  • WALLS COME DOWN - Building Trust Renovation Blog - South Carolina - Daniel Builders

Bring down load bearing and non load bearing walls. BUILDING TRUST BLOG WALLS COME DOWN Bring down load bearing and non load bearing walls. < Back Will Cord 2020-11-24 Creating an open floor plan in your renovation requires walls to come down. Daniel Builders discusses this process of bringing down load bearing and non load bearing walls. BEFORE: Example of interior walls throughout: AFTER: Walls in the above example removed. Kitchen, dining area and living area no longer separated by walls: In one of the more established neighborhoods of Greenville, Daniel Builders is performing a major renovation. The scope of work encompasses just about every aspect of the home, including removal of a few interior walls. You can see what we’re talking about via video on Instagram Live this Wednesday November 25th at 1:15PM. (Follow us on Instagram if you haven’t already. In fact, why not now ?) We hope you join us! Speaking of wall removal, that’s what frequently happens during major renovations. Here are 7 questions to answer before bidding farewell to an interior wall. Once a wall is gone, what separates one area of your home from another? A permanent feature like a kitchen island or furniture pieces are two options. A good designer will create a fluid transition from room to room and prevent your home from feeling like one, giant box. What is inside the wall? Electrical wiring, plumbing and duct work must be considered. A wall containing these items is likely still removable, but to reroute wiring/plumbing/duct requires creativity. And should be figured out before wall meets sledgehammer. Plus, for your own safety, never destroy a wall without knowing what’s inside. Is the wall load bearing? Load bearing walls are removable, but other structural elements need to be installed. Laminated Veneer Lumber (LVL) beams are good options for carrying the load. Consulting a Structural Engineer is always wise and can prevent significant damage to your home. What finished flooring will be installed? A patchwork of missing flooring (as shown in the photo below) can be problematic, although you do have some options. Although some types of flooring can be patched, in many cases replacing a “patch” is not recommended. Especially when you have different types of floors (like carpet and hardwood) on either side of the wall. If possible, plan to put down all new flooring. This is the best way to ensure a seamless look. Will you be able to ward clutter? There is an advantage to keeping your home compartmentalized, particularly if you tend to be messy. Unfortunately, clutter is much more visible when walls no longer block the view. Are you willing to banish your current wall decor? Fewer walls mean less space to hang decorative displays and artwork. Sacrificing wall decor is a big deal and should definitely be considered, especially when your favorite artwork can no longer be displayed. Do you need the entire wall removed, or will a modified opening suffice? Yes, you can have it both ways and sometimes that is your best option. This design avoids a suffocating compartmentalization of your home, yet still achieves a clear delineation from room to room. Here’s an example from one of our renovations. We hope you plan to join us Wednesday, November 25 at 1:15 on Instagram Live as we showcase a major renovation in process. We’ll discuss wall removal and other intriguing aspects of this project. Want to explore wall removal further? We routinely remove walls in many major renovations we perform and we’re ready to help you answer “wall removal” questions for your home. • Contemporary Luxury Bath Chanticleer - South Carolina - Daniel Builders

