Choosing the right window treatments for your space and your needs is an art. Selecting the wrong window treatments can make a space seem incomplete and the windows look like an afterthought. “Dressing your windows is both about form and function. Yes, it is a vital finishing piece to make your space look aesthetically complete and even show personality, but it also gives you control over the light, ambiance, view and temperature in the room. ” says Hailey Evans owner of Design Your Dream . Here are five qualities to consider when selecting window treatments. Precision is a Prerequisite - The precision of the window treatments is necessary as it corresponds to the shape of the existing windows. Getting specific here involves knowing what type of window frame, as well as home style, receiving the treatment. For example, an arched window may take a valance treatment with overlapping fabric for high-end spaces versus standard slat blinds. The treatments that are tailored to "fit all" are useful for standard but windows with more character and flare should exude their potential. Durability is Indispensable - When choosing your options for your windows, durability is a must since it will be utilized daily. Here are a few remodels that have a smaller scope of work. What Home Improvements Will You Make In 2020? These 7 Are Worth Considering. Take out a wall - An “open” floor plan might be simpler than you thought. The big question is Which walls are load bearing? Both load bearing and non-load bearing walls can be removed. Removing a non-load bearing wall is much easier. Either way taking out a wall has a dramatic impact on your home’s layout. Upgrade the windows - Specifically, consider new, dual paned windows. Window technology has really come a long way! New windows can improve your home’s appearance, lower energy cost, and reduce noise coming in from the outside. Plus, there’s potential for more natural light. Everyone likes that (vampires excluded). Outdoor Kitchen - The National Outdoor Kitchen and Fireplace Association estimates the average outdoor kitchen is between $12,000 and $15,000. If you're in a warm weather area, this can be money well spent. Bathroom 2.0 - Replace the vanity with a new model but keep the same footprint. Add a new mirror and faucet. Improve lightening and ventilation with new combination light and exhaust fan. Add a set of sconces on each side of the mirror or medicine cabinet. Update towel bars and cabinet hardware as well as toothbrush and toilet paper holders. Add matching shelves for your towels and toiletries. Switch out your showerhead with one of many amazing new options. Keep your towels toasty with a heated towel bar. Clear the Clutter - Built in bookshelves and organizing systems will make you feel like your home grew extra space. You can tailor your closet, office, pantry, or garage to fit your “stuff” needs. BUILDING TRUST BLOG LAWS OF THE UNIVERSE The ground rules of a Guide Design Build custom renovation. < Back Will Cord 2018-01-01 The ground rules of a Guide Design Build custom renovation. Production Don't be hurt by a little dirt . Work sites can get messy. Keep in mind it is a WORKSPACE, and some dust & debris is expected. Trades and carpenters are responsible to maintain a level of cleanliness, organization, and safety, but deep cleaning and detailing happens after the work is complete. Stick to the scope . Existing imperfections not addressed in the scope of work will still exist at the end of a renovation. Examples include: Trim not replaced or painted will still have old paint & stain imperfections. Foundation problems will negatively impact a new renovation potentially causing floors not to be level and walls out of square. Marginal electrical and plumbing won’t improve unless included in the renovation scope. Acknowledge the unknown . There is no way to know for certain what is inside existing walls, ceilings, and floors until they are open and exposed. See colors change . Paint & stain colors appear different based on lighting, surface type, material type (wood, brick, Hardie plank, etc.) and even angle of viewing. Give up match making . Matching an existing stain perfectly is impossible. Blend in, but not seamlessly . Seams are part of a countertop hard surfaces. They can blend into the surface but can not be completely invisible. Scheduling Anticipate inactivity . Sometimes on-site physical activity slows to a halt, and that doesn't always indicate a scheduling delay. Actual delays (those that push back the project end date) will be communicated by the Project Manager. Permit a permitting delay . Local permitting and inspection offices operate on a schedule outside the General Contractor’s control, which may contribute to scheduling delays. Weather the storms . Poor weather negatively impacts a renovation schedule. Specialize in patience when