Daniel Builders is a proud member of the Home Builders Association of Greenville (HBAGVL). The Building Trust Blog interviews the HBA executive director Taylor Lyles. Accountability, education, advocacy, and endless opportunity to form productive partnerships is how HBAGVL has become a force for positive change in residential construction. Which ultimately benefits the homeowner. As part of our ongoing effort to Build Trust we recently interviewed executive VP, Taylor Lyles (TL), on behalf of our client base. BTB: Why have an HBA? TL: Great question. On a local level the Home Builders Association educates both builder and consumer. We have an Approved Professional Builder program to help consumers identify quality, vetted builders, which also provides criteria for home builders and renovation contractors seeking to establish a good reputation. BTB: What qualifies a builder to be an Approved Professional Builder? TL: We have some pretty rigorous expectations. Our builder members must be licensed, bonded, insured. Have been in business more than 1 year. Have ZERO outstanding liens and free and clear of major complaints within 1 year. Workers Compensation that is consistent with South Carolina State Law. All while using a written contract in all aspects of business with consumers. As we start looking into the future, we envision a continuing education for SC builders that will continue to ensure a high standard of quality. BTB: How can a consumer know they’re hiring a good builder? TL: Right out of the gate make sure they are licensed and bonded. Make sure the builder provides a written contract. Too often we see “fly-by-night” contractors disappear with a $20K-$40K down payment. That’s completely avoidable and should never happen. The HBA is here to help the consumer vet contractors. BTB: What is the biggest threat from a government standpoint facing our industry? TL: Three words. Land. Development. Regulations. And also, moratoriums. This is where governing bodies like a county council can halt all new construction. That’s very detrimental. In Greenville we need +100K more houses built over the next 20 years. Trying to stop new construction now will only create huge problems for citizens living in Upstate SC. It’s interesting to see council members standing with golden shovels in hand welcoming a new plant or business to the Upstate but giving no thought to where their labor force will live. Also, fewer housing options drives up pricing. So affordable housing can quickly become nonexistent. BTB: The HBAGVL is a resource for all, but who can become a member? TL: Great question. Anyone involved (or seeking to get involved) in the construction industry is eligible to be a member. That includes everyone from appliances vendors to those who provide insurance. And obviously Builders, Remodelers and Skilled Trade partners play a huge role in our membership. BUILDING TRUST BLOG LAWS OF THE UNIVERSE The ground rules of a Guide Design Build custom renovation. < Back Will Cord 2018-01-01 The ground rules of a Guide Design Build custom renovation. Production Don't be hurt by a little dirt . Work sites can get messy. Keep in mind it is a WORKSPACE, and some dust & debris is expected. Trades and carpenters are responsible to maintain a level of cleanliness, organization, and safety, but deep cleaning and detailing happens after the work is complete. Stick to the scope . Existing imperfections not addressed in the scope of work will still exist at the end of a renovation. Examples include: Trim not replaced or painted will still have old paint & stain imperfections. Foundation problems will negatively impact a new renovation potentially causing floors not to be level and walls out of square. Marginal electrical and plumbing won’t improve unless included in the renovation scope. Acknowledge the unknown . There is no way to know for certain what is inside existing walls, ceilings, and floors until they are open and exposed. See colors change . Paint & stain colors appear different based on lighting, surface type, material type (wood, brick, Hardie plank, etc.) and even angle of viewing. Give up match making . Matching an existing stain perfectly is impossible. Blend in, but not seamlessly . Seams are part of a countertop hard surfaces. They can blend into the surface but can not be completely invisible. Scheduling Anticipate inactivity . Sometimes on-site physical activity slows to a halt, and that doesn't always indicate a scheduling delay. Actual delays (those that push back the project end date) will be communicated by the Project Manager. Permit a permitting delay . Local permitting and inspection offices operate on a schedule outside the General Contractor’s control, which may contribute to scheduling delays. Weather the storms . Poor weather negatively impacts a renovation schedule. Specialize in patience when special ordering . Special orders have been known to create scheduling delays. Delivery and product condition of a special-order impact when it can be installed. Expect a variety of inspectors . Different code inspectors interpret codes differently. Sometimes satisfying a particular inspector requires extra time, effort, and possibly, unexpected modifications. Stay ahead of invoicing . Invoices are issued prior to milestones, but due at the milestone. This form of proactive scheduling keeps your project moving efficiently. Communication Pinpoint your project point person . Communicating directly with trades can unknowingly complicate a renovation. Keep communication channels clear and current with an appropriate point person, or Project Manager. Get routine updates . Expect (at minimum) weekly written updates from your Project Manager. Anything longer and small