The Daniel Builders design team and homeowner collaborated to concept an open layout, removing load bearing walls and creating a seamless flow between the entry, kitchen, dinette, and living area. Large sliding doors surrounded by new, custom windows and an arched transom maximize the lake view and modernize the aesthetic. These additions, along with large windows in the kitchen bring substantially more natural light into the home than existed before. The kitchen features approximately a hundred square feet of counter-to-ceiling glass tile backsplash and a 5’x9’ seamless island countertop of Skara Brae Polished Cambria. The living area boasts a custom fireplace with painted wainscoting and a Cambria surround. Overhead the vaulted ceiling is detailed with Timber Truss Beams that draw the eye to appreciate this focal point in the space. Nine hundred square feet of LVP flooring unifies the different spaces as a whole and the custom rail and wrought iron baluster design provides a beautiful anchor between the different living areas. No detail was too small nor left untouched in fulfilling our client’s vision for this lakeside retreat. Tim: I’ve been a project manager in commercial construction for over ten years, managing a range of projects from small tenant upfits to various new construction projects. BTB: What factors make a commercial remodel successful? Tim: Good client/builder communication. Trust is huge. When trust is lost, everything is impacted. From a business standpoint, losing trust means you’re not likely to have repeat business. BTB: What are some of the major differences between a commercial remodel and a residential remodel? Tim: There are similarities, but differences might include the scale of work. As a homeowner, you have a different level of sensitivity than you would with a commercial building. BTB: Who do you interact with in your role? Tim: I interact with commercial architects, commercial designers, commercial real estate brokers, property managers, building owners, and end users. BTB: What is the competitive advantage of using Daniel Builders for commercial projects? Tim: Having residential knowledge and experience is an advantage, which usually comes with more attention to detail and more focus on personal relationships. If you can succeed in residential then commercial is less challenging, even though they are different. BTB: What excites you most about your role in the Commercial division? Tim: 1. BUILDING TRUST BLOG CABINET ACADEMY This post outlines the main choices you'll make in a cabinet design meeting. < Back Will Cord 2025-12-19 This series outlines the main choices you'll make in a cabinet design meeting. Cabinetry is one of the most involved aspects of the design process. Whether you're remodeling a kitchen, bathroom, office, library, laundry room, mudroom, or bar area, the possibilities are endless...and can often be overwhelming! Solution: our Cabinet Academy! Decision #1 : Cabinet Style Cabinet style describes the relationship of the doors and drawer fronts to the face frame. Full Access ($) - (AKA Frameless) - the doors and drawer fronts cover the entire cabinet face with narrow gaps between each; the face frame is not visible. The aesthetic can be traditional, contemporary, or modern, depending on the door style. Face Frame ($$) - (AKA Overlay) - there are larger gaps between each set of doors and drawer fronts where the face frame is visible; the doors and drawer fronts rest on top of the face frame; the face frame is not flush with the doors and drawer fronts. Inset ($$$) - there are larger gaps between each set of doors and drawer fronts where the face frame is visible; the doors and drawer fronts close inside the face frame; the face frame is flush with the doors and drawer fronts. Decision #2 : Door Design A cabinet door is comprised of rails at top and bottom, stiles on left and right, and a panel in the center. During door design, you'll choose a material and style. Material Options: Wood Pros: Can be finished with lacquer or stain; less susceptible to water damage if the finish is dented; available in a variety of species and grain patterns: plain-sawn, quartersawn, and rift-sawn Wood Cons: Expands and contracts, especially in humid regions, which causes micro-cracks in the finish MDF Pros: Versatile; often used for custom designs & finished with lacquer; does not expand or contract MDF Cons: More susceptible to water damage if the finish is dented Style Options: Flat panel - for the contemporary aesthetic - Shaker cabinets fall into this category. The term "shaker" generally indicates a rail/stile width of 2.25". Microshaker cabinets have a rail/stile width of 3/4" - 1.5". The main distinction of shaker cabinets is the square profile of the inner edge, where the rails/stiles meet the panel. A traditional flat panel door has a curved or beveled profile at the inner edge. Raised panel - for the traditional aesthetic - The rails/stiles are often mitred at each corner; you'll choose a profile for the rails/stiles and the raised panel Slab - for the modern aesthetic - slab doors are comprised of a panel without rails or stiles. Decision #3 : Wood Species Pine ($) provides a rustic feel; less durable and will dent Alder ($) subtle grain; pink undertone Sapele ($$) straight grain pattern; cabernet color; modern replacement for mahogany Hickory ($$) highly figured grain pattern; takes stain well; doesn't dent easily White Oak ($$$) most prominent grain pattern and texture; doesn't