Utilize the HBA of Greenville as a resource. BUILDING TRUST BLOG BENEFIT BY ASSOCIATION Utilize the HBA of Greenville as a resource. < Back Will Cord 2021-09-16 The Home Builders Association of Greenville serves Upstate Builders and Renovation Contractors. Daniel Builders is a proud member of the Home Builders Association of Greenville (HBAGVL). The Building Trust Blog interviews the HBA executive director Taylor Lyles. Accountability, education, advocacy, and endless opportunity to form productive partnerships is how HBAGVL has become a force for positive change in residential construction. Which ultimately benefits the homeowner. As part of our ongoing effort to Build Trust we recently interviewed executive VP, Taylor Lyles (TL), on behalf of our client base. BTB: Why have an HBA? TL: Great question. On a local level the Home Builders Association educates both builder and consumer. We have an Approved Professional Builder program to help consumers identify quality, vetted builders, which also provides criteria for home builders and renovation contractors seeking to establish a good reputation. BTB: What qualifies a builder to be an Approved Professional Builder? TL: We have some pretty rigorous expectations. Our builder members must be licensed, bonded, insured. Have been in business more than 1 year. Have ZERO outstanding liens and free and clear of major complaints within 1 year. Workers Compensation that is consistent with South Carolina State Law. All while using a written contract in all aspects of business with consumers. As we start looking into the future, we envision a continuing education for SC builders that will continue to ensure a high standard of quality. BTB: How can a consumer know they’re hiring a good builder? TL: Right out of the gate make sure they are licensed and bonded. Make sure the builder provides a written contract. Too often we see “fly-by-night” contractors disappear with a $20K-$40K down payment. That’s completely avoidable and should never happen. The HBA is here to help the consumer vet contractors. BTB: What is the biggest threat from a government standpoint facing our industry? TL: Three words. Land. Development. Regulations. And also, moratoriums. This is where governing bodies like a county council can halt all new construction. That’s very detrimental. In Greenville we need +100K more houses built over the next 20 years. Trying to stop new construction now will only create huge problems for citizens living in Upstate SC. It’s interesting to see council members standing with golden shovels in hand welcoming a new plant or business to the Upstate but giving no thought to where their labor force will live. Also, fewer housing options drives up pricing. So affordable housing can quickly become nonexistent. BTB: The HBAGVL is a resource for all, but who can become a member? TL: Great question. Anyone involved (or seeking to get involved) in the construction industry is eligible to be a member. That includes everyone from appliances vendors to those who provide insurance. And obviously Builders, Remodelers and Skilled Trade partners play a huge role in our membership. Each member has the potential to not only benefit our association but receive even greater benefit in return. Visit HBAGVL or contact them at 864.254.0133 to learn more. Project Manager Daniel Bailey narrates video of his renovation. BUILDING TRUST BLOG PM PERSPECTIVE Project Manager Daniel Bailey narrates video of his renovation. < Back Will Cord 2023-03-04 Here are two things everyone should know before hiring a contractor to transform their home. First, custom renovations can't be replicated. No 2 are alike. As a wise sage at Daniel Builders frequently says, "We're not building widgets." Not only does the scope of work vary from project to project, every home is completely different. So, producing the same thing never happens, hence the word " custom ". Second, no 2 General Contractors are alike. Each GC has a different approach, different standards and yes different outcomes. That's why it's a terrible idea to bid a project exclusively on price. Pardon the cliché', but you're not comparing "apples to apples". All that to say, a custom renovation usually comes down to one person being tasked to produce the right outcome. That's the Project Manager. A highly competent project manager has the best perspective on all that a custom renovation entails. In this video one of our project managers narrates the scope and challenges of his project. He's good at narrating, but as you'll see he's even better at his day job, being a project manager. - Testimonials - Renovation and Remodel Reviews - South Carolina - Daniel Builders
