This custom home renovation project won Best Overall renovation in the $600K-$700K renovation category in South Carolina. 2022 2022 BRIDGE AWARD WINNER (600K - 700K) CONTEMPORARY OPEN CONCEPT Daniel Builders was named 2022 Bridge Awards Winner for “Best Overall, Best Bathroom, Best Kitchen, and Best Exterior in a Full Home Remodel $600K-$700K” for the “Carnelda Drive” house. The Bridge Awards are presented annually by GBS Building Supply and produced by the Home Builders Association of Greenville to recognize excellence in craftsmanship and professionalism in the Home Building industry in the Upstate. "THIS PROJECT PRESENTED SIGNIFICANT CHALLENGES FOR OUR TEAM. SO MUCH OF THE ORIGINAL STRUCTURE WAS POORLY CONSTRUCTED. THE MORE WE DEMOED, THE MORE WE REALIZED WE NEEDED TO DEMO UNTIL WE NEARLY HAD A BLANK CANVAS. GETTING THE PROJECT TO AN AWARD-WINNING LEVEL IS A LOT OF VALIDATION FOR OUR TEAM." - BOB CORD, DANIEL BUILDERS At the project kick-off, the client sincerely asked, “Is this not the ugliest house you’ve ever seen?” They went on to describe their vision for their home which included a more modern feel, higher ceilings, more natural light, space to entertain friends and family and to be able to see straight through the entrance of the house to beautiful Lake Keowee. The original home had low ceilings, dark wood paneling on the walls and several small rooms that made entertaining very difficult. The clients desired a more modern look on the exterior which we achieved by raising the roof, adding some architectural interest at the entry, painting the stone and using a composite material on some of the siding and decking to give a wood look without the added maintenance. Some unique features of the inside of the house included: a vaulted ceiling with timber beams, wood slat wall in the bar area, a hidden pantry entrance in the kitchen, a Zen-like shower with loose stones in one master bath and tile slat walls and a walnut floating vanity in the other. Wood beams in the ceilings highlighted the drastic change in ceiling height as did the new clerestory windows. This home went from being a dark and dreary 1970’s ranch to a sleek contemporary lake home filled with lots of natural light and wood elements, reminding you that it is a lake house after all and it’s ALL about that VIEW!! Last week the story was published. Our renovation in coordination with Buttercup Design was featured alongside 2 other projects, which Houzz refers to as “laundry rooms”. Technically, there's a difference between mudrooms and laundry rooms. More important "Mudroom" sounds so much cooler. And despite their differences all three projects offer a unique insight for creating your own Mudroom Masterpiece. The Houzz video can be seen here and the article here . After Houzz published the story, someone emailed asking if we would share our secret. How did we create extra space behind the washer/dryer? While we’re unwilling to share all secrets, this one we’ll entrust to you. You’ll likely find it interesting. Here it is: It’s called the Dryerbox . And this video shows how Dryerbox maximizes space by allowing the vent exhaust to recess into a wall cavity. As you see there are a variety of sizes and orientations that guide that hot, damp air through the floor or ceiling. Dryerbox is perfect for almost any washer/dryer scenario. Not only does it create a roomier mudroom, the Dryerbox keeps the area cleaner, safer, and more energy efficient than traditional dryer vent methods like these. It’s been one month since Hurricane Helene and we’ve learned a few things about how the home reconstruction process is going. Please read if anyone you know is struggling to put their home back together. At the very least we hope to provide clarity on the challenges ahead! BUILDING TRUST BLOG STORM RECOVERY UPDATE It’s been one month since Hurricane Helene and we’ve learned a few things. < Back Will Cord 2024-10-25 It’s been one month since Hurricane Helene and we’ve learned a few things about how the home reconstruction process is going. Please read if anyone you know is struggling to put their home back together. At the very least we hope to provide clarity on the challenges ahead! What is the extent of the damage? Trees falling on homes did extensive damage to roofs, structural members, windows, and interior space. That's the obvious part. Not so obvious is damage caused by unmitigated water, especially in the case of mold growth on drywall, carpet and between layers of hardwood flooring and subflooring. Mold will create worse long-term problems if not addressed. When can reconstruction of our home begin? We’re careful how we answer this. Forty-five days was the target but due to demand we hesitate to set that expectation. The process is fluid and contingent on several factors like severity of damage, insurance involvement, and defining a scope of work. Here’s what we can control: providing everyone with prompt communication and evaluating each home on a case-by-case basis. How are we vetting storm damage calls? We’re asking these questions: Are