dent easily; most popular species Walnut ($$$$) medium figured grain pattern; dark brown color The wood samples shown below are finished with clear lacquer, but the color of any species can be altered with stain, as shown in the alder, hickory, and white oak kitchen photos at the end of this section. We recommend lacquer over paint because it is waterproof, scratch-resistant, fast-drying, non-yellowing, and breathable. It comes in a variety of sheens, including matte, satin, semi-gloss, or high gloss. High gloss lacquer is often used for contemporary designs. Matte lacquer is more difficult to clean but best at camouflaging imperfections. Decision #4 : Glass & Mesh In addition to the flat panel, raised panel, and slab door styles, glass and wire mesh can be combined with wood or MDF to create a custom aesthetic. Glass with Traditional Frame - Available in many different varieties including clear, acid etched, fluted, flemish, and more! Glass with Mullion - Divided into sections by wood or MDF partitions. Glass with Custom Trim - Often made of MDF due to the wide range of design options. Mesh - Available as a flat or round wire in many different patterns and widths. Nickel and brass are common colorways. Types of Glass: Decision #5 : Shelving After cabinet style and door style have been established, you'll choose storage options, including shelving. Wood vs. Glass - Wood shelves can have a standard or live edge. Exposed vs. Hidden - Do you want to conceal your shelves behind a door? Fixed vs. Adjustable - Do you want the flexibility to adjust the spacing between shelves? Pull-out Trays - Common in kitchen islands and pantry units. Appliance Garage - Hides countertop appliances behind a door that opens vertically. Decision #6 : Inserts In addition to shelving, you'll choose additional storage options, including inserts. Appliance Lift - Keeps your countertops clear; great for mixers or blenders Rotating Shelf - Can't read the label? Easy reach for canned goods Utensil/Knife - Knife storage with plastic bristles; slot for cutting board; utensil bin Cookie Sheet - Multi-rack storage Trash Pull-Out - A cubby for trash + recycling or trash bin + trash bags Decision #7 : Drawers In addition to inserts, you'll choose drawer storage options: Knife Block - custom fit to drawer dimensions Utensil / Silverware - single or double layer Charging - built-in outlet for electronics Spice - single or double layer Cutting Board - dividers are adjustable Dish - pegs secure plates and bowls Appliance Panel - appliances, like this mini fridge, can be camouflaged with a drawer front You'll also choose hardware for drawers and cabinet doors: No Hardware/Push to open No Hardware/Notches Pulls Knobs Pull or Knob with Backplate Decision #8 : Adjustable Pantry The drawers in this pantry unit are adjustable so you can customize the space between each drawer for your needs. Decision #9 : Base/Feet In addition to drawers, you'll choose the base/feet design. The base of your cabinets can be simple or customized to mimic a piece of furniture. Straight Curved S-Curve Custom No Feet Decision #10 : Island Aesthetically, you can choose between several options for the ends of your island. Corbels and posts can achieve a traditional aesthetic. An overhang or panels may be used in transitional or contemporary designs. Waterfall edges can be seen in transitional, contemporary, or modern designs. Or, your island can be a combination of several of the options above! Decision #11 : Vent Hood Aesthetically, you can choose between several options for your vent hood. Straight Curved Angled Cut Corner Custom Decision #12 : Lighting Lighting options for your kitchen can be both functional and beautiful. In-cabinet lighting - displays heirloom pieces via an overhead fixture or strip of light near the front of the cabinet frame. Under cabinet lighting - illuminates your countertop workspace. First, custom renovations can't be replicated. No 2 are alike. As a wise sage at Daniel Builders frequently says, "We're not building widgets." Not only does the scope of work vary from project to project, every home is completely different. So, producing the same thing never happens, hence the word " custom ". Second, no 2 General Contractors are alike. Each GC has a different approach, different standards and yes different outcomes. That's why it's a terrible idea to bid a project exclusively on price. Pardon the cliché', but you're not comparing "apples to apples". All that to say, a custom renovation usually comes down to one person being tasked to produce the right outcome. That's the Project Manager. A highly competent project manager has the best perspective on all that a custom renovation entails. BUILDING TRUST BLOG SHK RENOVATION CLASS Renovate the easy way or by enrolling in a SHK class. < Back Will Cord 2018-11-12 Renovation lessons learned the hard way aren't necessary for anyone to go through. There are plenty of renovation horror stories to learn from. I’m taking a risk here, but it’s worth taking. This blog is meant to warn you. Stay away from the SHK renovation process, and if you've already started, RUN! Never subject yourself to that kind of experience. Customers from the SHK tell us (and quite frequently) how much they regret trying to renovate their home that way. Every single customer of the SHK acknowledges it was not worth it. Full disclosure, the SHK is not some up and coming competitor. Instead, it’s a very costly experience better known as the