Daniel Builders now has a blog, and you're reading the first post! Welcome! Glad you’re here. What to Expect How many beloved salespeople do you know? I mean people you really enjoy being around. I know what you're thinking. If you don't have to endure a salesperson, then try to get as far away from them as fast as you can. Well, Daniel Builders wants you to benefit from our approach to sales. We see every interaction as an opportunity to build trust, whether you’re ready to spend $250K on a home renovation or simply calling to inquire about a leak in your ceiling. Obviously, not every conversation leads to project agreement, but every interaction is an opportunity to impart value. Which is also our approach to this blog. Post real value content. In other words, we’re blogging to provide you something useful, relevant, and inspirational. (And maybe sometimes hilarious!) Your home holds significant value. For many it's their greatest financial investment. That's just the tip of the iceberg though. What about the emotional value? Your home is a sanctuary, a place to "live", not to mention the location of countless memorable moments with friends and family. All of which contributes significant emotional worth. So how are you enhancing the value of something worth so much? After all, don't you want to love where you live? Daniel Builders wants to help! The Back Story We recognize General Contractors are up against some unfavorable stereotypes. Consider this. Tim: I’ve been a project manager in commercial construction for over ten years, managing a range of projects from small tenant upfits to various new construction projects. BTB: What factors make a commercial remodel successful? Tim: Good client/builder communication. Trust is huge. When trust is lost, everything is impacted. From a business standpoint, losing trust means you’re not likely to have repeat business. BTB: What are some of the major differences between a commercial remodel and a residential remodel? Tim: There are similarities, but differences might include the scale of work. As a homeowner, you have a different level of sensitivity than you would with a commercial building. BTB: Who do you interact with in your role? Tim: I interact with commercial architects, commercial designers, commercial real estate brokers, property managers, building owners, and end users. BTB: What is the competitive advantage of using Daniel Builders for commercial projects? Tim: Having residential knowledge and experience is an advantage, which usually comes with more attention to detail and more focus on personal relationships. If you can succeed in residential then commercial is less challenging, even though they are different. BTB: What excites you most about your role in the Commercial division? Tim: 1. The relationships: strengthening existing relationships and building new ones while executing projects with a high standard of excellence. 2. First, custom renovations can't be replicated. No 2 are alike. As a wise sage at Daniel Builders frequently says, "We're not building widgets." Not only does the scope of work vary from project to project, every home is completely different. So, producing the same thing never happens, hence the word " custom ". Second, no 2 General Contractors are alike. Each GC has a different approach, different standards and yes different outcomes. That's why it's a terrible idea to bid a project exclusively on price. Pardon the cliché', but you're not comparing "apples to apples". All that to say, a custom renovation usually comes down to one person being tasked to produce the right outcome. That's the Project Manager. A highly competent project manager has the best perspective on all that a custom renovation entails. BUILDING TRUST BLOG BENEFICIAL FAILURES Allow us to share what we learned through failure. < Back Will Cord 2019-04-16 Becoming a sought after renovation contractor didn't happen instantly for Daniel Builders. There were some hard lessons we learned and willingly share. You’re the beneficiary of our failure. “I didn’t fail. I just found 2000 ways not to make a lightbulb.” - Thomas Edison. Call it what you want, but these 7 things we got wrong. We could deny getting it wrong, but what good is that? Owning failure has much greater benefit for you, our target market, to reap. Greater value comes to you because of lessons failure taught us. Here’s where we failed and found a better way. Pricing Failure - More than once we paid dearly for underquoted projects. Quoting errors revealed our great need for a design build process. It was obvious. When you carefully design and clearly scope a project (making all selections upfront), pricing is accurate - even the very best "educated guesses" aren't as accurate. Implementing the design build process gave our business long term stability. After all, what good is a lifetime warranty when a business doesn't survive? Identity Failure - We tried to be a “do it all” contractor. Any project, regardless of size, scope, or budget, we tried to make work. Big fail. This approach gave us no identity. No focus. No niche. Our customer base showed us we have a strength – renovations. Design build renovations became our exclusive niche. We no longer try to do it all. Instead, you now have a highly specialized renovation contractor. Communication Failure - Verbal communication is one of our strengths, but it created a problem. We relied too heavily on