- Modern Minimalist Kitchen Keowee Key - South Carolina - Daniel Builders
Home has a mid-century modern flair with recent renovations to the kitchen, breakfast nook, master bathroom and guest bathroom. MODERN MINIMALIST KITCHEN Keowee Key, Lake Keowee 2019 Bridge Award Bathroom Kitchen Multi Room This custom home built on the beautiful banks of Lake Keowee in the 1990s had a very dated interior. Unfortunately, the layout was completely compartmentalized and cramped. In particular the kitchen and master bathroom were barely functional, reading as afterthoughts compared to the grand architectural design throughout the rest of the home. The client’s vision was two-fold; open these spaces to more livable, realistic proportions and bring a decidedly modern and exciting flair to the aesthetic. Decisions were made to extend the footprint of the kitchen by 2 feet which would allow for a 9’x4’ central island and to widen an existing passthrough between the kitchen and great room so that the homeowners can view the lakeshore from their workspace. Flat panel custom cabinets in a combination of custom painted maple and stained sepele woods brought modern appeal without overwhelming the beautiful natural wood beams and soaring ceilings with skylights which are the intended focal points. In the master bath, the clients wanted something truly special. Together we created an open wet room concept for the shower and tub area, and continued the rich sepele wood cabinetry that is also featured in the kitchen and dining spaces. The mosaic feature wet room wall celebrates its unusual shape that is due to a low roof line in the home’s exterior. The random scatter homemade triangular tiles were plotted on the floor of the master bedroom one piece at a time so the client could visualize design before installation. It took and a lot of patience for the tile tradesmen to transfer the pattern and install the tile on the shower walls. Previous Next Back to Projects Gallery

It’s been one month since Hurricane Helene and we’ve learned a few things about how the home reconstruction process is going. Please read if anyone you know is struggling to put their home back together. At the very least we hope to provide clarity on the challenges ahead! BUILDING TRUST BLOG STORM RECOVERY UPDATE It’s been one month since Hurricane Helene and we’ve learned a few things. Back to Blog 2024-10-25 It’s been one month since Hurricane Helene and we’ve learned a few things about how the home reconstruction process is going. Please read if anyone you know is struggling to put their home back together. At the very least we hope to provide clarity on the challenges ahead! What is the extent of the damage? Trees falling on homes did extensive damage to roofs, structural members, windows, and interior space. That's the obvious part. Not so obvious is damage caused by unmitigated water, especially in the case of mold growth on drywall, carpet and between layers of hardwood flooring and subflooring. Mold will create worse long-term problems if not addressed. When can reconstruction of our home begin? We’re careful how we answer this. Forty-five days was the target but due to demand we hesitate to set that expectation. The process is fluid and contingent on several factors like severity of damage, insurance involvement, and defining a scope of work. Here’s what we can control: providing everyone with prompt communication and evaluating each home on a case-by-case basis. How are we vetting storm damage calls? We’re asking these questions: Are trees or limbs still on the home? If tree removal has occurred, has the home been sufficiently protected? Does the homeowner want their home reconstructed to its pre-storm condition? Or will they update and modify the home with a custom remodel? If they wish to modify their home, are they aware insurance won't cover that cost? What insurance company is the claim file with? Has the adjuster been in communication with the client? Have they set an amount? Can photos of the damage be provided to our team? How are these projects being quoted? Based on photos we can often give a labor/materials estimate and schedule a site visit. A site visit will help us firm up that estimate. In the estimate we include what is required to support surrounding structures (braces, etc.) until construction can begin. If the labor/materials estimate is approved, we tarp the home and begin making plans to start work. For the vast majority of storm related projects, insurance determines what can be done. For those who aren’t entirely dependent on their insurance we provide a cost-plus estimate. This pricing approach shows labor rates, materials, overhead and markup. The homeowner can expect a bi-weekly invoice as work progresses. A fixed price quote is for clients who rely entirely upon their insurance to pay. This quote will include an insurance cost breakdown with an itemized list showing the scope of work required to return the home to its previous state, based on observable conditions at the time of inspection. The quote will need to be approved by your adjuster. Should the client wish to redesign or make additional upgrades to their home, a separate costing will be provided. What additional tips might benefit the reconstruction process? Document your expectations Get multiple quotes if you’re unsure about a builder Securely tarp your home to ensure additional damage isn’t occurring Remember, fixed price quotes