problems grow into large problems. Don't let concerns linger . Immediately notify your Project Manager if you see a problem. If your concerns go unresolved, notify the Production Superintendent. If still unresolved, go to the business Owners. Unresolved concerns break down trust, and makes for a miserable experience. Communicate what you don't appreciate . Trades and carpenters are meant to uphold the values of your General Contractor. When that doesn't occur a project manager needs to be notified. Renovation teams are only as strong as their weakest link, so definitely communicate if someone acts "out of character" with the business. Make progress accessible . Communicate any special instructions for gaining access to the work site throughout the day. An extra set of keys or lock box is helpful. Being unable to access all aspects of a job site creates production delays. Help them help you . Communicate any unique needs involving pets, noise, dust, etc. prior to the renovation. This info keeps everyone safe and comfortable throughout construction. Outline the "off limits" . Communicate areas not suitable for dumpsters, parking, portable toilet, and staging materials prior to the start of the project. The less time spent moving stuff means more time spent being productive. Minimize outside damage . Communicate any special landscaping needs outside your home. - Open Contemporary Kitchen Lake Keowee - South Carolina - Daniel Builders
Walls throughout this renovation were removed allowing for the interior to be totally transformed to create a seamless, open floor plan between a stunning kitchen and great room with vaulted ceiling. OPEN CONTEMPORARY KITCHEN Lake Keowee 2020 Pinnacle Award Kitchen Multi Room This gorgeous lakeside remodel began with an intent to open up the compartmentalized floor plan taking full advantage of the impressive view, as well as to enhance the character of the home through unique architectural features and high-end finishes. The Daniel Builders design team and homeowner collaborated to concept an open layout, removing load bearing walls and creating a seamless flow between the entry, kitchen, dinette, and living area. Large sliding doors surrounded by new, custom windows and an arched transom maximize the lake view and modernize the aesthetic. These additions, along with large windows in the kitchen bring substantially more natural light into the home than existed before. The kitchen features approximately a hundred square feet of counter-to-ceiling glass tile backsplash and a 5’x9’ seamless island countertop of Skara Brae Polished Cambria. The living area boasts a custom fireplace with painted wainscoting and a Cambria surround. Overhead the vaulted ceiling is detailed with Timber Truss Beams that draw the eye to appreciate this focal point in the space. Nine hundred square feet of LVP flooring unifies the different spaces as a whole and the custom rail and wrought iron baluster design provides a beautiful anchor between the different living areas. UNLOCKING THE ANSWERS FREQUENTLY ASKED QUESTIONS Finding the right answers is clarifying! This is especially true before your home undergoes a major transformation. We recognize the investment you're about to make is significant. Time, money and ultimately your home is at stake. Here are Frequently Asked Questions to help you Design-Build your custom renovation with eyes wide open. QUESTION: What is a realistic timeline to renovate (not an HGTV one)? Timeline depends largely on a project’s scope. Larger, more complex projects require more time to design and build. Here are a few reasonable timeline expectations. Custom kitchens or bathrooms generally take 4-6 weeks to design. Whole house renovation can take up to 6 months to design depending of complexity. A custom home can take 4-10 months. Once design is complete, production starts. A custom kitchen or custom bathroom timeline may take up to 8 weeks build. Obviously, smaller bathrooms take less, likely to be around 4 weeks. A whole home renovation requires 6-10 months to build. And a new custom home can take over a year to build. As you go through our design process, the Build timeline will become clear. QUESTION: What size/scope of project requires me to move out of my house during renovations? Being out of your home during a renovation is always beneficial, and sometimes absolutely necessary. Such is the case when a home is completely gutted. Though a vacant home is optimal, we understand vacating your home is not always feasible. Our team minimizes interruption to your family and home life when renovating an occupied home. QUESTION: What are some main influences on the total cost of a project? To rephrase the question, what causes renovation sticker shock? Our renovation process starts with a price range, known as a TIRe (Target Investment Range). Staying within this range requires 1) you add nothing more to the original scope and 2) you monitor how selections (ex. Fixtures and Flooring) impact overall price. Choosing high end selections will make your price go up. The last thing anyone wants is to be sticker shocked. QUESTION: What is a TIRe? A Target Investment Range is the projected range of cost for your custom renovation. A TIRe is developed based on communication during a Project Vision Meeting. The TIRe is neither an estimate nor quote. A fixed price quote will be determined once Design is complete. A client must communicate the level of finish they seek for a TIRe to be accurate. Our team provides a Project Guide (staff member) to help the client articulate an overall project vision. QUESTION: What is a fixed price quote? A fixed price is the sum of what a client pays for their project. This sum will only change if a