This award winning partial home remodel of the master bathroom and wine cellar were recognized for degree of difficulty and special feature lighting. CONTEMPORARY LUXURY BATH Chanticleer 2021 Bridge Award Basement Bathroom Multi Room Master Bath: Beyond upgrading the dated interior, some of the client’s biggest goals for this potential-filled 386 square feet of Master Bathroom space was to create better traffic flow, more shower space and additional closet storage. All existing interior was completely demolished at the start the of this renovation. Defining characteristics of this Design-Build renovation are custom floating vanities with MTI Baths Boutique Collection vanity tops and Integrated sinks, Isenburg matte black wall mounted faucets, B&F Marble Systems Marmara Avenza Light & Dolomite tile accent wall, dimmable backlit mirrors by IB Mirror, Sonneman LED wall sconces, and recessed custom shelving with LED backlighting. A custom zero entry tile shower was designed utilizing the Wet Style Feel Collection matte black shower base, B&F Elegance 24” x 48” Statuario matte porcelain tile walls and bench, and Isenburg matte black shower fixtures and body sprays. Flooring throughout the bathroom was B&F Elegance 24” x 48” Nero Marquina matte porcelain tile. Lighting for this renovation came via a Klus wall integrated LED system. As for bathing, a Barclay freestanding tub with Isenburg matte black tub filler was installed. No detail was overlooked during this Master Bathroom transformation from an outdated area to a delightful new space that thrilled the homeowners. Wine Cellar: The client’s vision for this hidden space, accessed via a secret passageway, was to incorporate elements of modern design to create a wine cellar of unequaled flair. “Before” photos reveal a dark, unrefined basement area prior to undergoing extreme transformation. The effort to convert the original wine cellar into a finished space began with the installation of a waterproofing system. Relocation of existing wiring, plumbing, and HVAC ducting followed, to create the necessary headroom for a finished ceiling. The most eye-catching aspect of this renovation is the lighting. Light sources include Klus wall and ceiling integrated LED strip lighting, LED backlighting for the wine rack, LED up lighting at custom floating shelves, and LED stair riser lighting. The homeowner’s inspiration for the ceiling was to create a lighting arrangement that appeared as “pick-up sticks” that were randomly dropped. A Silver Cloud leathered granite countertop with a mitered waterfall edge sits atop custom-built cabinetry, and is complemented by in-countertop pop-up receptacles, an Elkay quartz sink, and an Isenburg matte black faucet. Under the counter is a beverage cooler and an ice maker. The flooring consists of B&F Elegance 24” x 48” Nero Marquina matte porcelain tile, along with an accent strip of polished black pebbles below the sleek wine rack from STACT. • Renovating Historic Bridal Boutique - South Carolina - Daniel Builders

This downtown building over a century old is renovated back to its original glory during a Daniel Builders historic renovation project. HISTORIC BRIDAL BOUTIQUE Anderson, SC 2022 Preservation Honor Award Exterior Upgrade Interior Renovation Retail Spaces In the Fall of 2020, Daniel Builders assisted Danny Walker, a local businessman, with the rehabilitation of 106 East Benson Street, a commercial building on Anderson’s public square. Anderson’s downtown is primarily comprised of late 19th century brick commercial buildings, many of which have undergone unsympathetic renovations which have altered or destroyed their architectural integrity. This building was one of the most altered, the late Victorian ornamentation had been completely removed from the building and the entire façade, including the windows, was covered in grey painted stucco. The interior had also been obscured by vinyl floors and dropped ceilings hiding the original wood floors and beadboard ceilings. The building had sat vacant for years as an overlooked gap in the city’s historic streetscape, and while this rehabilitation could have retained the poorly planned changes the owner inherited, he decided to do more and take the building back to its former appearance. Historic images of the block allowed the team including Preservation South and Daniel Builders to identify the building’s remaining original features as well as other facades in the vicinity that retain those elements for replication as part of a tax credit rehabilitation. On the interior, additions were removed and the original floors were refinished, the plaster walls were repaired and the beadboard ceilings were patched and painted. The largest changes took place on the exterior, the later stucco façade was removed exposing the original brick and former window openings. The missing tin window hoods and parapet cornice were measured from other surviving examples and recreated using modern materials. The storefront was recreated based on historic images and the entire building was repainted in a more appropriate scheme that incorporated one of the tenant’s colors. The building now houses Katharine Marie Bridal on the first floor and a co-working space on the second. Previous Next Back to Projects Gallery

  • WARMING UP - Building Trust Renovation Blog - South Carolina - Daniel Builders

Renovations to accommodate warm weather. BUILDING TRUST BLOG WARMING UP Renovations to accommodate warm weather. < Back Will Cord 2018-03-29 Believe it or not, nice weather is coming, and when it does, how do you plan to enjoy it? Here are 5 renovations for soaking up more of the great outdoors. Patio Doorways & Windows - Open your home to a better view, more natural light, and pleasant outside temps by installing large patio folding doors. And when no thermostat is required, welcome those glorious temps inside with folding windows. Porches and Decks - They make going outside easy. And in case you’re wondering, porches are covered, and decks are uncovered. A porch or deck renovation will add more space, aesthetic appeal, and value to a home. Gazebos or Pergolas - Relatively easy and inexpensive to build, these structures also add value to your home. They provide a designated space for outdoor relaxing. Pergolas offer more light with open rafters while gazebos have a covered roof for more shade. Hardscapes - Two words: Low Maintenance. Unlike grass, these hard surfaces won’t grow weeds or require water. Instead, this renovation enhances the visual appeal of your landscape, while providing more space for outdoor entertaining. Outdoor Kitchens - No traveling to a restaurant required. Fine dining is waiting just beyond your back door. And strong food odors? These unwelcome guests stay outside.