School of Hard Knocks. Graduates of this “school” come to Daniel Builders after learning valuable renovation lessons the hard way. They all say the same thing, “I had no idea how much time, money and hardship my renovation would cost.” Ironically, the school appeals most to those seeking to save time, money, and hardships. Attending the SHK isn’t necessary. In fact, it’s the only school that truly pays to skip. So how does one avoid learning the lessons the hard way? Short answer: Identify SHK renovators before it’s too late. *Note: A 2015 Houzz showed the top 3 renovation challenges were: Finding the right service provider. Finding the right products and materials. Staying on budget. Really all 3 get resolved by choosing the right service provider.) The SHK renovator typically does minimal upfront legwork prior to starting a project. Time is money, and here’s a story line illustrating how both are easily lost in large quantities during a renovation. See if it sounds familiar. Homeowner seeks contractor for a major renovation project. Homeowner finds contractor A online and contacts him based on multiple online reviews from past customers who speak highly about Contractor A’s ability to provide an excellent renovation experience. Customer meets Contractor A and likes him even more. Customer feels very confident contactor A is competent and will deliver a high quality/low frustration renovation. Yet, homeowner decides to shop for a lower price. And he finds contractor B. Contractor B says he can do everything Contractor A, but at a price the homeowner wants to hear. So, the homeowner moves forward with contractor B. Fast forward 3 months. Homeowner’s expectations are shattered. Contractor B’s actual price escalates well beyond his estimates, while his level of quality and service decline. Homeowner fires Contractor B, loses money, and tries to figure out how to start over. Hopefully, these valuable lessons were truly learned and the homeowner never re-enrolls in the SHK, or the cycle is certain to repeat itself. No major renovation should start without first doing major legwork. Good contractors realize this and plan accordingly in 3 areas. Before anyone swings a hammer there should be real clarity on the scope of work and price. Here are 3 deliverables you need before beginning a major renovation. Design - creating your design with the help of a designer or architect ensures your finished project looks like what you want. Plus, this process uncovers new design options, as well as products the homeowner never knew existed. Detailed Scope - take time with your contractor to spell out the full and detailed scope of work, making all selections. Doing this legwork before starting shows you exactly what you’re paying for. Nobody wants to get less than what they expect. A detailed scope ensures you won’t. Fixed Cost - Cost surprises are rarely positive. When was the last time someone heard, “Your project is going to cost a few thousand less than we estimated?” Doesn’t happen. Despite being known as industrial flooring, concrete is gaining traction (yes that's a pun, couldn’t resist) in the residential realm. Here are 3 intriguing concrete flooring options for your home. Polished Concrete - First, let’s clarify what constitutes polished concrete. The starting point, as you would imagine, is a concrete slab. Through systematic grinding and polishing the slab is transformed into a lovely surface. That’s an oversimplified explanation, but polished concrete is distinct from a sealed slab. Sealed slabs require much less prep before applying an acrylic sealer. Unfortunately, sealed slabs don’t reach the same level of beauty and uniqueness as polished concrete. Getting there requires a combination of planetary grinders, diamond abrasives and chemicals such as densifiers and stain protector, which are used to progressively refine and polish the surface. That process continues until the right level of smoothness and gloss is reached. This form of flooring is surprisingly slip resistant - even when wet. For those wanting additional color options, polished concrete can be dyed or inlayed with an artistic design. As you can see, residential polished concrete options are customizable and limitless. Broadcast Resins Floors - Broadcast resin floors are a great combination of function, protection and aesthetics. After preparing the concrete substrate with diamond grinding or shot blasting (no acid etching here!), a resinous primer is applied, and the selected media is broadcasted into the wet primer. Wood chips are the selected media in this photo. Once the resin has cured, which only takes 4-8 hours, the excess media is removed, and a resinous grout coat is installed to cover the broadcasted material. Because these flooring systems have additional, non-resinous materials integrated into them, they are much thicker than a traditional “neat” resinous flooring system. This makes the floor more durable and impact resistant while also being slip and chemical resistant. Makes a really nice garage floor! Metallic Resinous Floors - Metallic resinous floors start with clear resins, then colored metallic powdered pigments are added to create an iridescent effect. This surface appears to have a unique depth and texture even though it's completely smooth and level. Depending on the desired effect, single or multiple colors can be added. The gloss level of the protective topcoat can be selected - matte, semigloss or gloss. Because of the artistic nature of the application, no two metallic floors are alike. This custom home renovation project won Best Overall renovation in the $600K-$700K renovation category in South Carolina. 