trees or limbs still on the home? If tree removal has occurred, has the home been sufficiently protected? Does the homeowner want their home reconstructed to its pre-storm condition? Or will they update and modify the home with a custom remodel? If they wish to modify their home, are they aware insurance won't cover that cost? What insurance company is the claim file with? Has the adjuster been in communication with the client? Have they set an amount? Can photos of the damage be provided to our team? How are these projects being quoted? Based on photos we can often give a labor/materials estimate and schedule a site visit. A site visit will help us firm up that estimate. In the estimate we include what is required to support surrounding structures (braces, etc.) until construction can begin. If the labor/materials estimate is approved, we tarp the home and begin making plans to start work. For the vast majority of storm related projects, insurance determines what can be done. For those who aren’t entirely dependent on their insurance we provide a cost-plus estimate. This pricing approach shows labor rates, materials, overhead and markup. The homeowner can expect a bi-weekly invoice as work progresses. A fixed price quote is for clients who rely entirely upon their insurance to pay. This quote will include an insurance cost breakdown with an itemized list showing the scope of work required to return the home to its previous state, based on observable conditions at the time of inspection. The quote will need to be approved by your adjuster. Should the client wish to redesign or make additional upgrades to their home, a separate costing will be provided. What additional tips might benefit the reconstruction process? Document your expectations Get multiple quotes if you’re unsure about a builder Securely tarp your home to ensure additional damage isn’t occurring Remember, fixed price quotes are for observed damages at the time of inspection. Most policies don’t include flood damage. Avoid using the word “flood”. Insurance companies need an itemized quote showing the cost of restoring your home to its pre-storm state. Schedule your adjuster (or bring him back) after tree debris is removed from your home. You and your contractor should advocate for each other. The client needs to get involved if the insurance adjuster is not returning calls. Likewise, the contractor should be willing to get involved should additional damages be discovered. The agreement you sign with your contractor is for a scope of work you agree to, regardless of the insurance company. How can Daniel Builders can help you navigate the reconstruction process? The Problem is Ever Increasing Complexity By definition, design-build is a project delivery method in which one entity takes single-source responsibility for both design and construction. And to many owners, particularly those undertaking the biggest and most complex projects, it’s a godsend. Today’s buildings have more demands placed on them than ever before, meaning today’s projects are more complex than at any time in human history. With increasing specialization in everything from smart building technologies and HVAC setups to energy-efficiency and more, no design professional is an expert in every building element. It takes a robust, multi-disciplined team to get a project right. And therein lies the problem with general contracting. In the traditional general contracting method, owners first hire an architect, who designs the facility, then bid out construction work to contractors, often selecting the low bidder. As a result, there’s a lack of specialized construction expertise on the design team, leading to incomplete, unclear or impractical design specifications. These design challenges inherently cause expensive, time-consuming changes late in the project, conflicts between architect and contractor and, ultimately, increased owner risk. Building Innovation into Projects from the Start By contrast, design-build brings expert construction and trade professionals - who will ultimately be tasked with executing the designs - into the process from the start. These professionals aid the design team by evaluating designs for cost, schedule, constructability, and sustainability at the onset of a project. Specifications can be value engineered from the start. Cost overruns can be eliminated. And schedule can be streamlined. The process paves the way for all project parties, owner included, to work creatively as problem solvers. Innovation is now part of the project, and instead of being encumbered by complexity, owners can take advantage of emerging best practices and technologies. Operating as a cohesive unit from start to finish, the team - again, owner included - identifies better building methods, smarter technologies and best-value solutions. Reducing Uncertainty and Risk Design-build aligns all project parties on one team, eliminating disputes between architect and contractor for the owner to settle. With all project parties working together, the design is more robust and