BUILDING TRUST BLOG BENEFICIAL FAILURES Allow us to share what we learned through failure. < Back Will Cord 2019-04-16 Becoming a sought after renovation contractor didn't happen instantly for Daniel Builders. There were some hard lessons we learned and willingly share. You’re the beneficiary of our failure. “I didn’t fail. I just found 2000 ways not to make a lightbulb.” - Thomas Edison. Call it what you want, but these 7 things we got wrong. We could deny getting it wrong, but what good is that? Owning failure has much greater benefit for you, our target market, to reap. Greater value comes to you because of lessons failure taught us. Here’s where we failed and found a better way. Pricing Failure - More than once we paid dearly for underquoted projects. Quoting errors revealed our great need for a design build process. It was obvious. When you carefully design and clearly scope a project (making all selections upfront), pricing is accurate - even the very best "educated guesses" aren't as accurate. Implementing the design build process gave our business long term stability. After all, what good is a lifetime warranty when a business doesn't survive? Identity Failure - We tried to be a “do it all” contractor. Any project, regardless of size, scope, or budget, we tried to make work. Big fail. This approach gave us no identity. No focus. No niche. Our customer base showed us we have a strength – renovations. Design build renovations became our exclusive niche. We no longer try to do it all. Instead, you now have a highly specialized renovation contractor. Communication Failure - Verbal communication is one of our strengths, but it created a problem. We relied too heavily on it. Important details were being communicated in conversation but forgotten. Who remembers all conversations perfectly? Not us. Not our customers. We made follow-up emails mandatory after important conversations. Now the phrase “I thought you said….” isn’t necessary because it's in writing. Finishing Failure - Who wants to live in a home continually “under construction”? A good renovation contractor wants your project finished as much as you do. “Project dribble” is phrase we coined to describe the plethora of little issues that keep projects from finishing on time. Eventually dribble got our full attention, and we found proactive was to prevent it. So, your estimated date of completion isn't delayed by dribble. Lead Generation Failure - We used Service Magic, a lead generation company, in the early days of our business. Big mistake. It didn't take long to figure out you, our customers, are the best referral partners. That shouldn’t be a shocker. When you’re happy with our service and quality you talk about it ( and many are talking. ) So we canceled Service Magic, and put even more effort in delighting you, and strengthening client relationships. It's a win-win for you and us. Giving Failure - We’re passionate about giving. “Generous Giving” is one of our core values. And giving “too much” to charity has never been a regret. But we have given too much to non-charitable causes. We pumped too much time, effort, and insights into projects that never materialized, and toward customers who never moved forward. We figured out charging a small consultation fee is a great way to gauge a client's level of commitment. Now business efforts are more aligned with you, the paying customer, and charitable efforts with those in real need. Acknowledging Failure - Why are so many business owners unwilling to acknowledge failure? Maybe they feel threatened by transparency. We see it different. “Building Trust” (which is both our tagline and our passion) requires straightforward communication, even when we get things wrong. Talking about failure once made us squirm. BUILDING TRUST BLOG CONTRACTOR QUESTIONS Ask your renovation contractor these seven questions. < Back Will Cord 2017-06-27 Be prepared to speak with your renovation contractor prior to a face-to-face meeting. Great questions to ask a GC before starting a custom renovation. Hiring a renovation contractor is a major investment. As with any investment, you must determine cost (not to be confused with price; more on that difference here), and value. This info can be acquired by asking your contractor the right questions. Here are 7 questions for evaluating a renovation contractor. Are reviews and references available? Avoid making mistakes others have already made. Instead, listen to their feedback. This feedback is available in the form of reviews and references. Reviews can often be found by doing a simple online search. Houzz, Guild Quality and Angie’s List are places to look. Before getting too serious with a contractor (especially when a large project is at stake), request references. A reference typically has favorable feedback but will also speak specifically to what matters most to you (ie. your interest in quality, communication, timeliness, safety, etc). Bottom line: Word of mouth feedback can take the form of reviews and references and is still a great method for assessing a contractor. Do you provide a detailed scope, appropriate renderings/drawings, guaranteed cost and clear payment schedule? Red flags should fly up if any of these are missing. Detailed scopes and renderings provide a clear idea of what to expect. As opposed to being unpleasantly surprised by getting less than you expected. Don’t just “hope” you and your contractor share the same expectations. Get clear documentation and renderings before construction moves forward. Bottom line: Clear, documented expectations ensure you and your contractor are on the “same page”. How long is your craftsmanship warrantied? Move quickly away from the contractor who offers no warranty. A contractor unwilling