special ordering . Special orders have been known to create scheduling delays. Delivery and product condition of a special-order impact when it can be installed. Expect a variety of inspectors . Different code inspectors interpret codes differently. Sometimes satisfying a particular inspector requires extra time, effort, and possibly, unexpected modifications. Stay ahead of invoicing . Invoices are issued prior to milestones, but due at the milestone. This form of proactive scheduling keeps your project moving efficiently. Communication Pinpoint your project point person . Communicating directly with trades can unknowingly complicate a renovation. Keep communication channels clear and current with an appropriate point person, or Project Manager. Get routine updates . Expect (at minimum) weekly written updates from your Project Manager. Anything longer and small problems grow into large problems. Don't let concerns linger . Immediately notify your Project Manager if you see a problem. If your concerns go unresolved, notify the Production Superintendent. If still unresolved, go to the business Owners. Unresolved concerns break down trust, and makes for a miserable experience. Communicate what you don't appreciate . Trades and carpenters are meant to uphold the values of your General Contractor. When that doesn't occur a project manager needs to be notified. Renovation teams are only as strong as their weakest link, so definitely communicate if someone acts "out of character" with the business. Make progress accessible . Communicate any special instructions for gaining access to the work site throughout the day. An extra set of keys or lock box is helpful. Being unable to access all aspects of a job site creates production delays. Help them help you . Communicate any unique needs involving pets, noise, dust, etc. prior to the renovation. This info keeps everyone safe and comfortable throughout construction. Outline the "off limits" . Communicate areas not suitable for dumpsters, parking, portable toilet, and staging materials prior to the start of the project. The less time spent moving stuff means more time spent being productive. Minimize outside damage . Communicate any special landscaping needs outside your home. Demo is an important element in the Guide Design Build process. Ezra Greene and Sam Parkinson are guests on the Ready, Set, Renovate podcast. Wrong! The reality is you can mess-up demo, and yes, it can lead to substantial collateral damage. Contrary to HGTV’s portrayal (i.e. young couple gleefully wielding a sledgehammer), demo actually requires serious forethought. Recently, we recorded a podcast with two people who know demo, Sam Parkinson of Daniel Builders and Ezra Green of Ezra Construction. Listen as they discuss “construction in reverse” on “Ready, Set, Renovate!” or watch (& Subscribe) on our YouTube channel . You’ll hear 3 recurring themes from Ezra & Sam regarding demo - Safety, Strategy and Salvaging. Safety - It comes first with good reason. Safety is the highest priority during demo. Life & limb go on the line during demo, and no renovation is worth that cost! The right Personal Protective Equipment (PPE) goes a long way to ensuring that happen. You'll also want to know some basic safety guidelines , much of which can be found online. Strategy - Doing anything haphazardly is ill-advised, especially residential demolition. Outlining a sequence of events for dismantling your old kitchen or bathroom is the right approach. In addition to lowering frustration, a clear strategy for demo also enhances job site cleanliness/organization. Salvaging - Not everything has to be destroyed. Some of it is salvageable . Maybe you see those old cabinets as worthless, but they're valuable to someone. Stores like the Haven of Rest Thrift Store and Habitat for Humanity’s Restore are often happy to receive these donations. Plus, they have personnel to haul it away for you. We recently opened a Greenville, SC office. Why Greenville? Here are 5 reasons we sought a physical presence in Greenville. Proximity to customers - Many of our clients live here. Naturally, being closer makes these relationships stronger. Long distance customer relationships can work, but they’re not optimal in our profession. More “Face-to-Face” meetings - We love communicating in person. And it doesn’t matter who. We’re building trust with customers, stakeholders, even other builders. (*Note: Yes, we're finding ways to build trust even with our competition. CRAZY, huh?) Now more “face-to-face” conversations can happen. No long trips required. Here are a few 2021 milestones and memories from our team. Recapping 2021 with Before & After images. We completed a Historic Renovation in Downtown Anderson. The building is located at 106 Benson Street and now the site of Katharine Marie Bridal . It was originally constructed