What our clients have to say about us! A collection of reviews and testimonials from some of our favorite clients, renovations, and remodels in Anderson SC and Greenville SC. WHAT OUR CLIENTS SAY ABOUT US Our clients entrust their custom renovation projects to us expecting expert craftsmanship and unrivaled service - from a home addition to a whole home renovation, a kitchen reno, or a bathroom remodel. Our process is clear and our values are strong, however our clients' words are stronger. As the most reviewed renovation contractor in Upstate South Carolina, Daniel Builders clients consistently rave about the service they receive. I'm not sure I have ever come across another contractor that I have worked with I would give 5-stars to, but Daniel Builders deserves every one. I'd probably do it just because they actually show up when they say they are going to - a rarity I've found these days - on time, every time. But they aren't just punctual in their arrival, they have completed every job for us on time and beautifully! We've asked them to remodel two bathrooms, complete odd jobs to help close a sale of a house and build a beautiful fence. We had a minor, but not unusual, problem with work completed and when we called almost 6 months later, they came out the next week and fixed it without charge. I couldn't believe the responsiveness. Most contractors would take weeks to call you back, if they ever did. Our family has used them as well and had the same great experience. We've already chosen them to help us complete our newest project - a kitchen remodel. We considered briefly to do it ourselves as we've done many times before, but the comfort knowing the job will be done exactly as we imagine, on time and by great people - that aren't us - made the decision for us. Nicole C. Daniel Builders first project for us was after we had water damage to our home. Their expertise and guidance were a lifesaver for us. Our kitchen was totally redone (hardwood floors, granite counter tops, marble subway tile backsplash, cabinets, light fixtures, new laundry room floor). Hardwood floors in living/dining were refinished to match kitchen. Daniel Builders moved all furniture and took down window treatments. The attention to detail was greatly appreciated (special covers were ordered for kitchen table legs to protect hardwood floors). Next project Daniel Builders renovated our bathrooms (granite countertops, new sinks, faucets and hardware, tile floors regrouted to look brand new, new toilets, light fixtures, and mirrors). Painting throughout the house and new den carpet were also done. Daniel Builders has done deck renovation and a French drain for our driveway. Our latest project has been new French doors and doors to our deck and garage. Work has often been done while we are out of town. We appreciate David Bass as a project manager (great communication and attention to detail). We highly recommend! Debbie B. My wife and I began an extensive remodeling job a few years back which another contractor did for us - we didn’t know about Daniel Builders at the time we signed the contract. When we considered phase two of our remodeling, we chose not to use the former contractor. We asked Daniel Builders to bid on the phase two project and we liked both Daniel Builders' price and their professional presentation. They went out of their way to please us in every respect. Exceptional workmanship, expertise, and knowledgeable, can-do attitude, respect for our home, a cleaned workspace every day, timeliness of work, trustworthy, amazing customer service, and professional workmen. The overall job exceeded expectations. They demonstrated to us that this was not just a job for them—they took pride in doing the tasks with excellence. They did everything well and then went above and beyond. Some of the tasks they performed in our home involved carpentry, painting, hardware, light construction, garage floor coating, electrical, cabinetry, creative and artistic interior work, plumbing—each of these were exceptional. The entire crew was a great pleasure to work with. David Bass, the foreman on our home remodeling project, was as professional as they come. David actually performed many tasks personally and did an outstanding job. Warm, respectful, friendly, and thoughtful every single day. All of the members of the team were excellent workers as well. We greatly appreciate the work they did in our home even after all years have gone by. Daniel Builders truly cares about their customers and their employees take pride in their work. Lucy P. I have used Daniel Builders to provide services on several residential projects at my home. I was delighted with the work done and decided to use Daniel Builders to handle the work for a business project. I own commercial property in Downtown Anderson, South Carolina. I needed to renovate a second story and meet the building code and meet the requirements of the lessee as well as maintain the "look and feel" of an historical property. I contracted with Daniel Builders as my one-stop provider of services. They have great standing and relationships with the City of Anderson and that, in addition to my own experience, was a deciding factor in choosing Daniel