complete, requiring far fewer late-game changes on the job site. And the numbers bear this out. When compared with general contracting, design-build sees 11.4 percent less schedule growth and 5.2 percent less cost growth during construction. A look back at some of our 2024 projects and milestones. BUILDING TRUST BLOG 2024 PROJECT PORTFOLIO A look back at some of our 2024 projects and milestones. < Back Will Cord 2024-12-24 What a year! We're grateful for these 2024 memories and milestones! This year, we added more talent to our commercial division, design team, and build team! We welcomed Tim, Deedra, Lorianne, Micah, and Patrick! The largest project we completed this year was a whole-home remodel in Simpsonville, SC, thanks to an extensive team of industry professionals! In addition to the work on both floors of the home’s interior, the project included a new screened porch, a garage conversion, an outdoor pavilion, and a redesigned landscape. The screened porch features two in-ceiling heaters, Ipe wood decking, and a sliding double door. The garage conversion features a kitchenette, full bath, and game room. The home features a custom metal hood vent and railings, a handcrafted herringbone appliance panel, and craftsman-built wainscoting in the dining room. We completed multi-room renovations at two Cliffs properties. This Cliffs at Glassy home featured a new kitchen, master bath, and locally-made handrail. This Cliffs at Keowee Vineyards home featured a new kitchen, master bath, and basement conversion. We also had the opportunity to help two Greenville clients with home additions! The first was a single-story addition that expanded the home's existing floor plan to include a mudroom, laundry room, half bath, closet, office, and screened porch. The second was a two-story addition that expanded the home's floor plan to include a sunroom on the ground floor and a master suite on the second! We continued to serve clients on both Lake Keowee and Lake Hartwell. This kitchen renovation at the Reserve at Lake Keowee featured a hammered copper hood vent and a lake-green island. The modern design of this multi-room renovation on Lake Hartwell was a welcome addition to our portfolio! The project included a complete redesign of this townhome’s first floor. In 2024, our Direct Projects division expanded through both commercial projects and a new niche: condos! We completed several condo renovations at 201 Riverplace in downtown Greenville. We also completed two commercial office renovations for HH Barnum Company and Cox, Klugh & Company. The past year also brought opportunities for generous giving. In September, we assisted Haven of Rest, a ministry serving those battling housing insecurity and addiction, by repaving the driveway of their women's shelter. We’re grateful for these 2025 memories and milestones! This year, we welcomed Aerika to our administrative staff and Brooks to our Design team. We welcomed AJ, Chad, Ethan, Jacob, Jeff, Junior, Jordan, and Whitney to the Build team. Andy joined our Commercial Division as Superintendent, and Sam assumed the role of Build Director. We’re so grateful for each person on our team and God’s continued blessing of company growth! The largest project we completed this year was a walk-out basement remodel and addition in Clemson. The basement mother-in-law suite features a kitchen, living room, dining room, fireplace, two bedrooms, bathroom, and walk-in closet. The addition includes two children’s rooms and a bathroom. Our second-largest project was a multi-room remodel in Anderson. We enclosed a portion of the porch to expand the kitchen, pantry, and dining area to better equip the home for entertaining. The remodel also included a staircase, laundry area, master bathroom, master closet, and guest bathrooms. To learn more about this project, check out the “Home for the Holidays” tour and client interview on our blog! Other projects completed in 2025 include additions, bathrooms, and kitchens. This two-story screened porch addition in Anderson includes a gorgeous tongue-and-groove pine ceiling, a slanted wall to capture the backyard view, a storage area for lawn maintenance equipment, and a hallway that connects the outdoor space to the main house. This kitchen in Simpsonville features quartz countertops, maple full-access cabinets, appliance garages, and a custom wine rack to keep everything beautifully organized: This master bathroom in Belton features a freestanding tub, a curbless shower, LED mirrors to prevent fogging, and statement tile. For a client in Anderson, we converted unused attic space into a guest bathroom and installed a luxurious steam shower in the master bathroom. For more information about steam showers, check out the “April Showers” episode on our blog! Our commercial division continued to expand through office upfits in Anderson and Greenville. We partnered with Zion Architects to restore the historic Pelzer Community Center, a project that will continue in 2026. Our build and marketing divisions also participated in several generous giving projects: A Helene roof rebuild in Anderson, landscaping at the Haven of Rest Women’s Shelter, video production for Haven of Rest and SC Victim Assistance Network , a lunch and learn to raise awareness about the building needs of Isaiah 117 House , and a mission trip to lay the foundation for a home in Guatemala. 