client initiates a 1) change order or 2) existing damage (such as significant rot) is uncovered during the renovation. We do not break down cost, nor do we use the cost-plus method. Instead, we provide a lump sum amount so clients know exactly how much they will spend. Line item pricing is unproductive and inaccurate for a large remodel because each line item impacts all other line items. For example, you cannot negotiate an automobile price based on the line item cost of a steering wheel or seat belt. QUESTION: How much do renovations cost? Short answer - A lot! Most Design-Build residential renovations are only worth doing if you plan stay in your home for a long period of time. You will never recoup your full investment in the short term, if ever. Which is why we customize each renovation to a client’s unique expectations. QUESTION: Can I finance my renovation? Yes, we can put you in touch with lenders who assist residential renovations. QUESTION: With so many contractor horror stories, why should I trust Daniel Builders? Voice your concerns immediately. The sooner we know the quicker we can resolve your concern. Communicate the problem via email to your Design manager, Production manager or Project manager. Client to Contractor communication is as important as Contractor to Client communication. We wish to know exactly what your expectations are. QUESTION: Will the project schedule be communicated? At the end of Design, you will receive a proposed start and finish date as well as weekly updates during Build. QUESTION: Will someone be working onsite everyday during the remodel? Some days, no one will be onsite. This does not indicate a day in your remodel. Even when no one is on the job site your project manager is still accessible during normal business hours. As a client you will receive a project timeline and projected completion date. Delays will be proactively communicated. QUESTION: When will I be expected to pay for my project? A progress payment schedule is provided when you sign an Agreement to Build. Invoices are generally issued at the point of rough-in inspection, the start of cabinetry and the final walk-through. This custom home built in Anderson SC received a Pinnacle Award from the Home Builders Association of South Carolina. MIDCENTURY MODERN INTERIOR Anderson 2022 Pinnacle Award Bathroom Exterior Upgrade Kitchen Multi Room Design details in this beautiful custom home were inspired by the international lifestyle of the homeowner who spent years of her life in Europe. The beauty and also challenge of design was blending straightforward Scandinavian styles with enough traditional charm to integrate with a distinctively southern setting. The architecture respects the geography with a gabled roof and elegant brick detail, and the exterior also incorporates modern touches such as sleek black window frames, board baton, and contemporary light fixtures. The interior is a blend of warm neutrals grounded by sleek black finishes and centered on a soaring, 20’ fireplace surround. The warmth of natural wood beams and white oak floors are beautifully contrasted with clean-lined custom cabinetry and dramatically veined quartz counters. The post took on a life of its own generated over 2,000 likes and that number is still growing as of Nov 22nd. Why all the interest in accessory dwelling units, and specifically this tiny home? BUILDING TRUST BLOG ADU ARCHITECT Discussing tiny homes and ADUs with Billy Zion. < Back Will Cord 2023-11-22 Daniel Builders created a Facebook post of a detached accessary dwelling unit (ADU) on Nov 16th. The Building Trust blog asked that question, as well as a few others to the architect, Billy Zion of Zion Architects. Billy designed the tiny home in this Facebook post . As you’ll see ( or hear on the podcast ) Zion Architects is an excellent place to start a custom build whether it’s an accessory dwelling unit, guest house, pool house, or tiny home. Building Trust Blog (BTB): Thanks for sitting down to answer a few questions. To what do you attribute the popularity of tiny homes? Billy Zion (BZ): A lot has to do with the anticipated cost of being lower than a traditional home. Less square footage equates to a lower cost. Also, it takes less time to build a small home compared to building something that’s a few thousand square feet. The idea of being built quicker is attractive to people and the opportunity to utilize it sooner is also attractive. The tiny home movement began with these homes being mobile, which allowed people to relocate when they wanted, meaning it provided the flexibility to travel and live in different places. BTB: The one posted on the Daniel Builders Facebook page was a permanent structure, correct? BZ: Yes, that one was built on a permanent foundation, but tiny homes are often built with a mobile feature. BTB: You hear the names “ADU”, “guest house”, “pool house”, and “tiny home” being used interchangeably. Are there distinguishing features between them or are all those terms synonyms? If so, what are those distinguishing features? BZ: In a way they are all synonyms because they all refer to a smaller dwelling than what we are accustomed to living in. The tiny home movement began as the smallest version of those three. A true tiny home is 500-600 square feet or less. A detached ADU and guest house are probably more synonymous with each other. They tend to be closer to 1,000 square feet. ADUs and guest houses still offer the same amenities of a normal home with a kitchen, bedroom, bathroom, living space, etc. But as you get closer to that 1000 square feet size you really lose the mobility feature of a tiny home. BTB: How many of these smaller dwellings have you designed? BZ: This year I designed 4-5 different tiny homes and 3-4 detached ADUs. On average the tiny homes have been approximately 800 square feet and the detached ADUs, guest houses, and pool houses I’ve done tend to be 1000-1200 square feet. BTB: What are some of the challenges you encounter when designing and building these type of structures? BZ: Fitting everything into these smaller structures presents a few challenges. When a client is transitioning from a 3000-4000 square foot home they may not totally understand the adjustment required. They need help visualizing and experiencing what a smaller space feels like, and they can be a challenge. 