it. Important details were being communicated in conversation but forgotten. Who remembers all conversations perfectly? Not us. Not our customers. We made follow-up emails mandatory after important conversations. Now the phrase “I thought you said….” isn’t necessary because it's in writing. Finishing Failure - Who wants to live in a home continually “under construction”? A good renovation contractor wants your project finished as much as you do. “Project dribble” is phrase we coined to describe the plethora of little issues that keep projects from finishing on time. Eventually dribble got our full attention, and we found proactive was to prevent it. So, your estimated date of completion isn't delayed by dribble. Lead Generation Failure - We used Service Magic, a lead generation company, in the early days of our business. Big mistake. It didn't take long to figure out you, our customers, are the best referral partners. That shouldn’t be a shocker. When you’re happy with our service and quality you talk about it ( and many are talking. ) So we canceled Service Magic, and put even more effort in delighting you, and strengthening client relationships. It's a win-win for you and us. Giving Failure - We’re passionate about giving. “Generous Giving” is one of our core values. And giving “too much” to charity has never been a regret. But we have given too much to non-charitable causes. We pumped too much time, effort, and insights into projects that never materialized, and toward customers who never moved forward. We figured out charging a small consultation fee is a great way to gauge a client's level of commitment. Now business efforts are more aligned with you, the paying customer, and charitable efforts with those in real need. Acknowledging Failure - Why are so many business owners unwilling to acknowledge failure? Maybe they feel threatened by transparency. We see it different. “Building Trust” (which is both our tagline and our passion) requires straightforward communication, even when we get things wrong. Talking about failure once made us squirm. Not so much anymore. We’re quick to tell you we’re not perfect, but as you see from this blog, we take full ownership of failure. Are you contemplating a major home renovation? BUILDING TRUST BLOG GOING AIRBORNE Stop the spread of airborne diseases. < Back Will Cord 2021-05-03 Health and wellbeing have been at the forefront of everyone’s mind over the past year, or more specifically avoiding COVID has been. Precautionary steps taken by Daniel Builders to minimize the spread of disease spread by airborne transmission. At Daniel Builders we aren’t health professionals, but here are 6 common sense ways to protect your respiratory health during a renovation. Dust & Particle Containment - Once you begin tearing down walls and ripping up floors the air inside your home becomes filled with all types of particles. Containing these particles is accomplished by putting up temporary barriers such as Zip Walls . Air Purification Equipment - Where will these airborne particles ultimately go? This is where having the right equipment such as BuildClean is important. A home normally has approximately 100K particles (larger than .5 micrometer) per cubic square foot of air. Whereas a home under construction has anywhere between 500K - 1M particles. HVAC - Change HVAC filters throughout the project and then once it’s complete. Air Out Building Materials - Before installing materials with high VOC (volatile organic compounds) levels such as carpets make sure they have time to first “air out” in a well-ventilated area. And if possible, keep windows open during installation. This reduces the risk of VOC when levels at they’re at their highest. Keep Paint Sealed - Be sure to keep paint cans and paint thinners sealed when not in use. Good Ventilation - The goal is to get clean/fresh air into your lungs. This is only possible if fresh air is circulating throughout your home. You're probably aware of the huge push to make buildings as energy efficient as possible. How is Daniel Builders ministering in Guatemala? Daniel Builders has made one to two trips a year to foster a relationship with Prince of Peace Church and has headed up the construction portion of their Guatemala ministry for 8 years. How did Daniel Builders choose Guatemala as the destination for generous giving and initially connect with Prince of Peace Church? We traveled to Guatemala about 8 years ago to explore several different ministry opportunities. We felt a strong need to serve Puerto San Jose and partner with Prince of Peace Church. The church had a vision to build Camp Mahanaim and owned the property for about 15 years before our arrival. At the time, they did not have the funds or resources to make it happen. God worked to fulfill both their vision and our desire to help! How does Prince of Peace Church use Camp Mahanaim to serve the community? They have hosted several camps and use the facility to reach the young people for Christ. They would also like to rent the facility to other church groups. Can you tell us more about the specific project or projects your team worked on during the trip? Over the years, we have learned how to do many different things that we are not accustomed to in the States. Being in another country where things are done much differently, we always tend to learn a lot! We have dug foundations, hand-mixed concrete for large areas, cut down