to warranty his work likely has little confidence in the quality of his craftsmanship. Or, he sees little value in customer service. Neither scenario is good. Bottom line: The best contractors stand behind their work for years to come and beyond . Will you provide a copy of your insurance and contractor’s license? Many “would be” contractors attempt to skip this requirement, and consequences can be devastating. Some of the potential problems include investigations, fraud, and liability disputes. Instead, protect your investment (ie. value) by hiring someone who is operating legally. Plus, you can be assured any person trying to circumvent the law is likely to take advantage of you as well. Bottom line: Don’t entrust your home to a contractor breaking the law . What is your process for handling change orders? Changing your mind or encountering unforeseen problems during a renovation can be costly, but it happens. Knowing the change order process upfront can really protect your budget. (No renovation is worth bankruptcy.) A contractor who says, “Let’s worry about change orders when they happen,” is really saying, “I don’t have a process. “Bottom line: A clear change order process prevents the homeowner from feeling trapped when unforeseen expenses escalate. How frequently will a dedicated project manager communicate with me throughout the project? “I can’t get my contractor to call me back,” is a far-too-frequent complaint among homeowners working with contractors. This is a great topic to discuss as you speak with references. Before starting a project make sure you 1) meet the project manager assigned to you and 2) receive an overview of the communication process. Otherwise, your renovation might cost you significant confusion, frustration and lost time. Bottom line: Know the plan for communication before construction begins . How do you resolve disagreements? Granted this is a bold question to ask and may cause a slight bit of awkwardness. However, that’s a small price compared to a project gridlocked by a disagreement. A serious disagreement can still happen despite every effort on the front end. The good news is disagreements don’t need to be terrible experiences. A clear method for resolving disagreements will ultimately strengthen the credibility of a contractor. Bottom line: Disagreements can be costly if not handled in a professional, ethical and timely manner. Are you contemplating a major home renovation? "How does that make you feel?" Asking this age-old psychiatric question is highly recommended as you consider ways to improve the space where you live. A few days ago, I came across these 7 décor characteristics that influence your emotions and wanted to share them with you. The Color of Your World In the early 1800s, Johann Wolfgang von Goethe proposed colors affect the human psyche in his book Theory of Colours . Although his interpretation of certain colors was not entirely accurate, his theory was confirmed through recent studies and experiments. Today, we know colors affect us on a psychological level. Here are some color correlations: Red - passion, warmth, intimacy Orange - energy, innovation Yellow - joy, creativity Green - relaxation, naturally soothing Blue - calming, refreshing Purple - luxury, sophistication Gray - relaxation, peacefulness Brown - relaxation, calmness, connection to nature Black - boldness, power White - cleanliness, purity, sterility Bringing Nature Indoors While there's nothing wrong with filling your home with modern conveniences, too much may leave the living space feeling sterile or impersonal. Such environments do little to reduce stress and feelings of anxiety. Psychologists recommend adding elements of nature to your environment to counteract a space that feels sterile. Bringing potted plants inside, keeping a bouquet of flowers on a table, and hanging paintings of outdoor scenes will help create a relaxed and welcoming environment. Clear the Clutter Clearing clutter is one of the most basic things you can do to improve a room’s vibe. We tend to let things pile up here and there. These eyesores affect our stress levels. You may not consciously be aware of it, but seeing clutter can cause you to tense up and feel anxious. Adding a cabinet space enhances the atmosphere and provide a place for storing papers, books, and other items. Increase Natural Sunlight The amount of natural light a room receives will also affect your mental state. Depending on how a home is situated, some rooms receive very little sunlight. Adding skylights can help, but there are also cheaper options. Try adding mirrors to the room, placing them at angles to capture the sun's rays. A mirror’s reflection also helps make a room look bigger. Add the Illusion of Space Rooms that are smaller and more confining can either be cozy or suffocating. If the room makes you feel claustrophobic, try to create more room. As previously mentioned, mirrors can add dimension to the room. Additionally, look for ways to leave the center of the room empty. Instead of a coffee table, add an extra end table. You can also add more artwork to draw the eye away from the size of the room. Take Advantage of Aromatherapy Adding scented candles is a simple, quick way to enhance a room's aroma. Alternatively, you might prefer investing in an essential oil diffuser. Whichever method you choose, look for scents that lead to a positive and relaxed emotional state. Lavender, cinnamon, and jasmine are just a few to consider. Invest in New Furniture If you're a crafty person, you might build your own tables or a chair from reclaimed wood. This brings your personal style to a room and promotes a more welcoming vibe. If your sofa and chairs don't help you feel relaxed, consider selling them and