in the early 1900s and has been beautifully preserved. Now it's another great reason to come to downtown Anderson, SC . Here's the Before & After This "Before" image goes back to the early 1900s: Then fast-forward to 2021 for the "After": We didn't go looking for historic renovations, they just seemed to find us in 2021. Fortunately, we turned out to be pretty good at them. In the summer we completed the renovation of a 120+ year old home. Here's the video recap of that project . Another area where we expanded our ability was in the realm of 3D Renderings. This year we actually created quite an extensive library of these virtual renderings. Here's an example from a bathroom renovation and how we transitioned from before the project began: To the rendering: To reality: In 2021 we saw Lazy Susan and Blind Corner Cabinets reinvent themselves: Every year we capture some stunning "Before & After" photos. This year we went to a whole new level. Before: After: We don't typically build furniture, but this renovation required custom bunk beds for visiting grandchildren. So, here's what we did: In 2021 we added more talent to our already talented team. These folks are definitely gifted, but even better at Building Trust: Thank you for your connection to the DB team. A more functional for entertaining home was created through the removal of existing walls that divided the foyer, kitchen and living area. TRANSITIONAL INTERIOR Pelham Road Area Houzz Kitchen Multi Room The homeowners wanted to open up their home to make it more functional for entertaining and everyday living. This required removing existing walls that divided the foyer, kitchen and living area. Fixtures throughout the home were upgraded, including cabinetry and finishes in the kitchen and living room. A beautiful bar was added to the living area. The garage entrance was transformed into a functional laundry area, resulting in better placement for the washer and dryer as well as some beautiful lighting and tile backsplash for a more inviting everyday entry. After collaborating on a recent remodel, we sat down with Krystal Lord from Gallery of Lighting for an illuminating conversation. BUILDING TRUST BLOG LOVE AT FIRST LIGHT Thanks to the Gallery of Lighting, this project really shines! < Back Will Cord 2025-02-28 Not long ago Daniel Builders wrapped up a $1.7M home remodel of a Simpsonville, SC residence. As you might expect, the lighting fixtures were quite impressive! The Gallery of Lighting in Greenville, SC was one of the lighting suppliers for this project. We recently spoke with Krystal Lord from the Gallery of Lighting about her role in the renovation process. From selection to installation, Lighting Specialists like Krystal help “illuminate” the path forward. Check out our interview with Krystal in the video above! When asked to comment on the remodel, here’s what Gallery of Lighting had to say: “It’s clear this homeowner had a vision for their home, and a sense of the importance that quality finishes and construction would play in making that vision come to life.” This project’s interior designer, Carol D’Cruz of D’Cruz Design, explained the “why” behind the lighting selections: “The light fixtures were all chosen for a modern aesthetic that incorporates natural materials. I combined iron, alabaster, nickel, marble, frosted glass, and silk to achieve a timeless yet current feel.” Collin Amos from the Gallery of Lighting explained the role and priority of lighting during a remodel: “Lighting is just as important as any other detail in a home, so putting the same amount of effort into light fixtures as countertops, floors, etc. is paramount.” It all starts with “getting a plan on paper" (something her team is adept at doing). Here’s a glimpse at a few lighting fixtures that went into this massive remodel: Dining Room Nine Light Chandelier Height: 39.00" Width: 23.50" Master Bathroom This photo showcases four fixtures: a backlit mirror, two vanity lights, and a pendant light. The brass Cannes pendant by Ralph Lauren is visible in the mirror’s reflection. The shade is comprised of white glass. Here’s a few more specs: Height: 30.50" Width: 22.00" Depth: 22.00” A brass Calliope LED vanity light by Thomas O’Brien is located on each side of the mirror. This dimmable fixture can be installed vertically or horizontally. Height: 32.75" Width: 3.75" Depth: 3.50” In terms of new technology and trends, the future is bright. According to Collin, “We’re seeing more and more in the way of LED mirrors in bathrooms. They contribute to a high-end, spa-like feel in a space, and more lighting manufacturers are jumping on this trend and releasing their own designs. Key features to look for in a LED mirror are dimmability, color changing capability (warm to cool based on task at hand), and defogging features.” Are you contemplating a major home remodel?