Builders. Their team inspected the site and outlined a detailed scope of work and timing and cost. The scope included lead paint remediation, “real” plastering, painting/staining, new electrical service/wiring/lighting, rough-in and finish plumbing, door installation/lockset, exterior hand rails, and some minor structural work. The services were completed on time even though there were many “discoveries” which are part of working with and old structure (can you say possum skeleton in an old utility chase?) Daniel Builders assigns a Project Manager to each job. The Project Manager visits the site, works with the subs, and is the source of a continuous stream of updates. I had two one-week trips during the course of the work, and I was very at ease knowing that the Project Manager understood my needs and expectations and was not only supervising the work but was my “eyes and ears” on the tasks at hand. The building is a 100 years old and and an historical property. Daniel Builders found a way to bring the building up to code and retain its “personality” and all at a reasonable cost. The lessee moved in on time without a hitch, and I am enjoying the upgrades to the building (not to mention positive cash flow.) Downtown has an excess of office space but my building was made very desirable based on its history and the renovation work. I had no shortage of folks wanting to lease the space. Daniel Builders handles challenging jobs extremely well and will my “go to” professionals for future work! Dan M. We recently renovated our master bathroom and two other bathrooms at the same time. It was no small feat. We had interviewed seven companies, and Daniel Builders earned our trust through our months of search. They patiently worked with us until we were comfortable with every detail on our scope and quote as well as spending time to really listen to our ideas and work closely with us to bring our visions to reality. Our project manager, Wendi Carson, took great care in protecting our home during the renovation. Everyone who came through our home treated our home with respect. We were well-informed each day with each progress, and our questions and concerns were always addressed immediately. Most importantly, Daniel Builders cared as much about our experience throughout the process as the quality of the final product they delivered, and the company stands behind its work. The final product is beyond our expectation. We love and enjoy the beautifully-built bathrooms that have now become great retreats in our home. Scarlett K. We have worked with Daniel Builders on several projects. We've used them repeatedly because of the quality of the work they've done for us. Additionally, at the end of each day, they clean up, so you never walk into an enormous mess. All the subcontractors they use are polite, respectful of your home, show up on time and do fabulous work. Daniel Builders may not give you the lowest quote, but they don't play any games with their numbers either and often come in under budget, which they pass on to you. There are never any surprise overruns and they always finish on or before the deadline they give. Their team makes you comfortable, and you can trust them. If they find an issue, it's not made up. They walk you through their findings and work with you to find the best solution. They are craftsmen who take pride in their work and care about their long-term customer relationships. We've been more than happy with our experience with them and would strongly recommend them for any project, large or small. Janine H. After meeting with several contractors, we hired Daniel Builders to remodel our kitchen. Daniel was the only contractor that showed up on time and in a timely manner to give me a quote. He showed professionalism right from the start! His customer service team and our project manager were knowledgeable and caring. The workmanship of our kitchen is outstanding and is guaranteed for life. I am so pleased with the outcome and the process to get there. Wendi Carson, designer and project manager, was helpful, professional, and knowledgeable. The team showed up on time, were courteous, and cleaned up after their work for the day. The whole process was easy and seamless. They strived to stay on budget and did! No easy task in a kitchen overhaul. I would use them again in a heartbeat! Outstanding company! Adair P. In 2015 Daniel Builders added a 10'x6' addition to our master bathroom. This involved a very complicated roof connection. We are extremely pleased with the meticulous attention they paid to every aspect of the project. They utilized our existing cabinetry and put in a tile shower and floor. They worked with us to get every detail the way we wanted it and helped us in the design/layout. They also replaced our entire roof and gutters and did an excellent job. (A previous roofing contractor did a terrible job only 12 years ago.) The job is outstanding. It turned out even better