are for observed damages at the time of inspection. Most policies don’t include flood damage. Avoid using the word “flood”. Insurance companies need an itemized quote showing the cost of restoring your home to its pre-storm state. Schedule your adjuster (or bring him back) after tree debris is removed from your home. You and your contractor should advocate for each other. The client needs to get involved if the insurance adjuster is not returning calls. Likewise, the contractor should be willing to get involved should additional damages be discovered. The agreement you sign with your contractor is for a scope of work you agree to, regardless of the insurance company. How can Daniel Builders can help you navigate the reconstruction process? This award winning partial home remodel of the master bathroom and wine cellar were recognized for degree of difficulty and special feature lighting. CONTEMPORARY LUXURY BATH Chanticleer 2021 Bridge Award Basement Bathroom Multi Room Master Bath: Beyond upgrading the dated interior, some of the client’s biggest goals for this potential-filled 386 square feet of Master Bathroom space was to create better traffic flow, more shower space and additional closet storage. All existing interior was completely demolished at the start the of this renovation. Defining characteristics of this Design-Build renovation are custom floating vanities with MTI Baths Boutique Collection vanity tops and Integrated sinks, Isenburg matte black wall mounted faucets, B&F Marble Systems Marmara Avenza Light & Dolomite tile accent wall, dimmable backlit mirrors by IB Mirror, Sonneman LED wall sconces, and recessed custom shelving with LED backlighting. A custom zero entry tile shower was designed utilizing the Wet Style Feel Collection matte black shower base, B&F Elegance 24” x 48” Statuario matte porcelain tile walls and bench, and Isenburg matte black shower fixtures and body sprays. Flooring throughout the bathroom was B&F Elegance 24” x 48” Nero Marquina matte porcelain tile. Lighting for this renovation came via a Klus wall integrated LED system. As for bathing, a Barclay freestanding tub with Isenburg matte black tub filler was installed. No detail was overlooked during this Master Bathroom transformation from an outdated area to a delightful new space that thrilled the homeowners. Wine Cellar: The client’s vision for this hidden space, accessed via a secret passageway, was to incorporate elements of modern design to create a wine cellar of unequaled flair. “Before” photos reveal a dark, unrefined basement area prior to undergoing extreme transformation. The effort to convert the original wine cellar into a finished space began with the installation of a waterproofing system. Relocation of existing wiring, plumbing, and HVAC ducting followed, to create the necessary headroom for a finished ceiling. The most eye-catching aspect of this renovation is the lighting. Light sources include Klus wall and ceiling integrated LED strip lighting, LED backlighting for the wine rack, LED up lighting at custom floating shelves, and LED stair riser lighting. The homeowner’s inspiration for the ceiling was to create a lighting arrangement that appeared as “pick-up sticks” that were randomly dropped. A Silver Cloud leathered granite countertop with a mitered waterfall edge sits atop custom-built cabinetry, and is complemented by in-countertop pop-up receptacles, an Elkay quartz sink, and an Isenburg matte black faucet. Under the counter is a beverage cooler and an ice maker. The flooring consists of B&F Elegance 24” x 48” Nero Marquina matte porcelain tile, along with an accent strip of polished black pebbles below the sleek wine rack from STACT. This Lake Hartwell South Carolina home with open concept was recognized by winning a Bridge Award for a four pane ceiling with tongue and groove paralleling a four gable roof. 2022 2022 BRIDGE AWARD WINNER (400K) TRADITIONAL OPEN CONCEPT Daniel Builders was named 2022 Bridge Awards Winner for “Highest Degree of Difficulty and Best Innovation of Space in a Partial Home Remodel $400K” for the “Gambrell Road” house. The Bridge Awards are presented annually by GBS Building Supply and produced by the Home Builders Association of Greenville to recognize excellence in craftsmanship and professionalism in the Home Building industry in the Upstate. "THIS WAS AN ESPECIALLY COMPLEX CEILING AS SEEN IN THE PHOTOGRAPHY, BUT OUR CRAFTSMEN WERE UP FOR THE CHALLENGE AND DID EXQUISITE WORK." - BOB CORD, DANIEL BUILDERS This lakefront home features 4 gable roof lines that all meet at a central peak in the center of the living area. Our goal was to create parallel lines with 3’’ tongue and grove across each ceiling plane, while also accounting for variance of existing structure. Shadow lines in the trim were utilized to create intentional reveals throughout the ceiling, and the ceiling was scribed to the existing fireplace. Originally a truck service garage this facility was renovated into the corporate headquarters for Sushi was Gusto, which included a Sushi Corporate Kitchen and Learning Center, a DHEC approved food prep area. It became the corporate headquarters for Sushi was Gusto, which included a Sushi Corporate Kitchen and Learning Center. This renovation required turning an unconditioned area into a DHEC approved food prep area. Extensive electrical and plumbing work went into making the kitchen layout (complete with a walk-in cooler) possible.