buying something a little different. Your home should be a place to relax and unwind, so keep that in mind, when shopping for new furniture. Paying closer attention to how your room makes you feel enables you to create a happier environment. People often tend to create a room by adding components that they like without giving thought to how those items will affect the overall environment. BUILDING TRUST BLOG HOME PRICES SOAR James Anderson discusses soaring home prices. < Back Will Cord 2021-06-15 You probably noticed homes are selling for significantly more now than a year ago. The Building Trust Blog interviews mortgage lender James Anderson on the topic of soaring home prices. As a homeowner this is great news, but not-so-good-news if you’re trying to purchase (much less find) your dream home. Homes are disappearing from the market at sonic speed, or at least faster than many would-be home buyers can even compose an offer. The good news is you have options and equity to Design-Build renovate your current home into a dream home. Recently, the Building Trust Blog (BTB) reached out to respected mortgage lender, James Anderson (JA) to get his take on what's happening. BTB: How much longer can we expect to see these “historically low" rates? JA: There is not a crystal ball in my office, but it is clear they won’t last forever. Inflation will eventually catch up to the bond markets, and then mortgage rates will follow. BTB: How frequently do rates change? Are you seeing significant volatility day to day? JA: Mortgage rates can change at any time. Until a loan is locked, there is no guarantee. Many times, they can move up or down several times during the day. Some days are fairly quiet, and we can see stable rates for a week or more, but then it can change on a dime. Typically rates creep DOWN and shoot UP very quickly. BTB: With home values on the rise, would you recommend starting a renovation now? JA: If you like your location/neighborhood but want some better options and functions in the dwelling- renovation is a great option. Yes, now is a great time to add value to your property. BTB: When it comes to investing in your home, which is the better option a Renovation Loan or Cash Out Refinance? Why? JA: Both are great options depending on each individual case. The main reason for the renovation loan is to tap into the future equity once the project is complete. The budget and scope of work will also drive the decision for which financial path. BTB: What makes a mortgage lender elite? Truly beneficial to the client? JA: Many banks “say” they offer construction and renovation products, but the execution of the product and program is severely lacking. BUILDING TRUST BLOG SUNROOM SEASON Here are five ways for your home to take in more of the great outdoors. < Back Will Cord 2024-04-04 Better weather is rapidly approaching, are you prepared to enjoy it? Have you considered adding a sunroom or an all season room to your home? A sunroom is a perfect complement to your patio installation. What options do you have when it comes to remodeling or adding space conducive to soaking up the sun? Daniel Builders is your trusted sunroom builder and here are 5 different sunrooms we can provide. Sunroom Bump Out Addition A bump out is an addition that expands the square footage of an existing room, as opposed to constructing a whole new room. This makes it significantly smaller and less expensive than a full-scale addition. First-floor main living spaces, such as living rooms and dining areas on the rear of the home, are candidates for bump out additions. Enclosed Porch In general, this is the least expensive way to add a sunroom, as it’s possible to leverage the infrastructure of your existing porch. Unfortunately, this option doesn’t work for every porch. You’ll need to check with a reputable builder to ensure the foundation can support the enclosed structure. Insulation, drywall, plumbing, electrical, and HVAC (though it’s possible to use existing) are also necessary considerations when transforming a porch into a sunroom. Porch Addition An addition is a two-phase, long-term approach. A full-scale addition requires a larger financial investment, as it is likely to require a six-figure budget. Longer build time is also a factor to consider, as this option involves creating a completely new structure. The first phase of that process is getting architectural plans. A robust Design phase clarifies needs prior to breaking ground on a porch addition. At Daniel Builders, design phase deliverables include renderings, a detailed scope of work, a list of selections, and a fixed price. After the design is approved, the project moves into the build phase. Conservatory A conservatory is distinct from a sunroom. Originating in 15th century England, conservatories are characterized by walls and ceilings made of 50-75% glass. Their main function is to nurture indoor plants, and they are also commonly referred to as greenhouses. As a result of the growing popularity of gardening, the construction of conservatories has increased. Trusted design-build contractors, like Daniel Builders, can construct a custom conservatory and create the architectural design. Detached Sunroom The options here are endless and cross over into the Accessory Dwelling Unit (ADU) category. Daniel Builders is your trusted ADU builder. And can design and build a variety of detached ADUs such as pool houses, tiny houses, cottages, and other structures utilized as secondary dwelling options to the main residence. In the case of a detached sunroom, the concept is generally the same. Although they’re not built with all the features of a home, these sunrooms allow families to enjoy the outdoors from the comfort of a detached, conditioned space.