than we imagined and exactly within the budget we estimated. A big plus was the fact that they were there when they said they would be and followed up on every phone call, usually the same day. All of their employees were respectful and showed care to get things done the way we wanted. We trusted all of them to be in our house when were weren't there. Corrine K. We chose Daniel Builders for a building project around the same time some friends of ours chose a different builder for a similar project. Ours was finished 7 months earlier than our friends' project (well, probably - at this point, theirs is still unfinished). And compared to our friends' project, our price was locked in at the start. So while their building costs continued to rise as the project went on, Daniel Builders had our price locked. So what we agreed to in the beginning was exactly what we paid, regardless of market volatility. And that's just the time and the money involved. As anyone knows, the third leg of the triangle in any product like this is Quality. Daniel builders creates a phenomenal product. From the start, the architect worked with with me in an iterative process to ensure that everything was made exactly with our needs in mind. As construction started, the project manager was extremely attentive, constantly following up on us and making sure everything looked good to us. I would certainly choose them again if we ever have another building project. Alex S. Love Daniel Builders!! David Bass was our project manager and he couldn't have been more professional and kind!! Goes above and beyond the call of duty and takes his job very seriously; and even though he had several other projects going on at the same time, he treated ours as if it was his only one. Extremely impressed, and will definitely use DB again for future projects! You definitely get what you pay for. Taylor J. Daniel Builders did a fantastic job with the project at our house. Once everything was reviewed and signed, they acted very quickly to minimize the impact to our home, which was a very good thing to my homeschooling family. They were professional, but above all, very polite and respectful to everyone in our family. They treated our small project just as they treated a large commercial project downtown. If you want a class act handling your remodel, you need to contact Daniel Builders. Nick W. I have worked with Daniel Builders on two projects for the Anderson County Museum. Building an exhibit is a little out of the norm for them and they did a beautiful job. I am sure in a few years they will be at the top of my list when we start our next permanent exhibit. The entire company from the top down is very professional. They believe in doing the job right and if there is a problem, they correct it quickly. I would recommend Daniel Builders to anyone who needs a fantastic builder to get the job done right. Beverly C. TOP OF PAGE LOAD MORE LET'S TALK We’d love to hear from you! Full bathroom remodel with ADA roll in shower awarded the Bridge Award by the Greenville Home Builders Association for the highest degree of difficulty to build. 2022 2022 BRIDGE AWARD WINNER (100K - 200K) TRADITIONAL ADA BATHROOM Daniel Builders was named 2022 Bridge Awards Winner for “Highest Degree of Difficulty in a Partial Home Remodel $100K-$200K” for the “Ruskin Square” house. The Bridge Awards are presented annually by GBS Building Supply and produced by the Home Builders Association of Greenville to recognize excellence in craftsmanship and professionalism in the Home Building industry in the Upstate. "SUCH A UNIQUELY BEAUTIFUL BATHROOM THAT'S ADA COMPLIANT. THE WIFE LOVED THIS BATHROOM SO MUCH SHE JOKED HER HUSBAND WASN'T ALLOWED TO ENTER IT." - BOB CORD, DANIEL BUILDERS One of the primary goals driving this renovation was opening the floor plan to enhance the ability of the homeowners to age in place. With concerns for mobility in the future, the client requested an ADA roll-in shower and the removal of the water closet in favor of a more open plan. Opening walls and expanding the shower also helped meet a secondary goal to increase the natural light in what was originally a fairly dark space. An early idea was to add or enlarge windows, but this brought some challenges including the exterior look of the home, privacy, and use of the outdoor space. Instead, fewer walls, the addition of glass, and the combination of gorgeous, reflective marble with a delicate Schumacher wall covering accomplished a bright and elegant space. Finally, the custom vanity features a built-in mirror on the linen tower. This feature, combined with the recessed drawer stack and breakfront counter top allows the homeowner a small niche where she can sit to use the vanity while still maintaining the needed storage space within the cabinets. The design team worked to address every functional detail to provide for the client’s needs while also capturing a classic interior style that blends