trees with machetes, coated walls with stucco, and laid a lot of block! We've also performed plumbing and electrical work. On our last trip, our main focus was painting. What were the primary goals you aimed to achieve during this trip? Our goal on this last trip was to get the camp ready for the first real camp session. This included painting, cleaning, and setting up beds for the campers. What was the reaction of the local community to your team's efforts? The church and community are so welcoming and loving to us each time we visit. It is a true pleasure to be able to go and serve. They have become family to several who go regularly. How do you measure the success of this trip? Did it meet your expectations? It is hard to measure, but we did what we came to do. Whenever you go on a trip like this, it is important to be flexible as far as schedule and daily tasks. As participants in what the community is already doing, we do not want to act like the boss or take control. Can you share a story or moment from the trip that has stuck with you and why it’s meaningful? There are many, but one of the most memorable things from this last trip happened as we were getting ready for the camp to start. I drove the 12-passenger van to pick up the kids to bring them to the camp. We packed in way too many, and there was luggage everywhere! To see the excitement on their faces and learn that this was the first time that many of these 15 and 16-year-olds had been away from home. .. it was an amazing opportunity to impact these young people! During that weekend, about a dozen of them gave their lives to Christ, and it was neat to see God work! How can others in the construction industry contribute to similar charitable efforts? There are many opportunities to get involved in a ministry and so many places that need help. I would encourage anyone to pick a spot or ministry and devote your resources to that cause! How has this experience shaped your view of the construction industry's potential to make a difference globally? There have been so many benefits to employees and seeing relationships grow. It is hard but worth it! God has blessed our lives significantly through this ministry. Though it's our desire to go and give, most often, it's actually us who receive the blessing. I think that God can use all our gifts and talents. If we were to really use the potential that God has given us, wow, it would be amazing to see the difference that could occur in our world! BUILDING TRUST BLOG BREATHABILITY Let your home breath while being energy efficient. < Back Will Cord 2022-03-31 Professional opinion among contractors can vary when it comes to building a home so it can “breathe.” From the house wrap used, to the type of window sealant, to caulks, siding types and even how a house is painted, there are a number of choices that impact the breathability of your home. The trade off of sealing your home too much. Homes need to breath. How much air flow should be allowed through the exterior envelope of your home? Making your home "airtight" can lead to poor ventilation, unless mechanical systems are installed to force fresh air throughout the structure. On the other end of the spectrum too much natural, or passive, ventilation makes your home energy inefficient . Everyone can agree on one thing, fresh air is essential to a healthy home. Without it you can expect problems. Here are 7 of them: Air Pollutants - ventilation keeps volatile organic compounds and gases such as carbon monoxide and radon, from building up. Plus, good ventilation lessens the impact of 2nd hand smoke. Uncomfortable Interior - A home that doesn’t have fresh air circulating can feel damp and stuffy. That’s great if you’re building a sauna, but not so good if you want a tranquil place to crash after an exhausting day at work. Rot/Pests - Speaking of moisture, keeping it outside has additional benefit. Your home won’t be eaten alive by rot! The building materials in your home last longer when they are able to dry rapidly. (*Note - water entering your home is inevitable. You just need it to dry rapidly, and definitely not build up.) A good circulation of fresh air keeps humidity at an optimal level. Pests aren't attracted to a low moisture environment, which means they won't take up residence in your home. And that’s a good thing! Poor Health - Health issues like dry throat and eyes, concentration disorders, fatigue, headaches, shortness of breath, poor sleep and dizziness can be triggered by poor ventilation. Yikes! Sounds like the end of a pharmaceutical commercial. Mold & Mildew - In addition to being unsightly, mold can also be a serious threat to your health. Either way mold and mildew are unwelcome guests in your home. Fresh air circulating through your home prohibits mold from getting the moisture it needs to survive. Odor - Yes, odor can be masked, but purchasing an abundance of candles and air fresheners isn’t the solution when it’s a ventilation issue. Removing foul odors is always the better option. Additional Expense - Fixing an overly sealed home can be costly, not to mention fixing the damage caused by moisture. An HVAC system upgrade might be necessary. Air that doesn’t naturally circulate through a home requires a mechanical system to move it through. That might be the best long-term option for your home, but it is an added expense in the short term. Your home is a system made up of multiple parts.
