jolly Post Story: Part Three When we last visited this project, drywall had not yet gone up. By month five, cabinets and countertops were being installed, trim was going in, and flooring was underway. For the first time in months, the finished rooms began to emerge. This episode showcases the design decisions that maintained the home's character. These decisions were especially meaningful for the homeowner, as the goal was to preserve her childhood home. Design Decisions A project of this magnitude presents many choices. Some parts of the home were removed so the team could address damage and rebuild. Other pieces could be saved, but only if someone recognized their value during demolition and found a place for them later. When demolition began at this century old Pendleton home, the plan was to install a new ceiling in the primary bedroom. In this instance, the team was able to salvage enough of the original beadboard to cover the ceiling. An old mantel and cast-iron grate from another bedroom also found a new home in the primary bedroom. Now, the bedroom carries pieces of the house’s past into its next chapter. The team took the same approach in other areas of the home. Repurposed paneling became wainscoting in the dining area. In the great room, lumber from the original structure was reused to wrap a structural beam and build a mantel. None of those materials had to be sourced elsewhere to make the home period appropriate. They were already here. Repurposing them gave the family something more personal than a reproduction: a familiar history, updated for the next 100 years. Craftsman Character Salvaged materials alone could not carry the character of an entire house. Once the walls were rebuilt, the team had to decide what the new details should look like. They studied the trim that had been in the home and identified its Colonial Craftsman style. That became the guide for selecting and planning trim. It may sound like a small detail, but trim surrounds doors and windows and connects one room to the next. It’s noticeable if it feels out of place. The aim was for visitors to recognize the home’s age and character, while enjoying the benefits of modernization. The old beadboard, paneling, mantels, and lumber complimented new cabinetry, flooring, and finishes in a unified design. Rooms Realized With any renovation project, you never know exactly what you’re dealing with until you open the walls. Early in the project, the team uncovered extensive termite damage and other unforeseen conditions. At the outset, the project was expected to take about 14 months, but after five months of careful scheduling and relatively few material delays, the team hoped to finish three months ahead of schedule. There was still plenty of work ahead. But the change since month three was striking. As the home took shape, the clients could finally see the rooms they had imagined, along with the design details that defined the home's historic character.