seamlessly with the original design of this beautiful southern home. Set the expectations for a positive renovation experience. BUILDING TRUST BLOG VALUE BUILDS TRUST Set the expectations for a positive renovation experience. < Back Will Cord 2016-11-30 It’s official. Daniel Builders now has a blog, and you're reading the first post! Welcome! Glad you’re here. What to Expect How many beloved salespeople do you know? I mean people you really enjoy being around. I know what you're thinking. If you don't have to endure a salesperson, then try to get as far away from them as fast as you can. Well, Daniel Builders wants you to benefit from our approach to sales. We see every interaction as an opportunity to build trust, whether you’re ready to spend $250K on a home renovation or simply calling to inquire about a leak in your ceiling. Obviously, not every conversation leads to project agreement, but every interaction is an opportunity to impart value. Which is also our approach to this blog. Post real value content. In other words, we’re blogging to provide you something useful, relevant, and inspirational. (And maybe sometimes hilarious!) Your home holds significant value. For many it's their greatest financial investment. That's just the tip of the iceberg though. What about the emotional value? Your home is a sanctuary, a place to "live", not to mention the location of countless memorable moments with friends and family. All of which contributes significant emotional worth. So how are you enhancing the value of something worth so much? After all, don't you want to love where you live? Daniel Builders wants to help! The Back Story We recognize General Contractors are up against some unfavorable stereotypes. Consider this. When was the last time someone raved about their General Contractor, or told you how well their renovation was managed? Instead, homeowner horror stories are much more common. Like the renovation that becomes a colossal money pit. Or, the General Contractor who mysteriously disappears in the middle of a project, never to be seen or heard from again. Here’s good news. Those experiences are completely avoidable. Starting a major renovation shouldn't lead you to seek treatment for anxiety. It shouldn't feel like leaping out of a plane unsure if you're wearing a parachute or a backpack full of bed sheets. So why aren't people sharing positive experiences? Is anyone having a positive experience with their general contractor? They are, but something big is missing. Trust. Unfortunately, our industry is characterized by high levels of customer distrust. Which is why Daniel Builders takes “Building Trust”, your trust, so serious. Which is also why we started a blog. This blog, along with the value you receive, is simply another way Daniel Builders builds trust. Enjoy. Are you contemplating a major home renovation? One of the most prestigious awards honoring South Carolina home building professionals. The Pinnacle Awards recognize the craftsmanship of the best home builders and remodelers in the Palmetto State. "THIS AWARD WAS A TRUE HONOR GIVEN THE LEVEL OF RENOVATION TALENT IN OUR STATE. WE STRIVE TO BE WORLD CLASS, AND THIS AWARD VALIDATES WE'RE MOVING IN THE RIGHT DIRECTION." - BOB CORD, DANIEL BUILDERS This gorgeous lakeside remodel began with an intent to open up the compartmentalized floor plan taking full advantage of the impressive view, as well as to enhance the character of the home through unique architectural features and high-end finishes. The Daniel Builders design team and homeowner collaborated to concept an open layout, removing load bearing walls and creating a seamless flow between the entry, kitchen, dinette, and living area. Large sliding doors surrounded by new, custom windows and an arched transom maximize the lake view and modernize the aesthetic. These additions, along with large windows in the kitchen bring substantially more natural light into the home than existed before. The kitchen features approximately a hundred square feet of counter-to-ceiling glass tile backsplash and a 5’x9’ seamless island countertop of Skara Brae Polished Cambria. The living area boasts a custom fireplace with painted wainscoting and a Cambria surround. Overhead the vaulted ceiling is detailed with Timber Truss Beams that draw the eye to appreciate this focal point in the space. Nine hundred square feet of LVP flooring unifies the different spaces as a whole and the custom rail and wrought iron baluster design provides a beautiful anchor between the different living areas. No detail was too small nor left untouched in fulfilling our client’s vision for this lakeside retreat. ROB, DREW, PAUL, LAURILYN, AND ALL THE FOLKS FROM DB WHO PARTICIPATED. ALL THE SUB-CONTRACTORS WERE GREAT ALSO. DEREK AND HIS CREW DID A GREAT JOB ON THE CABINETS. WE LOVE THEM. I HIGHLY RECOMMEND YOUR TEAM TO ANYONE LOOKING TO HAVE A WORRY FREE PROCESS AND OUTSTANDING RESULTS." - CHARTWELL POINT CLIENT