3-D and 2-D drawings help them visualize the new space they want. Also site adapting is a challenge. In other words, making sure the home is best suited for where it's going to be built. Every city and town will have their own zoning rules so working through zoning requirements is another challenge. Weather, grading, neighborhood associations all factor in as well. Design and features tend look great on paper and tend to get people excited but additional modifications will inevitably be necessary depending on location. BTB: One of the challenges of building a detached ADU is designing it to match the home already existing on the property. Talk a little about that challenge. BZ: That’s right. Most people want the structure to match their existing home, not always the case, but most of the time it is. Review boards and HOAs have requirements regarding this issue as well. You want the new structure to “fit” what is already there. BTB: Daniel Builders is a licensed South Carolina builder, but the Facebook post generated interest from people living in other states. One gentleman from Arizona inquired about building there. We had to kindly decline. When it comes to you architectural work, what geographical limitations do you face? BZ: As a licensed architect I am NCARB certified which means my license is reciprocal in any state in America, as well as Canada, Mexico and Australia. BTB: Are you able to do all your work remotely? In other words, do everything from design a standpoint without meeting the client in person or doing a site visit? BZ: Covid made remote designs more of the norm. I prefer doing a site visit if possible. So being completely detached is difficult, but not impossible. BTB: The big question on everyone’s mind is how much do these small dwellings cost? How do you approach the cost issue when designing a tiny home or detached ADU? BZ: First, the price hinges a lot on how many people will be living in the home and their ages. I also gauge what amenities the client wants. Do they want high end finishes? Clients typically come to us with a budget in mind. A lot of customization will go into the cabinetry given the size challenges. Price is really all over the map. I’d say the lower end is $100-$200 and the high end is $700K and up. Knowing the amenities and how many plan to live in the and then having a budget to work with is the best way to design a small dwelling. BTB: What is the best way for someone to contact you? You may have heard the rumor about us: it's true, at least for the most part. Daniel Builders doesn’t give free estimates. Although here's an exception for you, our faithful blog audience. 22 average job costs to serve as rough estimates. *Disclaimer Regarding Estimates* Estimates are merely a point of reference or ‘idea of cost’. Starting your custom renovation after seeing a free estimate is a grave mistake. Much like rolling dice with your home on the line. Why would you? Here are 7 steps to reaching a Fixed Cost Quote. Start with an average cost. A phone conversation or referencing the above link is typically all it takes. Again, this is only an idea of cost and NOT a quote. Nor is it reason to skip steps 2-7 and move directly into construction. The purpose is to educate and prevent future sticker shock. Share your Project Vision in detail . Articulate a transformation you envision and show the space you want renovated. Expect active listening and questions from your contractor, while he takes pictures, measurements, and notes. A good renovation contractor also serves as a renovation consultant, providing you valuable insights and info. Get a Target Investment Range (or TIRe). After your in-home meeting, make sure your vision is captured in writing and you receive a customized TIRe. Not a guesstimate or even an estimate, but a reliable price range unique to your custom renovation. That process requires effort and expertise from your contractor but puts you one step closer a Fixed Cost. Go through Design. The design phase can take 4 to 12 weeks depending on your project. The goal of design is to eliminate unknowns. A good Design process clarifies the scope, identifies all selections, and ultimately provides a fixed cost (5-7). Receive a Detailed Scope of Work. Assuming everyone is on the same page (when an actual page doesn’t exist) means a big-time train wreck is coming. Get everything in writing, especially what will and won't be included in the scope. Identify ALL Selections . A good contractor helps you select all finishes and fixtures before asking you to sign an agreement to build. “We’ll figure it out as go” approach leads to “This is costing way more than I expected.” Never something you want to say when your house is under construction. Agree to a Fixed Cost. Receiving a Fixed Cost Quote is now possible. You’ve taken all the necessary steps to eliminate unknowns, pinpoint exactly what you pay, and move into construction with confidence. Beware of giving your $100K renovation to someone based on a ‘free’ estimate. Going that route is like walking deep into dark woods at midnight to investigate suspicious sounds.