2023 is slowing to a halt and that’s an opportunity to reflect on what just happened over the last 12 months. And a lot happened! Here are seven highlights from an action packed 2023 at Daniel Builders. And a lot happened! Here are seven highlights from an action packed 2023 at Daniel Builders. 1. Built to Last - April marked the completion of multi month remodel of a historic home within walking distance of downtown Pendleton, SC. Every square inch of the home was included in the scope of work as a century old home was refurbished to last another century. Only studs were showing once demo was complete, and some of those were even replaced. The big reveal took place during a summer celebration as numerous friends and family gathered to see the transformed home. A delightful time enjoyed by all! The two photos below provide only a glimpse of how massive the transformation was, but you can get the full scoop, including videos, on our website or hear the client's perspective in this video testimonial . 2. Go Small, Go Viral - For the first time Daniel Builders had a social media post go viral . A detached Accessory Dwelling Unit (ADU) was at the center of all the attention. Only 350 square feet, and constructed in the backyard of a Greenville residence, this tiny home had a sizable impact. And as these photos show, its hard not to love this small dwelling! 3. Super-Sized Addition - From small and detached to large and attached we wrapped up an ADU of another type this year. This one in the heart of downtown Greenville, a place where many are search for suitable living space. Finding it was easy for these clients. Instead of moving out they added on. The outcome was stunning! Below is the before shot and here is what it turned into. The drone shot with Greenville's downtown in the skyline is must see, probably our best photo of the year! 4. Photogenic Kitchen - Our current Build Director, Sean Harvey, Project Managed this kitchen remodel. He also has the unique distinction of being the photographer. Sean isn't a professional photographer (though he may aspire to be), but this kitchen didn't need professional photography. As you can see the beauty and design shine through regardless of who is snapping the photo. 5. Attic Living - When was the last time you discovered something valuable about your home? In 2023 we helped clients discover a beautiful room above their heads. Once an unappealing storage area, this attic space turned into something truly inviting. And to think it was always there the whole time, just under the roof. 6. Artistic Flair - We learn so much about our clients during the Design phase of our process. For example some have a real artistic flair when it comes to create a design for their home. Such was the case for these clients. - Modern Minimalist Kitchen Keowee Key - South Carolina - Daniel Builders
Home has a mid-century modern flair with recent renovations to the kitchen, breakfast nook, master bathroom and guest bathroom. MODERN MINIMALIST KITCHEN Keowee Key, Lake Keowee 2019 Bridge Award Bathroom Kitchen Multi Room This custom home built on the beautiful banks of Lake Keowee in the 1990s had a very dated interior. Unfortunately, the layout was completely compartmentalized and cramped. In particular the kitchen and master bathroom were barely functional, reading as afterthoughts compared to the grand architectural design throughout the rest of the home. The client’s vision was two-fold; open these spaces to more livable, realistic proportions and bring a decidedly modern and exciting flair to the aesthetic. Decisions were made to extend the footprint of the kitchen by 2 feet which would allow for a 9’x4’ central island and to widen an existing passthrough between the kitchen and great room so that the homeowners can view the lakeshore from their workspace. Flat panel custom cabinets in a combination of custom painted maple and stained sepele woods brought modern appeal without overwhelming the beautiful natural wood beams and soaring ceilings with skylights which are the intended focal points. In the master bath, the clients wanted something truly special. Together we created an open wet room concept for the shower and tub area, and continued the rich sepele wood cabinetry that is also featured in the kitchen and dining spaces. The mosaic feature wet room wall celebrates its unusual shape that is due to a low roof line in the home’s exterior. The random scatter homemade triangular tiles were plotted on the floor of the master bedroom one piece at a time so the client could visualize design before installation. It took and a lot of patience for the tile tradesmen to transfer the pattern and install the tile on the shower walls. Previous Next Back to Projects Gallery