2022 2022 BRIDGE AWARD WINNER (600K - 700K) CONTEMPORARY OPEN CONCEPT Daniel Builders was named 2022 Bridge Awards Winner for “Best Overall, Best Bathroom, Best Kitchen, and Best Exterior in a Full Home Remodel $600K-$700K” for the “Carnelda Drive” house. The Bridge Awards are presented annually by GBS Building Supply and produced by the Home Builders Association of Greenville to recognize excellence in craftsmanship and professionalism in the Home Building industry in the Upstate. "THIS PROJECT PRESENTED SIGNIFICANT CHALLENGES FOR OUR TEAM. SO MUCH OF THE ORIGINAL STRUCTURE WAS POORLY CONSTRUCTED. THE MORE WE DEMOED, THE MORE WE REALIZED WE NEEDED TO DEMO UNTIL WE NEARLY HAD A BLANK CANVAS. GETTING THE PROJECT TO AN AWARD-WINNING LEVEL IS A LOT OF VALIDATION FOR OUR TEAM." - BOB CORD, DANIEL BUILDERS At the project kick-off, the client sincerely asked, “Is this not the ugliest house you’ve ever seen?” They went on to describe their vision for their home which included a more modern feel, higher ceilings, more natural light, space to entertain friends and family and to be able to see straight through the entrance of the house to beautiful Lake Keowee. The original home had low ceilings, dark wood paneling on the walls and several small rooms that made entertaining very difficult. The clients desired a more modern look on the exterior which we achieved by raising the roof, adding some architectural interest at the entry, painting the stone and using a composite material on some of the siding and decking to give a wood look without the added maintenance. Some unique features of the inside of the house included: a vaulted ceiling with timber beams, wood slat wall in the bar area, a hidden pantry entrance in the kitchen, a Zen-like shower with loose stones in one master bath and tile slat walls and a walnut floating vanity in the other. Wood beams in the ceilings highlighted the drastic change in ceiling height as did the new clerestory windows. This home went from being a dark and dreary 1970’s ranch to a sleek contemporary lake home filled with lots of natural light and wood elements, reminding you that it is a lake house after all and it’s ALL about that VIEW!! Warm weather has arrived, and at this time of the year it’s not uncommon to say, “Let’s go out on the deck!” While your deck is top of mind, it’s a good idea to do a deck safety evaluation. After all, May is “National Deck Safety Month”. Here is a checklist provided by the North American Deck and Railing Association (NADRA) regarding what to look for when inspecting your deck. BUILDING TRUST BLOG LET'S GO OUT ON THE DECK While your deck is top of mind, it’s a good idea to do a deck safety evaluation. < Back Will Cord 2024-05-25 Warm weather has arrived, and at this time of the year it’s not uncommon to say, “Let’s go out on the deck!” While your deck is top of mind, it’s a good idea to do a deck safety evaluation. After all, May is “National Deck Safety Month”. Here is a checklist provided by the North American Deck and Railing Association (NADRA) regarding what to look for when inspecting your deck. Evaluate flashing - NADRA describes flashing as “a metal or plastic guard that directs water out and away from sensitive areas. It’s often installed where the deck and house come together, keeping moisture and debris from collecting between the house and the deck’s ledger board.” [1] If you notice standing water in this area on your deck, you may need to replace the flashing. Evaluate wood surfaces - Even when a deck is built with composite materials, some aspects of the structure are still built using wood. For example, the ledger board will likely be made of wood. It’s often the culprit of deck failure. [Photo: Waller Before 1.jpg] Also inspect the decking, joists, posts, railing, banisters, and stairs for holes and decay. Holes can indicate an insect problem. There are three easy tests for rot and decay. 1) Can a screwdriver pierce the wood ¼ - ½ inch deep? 2) Does the wood splinter or break off in a clump? Splinters are a good sign that rot hasn’t set in. 3) Are any areas of the wood moist, spongy, or damp? Evaluate the fasteners - [Wooden Board – EnvatoStock.jpg] Evaluate fasteners, nails, and screws for corrosion. Rusty fasteners should be replaced as they can cause the wood to deteriorate. Nails and screws should be flush with the surface. Fasteners should be tight. Evaluate the stairs - Nothing could be a bigger safety hazard than insecure stair treads, risers, stringers, and railings (especially when the deck is high off the ground). [Photo: Waller Loose Handrail.jpg] If the riser area is open, the opening should not be larger than 4 inches. Keep stairways clear to prevent potential tripping hazards. Evaluate potential fire hazards - Be aware of the proximity of heat sources to flammable items. Read through manufacturer guidelines for grills, fire pits, etc. to review best practices for general safety and operating distance. Adjust placement if necessary. Lighting and electrical outlets are also included in this category. Outdoor electrical elements should adhere to code, be in working order, and be childproof. Evaluate outdoor furniture and storage - Ensure furniture, swings, and hammocks are in good working order. Secure grilling and chemical products out of reach of children.
